5 GREAT REASONSto buy a new home

Page 2: The Home Builders' Annual - Southwestern Ontario 2014

Our company started over 35 years ago in Oakville and through the years we have used our ongoing experiences in building homes and communities to continually build smarter and plan better. We have been fortunate enough to build over 60,000 homes in hundreds of communities across North America.

We have expanded our horizons in southwest Ontario with our communities of Wildflowers in Kitchener and Cranberry Hill in Waterdown.

Wildflowers is our first Kitchener community and it has earned strong popularity for its variety of home styles and master-planned community features. There are 4 Model Homes in Wildflowers so you can see first hand the craftsmanship that goes into every home we build.

The homes in Cranberry Hill in Waterdown offer a mix of Townhome and Detached Home designs with an urban flavour.

This neighbourhood is perfect for those who want to step outside the city orbit yet stay close enough to enjoy the culture, recreation, shopping and dining.

Through the years, we have gained much valuable experience in home building and community planning. We’ve also learned a lot about the absolute need to provide superior customer service. Homeowner satisfaction is at the core of what we do and how we do it.

We look forward to continually growing in all the right locations across southwest Ontario.

BUILDERS HELPING TO HEALWall2Wall Media, the publisher of New Home Guide, New Home & Condo Guide and New Condo Guide, is teaming up with builders and their suppliers to help raise money for SickKids. The following companies have contributed generously to help give Ontario’s children the world-class care they deserve. These pages honour these special people, and we thank them for their generous support.

Builders Helping to Heal and Friends of the Industry are Wall2Wall Media initiatives stemming from SickKids Leaders, a program at SickKids which draws on the support of more than 150 volunteers over 30 industry sectors. www.sickkidsleaders.com

Again, we thank our generous sponsors and appreciate their ongoing commitment. These companies not only build housing, but they support the families in the communities in which they build.

Matthew was born in August 2012, three weeks prematurely. At 30 weeks gestation a routine ultrasound showed fl uid in his abdomen. Matthew’s mom, Gillian, was transferred to the high risk unit at their local hospital. Their doctor there suspected that Matthew had meconium peritonitis, a rupture of the bowel. This is rarely seen in babies in utero, but is associated with babies who have cystic fi brosis. His parents were tested and learned that they carry the gene for cystic fi brosis. This came as a total surprise to them as there is no CF in their families.

At birth, Matthew had a blood test and was confi rmed to have CF and presented with the “classic” form – the delta gene. He was transferred to SickKids and had surgery to unblock his bowel on his fi rst day of life. He had some complications, and spent six weeks at SickKids. Shortly before Christmas, he had a second surgery and was in hospital for three days.

Matthew’s condition has already affected his pancreas and although it has not yet affected his lungs, his parents expect that it will as he develops and grows. They do physiotherapy with him daily to keep his lungs as healthy as possible.

“It’s the worst feeling watching your child fi ght to get better,” says Gillian. “But despite his condition, Matthew’s been a happy boy providing us smiles.”

Matthew’s parents decided that they want to do everything they can to help advance research. They met Dr. Felix Ratjen, head of respiratory medicine and co-director of the Cystic Fibrosis centre, who spoke to them about CF stem cell research and they readily agreed to allow SickKids to take a sample of Matthew’s skin when he came to have his surgery in December.

“You can’t do anything to help other than be there and love them unconditionally. There were really two reasons behind participating in the research study: a little hope and a lot of fear. My optimistic side would say a lot of hope,” says Gillian.

Last year, SickKids researcher, Dr. Janet Rossant and her team became the fi rst in the world to use skin cells from patients with CF to produce mature lung cells in a petri dish. Lung cells generated from patients can be used to develop and test drugs that target the genetic mutation underlying the condition. If the drugs work on the lung cells, then later they may also be tried on the patient. Until recently, the only therapies available for patients with CF targeted the symptoms, like infection and digestive disorders, rather than the underlying genetic alteration.

WHEN PURCHASING REAL ESTATE IN ONTARIO,you should obtain the services of a real estate agent. The real estate agent will give you the following useful suggestions as you proceed through the processof purchasing.

1 | Always obtain a building inspection for both residential and commercial properties.

2 | Obtain a copy of the zoning by-law for both residential and commercial properties, but more importantly where the purchase is that of a duplex or triplex.

3 | If you are purchasing vacant land for the purpose of building, visit the building department in your area to determine if there are any unusual requirements such as setback and height requirements. Be particularly careful in rural areas where municipalities have some unusual local requirements.

4 | Ascertain what the cost of obtaining a building permit will be and whether there are any unusual levies, development charges or park dedication.

Legal Notes

Timely tips for new-home buyers

by MURRAY MAZZA

5 | Purchasers should know that they will need insurance when buying property that contains a building. It is also a good idea to buy liability insurance when purchasing vacant land, whether it’s residential or commercial. You may be able to extend your personal residence liability insurance to the vacant land.

6 | When you are selling property, you are required to obtain utility readings and cancel your insurance. When cancelling insurance, make the cancellation the day after closing unless the closing is on a Friday. If insurance cancels at midnight and there is a fi re and you are still the owner, you will be without insurance. If the closing is scheduled for a Friday, request the cancellation for the following Monday or Tuesday in the event of a statutory holiday in case the transaction doesnot close on the intended closing date.

From affordability issues to mortgage rates, there’s a lot for consumers to consider when buying a home. What are the most important factors to keep in mind when buying a new home in 2014?

Expert Panel

continued on pg. 32

A home is probAbly the most importAnt

purchase you’ll make in your lifetime. It’s no wonder that purchasing real estate has prospective buyers – especially first-timers – a little apprehensive.

You want to make sure you choose the right home in a great location, by a builder you can trust.

Then come concerns over finances and the state of the market.

We asked some of Southwestern Ontario’s top home builders for their take on the market in 2014. Here’s what they had to say.

ofPearls wisdom

y ears ago, highrise condominiums were considered a temporary

step until buyers could afford a lowrise home with a backyard. It’s a different

Chris Wein Senior Vice-PreSident of SaleS &

Marketing, great gulf

story today, with condos being the popular choice of new-home buyers of all ages seeking the freedom that comes with maintenance-free living. Modern condominium suites are truly homes in the sky, in every sense of the word, and that’s why it’s important that condo buyers look for flexibility of space with floorplans that are not rigid and with units that are designed for more than one use. For example, the use of a Murphy bed in a condo easily transitions a bedroom to a living room, providing both functionality and flexibility.

It’s also important that today’s condo buyers consider amenity spaces and services that align with their own lifestyle. Some buyers want pools and 24-hour concierge services, while others prefer features that are specific to their own needs. Their suites are only the beginning, and building amenities are actually extensions of their living spaces. So are balconies, which are essentially outdoor rooms. Condominium developers are paying particular attention to making balconies as deep as possible to allow for patio furniture, barbecues and container gardens that turn these areas into garden terraces and extensions of indoor living spaces. Far from a narrow ledge with a glazed railing and a few chairs, generous balconies in modern buildings create inviting “backyards.”

And that’s just the beginning. There are so many options and cool areas to choose from. Buyers can research and identify where the next great neighbourhoods are going to be.

Condo buyers are becoming more and more sophisticated, and should expect iconic design with architectural integrity. Suites featuring Green technology provide ongoing sustainability and help reduce long-term carrying costs. Ergonomically designed interiors contribute to ease of use, comfort and efficiency. The shape, texture, feel, user friendly element, and pleasing to the eye characteristics of an ergonomically designed condo impact your relationship with your surroundings to create balance and harmony.

Of course, affordability remains a key concern, so it’s important to find homes that are the right size making it affordable and highly functional.

energy efficiency The energy efficiency of Canadian homes has improved substantially over the years. Thanks to major advances in building techniques and product innovation, today’s new-home owner can expect to use only half of the energy required to operate a similar home built in 1950, and at the same time enjoy a far more comfortable living environment. From windows and insulation to state-of-the-art heating and air conditioning systems, today’s new homes are superior when it comes to energy efficiency. And we can expect that advances in energy efficiency will continue to grow as the price of energy goes up and we, as a society, recognize our responsibility to conserve energy and reduce our own environmental footprint.

environmentally responsible proDucts No doubt about it, today’s new homes are much more environmentally friendly than those built 40 or 50 years ago. Great advances have been made in developing and manufacturing building products that contribute to the Greening of Canadian homes and condos. Manufacturers and suppliers are continually looking for ways to make their products and systems more acceptable to today’s environmentally savvy customer.

safety In part because of changes to Ontario’s Building Code over the years, new homes boast many products and features that ensure your family home is a safe environment. Whether it is superior air ventilation and heating systems, stair railings and risers built to code, improved electrical components, or products with fewer gas emissions, a new home is built to an always-improving building code. A newly built home is also inspected during various phases of construction, ensuring that it is built to minimum energy efficiency as well as code and safety requirements.

Warranty program In Ontario, builders must be registered with the Tarion Warranty Corp. program which offers one of the best, most comprehensive warranty coverage programs in the country. New-home buyers benefit from deposit protection and protection against delayed closings or occupancies without proper written notices. New-home owners are also covered against defects in work and materials, and major structural defects.

The pluses to buying new really add up. Newly built homes and condos use advanced design, materials and construction techniques that provide buyers with a wide range of options and great value – something to think about when you are making decisions about the purchase of a home.

Decisions, Decisions, Decisions – there are certainly lots of them to make when buying a home, and one of the most significant is whether to buy a brand new or resale home.

Last year, there were more than 61,000 new home and condo starts in Ontario, and in 2014 Canada Mortgage and Housing Corp. (CMHC) forecasts about 60,000 starts.

So, what makes thousands of consumers choose to buy a new home or condo versus a resale home? Here are five good reasons: Design It all starts with design. Good home design begins with an understanding of how people live in their homes.

Times have changed. Families have changed, and with that, our lifestyles have evolved. New home builders offer fresh, innovative plans and designs that meet the needs of today’s consumers, using modern technology to build homes and condos that are attractive, highly functional and feel good to live in. These homes include efficient use of space, open layouts, plenty of natural light, functional kitchens, flexible space and of course, lots of storage – something that’s usually absent in older homes.

b uying a new home is the single most important decision you’ll make, and it’s critical in today’s market to find the right fit for your needs, which

vary from access to public transit or major highways, to proximity to greenspace or schools for your family, or entertainment if a night on the town is part of your routine.

With new changes to mortgage rules and affordability becoming a greater issue across the demographic spectrum, it’s important to ensure that the home you purchase takes into account your personal needs. If you prefer to live outside the city and commute downtown for work, public transit or quick access to the major 400-series highways will be important. Choosing a home without these options can quickly feel overwhelming, as you’ll spend a great deal of time in your car or on several modes of public transportation, rather than enjoying the home you’ve invested in. Many Menkes communities, both highrise and lowrise, are strategically placed along subway lines, streetcar routes and within minutes of major thoroughfares, to increase the time you spend at home, not on the road.

Locations close to greenspace or schools become a greater need for growing families or pet owners. Research areas before deciding, to ensure the local schools have a good reputation, and that parklands and walking trails are safe and well-lit. Committing to an area by properly researching it will ensure many years of enjoyment, and avoid the hassle of an inconvenient and costly subsequent move.

Finally, it’s important to consider your own social lifestyle before you make a final choice on where you’d like to live. Many people who found themselves stating that they’d like to get away from it all move out to the suburbs only to regret their decision if their social group remains in the city, or if they’re not quite done with city life. The same works in

reverse for those who move into the city to avoid commuting, only to find that vast and less-crowded greenspaces are no longer available as they were in their former suburban life.

In the current economic climate, find the right home for your price range, and ensure it meets your travel and lifestyle needs before putting down roots.

b uying a new home can certainly seem like an overwhelming experience, especially for those who have never been through it

before. You’re going to get lots of valuable advice about what to keep in mind when shopping, and it’s going to include very important considerations such as price or budget and location. As this is one of the most important decisions you’ll ever make, you definitely want to carefully research and plan around all of those things. In my mind, there is an over-riding element that, if properly considered, actually takes care of all that. It’s focusing on the needs of your family.

There has been a real tendency over the past few years for people to view their house primarily as an investment. And while it’s a fact that it’s the biggest purchase of most people’s lives, this can tend to distract from the reality that a house is not just where you live until the investment appreciates. A house is a home. So the real question is how do you turn the bricks and mortar into a place where you can make memories.

So, first and foremost, ask yourself what the needs of your family are. What do you truly need in your home? Is your family going to be growing, or will you be downsizing? Is a yard a must-have or just a burden and you prefer that someone else look after maintenance? Is easy access to work, shopping or public transit important to you? Will you be working out of your home? Do you have multi-generational needs for the home, such as aging parents you may need to care for? Your unique lifestyle needs really should drive your decisions on the type of housing you decide on, which will in turn drive considerations of price and location.

There are many different forms of housing out there today to support many

Brad Carr PreSident, canada, MattaMy HoMeS

types of lifestyle needs – community builders such as Mattamy offer many options (often in the same community), such as condos, townhomes, live-work units and traditional single-family homes of many shapes and sizes.

If you make good decisions grounded in what your family truly needs from a home, that’s the most important thing. If you keep that front and centre, the process and your overall experience will be rewarding. And then, if and when you decide to sell, the market will likely reward you as well.

First and foremost, ask yourself what the needs of your family are. What do you truly need in your home? Is your family going to be growing, or will you be downsizing?

b uying a home is one of the largest and most important purchasing decisions people will make in their lifetime. And with a more educated audience and growing consumer

needs, it is critical that builders provide customizable options, an attractive product portfolio, ongoing support and a stress-free purchase experience to maximize and protect the consumer investment.

At Forest Park Homes, for example, we endeavour to make our homes accessible to everyone, from the growing family interested in upgrading square footage, to empty nesters intent on downsizing and creating capital. Our product line-up of townhomes and singles reflects the needs of our clients with a high quality product at a price point that is affordable, with customizations unique to each homebuyer’s needs.

With an increasing trend of people moving every four or five years, consumers must consider whether their home purchase is a long- or short-term investment, and from that develop a list of priorities of needs versus wants, while keeping in mind that generally 10 per cent is put towards extras.

It is vital for consumers to not only communicate their needs, but also educate themselves by getting to know their builder. Ask lots of questions, scrutinize the construction quality at previously developed sites, opt for a home inspection and speak to potential neighbors about their home building experience. Forest Park Homes selects the finest tradespeople with an eye towards quality craftsmanship, and we employ a professional sales and decor team to ensure that customer satisfaction is of paramount focus.

Quality builders pride themselves in developing communities within communities, and appreciate the importance placed on location during the purchase process. With that in mind, we have developed several communities within Southwestern Ontario, close to modern amenities and surrounding parks.

With interest rates at an all-time low, building assets are increasingly possible, and cash liquidity achievable. We encourage you to take advantage of builder incentives and pre-construction pricing. Explore the option of withdrawing funds from existing RRSPs for first-time homebuyers. Increase your return on investment by choosing Energy Star qualified homes that offer improved energy efficiency and save you money. In such a competitively priced market, it is critical for builders to offer high quality standards that raise the value of your home, and optional extras that appeal to each buyer. Equally important is the comfort you will feel from knowing that your builder is registered with Tarion, safeguarding your investment by offering pre-delivery inspections, maintenance guidance and ongoing warranty support.

The entire building experience should be exciting and hassle-free. Your builder should consistently aim to provide superior customer service by delivering the highest standard in quality,

value and professionalism every step of the way. They should be mindful of the magnitude of this decision, and work hard to establish and maintain a reputation of integrity and honesty. This, combined with a healthy product offering, will add to the timelessness, appeal and quality of your home.

Forest Park Homes understands that in such a competitively priced market the quality of the home becomes the primary consideration and therefore, consistently provide customers with more for their money, offering quality standard appointments and other customizations which add value and style to an already superb home. From selecting the finest skilled tradespeople with an eye towards quality craftsmanship, to employing professional sales and decor staff, Forest Park Homes ensures that customer satisfaction is the paramount focus of the business. The company offers a range

of styles from semi detached to luxury estate homes all possessing the same attention to detail and quality workmanship that their customers have grown to expect. Qualified and highly professional sales staff work with the client throughout the entire home buying process to make it one that is an informed, hassle free and pleasurable experience.

In 2010 Forest Park Homes was the proud recipient of Project of the Year, as awarded by the Waterloo Region Home Builders’ Association, for Hilltop Estates in Ayr. Continuing to live up to their award-winning status, Forest Park recently won the WRHBA’s award for Most Outstanding 2-Storey Single-Detached Design for their model home in Vista Hills, Waterloo, The Langdon II.

Forest Park Homes is currently building in 5 communities; East and West London (Central Park and Amour), Ayr (Hilltop Estates), Waterloo (Vista Hills) and the town of Fonthill in Pelham (The Village Landing). Each location is carefully selected based on its offering to prospective purchasers.

Hilltop Estates in the village of Ayr is a rapidly expanding community. Although small in size, Ayr offers many amenities and unique attractions such as the Annual Fresh Ayr Festival and is a short drive from the KW area. Hilltop Estates features 39-44 foot single family homes, on a quiet crescent with no rear neighbors, over-looking pond space.

Clairmont, at the top of Vista Hills in Waterloo, is the ideal family setting. Only a select number of homes are available on 38 and 40 foot lots in this prestigious master-planned community where landscape packages are included with every home to maintain timeless curb appeal. Vista Hills offers residents simple access to schools, universities, shopping, dining, recreation and the expanding Boardwalk at Ira Needles.

The Village Landing offers a masterfully-crafted collection of 43 and 47 foot singles and towns in the small town of Fonthill. Located minutes away from St. Catherines and Niagara Falls, The Village Landing is a breathtaking oasis cradled amongst rolling hills, rows of vineyards and flourishing peach, apple and cherry orchards.

Central Park (East London) and Amour (West London) are Forest Park’s newest up and coming communities. Like all of Forest Park’s homes, each design will feature a choice of exterior elevations as well as many customizable interior options.

Currently Model Homes are open to view in Vista Hills, Hilltop Estates and The Village Landing. For individual Model Home hours visit forestparkhomes.ca.

Forest Park Homes has worked hard to establish and maintain a reputation of integrity and honesty. It is this synthesis of qualities that will add to the longevity and success of their company, and the timelessness, appeal and quality of each and every one of their homes.
