South Florida Continues To Lead The Nation’s Recovery
Coastal Construction Group is pleased to present the first issue of “Currents”, our quarterly
newsletter, for 2014.
In this issue, our featured projects run the gamut from hospitality to retail to rental commu-
nities to condominiums to educational facilities.
On the cover is The Bond, a stunning luxury condominium being built by Coastal
Condominiums on Brickell Avenue, and our fourth project for The Rilea Group, and MDR Toledo.
In Broward County, we are building the Margaritaville Hollywood Beach Resort with our
joint venture partner, Tishman Construction of New York. We are very excited
about this new alliance as we share family values and many other similarities,
and look forward to a long and mutually beneficial relationship.
In the“SoFi”neighborhood of South Beach, Coastal Condominiums is build-
ing 321 Ocean Drive, a multi-family residential community which offers many
of the amenities found at the finest hotels, as well as a lushly landscaped oasis,

You will also read about our continuing presence at the Miami Design
District, where Coastal Construction is building the new retail space for renowned
designers Hermès, Tom Ford and Cartier for Miami Design District Associates,
another repeat client.
In northeast Miami, Coastal Condominiums is constructing Marina Palms
Yacht Club and Residences, a twenty-five story multi-family tower with decora-
tor-ready units and a full service marina.
In the Kendall area of Miami, near Dadeland Mall, Coastal Construction recent-
ly broke ground on Renaissance At Dadeland, a high-end rental community, our fourth project for
Wood Partners.
We have also featured two of the many projects Coastal Construction has built for Miami-
Dade County Public Schools: a dual campus for North Dade Middle School, and the complete
replacement of a Miami senior high school, in northwest Miami-Dade.
Lastly, we are pleased to highlight two of the most recent beneficiaries of Coastal Cares,
the philanthropic arm of Coastal.

Margaritaville Hollywood Beach Resort onsix acres of pristine beachfront property onthe City’s Broadwalk, for MargaritavilleHollywood Beach Resort, L.P.
Designed by Adache Group Architectsof Fort Lauderdale, the project involves thedemolition of an existing parking garage
and the construction of a new 18-story,943,000-square-foot structure containing aneight level parking garage. In addition to the349 resort hotel rooms, there will be 30,000square feet of meeting and convention space,themed pools and public amenities, includingJimmy Buffet’s Margaritaville Café, 5 o’clockSomewhere Bar and Changes in AttitudeLobby Bar. McBride Interiors and The RockwellGroup are providing the interior design.

At 11,670 square feet, this will be thesignature store for Hermès and will featureits famous Duc carriage with horse logobrand at the top of the building parapet.The Tom Ford store is almost 50,000square feet. Its unique façade of GFRCpanels were designed by the New Yorkdesign firm of Aranda/Lasch, and its spe-cialty lighting was provided by Speirs &Majors of London.
Cartier will be in an 18,500 square-foot space where it will showcase its worldrenowned watches, perfumes and acces-sories. All three buildings will have livingroof gardens as a component to achievingLEED Certification.

In North Miami Beach,Coastal Condominiumshas broken ground on the Marina PalmsYacht Club and Residences for developer
Marina Palms Residences North, LLC. The25-story north tower is comprised of 234decorator-ready units, pool, and fitness center. Phase II consists of the south tower,which is similar and, when complete, the
project will have a club room, bar, execu-tive business lounge and conferencespace, as well as a full service marina with112 boat slips.

To the south, Coastal Construction iserecting a high-end rental propertynext to Dadeland Mall in southwest
Miami-Dade for Wood Partners. This is ourfourth project with this client, one of theleading multi-family developers in the nation.
Designed by EDI International of Houston,Renaissance At Dadeland will be a 12-storystructure with 432 units wrapped around afive-story parking garage. There will be a fitness center with saunas and the outdoorpool will be located on the 6th level.

Coastal Construction continues to pro-vide educational facilities for K-12 students of south Florida. Constructed
for Miami-Dade County Public Schools, thenation’s top school district, CoastalConstruction recently completed North DadeMiddle /North Dade Center for ModernLanguages Elementary School, a 98,300square-foot dual campus designed byWolfberg Alvarez & Partners of Miami.
Also recently completed for Miami-DadeCounty Public Schools is the last phase in thetotal replacement of Miami Central Senior HighSchool, located in northwest Miami. To meetthe scheduled completion date, Coastal fast-tracked the project by working double shiftsfor three months. This total replacementschool was designed by Rodriguez andQuiroga Architects of Coral Gables.
Congratulations also to Alberto Carvalhoon being named the nation’s top SchoolSuperintendent.
