BSROA BOD MEETING

March 9th, 2019

Town Hall:

No Homeowners spoke at this meeting. Taylor Nugent of Cedar Management was present. Taylor will be working with Badin Shores to address and take corrective

action against all issues. Taylor answered a few questions from homeowners. Announcement : Bob Allgood was appointed new Board Member to fill the unexpired term. BOD Meeting: Call meeting to order- President Nancy Absher

An error was noted on the Bulebird rental. No rent since July 2018. Research is being done with Cedar Management to

Maintenance Report Jimmy Wells:

Swimming pool maintained. Extensive Boardwalk repairs made.

3 TTHM/HAA5 test were taken and all came back good.

Repaired Kubota ZD18

Benches at the pool were painted.

Lights at the boardwalk were repaired.

T.V. box for the Guardhouse was built.

Clubhouse, Post Office, Pool baths, Laundry, Gym and Coast Guard Aux baths cleaned every Friday.

Boat painted, crane installed, engine repaired.

Backwash pipe at the Pool was replaced.

Boat ramp cleaned.

All machinery and equipment was greased.

Built and installed a new bed for the Maintenance golf cart.

Water samples taken throughout the park for Bac-T test.

Air filters replaced at the Office, Clubhouse, Gym and Marina.

Water leaks repaired on Marina, Hilltop, Bluebird, and Gregory.

Installed new bed, logo and seats on the BSR golf cart.

Installed new control board garage door at the Maintenance building.

Original BSR wooden logo repaired and placed in the Office.

Power steering repaired in the Security vehicle.

Lines painted in the Security parking lot and new signs were installed.

Sewer repair on Eagle Drive.

New box blade purchased, put into service.

Gate rebuilt at the Pool.

Pool repair - tiles, ladder, inserts, crack filling, and baby pool resurfaced.

Pool bathroom fans wired to GFCI plugs.

2nd set of steps rebuilt at overlook.

New cameras installed at the Maintenance building.

Flushed all hydrants and blow off valves.

Kubota tractor front end repaired and hydraulic oil replaced.

Started to burn at the burn pile

Dump trailer greased and new battery installed.

New concrete saw purchased.

New 4x4 box built around Guardhouse sign.

Motion: to hire a part time Office Assistant to help during the Office Manager’s medical leave,

Things to Mention:

Pool repair complete– 4 step ladders installed, tiles replaced, crack filling, baby pool resurfaced under $5,000.00

Mailbox rental is $30.00 a year. Invoiced in April. Make payment to Cedar Management. Key deposit is $25.00 for all new rentals.

Volunteers and Committees - Big Thank You! Committee meeting info is on the website.

Clean Sweep- March 30th, 2019. 8 am - 3 pm Heron Bay and Uwharrie Point will partner with Cube Hydro in an effort to clean up this end of Badin Lake. Volunteers are needed!

Motion: Pipe locator tool not to exceed $2,900.00.

Motion: Purchase new pool lounges with 3 year warranty not to exceed $3,300.00 from Pool Furniture Supply.

Jimmy to research disposal, repair or recycling of stored chairs.

Motion: Replace G Dock with Floating Dock not to exceed $58,500.00 contingent on demo Jarman Construction.

Old Business

Bluebird rental is not beneficial for BSR to take possession at this time. Our Attorney advise us to let the state close on it for IRS liens.

Clubhouse renovations still need be done at some time.

Committees

Events- Murder Mystery was a lot of fun. Chili Cook Off March 16th and jammin’ with Jimmy. Bring your instruments and

enjoy. Sip & Paint March 23rd. $30 cost for supplies payable at the door. Bring your on beverage. Annual Easter

Egg Hunt April 13th. Egg stuffing April 12th. Volunteers and candy donations needed. More info to follow. See

website and Badin Shores Events on Facebook.

Chapel - The Cook Family was wonderful and well attended. Service is on Sunday. All are welcome.

Water/Sewer - Phase 4 Loop complete, has been flushed and will be turned on Monday. Should enhance overall flow and

quality of the system. Project finished $7,000.00 under budget! Last water test was really good. Next

project will be the main water lines coming in going past Clubhouse to intersection to Hickory. Fairly small

project but good for the learning experience with utilities.

Security – Concerns and complaints from homeowners were relayed to the Security Company.

Dance Club – Dance Tonight (3-9-19). Social 6 pm. Dinner 7 pm. UBU Band 8 pm. $20.00 per person to join.

Elections – Today! Thank you to the team for their efforts.

Boardwalk— Boat is in operation with new decking and a small crane to assist in repairing our boardwalk. Day dock repair

upcoming.

Appeals— 0 Appeals. Info meeting only.

Restaurant – Super Bowl party was a huge success. Open for March Madness games.

Playground - No Report. Pool : Repair complete. Ramp at the entrance gate repaired. Pool bands purchased. Will advise on pool band schedule. Open earlier and close later this year (October). Request to purchase better quality lounge chairs. Beach: Wheelchair Accessibility sign for Pavilion. Would like more shade. Note new Emergency Entrance to beach. New vinyl on Coast Guard Station. Building Guidelines: Will meet again in April to bring new suggestions to the BOD. Boat Slip: No Report. Finance: No Report. Long Range Planning Committee: Still working. Another meeting scheduled in April.

Dogs must be on a leash when not on your property. Please pick up after your pets.

Mailbox fees are charged in April. Make Payment to Cedar Management as the

$30.00 charge is added to your homeowner account.

All fines for tickets are $100.00. If you receive a ticket, you have the right to appeal.

Check the bottom of your ticket for your appeals date. Appeals are always held on

the Friday before the BOD Meeting.
