Definitely not just for granny then?If you feel your house is bursting at the seams, a granny flat could well be the answer. It gives you the extra space you need, without having to move house and without having to extend your existing home. What’s more, that extra space you need is created quickly and cost-effectively, with build times for a Dale’s granny flat averaging 14 weeks and prices starting from around $94,075. A granny flat is a smart, versatile option that also has the potential to earn you an income now that it can be rented out to someone other than a member of your family.

Who are you building granny flats for?A granny flat can be anything from an extra room, to a whole second home in your own backyard, so it’s not surprising that it’s a popular choice for a variety of homeowners. Cheaper than building a house and more cost-effective than extending an existing property, granny flats are quickly meeting the changing needs of modern families, whether they’re after a multi-generational living solution or simply want to give the kids their own space. And it’s not just families who are realising they get more space for their dollar with a granny flat. Investment-savvy couples are creating an income stream and retirees are moving into a new lock-and-leave, low-maintenance granny flat in their own back yard, freeing up the main house for their own kids and grandkids. Everyone wins at a time when housing affordability is still biting.

What does today’s granny flat look like? The modern granny flat is generally a detached secondary building built in the backyard of an existing property. At Dale’s we go to great lengths to make sure it looks as if it belongs to the main house. It never looks like an add-on or second thought. Our granny flats are the only granny flats in Perth to be constructed using brick and tile, which means they not only look stylish, but they also look substantial and well built, and they’re eco-friendly, too. They are certainly a far cry from the modular ‘shed-like’ granny flats of old.

We’ve looked at the big picture, creating a range of one, two and three-bedroom designs that offer space, storage and versatility for a wide range of occupants. All have open-plan kitchen and living area, plus one or two bathrooms, a separate laundry space and sliding doors to the garden so you can add a deck or pergola. We also offer the option of including higher-than-standard ceilings, which add an extra feeling of space and volume. Each of our designs can be tailored to include easy access features such as ramps and wider doorways.

Our granny flat range includes longer designs and squarer designs, as well as the option of a custom design, so there’s plenty to choose from depending on your needs and the space you have available.

The Granny Flat guideDemand for granny flats has been going from strength to strength in recent years. No longer a humble add-on in the backyard, the modern granny flat has come into its own. It’s a hobby room, a home office, an art room, a guest suite, a private yoga studio, a music room, a teenagers’ retreat. It’s a starter home for those older offspring yet to fly the nest. Yes, it’s a space that Nan and Pop can call their own, but it’s also so much more.

How much room do I need for a granny flat?A minimum block size of 450sqm is needed to build a granny flat of up 70sqm in a backyard. Generally speaking, you also need to provide one car parking space.

What are your best-selling granny flat designs? Our top three most popular designs are all two-bedroom, one bathroom designs, which offer plenty of long-term versatility. We’ve also noticed an increase in demand for our custom design service to suit a growing number of irregularly shaped sites. Our standard construction method is brick and tile, but we can also build using other construction methods.

How quickly can a granny flat be built? We can typically build a granny flat within 14 weeks. What’s more, we guarantee that it will be built on time and on budget. Timeframes getting to site are quick too, especially if you’re selecting from our range of ready-to-build designs. We’ll take care of the whole process from start to finish, including all the paperwork and liaison with your local council to obtain the necessary permits and approvals.

What about the investment benefits of a granny flat? The rules governing granny flats were relaxed in 2013, enabling a granny flat to be rented out to someone who is not a member of the family. The decision helped put granny flats back on the radar and opened up all sorts of possibilities for people looking for an investment. Here are some of the benefits of building a granny flat as an investment:

Unlock the potential in own backyard without having to subdivide.

It can be rented out to students, young professionals and tenants of any age looking for affordable, yet independent accommodation.

Great option for mum and dad investors who want a straightforward build without having to subdivide or buy land. They save time and money.

You’re making use of land you already own and can enjoy the prospect of long-term rental gains.

Creates a source of income.

The extra living space helps your property appreciate in value. It becomes a functional and flexible proposition for potential buyers, which can increase re-sale value and interest in your property when it comes time to sell.

Top tips for building a granny flatDesign & construction: Look for a design that builds in some flexibility and takes into account the fact that you – or the next owner of your home – may want to rent out the granny flat down the track. Bear in mind that a brick-built granny flat designed to complement your home will add more value than something that looks like an afterthought. It’s also well worth looking to the future and choosing an energy-efficient design that will help keep energy bills down.

Builder: Choose a renowned builder that has industry knowledge and is recognised for quality and customer service. Your granny flat may be smaller than your main home, but you don’t want it to be the poor relation.

Price: Fixed price contracts give you peace of mind and make it clear what is included. The Dale’s granny flat specification, for example, includes termite treatment, double clay brick construction, insulation batts, flyscreens, sliding doors to the wardrobes, cornice, stainless steel appliances, and soft-close drawers and cabinet doors. You also get the peace of mind that comes with Dale’s 25 Year Structural Warranty and the backing of the Alcock Family Company, Australia’s leading construction, property and finance company.
