WINTER/SPRING
GThe GRUBB Co.R E A L T O R S
Dear Friends and Neighbors,
This year, The Grubb Company is celebrating our vibrant urban neighborhoods: Berkeley’s “Gourmet Ghetto,” the tree-lined streets of Rockridge, and the culturally diverse North Oakland/Berkeley/Emeryville corridor (NOBE). From north to south, street life in the East Bay is thriving. Professionals and families looking for a rich sense of community have more options than ever for great places to live.
Consider Oakland, which Forbes Magazine ranked frst
nationally in its demand for residential real estate. The Uptown, once down and out, was named one of the country’s best hipster neighborhoods. Temescal Alley is thriving, drawing young adults and families to browse and dine. And Walkscore Inc. rated Oakland one of the 10 most walkable cities in the country.
Berkeley celebrates national recognition as a cultural center for the arts, with a prestigious university and engaged population. Residents enjoy their local treasures, such as the vibrant theatre community, the world-renowned Berkeley Symphony and countless cafes and eateries.
Piedmont, with its landscaped streets, excellent school system and rich architectural heritage, sits apart from the urban buzz. It has its own town center and the best Fourth of July parade in the Bay Area.
Our East Bay neighborhoods are evolving, and we love the changes we see. We live in a fresh and dynamic era with a truly optimistic eye on our future.
In our 47th year as Realtors®, it continues to be our honor and pleasure to serve our community.
This book showcases some of our favorite properties. Browse through its pages. Have fun. Enjoy!

Our East Bay Neighborhoods are some of the best in the nation!
Before its establishment as one of the Bay Area’s loveliest
cities, with beautiful mansions along quiet tree-lined streets,
Piedmont was an open, rolling hillside featuring a dairy farm, rock quarry and 75-acre
amusement park. By 1877, this spectacular location, with its sweeping bay views and
warm weather, had captured the attention of James Gamble, president of Western Union
Telegraph. He purchased 350 acres, built his own large home and formed the Piedmont
Land Company in order to sell property and start a new community. While more estates
were constructed, so were smaller houses that became home to writers and artists including
Jack London and Xavier Martinez.
Through the years, Piedmont retained its exclusive small town personality. As it grew, its
residents focused their attention on the amenities that draw a community together and
attract others looking for a great place to live.
Today, Piedmont can boast the tenth best
school system in the country. Its small
commercial center is the site for one of
the Bay Area’s most down-home Fourth
of July parades. Five parks throughout
the city offer wooded paths, tennis courts,
picnic areas and children’s playgrounds.
And recently, as testament to its sense of
community spirit and ingenuity, the city
inaugurated the new Piedmont Center
for the Arts, which hosts music concerts,
talent shows, authors’ readings and art
shows.

Natural Evolution
During the early 1900s, Americans infuenced
by traditional European architecture created
comfortable and beautiful homes. Grand English
and French country homes as well as whimsical
storybook-inspired residences were built.
It is believed that the famous architect John
Hudson Thomas spent two weeks camping
on this Piedmont site to plan the best way to
capture the light and maximize the grandeur
of the surrounding redwood trees. What he

ultimately designed is nothing short of magical!
His original specifcations called for the highest
quality available, and today the home continues
to refect that elevated standard. Throughout the
years this unique residence has been renovated to
include all of today’s amenities while preserving
the integrity of the original design.
Three gracious living levels offer fve inviting
bedrooms, a lower-level recreation room with
direct garden access and breathtaking public
spaces. The living room and dining room feature
soaring exposed-beam ceilings, charming wood-
burning freplaces and intricate hardwood
foor designs. The kitchen has been tastefully
remodeled to include a family room and
breakfast nook.
The home enjoys sunlight year round and is
surrounded by lush evergreen grounds. A highly
pitched slate roofine, copper gutters and an
elaborate brick chimney highlight the traditional
English architecture.
This spacious Mediterranean home, originally
built in 1926, was designed by Sidney and Noble
Newsom with a fowing foor plan, impeccable
taste and exquisite craftsmanship that features
distinctive ironwork, wood beam ceilings and
elegant detailing. Situated on a large corner
property, it is protected from the street by rustic
garden walls.
The handcrafted front door opens into an
impressive entry hall, which graciously connects
the living and dining rooms with a central
courtyard. The spectacular living room boasts
custom woodwork, intricate ceiling beams and
elegant period lighting. The dining room opens
out onto the courtyard.
On the main foor, the kitchen opens onto

Private Oasis
The upper level has four bedrooms including
a master suite with a freplace and a balcony
overlooking the courtyard and garden. The
lower level adds versatility and completes the
house, featuring a spacious family room, hobby
room and half bath. The home was built with
great integrity and style that have stood the test
of time. It is a true Piedmont treasure.
In the early twentieth century, when the all-American
Craftsman style was being championed throughout
the East Bay as a great departure from dark,
compartmentalized Victorian homes, many architects
referred to the past for inspiration.
This elegant three-story, four bedroom home is a
beautiful example of the infuences of Parisian Art
Nouveau design, with its ornate ironwork arched entry,
marble foors, decorative interior curved staircase and
stunning chandeliers.
The home is as expansive as it is stylized. Its living
and dining rooms gracefully open to the surrounding
gardens, with large bay windows that highlight sweeping
views of the San Francisco Bay. Four bedrooms,
majestic public rooms, a lower level media room and
state-of-the-art amenities provide all the sophistication
expected in a home of this caliber.
Outside, a lattice-and-stone garden cottage sits within
the property’s beautifully manicured grounds. Gardens
in front and back include a serene sculpture garden.

Berkeley is a place where new movements are championed—from the frst public university in the
state to the Free Speech Movement to Alice Water’s farm-to-table movement to community vegetable
gardens. Curiosity and tolerance for change has resulted in an urban environment that teems with
youthful energy and innovation. This is the place where academia and entrepreneurs come together
to get inspired.
While minutes away from San Francisco, Berkeley itself is a cultural center with nationally recognized
theaters, music halls, museums and galleries. Residents have endless dining options, from the iconic
Berkeley
Chez Panisse to authentic Indian and Asian
cuisine to one-of-a-kind ice cream shops.
Boutiques too are a part of the Berkeley
landscape. In every neighborhood, residents can
enjoy their own unique shopping experiences.
For many homeowners, the real draw is the
opportunity to live in a place with a strong
architectural heritage. Many of the original
Craftsman homes by notable architects Willis
Polk, Bernard Maybeck and Julia Morgan,
add character to the city and set the standard
for building newer homes with natural,
environmentally appropriate materials. Urban
professionals, singles and families all love to call
this year-round haven their home.
This Bernard Maybeck masterpiece defnes the
term grand residence. Situated in Berkeley’s
Claremont neighborhood, flled with beautiful
homes amidst ancient redwood trees, this stately
home is only steps away from one of the most
sought-after shopping and entertaining corridors
in the Bay Area.
Encircled by lush gardens and private terraces,
it provides the perfect blend of modernity,
convenience and elegance. Throughout three
stories of luxurious living space, this home
leaves nothing to be desired.
Handcrafted wood paneling, a grand staircase
with a fne turned-wood bannister and period

The freshly appointed chef ’s kitchen opens to a
private outdoor terrace ideal for indoor/outdoor
living. Beautiful natural stone, porcelain and
stainless steel surfaces complete this functional
space. Beyond the foyer and grand staircase,
the private upper level boasts four charming
bedrooms and an indulgent master suite.
With a full guest bedroom suite and media room
the lower level of the home is perfectly appointed
for casual entertaining and relaxation.
Victorian and Edwardian architecture were the last European styles to be imported from the old world. The mid-20th century cultural revolution that began after the war empowered and inspired Americans to seek an architectural style to call our own.
Geniuses like Frank Lloyd-Wright stepped up to the challenge with sleek modern American designs that were in harmony with their environment. In the Bay Area, the developer Joseph Eichler adapted Wright’s concepts and created modern residences suitable for California living.
This Berkeley home embodies and showcases their modern principles of openness, light and transparency, making it a true Mid-Century architectural jewel.
Designed by California architect Paul Hamilton in 1956, the fve-bedroom residence features
expansive walls of glass, handcrafted mahogany built-ins, radiant heat foors and every
technological amenity of today.
The inviting living and dining room combination showcases unobstructed and breathtaking views from the Bay Bridge to the Golden Gate. The kitchen opens to a comfortable family room framed by windows that look out on a magnifcent jewel box courtyard of Ipe wood
and African slate, for seamless indoor/outdoor living.
This urban hillside retreat presents a unique opportunity to own a modern architectural masterpiece.

Successful Contemporary architecture manages to combine technology, comfort and those
subtle, unspoken elements that are found throughout history in timeless homes. Contemporary
architecture from the 1990s is robust, beautifully crafted and designed to endure the test of
time. This beautiful home is a handsome example.

Private Retreat
Located at the base of the Claremont Hills, this
Contemporary home is both dramatic and quietly
elegant. The core of this home is a spectacular
two-story open atrium, connecting the entrance
foyer to the levels above. The spiraling staircase
appears almost to foat, a sculptural work of art
in its own right!
The spacious landing serves as a connector to
the well-appointed eat-in kitchen, dining room,
versatile living room and panoramic view deck.
Highlights of the second story include a well-
appointed master suite with private deck and
garden, a second bedroom suite and a peaceful
oak library with freplace.
The living and dining rooms and both bedrooms
face the western view, capturing the ever-
changing sky and breathtaking sunsets. The
outdoor spaces provide room for al fresco
dining and lounging. The surrounding hillside
of oak trees and open space creates a natural
oasis in your own backyard.
This home is a contemporary jewel, with
sophistication and a simplicity that is original
and refreshing.
A departure from traditional Victorian architecture, the Craftsman style is focused on building
materials and a sensitivity to the environment. Famous architects such as Bernard Maybeck and
Julia Morgan built their own homes in this organic, more open style.

Timeless Charm
Quality of craftsmanship, functionality and
warmth are at the core of these homes.
During the frst three decades of the 1900s,
Craftsman homes were built throughout entire
neighborhoods. The style is so popular that new
Craftsman homes are still being built today with
only the best materials and artisans.
Berkeley is one of those fortunate communities
with a wealth of architectural masterpieces from
this period. This quintessential Craftsman is
located on a quiet cul-de-sac in the Elmwood,
one of Berkeley’s most convenient and desirable
neighborhoods.
The result of an extensive restoration, this
enchanting two-story garden retreat features
a private upper level with four bedrooms plus
an attic suite. The main level is surrounded by
colorful gardens and presents large, elegant
public rooms with rich hardwood foors, original
details and ceiling soffts. The dining room and
family room open to sunny garden terraces and
patios to bring the outdoors inside.
Featuring beautiful fnishes and top-of-the-line
appliances, the kitchen and family room are the
heart of the home and bound to be the gathering
and entertaining spot for generations to come.
Located on a stunning Claremont ridge and surrounded by hundred-
year-old oak trees, this romantic 1929 English country home is the
perfect blend of dramatic architecture and modern amenities.

Impeccable
Craftsmanship
The gardens and terraces
suggest a subtle French
medieval infuence. Lush
lavender de Provence,
citrus trees and perennially
blooming plantings lend
color, charm and life to this stately
home.
The home opens to softly
colored, hand-plastered walls and
beautifully sculpted woodwork.
The living room is a light-flled
space with soaring exposed beam
ceilings over rich, chestnut-colored
hardwood foors. An alcove with
foor-to-ceiling leaded windows,
a large freplace and garden views
enhance its style. Adjacent to the
kitchen, the formal dining room
invites large gatherings.
Great attention to detail was given
to the freshly appointed chef ’s
kitchen. Solid wood cabinetry,
top-of-the-line appliances and
beautiful period details
create a space that is not
only functional but also
conforms to the style of
the home.
Upstairs, windows in each of the
three large bedrooms and master
suite provide unobstructed views
of the Claremont Hotel, the
Berkeley Hills and the cityscape
below.
Beyond its magical gardens and
stunning architecture, this unique
residence offers a superb location
with proximity to everything the
Claremont neighborhood has to
offer.
In the early 20th century, Kensington was primarily a bucolic, grass-covered hillside dotted with dairy
farms. Between 1920 and 1930, its population grew from 226 to 1,500, prompted by the Berkeley
Fire of 1923. Perhaps because of its history as a place to seek refuge, Kensington, whose population
now numbers over 5,000, has remained a safe, peaceful and comfortable place to live, with attractive
architecture and a strong sense community.
Kensington
Kensington, which borders El Cerrito to the
north, Berkeley to the south and Wildcat
Canyon Regional Park to the east, is known for
its top-rated elementary school, quaint boutique
shops, Sunday Farmers’ Market and one of the
most visited public libraries in the entire county.
Curvy tree-lined streets and cul-de-sacs enhance
its charm and make it one of the East Bay’s most
beautiful places to live.
While only minutes from the excitement of
downtown Berkeley, Kensington offers an ideal
lifestyle for outdoor enthusiasts, with miles of
hiking and biking trails that start just up the hill;
the 10-acre Blake Gardens within its city; and
the Animal Farm and Environmental Education
Center, Botanic Gardens, Lake Anza, steam
trains and merry-go-round in Tilden Park.
Originated over sixty years ago, the Mid-Century
Modern architectural style was considered
the ideal for California living, with its ample
windows and open foor plans that opened
up interior spaces and brought the outdoors
in. Many Mid-Century houses utilized then-
groundbreaking Post and Beam architectural
design that eliminated bulky support walls in
favor of walls primarily made of glass. Function
was as important as form in Mid-Century designs, with an emphasis placed on targeting
the needs of the contemporary American family.

The last 200 years have been very exciting and transformative for the beautiful piece of land that
we know today as Oakland. Presently, this city is experiencing one of the most notable renaissance
movements since its inception in 1852. Luis Maria Peralta, the frst European to legally claim title
to these lands under the Spanish Crown, could not have imagined what his hacienda would one day
become.
Oakland
This city of roughly half a million residents
was recently named one of the most exciting
cities in America, with the greatest number of
theater companies, music venues and museums
per square mile. It enjoys the most parks per
person and the best climate in the Bay Area.
Oakland also ranks in the top ten for percentage
of women-owned businesses and best drinking
water. Add to that some of the most popular
and innovative new restaurants around and it’s
no surprise that Oakland is getting the attention
it deserves.
Beyond its vibrant downtown, the constantly
evolving city of Oakland offers a wide selection
of livable neighborhoods including Rockridge,
Montclair, the Uptown, Temescal, Lake
Merritt, Glenview and Crocker Highlands.
Each community has its own unique shopping
and dining district, entertainment options and
personality. All share access to the beautiful
outdoors, with ample opportunities for walking
and biking.
Oakland is home to the nation’s oldest wildlife
refuge, Lake Merritt, which was established in
1870, as well as the nation’s ffth largest port.
The early 1900’s architectural revival of
European styles in America produced a
multitude of functional yet charming homes.
Richly wooded pieces of land, such as Piedmont
and Crocker Highlands, were the perfect setting
for the creation of these romantic and whimsical
residences.
Surrounded by mature wraparound gardens,
this home was built in the English Garden
style, notable for having light-flled interiors
and arched doors with handcrafted exposed
hardware. The striking roof, with overhanging
beveled edges, and the wide, banded latticed
windows are also hallmarks of this inviting and
warm style.

this level is an offce and tastefully remodeled

California was one of the frst places to
introduce the Bungalow as a building style.
These comfortable and livable homes were frst
built in India as way stations for travelers. The
architecture was adopted by British offcers
stationed in India during the 19th century. The
houses were practical with overhanging roofs
shading verandas, and the foor plan was open to
facilitate the movement of air in the hot climate.
This tropical Indian architecture was well
adapted to the sunny climate of California,
where outdoor living has always been a part
of daily life. By 1906, there was not a home
magazine that didn’t feature the bungalow style.
From 1907 to 1925, the bungalow was one of
the most sought after home designs.

sleek, close-to-the-ground profle and minimal

of the American West working ranches to create
very informal and casual living spaces.
The Ranch style was extremely popular with the
booming post-war middle class from the 1940s
to 1970s. By the 1950s, the California Ranch
house accounted for nine out of every ten new
