Allow Me to Introduce Myself Dayna Murray I bring over 30 years of real estate involvement to my clients: Seven personal relocations, 9 years in the design business as a drapery workroom owner, and now I’m in my 12th year as a residential real estate agent. Through my personal and real estate business experience I’ve handled every aspect of buying and selling a home. I put my extensive knowledge and expertise to work for every client.

My team and I pride ourselves on making every buyer or seller feel expertly cared for by delivering superb customer service. I know how to make selling a home a seamless transaction. Brett Goda- Licensed Realtor I am thrilled to be a part of The Dayna Murray Home Team specializing in working with buyers. I was originally licensed from 2006-2010 where I worked primarily with buyers, taking them through the process of buying great homes. I also come to the team with 6 years of management experience in non-profits and 4 years of management in restaurants. I grew up in western Michigan and moved to Minnesota after meeting my wife Wendy here while visiting in 2005. We have 3 wonderful children and live in Chaska. The Behind the Scenes Team

Kelly Zwilling- Director of Operations I am a licensed REALTOR® bringing the team 13 years’ experience in real estate and a degree in hospitality. It brings me great joy to provide the highest level of customer service to all of our clients. This experience comes from being licensed in three states and a continued passion for the real estate business where ever I go. I moved to Minnesota from the East Coast and also spent some time in Arizona where I met my husband, Chris. We currently live in Watertown with our son, Kody We all stay active as a family in our church, community sports and the Watertown- Mayer School District. At the office I manage and oversee all office operations. I am constantly researching the market to find the latest technologies and business strategies to exceed our clients’ expectations and find every way possible to get our listings sold efficiently. As soon as we submit or receive an offer, I get to work specifically on each transaction. I devote my time to the hundreds of details that are critically important in the home selling and buying process. From the beginning of the sale to the closing table, I excel in my attention to every detail. My expertise in getting the job done right for our clients makes me an invaluable asset to the team.

Kendall Clark- Marketing & Listing Coordinator I grew up in Minnetonka and graduated from Minnetonka High School. After high school, I then moved to Waco, Texas where I attended Baylor University. I graduated in August of 2015 with a degree in Medical Humanities. I am now moved back home in Minnesota and I am currently living in Excelsior. I attend Bethlehem Baptist Church in Minneapolis with my family every Sunday and I participate in community volunteer work. At the office I implement the latest techniques in marketing, including social media and internet presence for the team, as well as managing the marketing for our listings. From the time when a house is listed to the time that it closes, I am actively managing the details of the listings, communicating with the sellers, as well as maintaining the listing presence online and through social media. I create and implement all advertising tools and devote my time to the marketing and listing coordination necessary.

Embrace our primary communications systems by effectively using our telephone/cell phone, fax machine, internet, and e-mail communications tools.

Here's a quick refresher on some of the real estate specific terms you'll want to review. Real Estate Brokers and Real Estate Agents Buyer representations agreements are made between Real Estate Brokers and Buyers. A Real Estate Agent or Sales Person works for the licensed real estate broker. In most cases the commission for the purchase of your new home will be paid by the seller to their real estate broker. The seller’s (listing) real estate broker will then pay a split of that commission to us, the buyer’s real estate agent.

The Fair Housing Act The Fair Housing Act, originally passed in 1968 and amended in 1988 is a federal law in the United States that prohibits discrimination in housing. Seven "classes" are protected under the Fair Housing Act. They are:

How to Prepare for a “House Hunt”

1. Scout the neighborhood Drive by different times of the day for good picture of what traffic, noise

Making an Offer When you've found a home that you're interested in, it's time to make an offer. Don’t be surprised if this happens the first time we go out on a house hunt. As your buyer agent, we will draw up a contract with your offering price and necessary contingencies into a formal contract with many addendums. In addition to a purchase agreement, you will be asked to provide earnest money.

Earnest Money typically equals between 1% to 3% of the property purchase price. The amount will be credited towards the purchase price of the house at closing.

After you've made your offer, the Seller will be able to: 1. Accept your offer 2. Reject your offer 3. Execute a counter offer

A seller in many cases will not accept your initial offer outright. Typical counter offers include modifications to:

When you purchase a resale home, you can purchase warranties that will protect you. A home warranty program will give you peace of mind, knowing that the major covered components in your home will be repaired or replaced if necessary for the first year. New Construction Home Warranties- When you purchase a newly built home, the builder is required to provide a 1-2-10 Warranty. 1 year on the entire home, 2 years on systems and 10 years on major structural.

Next is the Inspection Period & Appraisal We will request a home inspection as part of your offer. The goals of a home inspection

An objective, independent and comprehensive analysis of the physical condition of your property and check for any safety issues that might otherwise be unknown.

A professional inspector will check on the structure, construction and mechanical systems of the house.

It is intended to report on major damage or serious problems that require repair. Not designed to criticize every minor problem or defect in the home

Inspector may recommend a more comprehensive inspection be performed by a professional from that specific area of concern.

Your inspector will not tell you whether he/she thinks the home is worth the money you are offering or if the home has passed or failed the inspection.

In addition to the overall inspection, you may wish to have separate tests conducted for moisture or the presence of radon gas.

The seller may be willing to negotiate necessary repairs or reduce the price for completion of repairs. The inspection may show that the home will take too much work and money and cancel the purchase agreement, in which case all earnest money will be returned to you.

Below is a list of inspectors with whom we have built relationships and trust through many transactions together. Typical inspection cost between $350-$500

Appraisal Once you have determined that all the inspection concerns have been resolved, your lender will order an appraisal. An appraisal is an estimate of the value of a property made by a qualified professional. Although the primary goal of the appraisal is to justify the lender's investment, it also protects you from overpaying.

Your purchase agreement will be contingent on whether the appraisal comes in at or above the purchase price you and the seller have agreed upon. If the appraisal falls short of the amount you wish to borrow you may be refused a mortgage or offered a smaller amount on the mortgage. We will discuss with you the next steps of re-negotiating or cancelling the purchase agreement at that time.

Final Stretch Title and Closing

This usually brings up a few questions. We have collected and answered some of these frequently asked questions with our preferred title company here for you.

What kind of problems can a title search reveal? A title search can reveal several types of defects in title, liens, unpaid taxes, easements, unsatisfied mortgages, judgments against the property owner and restrictions of use or transfer. encumbrances and restrictions.

What is title insurance? Title insurance is a policy of protection against loss if any of the problems listed above result in a claim against your ownership.

What are the different types of title policies? There are two types of title policies- a lender's policy and an owner's policy. The lender's policy protects the lender's interest in the property as security for the outstanding balance under the buyer's mortgage. The owner's policy protects the buyer's investment in the property up to the face amount of the policy. If there is a problem with your title search, we will be asking you if you purchased this owner’s title policy at the time you purchased your home.

What is a Closing Disclosure? This is a summary of the financial portion of the real estate transaction. The Closing Disclosure will list the purchase price, loan amount, closing costs for both buyer and seller and show all pro-rations and sums to be disbursed by the title company to all parties.

What is pro-ration of property taxes? This is the process of charging either the buyer or seller for their share of real estate taxes owed on the property for their respective time of ownership. Taxes are said to be "pro-rated" back or forward to the due date of the property taxes. What is pre-paid interest? This is interest due from the date of a loan closing to the first day of the following month. Most loans require payments to be due on the first day of the month. Each monthly payment reflects the principle and interest due on the loan for the previous month. A loan closing on the 20th day of the month will require interest adjustment through the 1st day of the following month. The first payment will then be due on the 1st day of the month following. Interest adjustment is considered a settlement charge and will be disclosed on the Closing Disclosure.

Final Walk-through & Closing This is the last chance before closing to make sure everything is in working condition. Take your time during a final walkthrough to ensure there are no surprises after the closing.

Once you close on the home, previous owners are not obligated to fix new damages that may have occurred. If we do identify problems, we will discuss available options and take action quickly. Closing A “closing” is the formal meeting or as we call it happy dance day.

Attendees may include all or the following- the Seller, the Seller’s agent, you the buyer, the buyer’s agent, a representative from the lending institution and a representative from each of the title companies.

If financing the property, your lender will require you to sign many documents, including a mortgage on the property as security to the lender for the loan. The mortgage gives the lender the right to sell the property if you fail to make the payments.

At closing, you will be required to pay all fees and closing costs in the form of “guaranteed funds” such as a Cashier’s Check or bank wire transfer. Your lender or the title company will notify you of the exact amount before closing.

Once this important last step is complete, take a deep breath, relax and smile: You are the proud owner of a new home!

Congratulations! It’s Time to Move You have closed on your new home and now you are ready to move! The next few pages contain tips and checklists so that your move is as organized and effortless as possible. Moving Checklist Two Months Before Moving

Sort through your belongings to reduce the number of things to move. Have a garage sale or donate items you no longer need. Decide whether to move yourself or hire professionals. Make reservations with

a moving company or truck rental company. Tip: Call three companies for estimates to compare.

Gather packing supplies: boxes, packing material, tape, felt markers, and scissors.

If you’re moving a long distance, make travel arrangements with the airline, hotel and rental car agency. If you’re driving to your new home, get maps and plan your travel route.

Save all moving receipts. Some moving expenses are tax deductible. Check the current tax code for requirements.

Place your legal, medical, financial, and insurance records in a safe and accessible place.

Purchase insurance coverage for valuables to be moved.

One Month Before Moving Start packing items that aren’t regularly used such as off-season clothes,

decorations and items in storage areas (garage, attic and closets). Make travel arrangements for your pets. If you’re driving, have your car tuned up. Get medical records from your doctors, dentist, optometrist and veterinarian. Send items (rugs, drapes, clothing, quilts, bedding) to the cleaners. Back up important computer files to CD or flash drive.

Two Weeks Before Moving Contact your utility companies and notify them of your move. Sign up for services at your new address. Contact your long distance phone company and notify them of your move. Call friends and family and recruit help for the moving day. Confirm your travel reservations. Arrange to close or transfer your bank account, if appropriate. Pick up items in

your safe deposit box.

Packing Tips to Make your Move a Little Easier Gather boxes in all sizes from friends, neighbors and stores. Collect cushioning material such as bubble wrap, Styrofoam pellets, furniture

pads, blankets, plastic bags, tissue paper, newspaper and small towels to use as padding inside boxes.

Create a “portable packing kit” with marking pens, a tape measure, packing tape, twine and scissors. Carry it with you as you pack up items around your home.

Reinforce the bottom of boxes with extra tape for added strength. Label each box with the name of the room in your home where it should be

placed. Number the boxes and keep a list of which boxes go in which room in your new

home. Label boxes containing fragile items with large red lettering. Place china in plastic bags and stack plates upright on their sides, not flat. Pack your TV, stereo and computer in their original boxes whenever possible. Keep boxes to 50 lbs or less. Place heavy items into their own smaller boxes and place lighter items together

into larger boxes. (Don’t pack all your books into one box!) Don’t move flammable, combustible, corrosive or explosive items such as paint,

gasoline and ammunition. Pack a bag of personal items you’ll need during the move (change of clothes,

toiletries, medicine, maps, food and drinks). Keep this bag in an easy-to-find place when you pack.

One Week Before Moving Pick up items from the cleaners, repair shops or friends. Pack a survival kit of clothes, medicines, special foods, etc. to carry you through

the day while you unpack. Finish packing all boxes except what you will need in the final week. Inform the post office of your upcoming move.

Send Change of Address Cards with Your New Address and Phone Number to: Friends and family. Banks, insurance companies, credit card companies and other financial

institutions. Magazines and newspapers. Doctors, lawyers, accountants, agents and other service providers. State and federal tax authorities and other government agencies as needed. Workplace, schools, Alma Maters and place or worship.

The Day Before Moving Set aside moving materials such as tape measure, box cutter and rope. Pad corners and stairways of house. Lay down old sheets in the entry and hallways to protect floor coverings. Remove hanging fixtures which are not included in the sale of your home. If you are moving yourself, pick up the rental truck and a dolly to move heavy

boxes. If you are driving, check oil, tire pressure and gas in your car. If you are flying, make sure you have tickets, charge cards, identification, etc.

Moving Day!!!

Carry with you… The keys to your new home. A map of your new town and directions to your home. The telephone number of the moving company. Cash or traveler’s checks. Documentation related to the sale of your home. Your insurance policies and agent’s phone number. Your current address book or personal planner. Prescription and non-prescription medicines. Enough clothing to get by if the movers are delayed. Any items of great personal value to you which are irreplaceable. Back-up copies of important computer files. Sheets, pillows, towels and toiletries for the first night in your new home. Cleaning supplies which you will need before boxes are unpacked.

Arrival Day Show movers where to place furniture and boxes. Check inventory to ensure that everything was delivered before signing delivery

papers. Note any damages on the inventory sheet. Unpack any valuable items, such as silver, art and jewelry upon arrival.

Helping Children Cope with the Move

Show the children the new home and their new room prior to moving. If this is not possible, pictures or videos will help them visualize where they are going.

Assure children that you won’t forget their friends.

Make a scrapbook of the old home and neighborhood.

Throw a good-bye party. At the party, have their friends sign a t-shirt.

Have your children write good-bye letters and enclose their new address. You

may wish to call the other children’s parents so that they will encourage return

letters.

When packing, give your children their own boxes and let them decorate them.

Start a scrapbook for your new home.

Visit your children’s new school, park, church, etc… Take a camera.

Help your children invite new friends over to your new home.

Let your children choose a new favorite restaurant. This will help them feel in

control of their new environment.

Encourage your children to send letters about their new home to their friends.

Involve your children in groups, sports, and activities like the ones they used to

participate in.

Remember, even if you only lived in a home for a few years, to a young child it is

nearly their entire lifetime

Electrical System To prevent power outages, limit the number of appliances plugged into one circuit.

Air Conditioning Check filters every month and have annual system maintenance service done one month before the air-conditioning season begins. Keep the condensing unit free of debris (outside).

Microwave Do not use pans or dishes that are metal or have metallic trim. Only use mild soap and/or baking soda to clean the interior. Abrasive cleaners or scouring powder can damage the lining.

Refrigerator Clean the interior shelves, shell and gasket every three months. Once a year, clean the coils on the back or underneath.

Range/Oven To avoid damaging the burners, do not use extra-large/heavy cooking pots and pans. If you have a self-cleaning oven, do not use any other method to clean it.

Dishwasher Mineral deposits on the heating elements can be cleaned with vinegar. Be sure dishes don’t block or damage the spray arm.

Garbage Disposal To clean the disposal, push a full tray of ice cubes through it while running cold water. Always remember to run water during use and for at least 2 minutes after you finish to prevent stoppages.

Washer/Dryer Clean the lint screen after each load of clothes has been dried and the unit is empty. Clear the exterior vent every six months to prevent a fire.

Trash Compactor Replace the deodorant supply regularly to prevent odors.
