Pool Attendants Back at ML Pools this Summer!

This coming summer, we will again have Pool Attendants on duty at both pool areas. (For the past two summers, our pool and pavilion areas have not had Pool Attendants.) Although they will not be there every hour that the pools are open, they will be on hand during the busiest times of the day. In addition to their regular duties of chemical testing the water, general clean up of pool and pavilion areas, restocking restrooms and other tasks, they will also oversee a resident sign-in at the pool. You MUST still have your pool access card to enter the pool, but once inside we will have residents do a quick sign-in consisting of date, name and address. We hope this process will help improve our policy of only residents and their guests using our pool areas. We also hope that the sign-in, as well as the pool attendants’ presence, will cut down on the amount of vandalism we experienced last summer at both recreation areas. Please remember that our Pool Attendants are NOT lifeguards and they do not monitor people in the pool. Attendants will begin working on Memorial Day Weekend.

With the new street parking enforcement, we are seeing some residents park their cars near neighbors’ houses trying to avoid penalties. If you receive a courtesy notice of a car being parked at your address that is not your vehicle, please contact Diamond Management immediately with that information. We can then run the vehicle license plate to find the correct owner. We thank everyone for their help in keeping our streets free of parked cars.

We had a neighbor move out recently and they left quite a bit of trash on the curbside, which is very unsightly. The home has a for sale sign. What is the process to have this addressed?

Dear Will,

We have such a beautiful neighborhood that I hate to see this type of mess being left behind when I walk through the neighborhood. If this occurs, you should feel comfortable immediately contacting our Property Manager, Ken Piland, at [email protected] or by phone at 210-561-0606. Diamond Property Management will immediately contact the owner and/or realtor notifying them of the violation and require that the trash be cleaned up immediately by the homeowner. If no action is taken, a force clean will be issued and the homeowner will be billed for the fees associated with the cleaning. I love our neighborhood and hope that everyone that lives here loves it too.

Welcome to Mountain Lodge! You will love living in this very family friendly community. I have raised 4 fawns of my own here. Neighbors are welcoming to humans, dogs, cats, and deer. The Social Committee is very active and plans events for children such as the Easter Egg Hunt, National Family Night Out, and a Halloween Party. In addition, adult events are planned such as Ladies Night Out and Men’s Poker Night. By My Observations…One of the myriad challenges of raising kids is maintaining one’s parental demeanor when faced with a situation where all you want to do is laugh. One occasion when this happened was when we caught my older pouring out his milk in the bathroom sink. He would eat his breakfast and then take his milk to the bathroom, all the while thinking we were none the wiser. His reaction, upon being caught, was to transform into a Shakespearian thespian and to enact sheer and utter agony, was nothing short of comic genius. And yet, we had to maintain composure. The other day, we received an email from my younger son’s teacher asking why we hadn’t signed and return a disciplinary note which had been stapled to his agenda. The short answer was because we hadn’t seen it. The long answer involved asking my son where the note was. The follow up question of why he hadn’t shown it to us was implied. Preliminary research revealed that the page in his agenda had a small tear where a sheet of paper had been stapled and then torn out. So, we sat him down at the table and asked where the note was. He feigned complete ignorance. We showed him the page in the agenda with the incriminating tear. He nonchalantly suggested that staples sometimes fall out. Incredulous, we asked him to repeat what he said. Again, he insisted that sometimes staples fall out and that is obviously what happened to the note. Before continuing the questioning, I had to step away to stifle laughter. I mean, he’s good! So, we told him we didn’t believe that was what happened. Without hesitation, he told us that someone tore the note out of his agenda. Someone? Who? He didn’t know who, but clearly someone took the agenda out of his desk, tore out the note, and put the agenda back. He explained this with a straight face in a matter-of-fact manner. This time my wife had to leave the room to collect herself. When she returned, I told him that he’s still not telling us the truth. Also, I told him that if he tells us the truth, he’s in trouble for doing what he did to get the note in the first place, and for tearing it out. If he persists with the untruth, he’s in trouble for the aforementioned discrepancies, plus more trouble for the lying. He thought about it and then told us he might have accidentally torn out the note and then accidentally thrown it away. We sent him to his room, and when the door closed, we lost it. I almost wanted to commute his sentence due to his very creativity and spot-on delivery. I guess that would be sending the wrong message. When I called my dad and told him, he immediately reminded me of a time when I had done the same thing. I am reminded, once again, about the apple and the tree from which it fell.

Reminder – Submit ACC Requests Before

Starting Springtime Home Improvements!

Springtime is the perfect time to start thinking about improvements to our homes. But please remember, any improvements or additions to the outside of your home or yard must be approved by our neighborhood Architectural Control Committee (ACC). The ACC is a volunteer group made up of homeowners, who are responsible for reviewing all requests and making sure the work to be done complies with our covenants. The importance of applying for a request is to insure consistency throughout our community so that all of our home values continue to increase. The ACC works diligently to review all requests in a timely manner. Normal turnaround time is 2 weeks.

To submit your plans for review, please visit MountainLodgeHOA.com to download the ACC form. It can be found under the Residents Tab, then Online Forms tab.

New HOA Dues Collection and Payment Plan Policy

The Board of Directors has adopted a new dues collection and payment plan policy to encourage all homeowners to pay their dues in a timely manner. Mountain Lodge Manta Rays Swim Team Season To Begin!

Our Swim Team will begin practicing in May at the Seven Winds Pool. The pool and pavilion will be closed to residents during swim team practices and events. The Seven Winds pool will also be closed on Saturday, June 16th and Saturday, June 23rd until 3:00 pm for home swim meets. You can check the community calendar on our website at MountainLodgeHOA.com for all Swim Team events. Please remember the Misty Peak pool and pavilion will be open during regular pool hours for your use!

Pool Hours and RulesWith both pools open for the summer, just a few reminders on pool operations. Both pools are open seven days a week. Pool hours are:

Sunday – Thursday: 5:00 am – 9:00 pm

Friday – Saturday: 5:00 am – 10:00 pm

Please remember that all children under 12 must be accompanied by an adult at all times. And even though we will have Pool Attendants this summer, they are NOT lifeguards and they do not monitor people in the pool.

Safety Rules:• No running allowed in pool or pavilion areas• No unnecessary roughness (i.e., horseplay, excessive

splashing) • No abusive or foul language• All glass containers and objects are prohibited within

the fenced pool area• No one will be allowed in the water during an electrical

storm• Large floats, rafts, etc. are not permitted• No alcoholic beverages allowed in pool• No diving• Pool furniture must be treated with respect and used for

their designed purpose only• No electrical devices (other than battery operated) are

allowed in the pool area• The volume of musical devices must be kept at a

reasonable level• The pool and pavilion gates must be closed and latched

after entering or leaving the pool area

Health Rules:• Any person having colds, fever, skin disease or an

infectious or communicable disease is excluded from the pool

• No smoking in the fenced area• Unsanitary habits will not be tolerated• Proper swim attire is required. No cut off denim jeans

(or similar) is permitted

• Pets will not be permitted in the pool or pavilion area• No food, beverages, chewing gum or smoking while in

the water• All infants must wear appropriate swimsuits and swim

diapers. • As a courtesy to all, everyone is asked to leave the pool

area in an orderly condition and each of us is responsible for our own cleanup.

• Please deposit all trash in the round barrels that have bag liners. Do not put loose trash in the large blue Republic receptacles as they cannot be kept clean and odor free.

• Do use the large Republic light blue receptacles for recycling ONLY.

An official association representative or staff member shall at all times have the right to ask any homeowners or visitors to leave the pool if in his/her opinion it becomes unsafe for swimming or if these rules are not being followed. Pool privileges may be forfeited on authority of staff member, Management Company or Board Member.

If we all follow the rules, our pool and recreation areas will be a great place to visit for everyone!

Mountain Lodge Board of Directors2018 Meeting Schedule

The Board of Directors will meet in the community meeting room of HEB at 23635 Wilderness Oaks the 3rd Monday of every month. Meetings will begin promptly at 6:00 p.m. and end at the conclusion of agenda. The Board Meetings are business meetings of the Association, a time when the Board of Directors and Management discuss and decide upon important issues affecting the community as a whole. Each month, your volunteer Board of Directors has approximately two (2) hours in which to conduct the business of the Association. Below is an outline of the meeting agenda that is followed each meeting:

While owners are welcome to observe the open (or non-executive session) part of the Board Meetings, any owner wishing to address the Board can only do so by submitting their name, address, and concern in writing to Diamond Management a minimum of 48 hours prior to a Board meeting. To maximize the Board's meeting time with regard to handling Association business, Diamond Management will handle those concerns or issues that fall within the scope of their contractual responsibility as managing agent for our Association. Owners will be notified in advance if they will be added to the agenda. At the meeting, those owners on the agenda will be allotted 5 minutes to address the Board at the beginning of the meeting.

Spring Brush/Pick Up Begins on May 7th!

Mountain Lodge’s Spring Brush/Bulk Pick Up will run from Monday, May 7th – Friday, May 11th. Please have your items out before 7:00 am on Monday, May 7th, to ensure your items are picked up. For convenience, this is scheduled the week directly following our neighborhood garage sale. For details on Brush/Bulk Pick Up Guidelines, visit our website at MountainLodgeHOA.com and click on the resident calendar. The guidelines are attached to the May 7th calendar entry.

Calling Mountain Lodge Teens!

Do you have a teenager who would like to earn extra money by baby-sitting, pet-sitting, house-

sitting or doing yard work for their neighbors this summer? The Teen Helper’s List is available to

Mountain Lodge residents via email request. The HOA maintains the list and distributes names as requested. However, all issues of responsibilities and fair pay are between the parties involved. If you would like to receive a form to register your teen or would like to request a list of workers, please email [email protected]
