1 THE DPP BOOK

THE NEW DPP

Planning can be a complex and frustrating experience. For close to forty years, as planning has become increasingly complicated, DPP has been guiding organisations through the potential pitfalls to deliver successful outcomes.

DPP has evolved. We have redefined how we deliver results for our clients. More than ever, we are driven not by processes but by outcomes, and we are focused on our clients’ needs. Our Directors lead our projects with an enviable technical knowledge and track record of success. Our results reflect that we are integral to the entire development process and contribute much more than planning advice.

I hope this short overview of who we are and the work we do provides an insight into what we can achieve for you.

INTRODUCTION

DPP is an independent national consultancy successfully delivering planning solutions to clients across the UK.

Operating from a network of five staffed offices based in Cardiff, Leeds, London, Manchester and Newcastle upon Tyne, we offer national reach with local knowledge.

We provide planning services to clients across all sectors to assist in realising development potential and optimising the use of land, buildings and portfolios.

DPP has a strong client focus and places emphasis on adding value, innovation, professionalism and providing solutions to achieve a successful outcome.

7 THE DPP BOOK

We are team players, contributing to every aspect of our clients’ projects in order to deliver success, and as a result we are now trusted advisors to some of the largest property and development organisations in the UK.

One of the many benefits of using DPP is the knowledge and experience of planning and development by key members of the organisation. This is reflected in our outstanding track record.

DPP – Doing Planning Properly – offers a service that is consistent, personal and distinctive.

8 THE DPP BOOK

PLANNING

DPP can guide you through UK planning legislation and provide a service which goes far beyond the routine step-by-step process of planning applications and appeals. Our focus is the outcome not the process.

We will consider the bigger picture and establish the right rationale, providing commercially astute strategies and solutions for all your projects, large and small.

9 THE DPP BOOK

We tackle questions such as:

• What are the precise planning and commercial objectives?

• Where might problems arise? How

might we tackle them? • What is the right team for the job? • What current and new planning

legislation and policy might apply?

With these questions answered, we formulate strategies, tactics and programmes that exceed our clients’ expectations and surpass national success rates.

WE OFFER A BREADTH OF SERVICES TO ENSURE ROBUST AND SUCCESSFUL PLANNING SUBMISSIONS

OUR SERVICES

We provide the following services for our clients:

PROJECT MANAGEMENT DPP provides professional project managers who coordinate and programme the team and are capable of delivering results. DPP is independent, meaning we are able to work in close partnership with market leaders in other specialisms to maximise results.

PLANNING APPLICATIONS Planning applications are at the heart of DPP’s services. We actively promote our clients’ applications by negotiation with the local planning authority and statutory consultees, many of whom we know, through our network of offices. We prepare and submit supporting information and we advise on conditions and legal agreements.

13 THE DPP BOOK

PLANNING APPEALS & JUDICIAL REVIEW If a refusal is received, or a client is pursuing an application with adverse conditions, we can provide advice on the strategy for an appeal process. Not only will we lodge the appeal, we will prepare and present evidence, act as Expert Witness and instruct Counsel. The same applies for judicial reviews, where we are trusted advisors.

APPRAISALS & FEASIBILITY STUDIES We provide advice on planning prospects. Those with major land holdings and portfolios come to DPP for planning audits and strategic advice on future development and disposal strategies.

SHARING KNOWLEDGEWe monitor emerging legislation and provide advice on how this may affect our clients. We go beyond this in advising clients on how to stay ahead of changes.

14 THE DPP BOOK

SECURING ALLOCATIONS AND FAVOURABLE POLICIES We examine changes to planning policy and add value to our clients through representations to draft plans.

COMMUNITY AND POLITICAL ENGAGEMENTDPP offers expertise on strategies and programmes for community, stakeholder and political engagement. We champion proposals, informed by technical expertise, knowledge of the site and an understanding of the significance of engagement to the success of a project.

REGENERATION/MIXED USE

Carefully planned mixed use development and regeneration initiatives can transform run down urban areas into vibrant, sustainable abd successful communities.  DPP has an impressive track record of working alongside developers, agencies and public sector organisations to deliver far-reaching, high quality, effective and, on occasion, ground breaking regeneration of some of the UK’s most deprived urban areas.  Our services focus on establishing a vision for the area, setting aims and objectives for the initiatives, generating support from the local community, creating multi-disciplinary teams working across sectors to deliver change, and where necessary working with other professionals to promote land assembly initiatives.

RENEWABLE ENERGY

We have experience of private and public sector solar, wind and anaerobic digestion projects across the UK. Our expertise extends from appraisals to establish the potential for renewable energy, right through to project managing the delivery of a programme of renewable energy projects. We also work with technical partners to identify the energy generating potential of projects.

At the planning stage, we use our knowledge of renewable energy and our experience of developing strategies for complex and often controversial planning applications to guide developers through the process, maximising energy generating potential and securing planning consent.

RESIDENTIAL

We advise at all stages of a housing development from site identification and promotion through the SHLAA and Local Plan process to resolving complex planning issues and providing comprehensive documentation to support planning applications and appeals. Our projects can vary from single dwellings to large urban extensions.

We have seen how pressure to respond to demands for more housing and a lack of deliverable sites is leading to ever more challenging planning issues and our experience of working with individual as well as the UK’s regional and national housebuilders means we can manage the whole process of residential planning, including environmental impact, sustainability and heritage issues.
