    The Banks Monthly Report: February 2016 In February, contractors for the Public Parties continued pile

    cap and column installation for the parking structure and

    one block of Race Street. Developer’s contractor completed

    the Radius apartment building construction and received a

    Temporary Certificate of Occupancy. Exterior of the GE building

    is nearly complete, and progress continued on the AC Hotel

    construction.

    PUBLIC PARTIES CONSTRUCTION

    Underground lateral storm and sewer lines are progressing ahead of the slab-on-grade (SOG) placement; less than a third of the SOG remain to be placed.

    Pile cap and column installation is nearly complete.

    Half of the supported decks at the 500' level are now in place.

    The bridge deck that defines Race Street was completed in February.

    Installation of the above-ground storm and sanitary piping has begun.

    DEVELOPER

    Brasfield & Gorrie completed the Radius apartment building and received a Temporary Certificate of Occupancy in February.

    • Over the next 30 days, workers will focus on completing all punch list items and closing out the project.

    At the GE Building, the building exterior is a few weeks away from completion.

    • Curtain wall installation is wrapping up.

    • The terrace topping slab will be poured in early March.

    • Permanent power is now live in the building and will be tested.

    • Commissioning agent will be on site and active to document progress for LEED requirements.

    At the AC Hotel site, contractors poured concrete for the podium.

    • In March, installation of masonry and precast plank will begin.

    ECONOMIC INCLUSION

    Phase IIIA economic inclusion through January 31, 2016:

    • Small Business Enterprise (SBE) participation is 23.9% (overall goal 30%). BP1 TC-01 is 30.4% participation, with a total of $1,157,065 paid to SBE contractors. BP1 TC-02 is 30.2% with a total of $116,511 paid to SBE contractors. BP2 TC-03 is 15.5%, with a total of $595,183 paid to SBE contractors. BP2 TC-04 is 32.0% participation, with a total of $206,828 paid to SBE contractors.

    • SBE participation for professional services is 7.1% (vs. 10% overall goal) through February 29, 2016.

    • Minority workforce participation is 13.12% which includes minority female hours. Total female participation is .17%. Combined minority and women workforce participation is 13.12% as reported by hours for July 1, 2015 through January 31, 2016 Phase IIIA.

    • Workers living within the 26-county Consolidated Metropolitan Statistical Area represented 96.7% of the construction workforce. There are no local residency participation goals for the Project.

    SAFETY

    Since the Project’s inception in 2008 through February 29, 2016, The Banks Public Parties construction crews recorded 552,500 work-hours without a lost-time incident.

    Developer’s Phase IIA construction crews worked a total of 767,052.25 hours without a lost-time incident from April 28, 2015 through February 29, 2016.

    Public Parties’ Phase IIIA construction crews recorded a total of 54,354 work-hours without a lost-time incident July 1, 2015-February 29, 2016.

    AC Hotel developer’s contractors logged 2,524 hours January 1-February 29, 2016 without a lost-time incident.

    BUDGET

    The Public Parties project work remained within budget for February.

    Phase IIIA budget expended totaled 37.85% through February 29, 2016.

    SCHEDULE

    All Public Parties construction work remained on schedule through February.

    PARKS

    Cincinnati Parks re-opened Carol Ann’s Carousel upon completing scheduled maintenance. Winter hours of 11 a.m. to 4 p.m. Thursday/Friday/Saturday/Sunday will continue until Opening Day, April 4.

    The goVibrantscape at Smale Park offers many ways to ‘keep moving’.

    Segway tours featured a ‘roll’ through Smale Riverfront Park.

    COMMUNICATIONS

    For February, media coverage included a total of 25 print and broadcast/digital stories or mentions featuring infrastructure/public partnership.

    A total of four print and 43 broadcast/digital stories or mentions appeared regarding development.

    Social media activity for the month included 32 posts to Twitter @IBackTheBanks. Retweets, mentions and favorites totaled 152 with 17 new followers.

    WHAT’S NEXT

    Public Parties construction partners will continue work on Bid Packages #2, #3 and #4, with a targeted September completion date for Phase IIIA.

    The Developer will be focused on leasing the Radius apartments and recruiting for retail street level space.

    The Developer will continue progress on interior finishes and tenant improvements to the GE Global Operations building.

    Work on the 172-room AC Hotel development at Freedom Way and Joe Nuxhall/Main Street will proceed, focusing on masonry and precast plank installation.

    Smale Riverfront Park will continue planning and resource development for future phases, while continuing maintenance and marketing of built-out riverfront features and amenities.
