VICTORIA’S FAMILY CALLS THEMSELVES THE UNLUCKY, LUCKY ONES. After four-year-old Victoria fell down the stairs, she was lucky to have a successful surgery at The Hospital for Sick Children (SickKids) and incredible support from her family and SickKids sta� by her side.

Prior to the incident, Victoria was a healthy child. She was happy with her daily routine - going to her grandparents’ house with her brother, Alexander, until her mom, Evelyn, came to pick her up from work.

One evening, Victoria suddenly collapsed out of her uncle’s arms and fell down the stairs at her grandparents’ house. After she started vomiting at her grandparents’ house, Evelyn called the paramedics to take her to SickKids. The emergency room ordered an immediate CT scan and an MRI the next morning for a closer look. The scans revealed a brain tumour, later diagnosed as a juvenile pilocytic astrocytoma (JPA), even though Victoria never experienced any symptoms prior to her fall. JPA’s are one of the most common childhood tumour, but are usually identifi ed following symptoms like headaches, vomiting and di� culty with muscle coordination. Luckily, SickKids houses one of Canada’s largest paediatric neurosurgical units specializing in treating children a� ected by brain and spinal cord illnesses such as brain tumours. Two weeks after the incident, on February 25, 2014, Victoria had surgery to remove the tumour. During the surgery, doctors found a cyst above the tumour, which they also successfully removed.

Although Evelyn and her husband, Peter’s journey at SickKids was scary, Victoria seems to associate the hospital with chocolate milk. While fasting on the morning of surgery, she asked her dad if she could have some, but he told her the chocolate milk cow was still sleeping. Only fi ve hours later, Victoria woke up in the Intensive Care Unit and asked for the chocolate milk, her mind sharp as ever.

From when she fell until she went into surgery, Evelyn and Peter were concerned and had many unanswered questions about their daughter’s condition.

“The support system at SickKids was incredible. Sometimes the doctors would answer our sudden questions within minutes over email,” Evelyn said.

Since the surgery, Victoria visited SickKids six weeks later for a check-up. Since she has made a full recovery, she only needs to visit SickKids every six months for follow up appointments.

Evelyn describes Victoria’s fall as one of the scariest moments of her life. Although Victoria’s condition was bad luck for the family, the successful surgery and recovery along with the supportive sta� at SickKids shows how lucky they really are.

Today’s homebuyers face many questions. What are the most important determining factors they should consider when buying a home in 2016?

Homebuyers today need to consider the three most important things when making a decision on purchasing their new home.

Affordability: Depending on whether you are just entering the market for the first time, are a repeat buyer or buying a retirement home, there are different issues to be considered.

First-time or repeat buyers need to consider what you can afford based on total family income, other debts and obligations, including children and other dependents.

Lifestyle: What activities is your family involved in now or in the next couple of years that require financial consideration? All these things need to be considered when setting the family budget. Then there is the question of what you are comfortable paying, because what you may be approved for by your bank or mortgage broker may not be the best amount of mortgage for you. Committing to the maximum mortgage amount you can be approved for may lead to other sacrifices and bring on undue stress, so exercise caution when making these decisions.

Location: Where are you prepared to move to find the right home at the right price with the space and amenities you want? Many empty nesters today opt for Adult Lifestyle Communities, and even here there are different issues to consider. How much exterior work are you willing to do? Are you prepared to leave the city to accomplish you goals for retirement? Do you want condo, land lease or freehold ownership? Each comes with its own set of expenses and responsibilities.

It’s no cliche that buying a home is the most important purchase that most people will make – because it’s the most emotional and the most expensive. There is a lot to consider, and a lot that goes

into the decision. The key is not to let it overwhelm you, which is easier said than

done sometimes, especially for those who have never been through it before. You’re going to get valuable advice about what to keep in mind when shopping, and it’s going to include very important considerations such as builder reputation, price, budget and location. You will definitely want to research and plan around all of those things.

To me, however, having been through it personally, and in listening to literally thousands of our customers, there is an overriding element that, if properly considered, actually takes care of all that. It’s focusing on the needs of you and your family.

We’ve seen a trend recently, and it’s been reinforced by media coverage of the housing market, for people to view their house primarily as an investment. It’s definitely the biggest purchase of most people’s lives, but this can tend to distract from the reality that a house is not just where you live until the investment appreciates. A house is a home. So the real question is how do you turn the bricks and mortar into a place where you can make memories.

Focus on what the needs of your family are. Ask yourself questions such as: What do you truly need in your home? Is your family going to be growing, or will you be downsizing? Is a yard a must-have or would you prefer someone else look after maintenance? Is easy access to work, shopping or public transit important? What Green or sustainable features are important to you? Will you be working out of your home? Do you have multi-generational needs for the home? What community features are most important to you and your family? Your unique lifestyle needs really should drive your decisions on the type of housing you decide on, which will in turn drive considerations of price and location.

There are many different forms of housing out there today to support many types of lifestyle needs – community builders such as Mattamy offer many options (often in the same community) such as condos, townhomes, live-work units and traditional single-family homes of many shapes and sizes.

If you make good decisions grounded in what you and your family truly need from a home, that’s the most important thing. If you keep that front and centre, the process and your overall experience will be rewarding. And then, if and when you decide to sell, the market may very well reward you, too.
