The Wildflowers In Kitchener Are Spectacular Right Now.

Mattamy Homes has opened Wildfl owers, their very fi rst community in this popular city. And what a community it will be.

For starters, Mattamy not only builds homes, they master-plan the entire community, so Wildfl owers will have the kind of features that make life more pleasurable. Features such as park spaces, playgrounds, walking/biking trails and tranquil ponds scattered throughout the neighbourhood, will give families perfect places to gather and share in the enjoyment of the place they call ‘home’. There’s even a mature forest bordering the community so an after-dinner stroll can be truly inspiring.

Future benefi ts of master-planning will include a school right in the neighbourhood and local shops so you can walk to the store instead of getting in a car.

Mattamy has a vast amount of experience in master-planning neighbourhoods and designing unique homes. Since 1978 they have built more than 50,000 homes in over 150 communities

across North America. The approach has always been to provide interesting architecture and features that make everyone completely satisfi ed in the home and in the community.

The Wildflowers In Kitchener Are Spectacular Right Now.

In Wildfl owers, you’ll fi nd a complete variety of Townhomes and well-planned Detached Homes in various sizes based on various family sizes. Many homes offer front

porches so neighbours can enjoy each other’s company with a friendly ‘hello’ while out for a stroll. Front porches are the kind of feature you’ll fi nd in abundance in small Ontario towns and that’s the feeling Mattamy is re-creating in Wildfl owers.

The windows in Mattamy homes are larger than most so you have the benefi t of more cheerful, natural light into the home. There’s an extensive variety of exterior

styles so each street has its own identity. Garages are attached to the home and recessed from the street so the street views are more pleasant and interesting and most of the streets are curved, which tends to calm traffi c. People are way more important than cars in a Mattamy community.

Inside the homes, you will fi nd a very high level of fi t and fi nish and smart fl oorplans in abundance so you can be confi dent that the things your family needs inside a home can be found in a Wildfl owers home.

Mattamy invites you to visit the Sales Centre and pick the Wildfl ower that’s just right for your family.

Knowledge & confi dence

When you’re out shopping for a new home, it’s easy to be swept up by appearances. But, as they say, beauty is only skin deep. The best way to discover

the home of your dreams is to seek out the right builder – which is one with experience, vision and know-how.

The 2013 Home Builders’ Annual covering southwestern Ontario is a great research tool and resource to help with you with this task. It showcases not only who is building what and where, it also features background information on each company and where you can fi nd more information about them.

Once you’ve narrowed your search for a new home or condo, it’s time to visit some sales offi ces and models – and you should prepare to be impressed!

Always carry a notebook to record information and questions you may have about the places you’re visiting, to make it easier to digest later.

If there’s a model suite to tour, be sure to inspect the quality of everything – from the cabinetry, carpeting, drywall and fi xtures. Note which features are standard and which are upgrades, to get a sense of what the basic home will include.

Questions you might want to ask while shopping include:- How long has the company been in business?- How does the after-sales service program work?- Who will be responsible for after-sales service?- Does the builder include energy-saving features in its homes?

A new home is one of the biggest and most important purchases you will make in your lifetime. You will be able to shop for a new home with a sense of confi dence, using the knowledge you’ll glean from this publication as well as online research and site visits. Best of luck in your search!

When Scott was diagnosed at The Hospital for Sick Children (SickKids), little was known about cancer and survival rates with treatment were less than 10 per cent. Today, more than 80 per cent of children diagnosed with cancer will live. The approach to patient care was also very diff erent. Every morning, Scott would be dropped off at the front doors of SickKids and picked up in the afternoon. Six months into treatment, he succumbed to the disease.

Upon receiving Hudson’s diagnosis of t-cell acute lymphoblastic leukemia (ALL) in August 2011, his parents uprooted their life in Guelph and moved to Toronto to be closer to SickKids.

“We would have gone anywhere in the world to receive the best treatment,” said Les. “And we ended up where we would have gone.”

Throughout the fi ve rounds of high-dose chemotherapy and the many days spent at SickKids, it was Hudson who brought the most comfort to Les and his wife. Les recalls one experience at the hospital when he felt overwhelmed by the situation. Sensing his father’s emotion, Hudson put his hand on his father’s shoulder and gave him a hug. He similarly had a positive eff ect on everyone involved in his circle of care at SickKids and knows each team member by name.

In May 2012, Hudson entered the maintenance stage of his treatment and now takes chemo pills orally from home.

Although Hudson has tolerated treatment well so far, Les recognizes there is still a need for continued research into diseases like cancer.

“Growing up knowing my brother’s story made hearing the recent breakthroughs in cancer survival rates sound great before Hudson was diagnosed. Now being a parent of a child with cancer, 80 per cent isn’t good enough.

Thanks in part to ground-breaking research conducted at SickKids, children like Hudson are able to beat cancer. Survival rates have doubled in the last 25 years alone but cancer still remains the most common cause of disease-related death in children in Canada. For that reason, cancer research is a priority at SickKids.

SickKids is currently building a new facility to house this research. Designed by world-renowned Diamond and Schmitt Architects with LEED gold certifi cation, the new SickKids Centre for Research & Learning will, for the fi rst time, house all SickKids researchers in the same location, allowing them to collaborate like never before. The vision of the Cancer Stem Cell and Regenerative Medicine area of the Centre is Better Outcomes, Better Lives - ensuring treatments that help kids like Hudson survive cancer with no long-term side eff ects.

In 1968, Les Campbell’s two-year-old brother, Scott, lost his courageous battle with leukemia. Forty years and one generation later his two-year-old son, Hudson, is fi ghting a variation of the same cancer.

10 helpful suggestionswhen purchasing a

condominium

01 If you decide to purchase a condominium, it is safer and more predictable to purchase a new condominium so that you will have many years of not having to be concerned about expensive repairs or special assessments. Your only concern will be to determine what the monthly common element expense will be every month as the common element expense is like a mortgage that never gets paid off. That being said, there is built-in security and convenience when you own a condominium. Your monthly maintenance is managed for you and you never have to worry about a leaky roof, shoveling snow or mowing the grass on a hot summer day.

02 Prior to the purchase of a condominium, you should examine the Status Certifi cate obtained from the property manager to determine whether there is an adequate reserve fund for future maintenance and repairs and to determine whether there will be an increase in the monthly common expense payment in the near future.

03 You should also examine the by-laws to determine whether there are clauses that you cannot live with such as clauses that deal with pets. If you are considering renovating you may need to get approval from the Board of Directors as certain renovations cannot be undertaken without approval.

04 When negotiating the Offer you should try and have the seller pay for the cost of the Status Certifi cate which is approximately $100.00.

05 Some condominiums are hybrid ie. you purchase a freehold townhouse and the maintenance of the grounds and roads is carried out through a condominium corporation. The common expenses are subsequently less because you are only paying for common area clean-up such as snow removal and grass cutting. You are completely in charge of maintaining your own freehold unit.

06 Be careful when purchasing an older condominium. Consider having an inspection carried out. With older condominiums there may be surprises such as special assessments. These are one-time expenses in order to attend to such urgencies as roof, windows or parking lot replacement.

07 The ideal way to determine the health of the condominium unit is to speak to some of the other unit owners if possible. This way you will get a very honest and truthful opinion on whether the condominium is being properly managed.

08 Remember that although the condominium corporation carries a master policy of fi re insurance on the building, each individual

condominium owner must carry their own insurance which covers damage to the inside of the unit, including kitchen appliances, cupboards, furniture and more importantly, liability.

09 If you are the type of person that has a problem with rules and regulations and you are looking for fl exibility in your residential living, then condominium living is not for you. You are subject to the rules of the Board of Directors and the rules and regulations that go with the condominium. Also, you are living in close proximity to many people, some who may not be to your liking.

10 If you are seeking independence and total control, an affordable single family dwelling or freehold townhouse may be more in line with the way you want to live.

Tarion Report

welcome to my first column in tHe 2013 soutHwestern ontario Home Builders’ annual. I’m excited to have this opportunity to share information about your home’s new warranty. If you have questions about what you read or there’s a topic you’d like me to cover, please drop us at note on our Facebook page at facebook.com/TarionWarrantyCorp.

When buying a new home, there are many decisions to make; downtown or suburbs, two bedroom or three, hardwood or laminate. But the one decision you don’t have to make is about your new home’s warranty. That’s because almost every new home sold in Ontario comes with a builder’s warranty, backed by Tarion.

The warranty process starts before your builder even breaks ground, and lasts for seven years from when your new home is completed and ready for possession. Although it is often lumped into one warranty for simplicity’s sake, in reality, just about all new homes in Ontario come with deposit and delayed closing protection in addition to three separate warranties that provide different types of coverage at different points in the life cycle of your home..

Your deposit protection and delayed closing protection begins before you move in. Deposits are protected up to a maximum of $40,000 for freehold homes in the event that your builder goes bankrupt, breaches the purchase agreement or in situations where you are legally entitled to back out of the purchase agreement before closing.

Deposits made on condominiums are protected for similar circumstances, up to a maximum of $20,000. Deposit amounts exceeding that are protected under the Condominium Act.

The delayed closing and occupancy provision means your builder guarantees that your home will be ready for move in either by a date specified in the purchase agreement or by a date that has been properly extended if circumstances occur that delay the home’s completion. In many cases, your builder will be required to compensate you if a delay occurs.

The one, two and seven year warranties begin when your home is complete and ready for possession. The one year warranty covers defects in work and material, protects against

unauthorized substitutions and ensures your home is fit for habitation and constructed according to the Ontario Building Code. The first year warranty includes almost everything inside and outside your home that was provided by the builder, from flooring to drywall to heating and air conditioning systems and is in place for one year from your home’s date of possession.

The two year warranty protects against water penetration through the basement or foundation walls; defects in materials that affect windows, doors and caulking and defects in work that result in water penetration into the building envelope. It also covers defects in work or materials in the electrical, plumbing and heating delivery and distribution systems, and defects in work or materials that result in the detachment, displacement or deterioration of exterior cladding, such as brickwork, aluminum or vinyl siding. It continues to provide protection against violations of the Ontario Building Code that affect health and safety and applies for two years, beginning on the home’s date of possession.

The seven year warranty, referred to as the Major Structural Defect Warranty, provides coverage for any defect in work or materials that results in failure of a structural, load-bearing element of the building or one that would reduce the expected life span of a structural element. It also includes protection against a defect that adversely affects the use of the home.

If you’re looking to buy a condo, you’ll also have extra warranty coverage for the common elements of your condominium.

Expert Panel

Who could blame prospective new-home buyers today if they are a little confused? There is a lot of misinformation in the marketplace – reports of declining sales and prices and lots of uncertainty – but much of that applies to resale, not new homes and condos.

Dominic A. BrADleyTillsonburg DevelopmenTs inc., sales & markeTing DirecTor

Adult lifestyle is our niche so the most important considerations are location and climate. For those that are living in Canada all year this is integral – in fact, our current community is located in Ontario’s banana belt which is so far south it has better weather than many northern states, plus its temperate climate.

Freehold ownership is another important concern especially for those wanting to manage ongoing future expenses. It takes away the worry about condo fees or land lease fees. The municipal community also responds with businesses and services that offer homebuyers good rates for maintenance and seasonal chores so homeowners can travel or just leave the cold weather work and snow removal to someone else.

Potential homebuyers will also want to find out how active is the community and if there are there facilities. Is there a recreation centre? What is the cost of being involved in the community and its facilities? Investigate the overhead and what it means to your annual budget. Our current community has a recreation centre with a monthly fee that is less than most monthly gym memberships with the convenience of being right in the neighbourhood for easy access.

There are resident associations that organize events and trips offering a full social life to residents. Often friends of residents choose to move into these communities to join the social scene. We’re also seeing more activities for those without partners so they don’t feel left out. Again, how active do you want to be and does the community you’re interested in support that?

We went to the experts – executives at some of the top builders in the southwestern Ontario area – to help decipher fact from fiction, and to help answer: What are the truly important factors buyers should focus on when looking to buy a new home or condo in today’s market?

What are the truly important factors buyers should focus on when looking to buy a new home in today’s market?

executive advice

It’s also important for potential residents to check out the background of the other residents. In some communities you’ll find everyone from blue collar to former executives, CEOs and business owners at ages from 45 to 85. Others may be weighted to an older crowd. Find the balance that appeals to you and enjoy the experience.

At Empire, we sit in a unique position with a wide range of products and geographical diversities that offer us a great perspective in southwestern Ontario from the urban homebuyers to those in master-planned communities. What we see on our Top 10 List of Important Homebuying Considerations for our consumers is location and value.

In these times we have to look at credibility and strength of the builder and developer. We’re making an investment, and we’re all investors, even the first-time homebuyer who’s putting in hard-earned money to buy bricks and sticks, they need to do their due diligence as they should with any investment. We do it when buying a car for $25,000. People will invest three months of research and know all the companies. They’ll compare Ford vs. Nissan and all the rest before they buy. Most don’t put in the same amount of time into researching the builder of their home.

Have they built before; where? Even a credit check is becoming more and more important. It’s key to take this an opportunity to align yourself with the right builder and developer to achieve a personal level of comfort and protect your investment.

It’s always important to look at value – price vs. what am I getting? The features and finishes and quality of workmanship speaks to value. And that goes across the board whether you’re looking at a $179,900 townhome in Brantford or to a $900,000 estate home at Windance in Uxbridge. The approach to value is no different. That comes into play whether we’re talking about detached homes or low rise, high-rise and condos. Credibility is key. Those established in the industry have solid relationships with architects, designers and engineers and that results in better products and an understanting of what consumers want. That’s where they receive even better value without realizing it.

As the voice for the new home buyer to ensure choice and affordability, we always like to remind buyers to make sure they are aware of all the costs involved in any purchase. Know what is included in your deal with regard to finishings and any closing costs that may be applicable. What is the cost of upgrades and how does that affect your final price and ultimately your mortgage payment?

You should allow at least one and a half per cent and as much as three per cent of the purchase price for closing costs. These costs can include mortgage insurance, Land Transfer Fees and legal fees. Is there a brokerage fee for the mortgage? Also, it’s not a bad idea to get an amortization schedule so you can look ahead at your mortgage payment plan and know where you stand in a year, 10 years, 20 years. And don’t forget to factor in property tax which often can be added to your mortgage payment and paid by your lending institution. Additional costs can include pre-delivery inspection of a new home. There is a new home warranty fee charged by Tarion and sometimes there are fees for utility connections. Property insurance, and often life insurance, are required by the lender.

You can get additional information on closing costs from your builder, mortgage company and lawyer - and that way your closing costs should come as no surprise.

Research the area where you want to buy and the builder and ask questions. It’s one of the most expensive if not the most expensive purchase a person will make so it’s important to have all the information and know what all the costs is so you’ll know your bottom line.

Being in the frontlines and talking to our homebuyers, I see the real situations that we encounter, not what industry experts tell us. What seems to be the biggest issue is that buyers get confused with what is right for them. Instead of looking at plans, they need to look at the longevity of a home and what is right for them and right for tomorrow, not the latest industry trend or hot design.

Homes are for stages of life – singles, parents and kids, the sandwich generation – and we’ve been forced to address all segments of the population and its life cycles and where they fit into it. We need to be creative so they can have a home that works for them.

In our small enclave of family-oriented homes in Pickering we removed the living room from the equation and redistributed it to the living areas of the main floor to where we live – larger kitchens and family rooms, home office, mud rooms with lockers, covered porches.

The GTA has become expensive due to land cost, construction costs and levies so there’s a greater appreciation that every square foot needs to work for you. We need to make it functional. It’s a math equation where we add and subtract from the equation and replace space with something more practical; less space allotted to occasional and more to the every day.

I don’t use my living room. It’s where we’re supposed to store the fancy furniture which we don’t own. Make the space useful. I have a family of six and live in city so space is valuable. A real estate agent said I’d never sell the house without a living room. I gave it a lot of thought and realized there is a comfort level in selling what you know. People will realize the value of their home and the useful living space they’ve created. In the future we’ll be looking at joint living room/dining rooms as dated and know they were from the ‘90s. Today’s bigger living spaces that address where we live and breathe and work – that’s what buyers want and need without knowing it.

Energy Star became a standard feature of all Eastforest homes in 2009, raising the bar of excellence for homeowners and trades alike. Homeowners now benefit from a better built, more energy-efficient home, and trades have learned to consistently build to a higher standard. To further reinforce our desire to lead the industry, Eastforest Homes has proudly become one of the first new homebuilders in Ontario to adopt the ‘Next Generation Energy Star’ program. Many builders have opted to stay with the older program (officially recognized for two more years), but Eastforest has chosen to become 20% better by adopting these new standards early. In recognition of our high level of continued commitment to energy-efficient building, Eastforest Homes was awarded the nationally recognized EnerQuality Awards of Excellence ‘Home Builder of the Year’ award for 2012 (Large Volume Builder) in the Energy Star for New Homes Program.

You can rest assured that you are truly getting the best when you purchase an Eastforest Home. From innovative design techniques and practices, to a conscientious effort to have an increasingly positive environmental impact, you will see that caring, value and integrity are at the forefront of all we do – Eastforest Homes, building a better tomorrow, for you, today.

our communities

The Eastforest Homes Design Studio is a ‘must see’ experience, even for those that are currently just browsing. The 42,000 square foot facility features an 18,000 square foot showroom displaying a variety of kitchen and bath designs, as well as every feature that a new homeowner might desire. The expert design team is able to guide you every step of the way, and to provide insight and knowledge during the selection process. The Design Studio is open 7 days a week, and offers private consultations for homeowners, as well as guided tours and pricing information for prospective buyers. This building also plays host to our annual ‘Spring Fling’ home show held in early March. This year, we welcomed over 1000 visitors who attended seminars and interacted with more than 50 vendors.

Situated in the heart of Kitchener and Waterloo, Eastforest Homes Ltd. is actively developing communities in a growing number of areas in Southwestern Ontario. From the hustle and bustle of London, to the quaint and remote locale of Simcoe, you will find that each of our communities is truly unique. From octominiums, quads and stacked townhomes in Kitchener, to the single detached basement walk-outs in Simcoe, Eastforest Homes virtually has something for everyone.

The Award winning decorated model homes situated at almost every location help make the home buying process a pleasant experience rather than a daunting task.

For most oF us, buying a home is generally the

largest financial purchase we will ever make. As consumers, you do a lot of prep work before signing on the dotted line to purchase – researching what style of home, which community and what price best suits your needs.

And for many families, that means choosing a newly constructed home or condominium. Last year, there were

71,316 new home starts in Ontario, and we expect at least 65,000 housing starts in 2013.

Each new home built in Ontario is not only a roof over the head of a family, but it provides thousands of jobs and generates significant dollars in taxes, fees and levies for all three levels of government. This important economic contribution ensures our high quality of life and supports the

Joe Vaccaro is the Chief Operating Officer (COO) of the Ontario Home Builders’ Association (OHBA). The Ontario Home Builders’ Association represents 4,000 member companies organized into a network of 30 local associations across the province. Together we build 80 per cent of the new housing in Ontario. ohba.ca

education and health care systems so valued by Ontarians.

consider these interesting facts about the residential construction industry in ontario:

325,800 Jobs – The new housing and renovation sector is the largest industry in Ontario. Tens of thousands of high paying direct and indirect jobs are provided every year by the residential construction industry.

$17.1 billion in Wages – The average weekly wage in Ontario’s construction sector is $1,016, which is slightly higher than the $1,002 in all industries. The average construction wage is one per cent higher than the overall average industry wage for full-time employment.

$42 billion - In 2011 the value of new housing, residential renovations and impacts of other expenditures related to residential construction in Ontario totaled $42 billion.

the thousands of housing starts, renovations and related expenditures across ontario also generate plenty of income for our governments and their agencies annually, including:

$3.17 billion – total income taxes for the federal and provincial governments $2.68 billion – total GST revenue generated$3.38 billion – Total provincial share of HST revenue generated from this

sector. The harmonized sales tax significantly increased provincial sales tax revenue on new homes and renovations when it was implemented on July 1, 2010

$1.45 billion – total Canada Pension Plan premiums paid$610 million – total Employment Insurance premiums generated$149 million – total WSIB premiums billed the Home Builder Rate in Ontario

Given these facts, it’s easy to understand why the residential construction industry is considered to be the engine that drives Ontario’s economy.

So, if you have purchased or plan to purchase a new home, or are renovating an existing home, be assured you are contributing to the economic health of our province. Your neighbour down the street may have a job thanks to the strength of the residential construction industry. Seniors in your community benefit from a strong Canada Pension Plan, in part from the contributions paid to the plan from the residential construction industry. We all benefit from a myriad of government services, thanks in part, to the tax revenue generated from Ontario housing starts and renovations.

So when you purchase your new home or renovate your existing home, you are buying much more than bricks and mortar and a roof over your family’s head – you are playing a vital role in ensuring the continued health of the residential construction industry and the economic well-being of our province as a whole.

Explore brand new designs and top sell ers in this popular Hamilton community

The popular community of Summerlea in Binbrook launched four fully decorated new model homes, includ‑ing two brand new designs this past weekend and the

response was very exciting. Many of the visitors to the show‑room had been eagerly awaiting these models and were not dis‑appointed. Already a big hit with purchasers, the quaint, vibrant neighbourhood of Summerlea features charming freehold town‑homes, as well as detached homes on various homesite sizes.

Interior design by Decorenza, the new Manhattan design is set on a 44‑ft. homesite and features four bedrooms with four ensuite baths. This spacious 2,921‑sq. ft. home boasts details such as a huge, open concept kitchen, large foyer with its own built‑in bench and an expansive walkin closet, a welcoming entertaining space on the main level and a mud room off the garage also with a built‑in bench, great for taking those winter boots on and off. The most striking feature of The Manhattan is its massive master bedroom and ensuite, which comprises one-half of the second floor. The master bath includes couples’ sinks, separate his and hers walk‑in closets, separate shower and baths and a make‑up bar. A laundry room on the second level makes laundry days a breeze. Prices for the Manhattan start at $396,990.

The second new design is the Hampton, a 2,137‑sq. ft. home on a 30‑ft. homesite. Features of the Hampton include an open concept designer kitchen and two family rooms, including one which is two storeys. Prices for the Hampton start at $326,990.

Summerlea is also featuring two new model homes for the already‑popular 2,214‑sq. ft. Hudson model and the 2,683‑sq. ft. Lanier model. Prices for the Hudson and the Lanier start at $357,990 and $381,990, respectively.

Empire has created several different elevations for these popular home designs with fabulous layouts and lots of space for families. Some of the homes feature a spacious open concept design encompassing two family rooms, a large eat‑in kitchen with a walk-in pantry, an office nook off the kitchen, perfect for checking the Internet for a new recipe. These homes are great for enjoying time with family or entertaining with a group of friends.

Located minutes from downtown Hamilton, life at Summerlea offers the best of small town country living with all the amenities of the big city just around the corner. Whether it’s exploring the Lake Niapenco reservoir, hiking the Binbrook Conservation Area, swimming in its waterways, or golfing on its world class courses, outdoor living is a feature attraction in this part of Southwestern Ontario.
