THE OAKS APARTMENTS RENTAL QUALIFICATION GUIDELINES ACKNOWLEDGMENT The management of The Oaks Apartments does business in accordance with the federal and state fair housing laws and does not 'discriminate against any person because of race, color, national origin, religion, familial status, and mental or physical disability. HOW CAN I BE APPROVED FOR RESIDENCY? /' APPLICATION FEES AND DEPOSIT Each applicant and lease guarantor must submit a $35.00 Non-Refundable application-processing fee. All application fees and application deposits must accompany the completed TAA application form and be paid in full at our office at the address referenced below by Certified Funds before said application will be considered. Security Deposit requirements are asfollows: Efficiency and 1 bedroom require a $100.00 securitJ!.deposf!: Two bedrooms require a $200.00 security deposit and three bedrooms require a $300.00 security deposit. Married applicants-may complete one application provided all information given concerns both spouses. The application processing fee for a joint report is$5rp.00 Non-Refondable. Married applicants may also pay only one application deposit. EMPLOYMENT AND INCOME Option A: GHI may verify by telephone, my Job Title, Rate of Pay and Length of Employment. In addition, I agree to provide GHI a copy of my most recent payroll record from my employer within two (2) business days after application submittal. I will provide GHI with written proof of employment that will verify my Job Title, Rate of Pay and Length of Employment within two (2) business days after application submittal. This verification will be signed by the person directly responsible for issuing said information within my place of employment. Military applicants will provide a current LES form. I am self-employed or retired. I will provide GHI with copies of my bank statements for the past six (6) months or copies ofthe first page of the last two (2) years of my most current income tax returns. I agree to provide GHI with this information within two (2) business days after application submittal. A TAA Lease Guarantor Agreement for a qualified guarantor may be acceptable ifI am classified as a student. I agree to provide GHI with this information within two (2) business days after application submittal. When utilizing Option A, B, or C, your gross monthly income must be at least equal to three (3) times the amount of the monthly rent for the property you wish to lease. You must provide our company with proof of any additional income such as child support, social security, disability payments, dividends, etc. which you wish to be considered for qualifications purposes. RENTAL HISTORY You must provide our company with the necessary information to verify (beginning with your most recent residence and in descending order of prior residences if needed), a minimum of one (1) current year of favorable rental history. Favorable rental history shall mean that you fulfilled your prior lease agreement obligations during the last one (1) current year and that each landlord representative contacted would re-lease to you without special restrictions. The TAA Lease Guarantor Agreement from a qualified guarantor may be acceptable ifI am classified as student or have no prior rental or home ownership history. CREDIT HISTORY Your most current credit report must reflect at least 50% of accounts shown, as favorable activity within the last twelve (12) months. Favorable activity shall mean no more than two (2) late payments reported neither of which can be more than 45 days past due. In cases where bankruptcy has been filed, there must be subsequent credit history with no record oflate payments. Your application will not be accepted if your credit report reflects any amount owed to a property management company, apartment community, or individual rental property owner within the last seven (7) years. CRIMINAL HISTORY CHECK All applicants will be required to furnish the leasing office a Criminal History background report obtained through the local Police Department. Note: Applicants with known felony convictions will be denied rental. We may need to discuss more facts before making a decision. GENERAL REQUIREMENTS You must be a minimum of eighteen (18) years of age to enter into a lease agreement. OCCUPANCY STANDARDS In the absence offederal guidelines, legislation and judicial case law on what constitutes a "reasonable occupancy standard for families," under fair housing laws, The Oaks Apartments has established the following Occupancy Standards Policy in compliance with guidelines set by the Texas Commission on Human Rights (TCHR). MAXIMUM OCCUPANCY LIMIT PER APARTMENT Efficiencies No more than two (2) Residents/Occupants One Bedroom No more than two (2) Residents/Occupants/New Born Policy applies (see below) Two Bedroom/One or Two Bath No more than four (4) Residents/Occupants Three Bedroom/Two Bath No more than six (6) Residents/Occupants Note: OptionB: Option C: Option D: Note: Note: Note: NEW BORN POLICY For our purposes, newborns under the age of 6 months are not defined as a resident or occupant.
