An unconventional look atbuilding restoration

Why is restoration important?

Restoration is a legacy we leave to the next generation

Architecture embodies our heritage. Our buildingsare a reflection of our values. As you tour the great cities of the world, you can read the story of these cities in their skylines... a rich story worth preserving. Through restoration, we preserve our link to the past.

Restoration is about vitality and renewal

Restoration preserves our history, our culture andour progress. If we allow our buildings to fall tocorrosion, deterioration and disrepair, we erode the fabric of our neighborhoods and communities.

Building restoration has the power to transform. It can heal and revive, strengthening the socialstructure of our communities.

Restoration is responsible and sustainable stewardship of our resources

The urgency for sustainability and preservation of our natural resources grows daily. What can be more sustainable than restoring an existingbuilding? When a building is restored we keepwaste out of landfills and make responsible use of existing resources. By restoring rather thandemolishing, we leave the built environment better than we found it, using our resources wisely for today’s needs while being mindful of the needs of future generations.

Restoration utilizes existing infrastructure. It preserves the equity invested in buildings such as embodied energy, labor, money and emotion. It presents us with the opportunity to make animportant and significant impact on the built world that enhances the quality of life.

Restoration:What does it really mean?

Building restoration can be defined as the act of preserving assets, returningthem to their former position or animproved condition.

Restoration is about craftsmanship

It requires thoughtful planning, skill, knowledge and ability. But it also takespassion and appreciation for the legacywe leave for the future; a perspective that includes the important relationshipbetween buildings, their inhabitants and the environment.

Sustainability

begins with

restoring our own

communities.

The EPA has noted that building construction debris constitutes around a third of all waste generated in the U.S., and has projected that more than 27% ofexisting buildings will be replacedbetween 2000 and 2030.

(“Historic and Green”, Traditional Building,Donovan Rypkema)

It’s time to find a better way... one that avoids demolishing

repairable structures, filling landfills with construction debris,

and destroying the character of our cities.

Page 5: The Art And Science Of Restoration

The search for better solutions begins with asking the rightquestions.

Knowledge is the key to long term solutionsMaterial science is rapidly evolving, with constanttechnological advancements as well as changes to meet new regulations and performancerequirements. Knowledge is essential in order tomake informed decisions and formulate the most effective restoration strategies. To be successful, you need a knowledgeable team.

BASF restoration specialists join with design professionals and contractors to solve problems bybringing knowledge, experience and insight to thetask. They are able to understand the relationshipbetween various chemistries, how they relate toone another and how they function together in the building envelope. A partnership of knowledgecan be a powerfully effective tool.

From 1957 to 1962, two hundred buildings over 17 squareblocks in Minneapolis’ Gatewaydistrict were demolished. Thisamounted to 40% of the city’shistoric central business district.

(Lost Twin Cities, Larry Millet)

The challenges of restoration

Restoration is vital to the future of our cities, butthe industry faces many challenges. Restorationefforts are often “too little too late.” Problems areignored or repairs are minimal – treating thesymptoms rather than the cause. Job sitevariations, non-standard design and fast trackconstruction schedules can compromise longlasting repairs.

Many repairs do not last because of lack of knowledge about the root causes of the problems, material chemistry and interaction, misdiagnosis orinexperience. The complexity and volume ofinformation can be daunting – design professionalsand contractors cannot know it all.

The better solution: A holistic approachand a comprehensive strategy

It’s a simple premise: look at the entire picture, past, present and future. For the building envelopeto function properly and be sustainable, it is criticalthat all conditions are examined and all questionsanswered. Every project requires a unique set ofsolutions. Successful repair combines knowledgeand experience with a comprehensive strategy thatdovetails with the right compatible products andthe most effective methods.

Protection and Repair materials are formulated toprovide sustainable repairs that restore long-termintegrity and strength to buildings and facades.

Waterproofing

Moisture penetration is one of the most critical challenges facing buildings today. Interior or exterior, above grade or below grade, unprotected buildingssuffer from water-induced damage. Deterioration and corrosion are caused by alkalis, salts, acids and mold. Sonneborn’s liquid-applied highperformance membranes offer long-lastingprotection against the most damaging conditions.

Wall Coatings

Keeping surfaces beautiful and walls dry requires protection more powerful than the elements. Thehigh-build coatings of Thoro® and Sonneborn®

include smooth, textured or elastomeric coatings that protect against moisture, carbonation or crackbridging. BASF’s high-build coatings combinewaterproofing with improved aesthetics to enhancethe value of buildings and provide long termprotection.

Water Repellents

Although brick, masonry and concrete surfaces provide character to a building, they require effectiveprotection from the damages of wind-driven rain,freeze-thaw cycles, and chloride ion intrusion.Hydrozo® patented silane water repellents maintainthe original appearance of the substrate and allowmoisture vapor to escape, while sealing and protectingthe concrete and masonry for years to come.

Corrosion Mitigation

Steel reinforced concrete is an integral part of building structures. Unfortunately corrosion oftencompromises the integrity of many structures. MBT®

Protection and Repair advanced corrosion controlsolutions are formulated to inhibit corrosion, extendingthe service life of buildings and enhancing safety. The compatibility of MBT® Protection and Repairconcrete repair and corrosion control materials provide assurance of long-lasting performance.

Balcony and Traffic Coatings

Balconies and parking garages represent some ofthe toughest challenges in protecting a building frommoisture related damage. Proper protection requiresan integrated system of materials. BASF’s widerange of chemistries (polyurethane, epoxy, methacrylates) can be customized to meet diverseapplication requirements from speed to durability toaesthetics.

Concrete Strengthening

The effects of corrosion, physical damage or achange of use can shorten the life of a building.BASF M-Brace® composite strengthening systemsare designed for strengthening beams, slabs, wallsand columns.
