Election of officers for 2016

We will soon begin the process of electing officers for 2016.

Our 2015 President-Elect Cindy Jacobs will serve as Board President in 2016, and Deb Davis Graham will

continue as Treasurer (this position is a 3-year term). All other positions on the Board will be filled as per

our By-laws—see below.

Section 1. Officers. The elected officers of the association shall be: a president, a president-elect, a secretary, and a treasurer. The

secretary and treasurer may be the same person. The president and president-elect shall be elected for terms of one year each. The

secretary, if a separate position from the treasurer, shall be elected for a term of one year. The treasurer shall be elected for a term of

three years. Should the secretary and treasurer be elected as a combined position, then this person shall be elected for a term of three

years. (Amended 11/12)

Section 3. Board of Directors. The governing body of the association shall be a board of directors consisting of the elected offic-

ers. There shall be 8 REALTOR® members plus the immediate past president of the association, four of whom shall be the Presi-

dent, President-Elect, Secretary and Treasurer

Directors shall be elected to serve for terms of three (3) years, except that at organization, one-third of the elected directors

shall be elected for terms of one (1), two (2), and three (3) years, respectively, or for less-

er terms as may be necessary to complete the first fiscal year. Thereafter, as many direc-

tors shall be elected each year as are required to fill vacancies. (Amended 11/2012)

There shall be two Corporate Affiliate members to serve for a period of one year. One from

Muskingum/Morgan Counties and one from Guernsey/Noble Counties.

The Chief Executive Officer shall attend all meetings

One Non-Voting, Corresponding/Reporting REALTOR member for each county that has

merged with the Guernsey-Muskingum Valley Association of REALTORS®*

No more than 2 REALTORS® from the same real estate firm may simultaneously

serve on the Board of Directors. (Adopted 11/09)

Four directors/officers to serve from Guernsey/Noble County and four directors/officers

to serve from Muskingum/Morgan County each year, unless it is impossible to obtain

enough volunteers to serve on the Board of Directors.

*Prior to this jurisdictional area having representation on the Board of Directors, it must

have met the requirement of organizing as an area chapter. The president of these

area chapters, appointed or elected yearly, would serve as the non-voting member of

the Board of Directors.

Each chapter selects their own volunteer leadership and conducts their own meetings

weekly, bi-weekly or monthly (Amended 3/15

Section 4. Election of Officers and Directors.

At least two (2) months before the annual election, a nominating committee of _3_ REALTORS®

members shall be appointed by the president with the approval of the board of directors. The

nominating committee shall select one candidate for each office and one candidate for each place

to be filled on the board of directors. The report of the nominating committee shall be mailed or,

where permitted by state law, electronically transmitted to each member eligible to vote at least three (3) weeks preceding the elec-

tion. Additional candidates for the offices to be filled may be placed in nomination by petition signed by at least 25% of the

REALTOR® members eligible to vote. The petition shall be filed with the chief association executive at least two (2) weeks before

the election. The association executive shall send notice of such additional nominations to all members eligible to vote before the

election. (Amended 1/05)

Where permitted by state law, and in accordance with applicable state requirements, election of officers may be conducted by

electronic means, in accordance with procedures established by the board of directors. (Adopted 5/2011).

PROTECTING MEMBERS AND CONSUMERS

FROM HOUSING SCAMS

Online housing scams are persistent. After years of news reports alerting

consumers to never wire money to rent a home they’ve seen only in photos

online, they still do. News reports of families now homeless after being

scammed out of a deposit are not only still prevalent but increasing, law en-

forcement agencies say.

More needs to be done to protect people from online housing scams. Consumers and agents alike have

contacted the MLS, Federal Trade Commission, Internet Crime Complaint Center and the proper authori-

ties, but they really feel that they have no effective recourse to address the issue.

There are countless ways that scammers and con artists (many based outside of the United States) try to

cheat people when it comes to homes and property. The most common property scam involves scam-

mers taking legitimate property listings along with photos from websites including realtor.com and Trulia

and reposting them on sites such as Craigslist for rent or for sale at a much lower price. Scammers will

typically make up a plausible story that requires the consumer to wire or mail them money without ever

meeting in person. The problem comes when all the renters try to move in and discover the property was

never the landlord’s to rent in the first place. Other swindles occur when the scammer rents a house or

apartment with the intention of re-renting it to dozens of people.

Use social media and post information on your websites to educate consumers about the most common

scams. The National Association has a video (realtor.org/videos/how-to-protect-your-property-listings-

from-rental-scams) that will walk you through setting up technology tools (including Google Alerts) to pro-

actively track listings and protect photos from being lifted.

If using a one day code or a mobile access code and the lockbox does not respond

by pressing the ENT button on the lockbox keypad, insert a plastic card such as a credit card or driver’s li-

cense into the card slot on the lockbox. This will wake the lockbox up. Once the lockbox wakes up, remove

the card from the box, press the ENT button on the keypad, and use the code as normal.

If you have trouble at the lockbox, call SentriLock Support for troubleshooting instead of the lockbox owner.

Often times, SentriLock Support can help you resolve the issue or assist you in getting access to the lock-

box. You can reach SentriLock Support at 513-618-5800.

If you do not like your current PIN (Personal Identification Number), you can change it using the SentriCard®

Utility and a SentriCard® Reader. You must log into the software at a computer and click Change PIN icon.
