Your house is becoming crowded and you thought about some more space. Maybe a playroom, a separate office away from the kids, or just a place to relax with your friends when they come over? You’re don’t want to move though, as your kids are at a good school and you’ve got friends in the area. What can you do? You’re a couple with older teenage or adult kids. They’re always hanging around taking over the TV, and their boyfriends/ girlfriends are around your house more often. It would be nice to have some more space, but do you really want to be thinking about extensions to your home.Maybe you’re an older couple. AlternativesSo now you have reached the stage where you simply need the space and have to decide from options available. Each of them has an associated cost and come with benefits and a few disadvantages. For each of the options there are positives and negatives with a given approximate price guide to help you plan.

A Conservatory Conservatories are called (sunrooms) for a very good reason: surrounded by glass on most sides, conservatories are designed to trap as much sunlight and warmth in the room as possible. There is nothing more pleasant than a conservatory on a mild spring or summer day. The conservatory could have dwarf walls and be insulated so you can use it during the mild winter months. Whether or not a conservatory suits you depends on what you need the extra space for. If it is an extra dining room attached to your home then a conservatory is for you. We have built many conservatories ourselves and they are fabulous extra rooms, giving you that extra living space attached to your home.However, there are some drawbacks with conservatories that mean it might not be the best option. A conservatory depends on the sunniest part of your garden being close to your house. If it isn’t, then you can rule this option out. A shady conservatory will be cold most of the year. You are also limited to what you can use a conservatory for. They are impractical as offices because of the sun light. They are not good bedrooms. Excess light also damages furniture, cushions and photos. Finally, unless you have good insulation your conservatory will be un-usable for most of the winter, and on warm summer days it may be too hot for comfort. Approximate cost dependant on size: £10,000 - £40,000

Alternatives An extension

Why not have an extension with multiple additional rooms as you don’t want to move house, this is a popular option. A good extension will add a lot of value to your property. Extensions are sometimes the best option if you need long-term space, such as extra bedrooms for a new child, plus a Home Office, a larger kitchen, or even a downstairs living for your live in parents that need looking after etc. However, extensions can be big projects; and so require a lot of planning, a very large budget and lots of patience. Planning permission is frequently a long and drawn out process and can cost a small fortune just to have the plans drawn up, and then the build itself can come across problems and extra expense. To build an extension after you have achieved the plans and the planning and found a good builder, can take 3 to 12 months to complete. During this time your house will probably be a building site for some or all of the time. How will this impact your work and your personal life?

Approximate cost: This completely depends on the size of your extension and how long it takes. Prices range from £24,000-£80,000 or more.

Alternatives Loft Conversion

If you need a new bedroom, a loft conversion may be a possibility. Many homeowners have successfully converted lofts into bedrooms with en-suites with additional storage space. This might be a cost-effective way you if you own a bungalow or house with a large, unused loft area.

Again Loft conversions still require and architect, building control and a very good builder. May take depending on the size of the loft conversion 2-6 months.

Approximate cost:

A standard loft conversion will cost around £30,000, but if you want multiple bedrooms and/or en-suite bathrooms this could cost £60,000.

Garage Conversion

Not many new homes have garages attached to the home, but if you are lucky enough to have one and its attached, it can sometimes be converted into an additional room. Households with teenage or adult children may be tempted to convert their garage as a hideaway and to free up room in the main house. You still require building control. Approximate cost:

Converting a garage can cost approximately £10,000 - £30,000.

We have based our Garden Rooms on the foundations of Finnish Log Cabins, where the warmest annual average temperature in Southwestern Finland is 6.5 °C (43.7 °F). Our Garden Rooms stay warm in the winter and cool in the summer with minimal cost, ensuring comfort in all weathers. Our Garden Rooms do not arrive in a kit form, and are built traditionally on site. We are happy to work along side our clients on a daily basis, making the Garden Room build, an enjoyable experience.Clients rarely require planning permission for our Garden Rooms unlike some extensions and conservatories.

Base construction

The most important part of a GMT Garden Room is the base. Your base is extremely important to the integrity of the building, so it is essential it is done professionally. Cheap off-the-shelf garden rooms never include the base, leaving you with a hidden cost.If the base is not included you can either attempt to do it yourself, or get a building firm to do it. This is not recommended for a whole range of problems. If a base is not completely level it can create all sorts of issues with your garden room. You may not be able to fit windows or closedoors. If you are in the unfortunate position of having paid a building contractor to create an unsatisfactory base, the question now arises as to whose responsibility it is to fix the blunder.This is one of the main advantages of going for a bespoke, all-inclusive service such as we offer. We include the base and all our costs as part of the same quote, with no hidden extras. So you have peace of mind that your garden room is built properly and safely, from the ground up, first time.

• We place our Garden Rooms on concrete padstones at set spacings.

• We then can adjust the height by setting concrete blocks on the concrete padstones.

• This makes the Garden Room a non permanent structure.• Leaving a space beneath it, allows the air to circulate and

Timber construction

• Our Garden Rooms are made from a tanalised timber, using a traditional construction method.

• This includes the floor, the walls, and the roof.• At this stage, we then make ready the Door and

window openings, then reinforce if required.

Garden Room Insulation

• We use a 80mm silver foil backed foam insulation under the floor.

• We then seal the floor using Damp Proof membrane.

• We then lay 18mm moisture resistant flooring.

• For the walls and ceiling we use a Rockwool 100mm insulation or equivalent.

• We wrap the walls on the outside with a rubber membrane which is breathable.

Windows and Doors

We use PVc Windows and Doors,These come in 4 colours which are

Inside and Outside walls

• We use a 6inch softwood shiplap cladding that is 19mm thick.

• This is treated on site to a preferred stain in a colour of your choice. The stain is applied on the front side and back side, giving the timber an all-round protection. ‘Sadolin Classic Wood Protection is suitable for all exterior wood including decking. It absorbs deeply into the timber to provide exceptional protection against the weather’

• The walls are plaster boarded with 12.5mm Gypsum board, scrimmed and filled.

• We apply a mist/base coat ready for your choice of finish paint.

• We offer the complete decoration service if you require.

Internal Rooms• Internal rooms can be laid out and

built to your requirements.• You have the choice to include a

bedroom, a Bathroom, a Kitchen or just leave it as one complete room.

• We use qualified electricians to install all your electrical requirements.

• We can plumb in all your plumbing requirements.

• Lastly we lay the final flooring (oak laminate) with skirting to finish.
