The Hani is set in one of the most desirable, elevated locations in what is, without doubt, the most luxurious
lifestyle and leisure resort in Cyprus, Aphrodite Hills. A unique property, steeped in history, it is being sympathetically restored to create a truly elegant
luxury home with all the five star style, comfort and services that are the hallmarks of Aphrodite Hills.
Aphrodite Hills - The Hani
live the Mediterranean lifestyle
The beautiful island of Cyprus, the third largest isle in the Mediterranean, has been a crossroads of European civilisations for millennia. Conquerors and colonisers, traders and travellers have long been attracted to its shores, leaving rich legacies and colourful cultures. The tranquil landscapes are dotted with fascinating ruins, from enigmatic prehistoric settlements to Greek temples, reminders of Ancient Rome, of hard-fought Crusades and the reach of the Venetian empire. Today, Cyprus is a magnet for international travellers and discerning buyers seeking a home in the sun on a friendly island, renowned for its nature, history and welcome.
The tourism and leisure infrastructure is well established
and is set to develop even further with 11 golf courses, four
marinas offering a total of 3,000 berths, theme parks and an
international conference centre all under development.
Cyprus has a long tradition of hospitality and it could be
this warm and friendly nature that ensures visitors return
again and again and often choose to make the island their
permanent home. Living is easy in the long, warm and dry
Mediterranean summer and even in the mild winter, the
temperature rarely dips below 16ºC. It’s the perfect place
for relaxation, but there’s plenty of scope for activities, too:
swimming and water sports in the translucent blue seas are a
pleasure, while the more active can head for the cool Troodos
Mountains, where cycling and hiking trails offer outdoor
adventures. Explore the tranquil landscapes, discovering
archaeological sites, Byzantine churches, sleepy fishing
harbours and pretty little villages with whitewashed and
terracotta houses. Colourful markets sell fruit and vegetables
as fresh as the island air and welcoming restaurants serve
excellent local cuisine, accompanied by fine Cypriot wines.
Close to Aphrodite Hills is the charming harbour town of
Paphos with its lively coffee shops, tavernas, shops and
markets. Like so much of Cyprus, Paphos is rich in history
and culture, and its fascinating archaeological sites have
earned the town a place on UNESCO’s World Cultural Heritage
list. Climb to the roof of the castle, dating from 1391 and
destroyed by the Venetians, and take in the delightful view
over the harbour with its colourful fishing boats. The famous
Roman mosaics of Paphos, which once decorated lavish villas,
depict scenes from ancient mythology and offer a taste of
the opulent lifestyle enjoyed in Paphos’s earlier days.
Further afield there is so much to explore and discover from
prehistoric settlements, such as Choirokitia dating back to
the seventh century BC, to the buildings and monuments left
by the Greeks, Romans, Crusaders and Venetians. Charming
whitewashed villages and fishing ports are the perfect
place to relax over drinks at a local bar or an al fresco meal
of delectable local cuisine and fine wines from Cyprus’s
vineyards. Then, there is the contrast of the Troodos
Mountains, rising to almost 2,000 metres with a landscape
of cool pine forests, hospitable stone villages, jewel-like
Byzantine churches, and exhilarating mountain walks.
It seems a world away and yet Aphrodite Hills is just 15
minutes’ drive from Paphos International Airport – or 75
minutes from Larnaca – with their regular flights from major
European cities. . An excellent road network makes it easy
to reach any part of the island. What’s more, Cyprus offers
some of the most favourable tax regulations in Europe,
ensuring that buying property is a sound financial and
lifestyle investment.

Aphrodite Hills - The Hani
Set on an elevated plateau divided by a stunning natural ravine, Aphrodite Hills affords beautiful Mediterranean views at every turn.
Aphrodite Hills is set in 234 hectares of spectacular scenery,
where ancient olive and carob trees line verdant fairways
and landscaped gardens, and fragrant herbs perfume the
air. It offers that perfect combination of a genuine lively
community and space to call your own, while the discreet
24-hour security service provides carefree reassurance.
Stylish, individual villas and spacious, elegant apartments
stand in carefully chosen locations to make the most of the
delightful views over the resort and the Mediterranean Sea.
At the heart of the resort is the charming social hub, the
Village Square with its traditional Cypriot architecture and
chapel. Here, owners and visitors can relax in the friendly
taverna and enjoy a wonderful choice of restaurants offering
cuisine from around the globe, including French, Italian and
Oriental. There are boutiques to browse – a mini market and
an interior design store selling furniture and accessories;
along with useful services, including a bank, car rental and a
private, on-call doctor.
The mild Cypriot climate makes sports and leisure activities
a real pleasure and Aphrodite Hills has a wealth of facilities.
Play a few sets at the first class Tennis Academy, go horseback
riding, mountain biking or follow the resort’s nature trails
through the ravine. Children have their own Kids Club and
play areas, and for change of paste, two private beach clubs,
each a short shuttle ride away.
The Zias Beach Club, some 10 minute’s drive away, has a sea
view terrace restaurant, while The Cove is the resort’s own
chic, white retreat on the shores of the Mediterranean.
Aphrodite Hills’ award-winning spa, The Retreat, is a haven of
relaxation and pampering, designed in a unique architectural
style that reflects the classic Baths of Ancient Greek and
Rome. The sophisticated spa experience is highlighted by
the Thermae – a series of rooms and pools of increasing
temperatures; fragrant gardens and splashing fountains; and
outdoor pavilions, where soothing massage comes complete
with blissful Mediterranean views. Professional therapists
offer body and beauty treatments using rejuvenating natural
products, balancing body, mind and spirit.
The 18 championship holes harmonise with the setting,
offering inspiring vistas across the Mediterranean Sea, while
the ‘8th’ has become a talking point among golfers worldwide.
This signature par 7 hole demands an accurate shot across the
ravine, making it one of Europe’s most spectacular drives.
Set at the heart of the resort close to the Village Square, the
five-star InterContinental Aphrodite Hills Resort Hotel offers
some of the most luxurious accommodation on the island. The
290 spacious guest rooms and suites blend Cypriot decorative
touches with every modern convenience and all feature a
private terrace - some with outdoor Jacuzzi or plunge pool.
There is a choice of fine restaurants from the chic informality
of the Ifestos poolside grill and bar to the award-winning
Mesogios for classic Mediterranean cuisine, along with elegant
bars and lounges featuring regular entertainment. Superb
function rooms make it one of the island’s most desirable
venues for business meetings and conferences, banqueting
and memorable weddings.
Aphrodite Hills Resortexclusive, vibrant and yet so relaxing
Aphrodite Hills - The Hani
The Hani is a unique property standing at the highest point of Aphrodite Hills overlooking the scenic ravine and the Mediterranean Sea. Built around 1875, it was formerly an inn and a staging post for cart drivers and their animals on the trail – later a carriage road across the Rantidi Forest – from Limassol to Paphos.
Its construction reflects typical 19th century Cypriot village
style using local stone and timber, and all 10 rooms of the
existing building currently retain their own fireplace and
stable that are so typical of an inn of this period. Outside
the inn, a large stone cistern collected rainwater and close
by the stone threshing floor has been carefully preserved as
a testimony to a traditional way of life.
Now, in keeping with Lanitis Development’s strong
commitment to preserve the heritage of the area, the inn
– or Hani as it is known locally – is being sympathetically
restored and transformed into a spectacular villa in what is
one of the resort’s most desirable locations.
Cypriot heritage and luxury living The Hani
Aphrodite Hills - The Hani
unique, beautiful and stylish The Hani
The unique, single-storey stone villa offers over 400 square metres of living area, approached through an uncommonly spacious entrance hall with a glass-covered stone waterway – a charming feature of the original inn. There is also the added convenience of a guest bathroom.
Understated elegance is key to the generously sized living
room with its stone fireplace and adjoining formal dining
room, featuring an original stone manger. The breakfast and
TV room offers a more intimate ambience for family dining and
relaxation. They say the kitchen is the ‘heart’ of the home and
this one is certainly no exception. The traditional terracotta
flooring contrasts with the beautiful Italian-style units, granite
worktops and splash-backs and, of course, there’s a complete
range of high-quality European kitchen appliances.
There are four spacious bedrooms all with solid timber floors
and en-suite bathrooms featuring ‘Crema Royal’ marble
walls and floors; Bedroom 2 has a bath and shower and two
others have showers. The Master Bedroom en-suite offers
the added luxury of a Hydrobath and twin washbasins, along
with an adjacent sauna and walk-in dressing area.
Lanitis Development’s unparalleled attention to detail is
evident everywhere, from the ‘Comiso’ stone, marble-
bordered floors in the living rooms to the hardwood, double-
glazed windows; the lighting control, complete central
heating and air conditioning systems to the reassurance of
an advanced security system.
At the front of the house, wide terraces and a heated infinity
swimming pool and Jacuzzi are perfectly positioned in
landscaped gardens to take full advantage of the spectacular
views. A stone barbecue and covered pergola are just the
place for alfresco dining on warm Mediterranean evenings.
Electric entrance gates and a fully automatic irrigation
system add to the easy living.
This charming spot where travellers and caravans once
stopped to rest is once again a haven of relaxation, recreated
as a luxury home with all the facilities of Aphrodite Hills on
its doorstep.
