It’s really fascinating to see which price ranges are moving faster than the others, and which ones are getting closest to asking price. So to answer the original question: my average days on market is 41 , compared to Medina County’s average of 89. That means I get homes sold in less than ½ the time of my competitors! Why do you need a Buyer’s Agent?

1.  Commissions are paid in full by the seller, so my services are free when working with me to help you find your home. This includes buying NEW CONSTRUCTION!

2.  You don’t save any money by going it alone. For example...when there are 2 Realtors present in a transaction, the commission is paid by the seller and it's split between both Realtors.  If you buy your home without a Realtor, you don’t ‘save’ 1/2 the commission.  Instead, the seller's Realtor keeps 100% of it.  This is a very important point that most buyers are not aware of.

3.  By not securing representation from a professional Realtor, there is no one to look after your interests in the transaction.  The Realtor for the seller is required to represent the seller's interests first, not yours. 

4.  There are endless issues that arise once the home is under contract between you and the seller.  There are inspections to renegotiate, mortgages to apply for, and numerous closing details to work out.  Most people buy or sell only a few homes in their lifetime - why not use a Realtor to make sure you don't make a mistake with one of your largest investments?  Again, it's FREE!

Should I wait ‘til the weather’s better to putmy home on the market?

Not necessarily….

If you review the sales data on the first page, you’ll see that average market time is about 3 months. Add on to that the 30-45 days it takes to close and you’re looking at mid-July. If that works for your timeline, then you’re ok to wait. But if you need to go sooner than that, you should think about getting on the market now. Aside from the blizzard we just had, buyers are out and the market is moving!
