Showing Your Home

When an FCT Realtor wants to show your home:• The FCT Realtor will call you to schedule the time.• The FCT STAFF will then log the showing and notify me of it.

When a Realtor from another company wants to show your home:• FCT Staff will call you to schedule the time.• FCT Staff will then log the showing and notify me of it.

Access to your home:It is recommended that we put your home on a lockbox. This is the most convenient and provides access to data. Through the lockbox system we can access a national computer wirelessly and via internet to see who accessed your home at any time.

You may choose one of the following showing instructions:• Appointment Only – an appointment must be confirmed by you. • Call First on Lockbox – we call one or a series of numbers, leave a message, no confirmation is required. • Vacant on Lockbox – no appointment necessary, log and go.

Preparation for a Showing

• Open all draperies and window shades during daylight hours.

• Turn on all lights and replace bulbs with high wattage bulbs where needed.

• Open windows one half hour before showing to circulate fresh air.

• Open all doors between rooms to give an inviting feeling.

• Place fresh flowers on kitchen table and/or living room.

• If possible, bake cookies or bread to add an inviting aroma.

• The kitchen and bathroom should sparkle.

• Pets should be confined or restricted from view. Eliminate pet odors. Not everyone may share your love of animals.

• All jewelry and small valuables should be stored in a safety deposit box or in a locked closet.

• Beds should be made and clothes picked up. Bathroom should be clean, with towels folded and toilet lid down.

• When you leave the house, please leave it as if you know it is going to be shown. You never know when the right person is going to look at it.

How to Prepare for a Showing in Ten Minutes or Less!

• Put dishes in the dishwasher (or quickly wash them.)

• Make the beds

• Wipe the counters.

• Empty the garbage.

• Hide dirty clothes in the washer.

• Take a deep breath.

• Run a quick vacuum.

• Put toilet seats down.

• Turn on the lights.

• Leave the house before the showing.

• Smile! You did it!

Interpreting Feedback

When the agent says:The buyer thought the house was too small.

They liked the house but bought another one.

They liked the home but bought a new one.

They didn’t like the carpet.

They thought the yard was too small, the street was too busy…

They didn’t like the floor plan.

The agent means:The buyer found larger homes for the same price.

They found other houses that were better values.

Buyers will pay 10-15% more for a new house.

The seller should replace it because of age or color.

They found other homes with larger yards, quieter streets…

They didn’t like the floor plan.

Preparing for a Home InspectionIn order to achieve the best showing condition possible and to avoid inspection issues once a purchase agreement is in place, it is recommended to have a professional home inspection done before we hit the market. In order to better prepare for that inspection, here are some helpful hints.

• Have the utilities turned on if the home is vacant.

• Clear attic access (if you have clothes in a closet where the attic access is located, it is a good idea to remove or cover them.)

• Clear crawl space access areas (if inside the home, leave a note as to its location.)

• Make sure that all pilot lights are lit (gas appliances and furnace, etc.)

• If a radon gas test is ordered, the home should be closed up 12 hours prior to inspection (normal entry and exit is okay.)

• All components listed with the home should be in operational condition at the time of inspection (humidifiers, electronic air filters, disposals, etc.)

• If you have a home alarm system, it should be made inoperable on the day of the inspection or information should be supplied to disarm the unit to the inspector.

• If you have pets that can’t go outside, special notes should be left (arrangements should be made for dogs that bite.)

• Some appraisers (VA or FHA) require an attic access area.

• Most appraisers require splash blocks or downspout extensions for all downspouts.

• Some pest control companies (termite inspectors) will require that all firewood stacked next to the home be moved away from the structure.

• Replace dirty furnace filters.

• Clean out gutters and downspouts.
