in your newly extended space is another hugely
important consideration when planning your extension.
Well designed, natural ventilation replaces stuffy,
stale air with fresh air from the outside, which makes

9 Be inspired!
Case study: Kentish Town
“ We’re constantly struck by the sense of space.”
With the arrival of their three children, the Voadens’
home in North West London felt a little cramped.
It was a difficult decision – move to a bigger house,
or renovate their much loved family home.
With the help of Martins Camisuli Architects, Tania and
Mike Voadens decided to create a larger, brighter, open
plan kitchen/living room at the back of their property.

10 The earlier you plan for more light, the better
We can’t stress enough how important it is to bring in a good
professional as early as possible. Not only will they steer your
project from start to finish, and work within your budget to
help you get the extension you want, but they’ll also come up
with ideas that you might not have considered.
Here’s a quick checklist of things to consider before you start.
Work out your budgetSounds obvious but it’s vital to look at all aspects of your
project and work out how much you have to spend. You should
allow a 15% contingency to cover any surprises.
Find professional helpAsk friends and family for a recommendation of an architect
or builder – you should then check to see whether or not
they’ve got past experience with home extension projects.

Planning permissionEnsure you understand the relevant planning rules
that apply to your area.

Building regulationsYou might need to submit drawings to your local Building Control
Department to ensure your extension meets building regulations
and that it’s safe and legal. If you’re making any major structural
changes to your property, like knocking down a wall, then you may
also need to undertake a structural survey.
Set a time frameThis will help you manage your expectations and, more importantly,
your budget. It’ll also help the professionals you’re dealing with.
