  • PROJECTLennar Multifamily Communities is developing “The Morris,” a 19-story luxury apartment project which will include a total of 344 residential units, 450 parking stalls and 6,200 SF of street-level retail. The project developer seeks a restaurant tenant for the 6,200 SF who will capitalize on the dynamic Midtown market and the wealth of traffic and new development which surrounds the site.

    PROJECT LOCATIONThe subject project is ideally located in the Midtown area of Nashville just two blocks from the Vanderbilt University campus, and within view of the Division Street entertainment district, one of Nashville’s most vibrant nightlife destinations. The project is also proximate to St. Thomas Midtown Hospital, Music Row (music industry offices), hotels, restaurants and retail. Of note, the immediate area represents one of the densest for ongoing, scheduled and proposed residential development.

    PROJECT COMPLETION DATEThe project is currently under construction. Developer anticipates delivering the first round of completed apartments to residents July 2017, at which time the retail space will be available for delivery to retail/restaurant tenants. Apartments will be delivered to residents as they are completed. Developer anticipates all apartments will be completed with a final development completion date of November 2017.

    LOCATION OF RETAIL FOR LEASEThe subject retail space for lease is a 6,200 SF block wrapping the corner of 19th Avenue South & Chet Atkins Place. The retail space will feature a generous outdoor patio area along with direct access from the sidewalk at 19th Avenue South as well as Chet Atkins Place.

    PARKING FOR RETAILERSA 450-stall parking deck is located on the 5 levels above the retail. Of the 450 stalls, 60+ are reserved for use by retail tenants and their guests. A valet stand will be located on the first level. Other retail parking will be negotiated and may include validation options and limited free parking for patrons. Developer is flexible and intends for the parking to be an amenity for the retail tenant(s) and patrons.

    HIGHLIGHTS

    “The Morris” includes 344 apartments with 6,200 SF of retail. Scheduled initial delivery is July 2017

    Retail SpaceFor Lease:

    6,200 SF. Developer prefers a single tenant but space may be divided into ~2,400 SF and ~3,800 SF

    Rent, Operating Expenses & Utilities:

    Tenant will pay Base Rent plus NNNs estimated at $5.00 Per SF. All retail utilities are separately metered. Tenant will pay utilities directly

    Outdoor Patio: Outdoor patios may be utilized on both 19th Ave S. & Chet Atkins

    Retail Parking: Project 450 stalls total, with 60+ reserved for use by retail tenant(s) and patrons

    Ceiling Heights: 12-14’ from interior floor to bottom of deck above

    Trash: Retail tenants will have shared access to a common dumpster/compactor

    Grease Trap: Landlord will install a 2,100 cu ft grease trap located between the retail premises and Alley #444. Landlord will provide a 4” drain line from grease trap and stubbed into the retail premises

    Sprinkler: Fire protections with upturned sprinkler heads will be included in the retail premises

    HVAC: None supplied. Tenant will locate HVAC units on parking deck above the retail space. Kitchen exhaust will be located facing Alley #444

    Utility Lines Delivered to Retail Premises:

    » All meters located on wall facing Alley #444 » Electric: a sub-panel will be available in telecom/

    electrical room adjacent to loading dock. 400 amp 120/208V-3PH-4W will be available

    » Gas: 2” natural gas service will be delivered to the premises with gas meters located on the “meter wall” (concrete wall within retail premises facing Alley #444)

    » Water: 2” domestic water supplied to premises and located at ceiling

    » Sewer: 4” sanitary line stubbed to Premises
