THE NATIONAL INVESTOR CAPITAL CENTER HEADQUATER, ABU DHABI

area: 27,000 M2

scope: 26 level offices + retail + fitoutphase: concept phase: under construction

The location of the site on the edge of the ADNEC master plan and on a corner of two major access routes allows an opportunity for the tower to stand as a flagship development within the ADNEC master plan. The project brief was to maximise the potential of this great position by providing a unique and instantly recognisable character for the client’s new headquarters office while also providing anefficient layout and simple, buildable structure.

While there were numerous constraints within the master plan that demanded a respect for view corridors, setback lines, podium heights, colonnaded streets and so on, we were able to negotiate a number of dispensations with ADNEC, the master planning authority, in light of the increased architectural merit offered by the scheme. These dispensations allowed a greater degree of flexibility through which our design team could deliver an outstanding design for the client.

The site boundary and height restrictions defined a squat propor-tion for the development. By articulating three separate components within the single mass the final design is able to achieve a more satisfying series of proportions for the building as well as establish-ing a dynamic ‘dancing’ quality of the forms. This ‘trio’ of tower forms expresses the internal arrangement of the three tower wingswhile at the same time emphasizing the verticality of the form. By using this approach the development manages to achieve a highly space efficient plan while maintain and elegantly proportioned and eye catching façade.

A series of vertical fins run up the full height of the building add-ing a sense of depth to the façade and emphasising the verticality of the structure. The relatively neutral façade treatment serves to accentuate the articulation of the three building forms. The material treatment of the centre tower component includes a greater degree of transparency, with the use of more transparent glazing and shad-ing elements. This variation in the surface treatment of the building serves to announce the main lobby of the building.

ABU DHABI CHAMBER OF COMMERCE & INDUSTRY

area: 120,000 M2

scope: twin towers with 60 storey hight + public and conference facilities

The design responds to the climatic conditions and orientation of the site. by taking the sun and the wind as dynamic forces acting on the envelope of the building we have arrived at a solution that is both in harmony with the environment yet stands out as an icon for the city. while achieving this ambitious goal we also present a simple and practical solution that maximizes useable floor area and provides a high degree of flexibility.

Sited on the coast, the towers face directly into the sea breezes and head winds of the Arabian Gulf. The energy of these sea breezes are captured by the helical ‘wind-rails’ running thefull height if the towers. The wind is channeled into the void between the inner and outer buildingskins. These high velocity winds create negative pressure inside the void drawing out stale air and setting up natural convection currents. An evaporative cooling system helps to dramatically reduce the cooling load on the conventional air handling systems.

The semi open atrium entrance on the western side provides an architectural announcement to the entrance of the building. The quadruple height atrium plaza between the two towers makes the best possible use of the frontage to the corniche allowing a good potential for branding. The atrium has the flexibility and capacity to accommodate any public and private events. The lower portions of the façade offer an opportunity to provide a moving graphics media interface. This treatment animates the base of the building and acts a highly flexible means to establish branding, to communicate directly to the public and to offer a platform for advertising promotions. The lower atrium and landscape serves to link the opposite sides of the towers with an inside/outside space that bridges both public and private domains.

SOHO SHANG DU

beijing, china (2004)site area: 2.2ha gross floor area: 170 000 m2 scope: mixed use development to incorporate commercial, residential, retail and offices.

aerial view looking from south west

SOHO shang du is a 170,000 m2 mixed-use development, on a 2.2 hectare site, located within beijing’s CBD (central business district) special development area. the project has a large frontage onto dongdaqiao lu, an important north-south arterial street, which defines the western edge of the CBD zone as well as the eastern boundary of the central diplomatic zone.

Lab’s proposal will provide a uniquely vibrant and activated urban space in central beijing. the design consists of a low-rise commercial galleria with 37,000 m2 of retail space, and two medium-rise towers. one tower holds offices and the other is devoted to residential and studio use and integrates soho china’s vertical warehouse shell approach.

the facetted glass surfaces of the tower façades are inscribed with a network of geometrically determined lines. at night the continuous light lines that follow this geometry will form a distinctive nocturnal image for the towers – resembling luminous jewels.

the retail space is conceived as a dynamic contemporary interior, a geode with a crystalline galleria over five levels. it contains a programmed bridge to connect the two sides of the development, which exist on separate blocks. the interior galleria spaces will facilitate a range of events from fashion parades to concerts and can be altered to both ‘outdoor’ and ‘indoor’ modes, depending on the extreme fluctuations of beijing’s weather.

the project for federation square created a new civic square for melbourne, capable of accommodating up to 35,000 people in an open-air amphitheatre, with cultural and commercial buildings as part of the precinct. the cultural and commercial facilities combine for almost 44,000 m2 they include new galleries for the national gallery of victoria: australian art, the australian centre for the moving image, with offices, studios and galleries for ACMI and sbs as well as numerous restaurants, cafes and a commercial tenancies. all this exists on a site of 3.6ha, equivalent to the construction of a new city block for melbourne.

in the year since the project has opened, it has exceeded all expectations. originally projected to have up to 4 million visitors, the precinct has had more than 6.5 million. the ngva has welcomed more than 2 million visitors. the acmi, a new institution without an existing audience, has had more than 1.2 million visitors. federation square has become the new centre - the new social, political and cultural heart of melbourne.

THE ATRIUM

melbourne, australia (2002)area: 1925 m2

budget: $AUD 20mscope: building design, interior fitout.

the atrium is a unique covered public space which provides a complement to the open plaza. it is formed into two distinct elements, (designated north and south) by the lateral insertion of the x-bar, which acts to link the plaza to the NGV galleries, and the city beyond. as a continuously open, publicly accessible space, the atrium is emblematic of federation square’s intended connection of city and river.

the open galvanised structural frames of the atrium evolved from the same triangular geometry as that of the facades, but developed as a folded three-dimensional system glazed both inside and out. the deep space of this supporting frame acts as a thermal chimney, evacuating the build-up of hot air. the atrium space itself is conditioned by a passive-cooling system, using a low-level air displacement system to keep the comfort zone of the atrium up to 12º C cooler than the outside temperature in summer.

the north atrium is a civic gathering space for large, indoor performances including; live music, aerial trapeze artists, choral recitals and public speaking. the atrium has now become home for a regular cycle of events including markets, city festivals, exhibitions, civic dinners and corporate shows.

circulation plan

a competition finalist for the new york 2012 olympic bid, this masterplan, proposed a new urban organization for the athletes village. located in queens, on the east river, the development transforms a currently a under used semi-industrial site into an iconic water focused games village, which following the games is, with minor adaptation sold as a private residential development.

the precinct is a pre-dominantly medium rise development comprising 19 distinct blocks of up to 10 storeys each. the urban structure accommodates 4,500 apartments, arranged in filaments that wind in and around each other, creating spatial conjunctions and juxtapositions from which a variety open, cloistered and linear spaces emerge. within these zones ‘between’, program for exercise tracks, parkland, restaurants, cinemas and associated retail and commercial spaces is designated.

in contrast to a residential enclave, the priority given to the development of socially activated spaces fosters an overall organization which creates new and emergent relationships between residential, commercial, cultural and retail zones and realizes the potential for a dense, multi-layered, interconnected community.

as part of the paris bid for the 2012 olympic games, Lab was selected to design one urban block within the proposed athletes’ village. the housing is to function as temporary accommodation dur-ing the games, with subsequent retro-fitting to result in a range of apartment types for a diverse population.

Lab adopted a formal strategy of stacked volumes that offset and shift, creating different possibilities for orienting the apartments relative to light and views: both towards the immediate context of the street and the adjacent park as well as the various landmarks within the paris skyline. the stacking of misaligned volumes also cre-ates opportunities for roof terraces that can be incorporated within the apartments.

the basic massing of the block consists of two assemblages: one along the street to the south-west, the other along the park to the north-east. these buildings are cut by a common plane which allows for the cross-penetration of views. the facades of the buildings are composed of a multi-layered combination of glass plank and sliding glass panels, forming a composition of variable translucence.

WILLIAM ST STATION REDEVELOPEMENT development masterplan perth australia (2003)area : 42,000 M²

Lab was engaged to assess development possibilities for a site in the perth CBD situated adjacent to the main station and major retail mall. any new development was required to integrate with a new underground railway line and station. 3 alternate schemes examined the potential for different types of building massing and programming on the 8,654m² site. the aim of the schemes was not only to propose an appropriate level of development but to create a new central focus to the commercial, social and civic experience of perth city. common to the three studies are the incorporation of strong pedestrian links both N-S and E-W, the use of an inclined ground plane to connect the site from the southern mall edge to the main station level to the north, a central civic space that services both commercial and retail functions. the three proposals provide a range of alternative configurations of the functional program of 12,000 to 20,000m² of offices and 7,000 to 10,000m² of residential/hotel. these alternatives look at the effects of scale (in the context of william street station and surrounding commercial zones), the integration (or not) of different mid-rise programme elements, the structural impact upon the underground station , and the public/private demarcations of the inclined ground plane as a connection across the site as well as addressing the integration of a number of heritage buildings and building height restrictions.

pleasure fields program

new industry - start-to start; not start-to-end

in the new world, workers have the opportunity to choose between lifestyles. in sharp contrast to the soul-less character of modern conurbations, pleasure fields recognises walsall’s rich history and local character as unique assets that are the foundations of a new kind of urban renewal through cultural activity.

through the activation of walsall’s new/old canal network, the focus of pleasure fields is folded inward, focusing the energy of the street to construct an axis along the artery of canal lane. utilising the canals’ historic features, pleasure fields establishes two distinct hubs, the promontory and the basin, connected over a network of re-invoked canal fingers. these fingers form a north/south lattice; differentiating developments within a unique urban framework of waterfront real estate.

the sports garden connects each part of pleasure fields to every other along a segmented carpet of leisure activities. the park is the counterpoint to the dense edges of pleasure fields, linking residents, visitors and community together along a segmented filament of multiple journeys, sights, sounds, smells and plants.

Lab’s entry to the new taiwan by design international competition proposed two organisational models of the traditional taiwanese village fish market- filamental figure and striated field - as a way of re-conceptualising local community identity and image. these new facilities are part of a wider range of government sponsored initiatives to provide new tourist infrastructure on the island.

under a single continuously differentiated roof, the various market elements have variable patterns of functional continuity and an inherent organization flexibility from being based on a single unit or cell, with variations for corner, end and freestanding conditions. this arrangement facilitates ongoing adaptability of the market arrangement in response to shifts in tourist interest or other criteria.

consequently the market’s primary spatial order is organised as a grouped filamental figuration. a series of regularly striated elements reflect a clear linear circulation system which operates in parallel to the quayside. this organization extends the spatial domain and establishes a longer built edge to the quay side, echoed as a boardwalk promenade and extended directly adjacent to the plaza.

ADI DASSLERBRAND CENTRE

for the adi dassler brand centre, we have developed an ensemble out of multiple volumetric figures – overlapping and conjoined. this arrangement gives identity and distinction to the main categories of working areas, concept spaces, central function and service links. this ensemble configuration, developed with much testing and refinement, produces a taut organisation, with numerous combinatorics and affiliations. it produces a legibility to the main components, but equally important, it attends to the numerous demands for areas to be combined, re-oriented, supplemented, amalgamated, sub-divided and/or re-configured. in association with the systems of operable walls/doors/partitions, this becomes an architecture of relational multiplicities.

a dynamic intersection of working areas, concept spaces and a central functions lobby and arcade, this multiple figuration provides an organic assemblage. the building forms an emphatic mark upon the landscape, and operates as a natural connection and linkage for international customers, visitors, and staff, giving orientation back to the virtual central area. as the new focal point for the world of adidas brands and products, the ADBC is an open and integrating architecture.
