July 4th is typically celebrated with backyard barbecues and fireworks displays. So let’s consider firework safety to be essential this holiday. Each year people are injured and killed from the misuse of fireworks. It is important to protect spectators, children, and pets. Some will celebrate at community firework shows, but others will be celebrating at private homes. Here are some safety tips from the Consumer Product Safety Commission and The National Council of Firework Safety. Please be safe!

Parents should read and follow all warning labels and never allow children to play with, or ignite, fireworks.

Use fireworks outdoors only. Obey local laws. If fireworks are not legal where you live, do not use them. Always have water handy. (A hose or bucket). Only use fireworks as intended. Don't try to alter them or combine them. Never relight a "dud" firework. Wait 20 minutes and then soak it in a bucket of water. Use common sense. Spectators should keep a safe distance from the shooter. Alcohol and fireworks do not mix. Have a "designated shooter." Never use homemade fireworks or illegal explosives: They can kill you!

Message from the Arbor Greene HOA

HOA Enforcement Policy Update

Summer greetings to all residents of Arbor Greene! The HOA wants to announce that we are going to simplify the process by which you will be receiving notices about issues with your property. Each month, citations will focus on the below list of activities. We are simplifying this part of the enforcement process so that the HOA board and Greenacre Property Management can spend more time and resources with properties that are most out of compliance. January: Holiday Decorations and Trash February: Cleaning Of Driveways and Sidewalks March: Roof Cleaning and Discolored homes April: Tree Trimming May: Mailboxes Cleaning and Painting June: Lawns and Yards July: Discolored Homes August: Lawns and Yards September: Cleaning of Driveways and Sidewalks October: Roof Cleaning November: Mailboxes Cleaning or Painting December: Yard upkeep In addition to these monthly focus areas, other items that will be looked for on every inspection will be items in view (trash cans, play sets, etc), items that have no DRB approval, and parking. We share this list so that residents can plan ahead to avoid citations. This program will start in July with discolored homes. We look forward working with all homeowners to keep our neighborhood beautiful! All planned changes to the exterior of your home must be submitted to the Design Review Board (DRB) via an Alteration Application. And, DRB ap-proval must be obtained before any work is begun. Tree Pruning

Under Chapter 13 of the City of Tampa Municipal Ordinances all trees 5 inches in diameter or 4 1/2 feet high are protected and require a permit for

removal. There are some exempt trees that do not require a permit. All Cypress trees and all mangroves are protected regardless of size. Permits are applied for at the Construction Services Center at (813) 274-3100.

If you suspect a neighbor is doing tree work without the required permits you should call the 24-hr. hot line at 813/258-8733. Removal of pruned plant material is picked up on Saturdays throughout Arbor Greene. Plant clippings are NEVER to be disposed of in conservation areas! Please be sure to neatly bundle your clippings and leave them curbside no earlier than Friday evening. Prior to that, pruned plant materials should be kept out of sight. After removal, be a courteous neighbor and clean up whatever leaves or debris is left curbside.

WHAT THE BANKS DON’T WANT YOU TO KNOW

Debt Reduction While Increasing Personal Wealth (Part-3a)

The previous installments of this series of articles highlighted the basic keys required to break the cycle of revolving debt. We outlined that changing our financial mindset is the first step in breaking this cycle and creating a budget allows us to regain control of our spending. Armed with a new financial mindset and control over our spending, we can then begin to significantly reduce our debt and launch our way to financial independence. But how can we even begin the process toward financial independence when we have a mortgage and a car loan that are structured to keep us in debt for several years to come? You’re about to discover how these loans are ironically the very tools you will use to propel yourself out of debt. Your current debt is, by far, the most unbelievably best investment you can make.

Before reading on, please note that if you have a critical financial situation, this article is not meant to address it. I would strongly urge you to avoid any hesitation and sit down immediately with a financial manager, your current lender, or a debt consolidator. If you’re not in a critical situation, consider reading further to discover one of the best hidden investments available to most Americans.

Every one of us that currently have any form of debt, have the most amazing investment opportunity and likely never realized it! Most people don’t know that their own debt can typically earn the unadvertised and initially unbelievable return of 200-800% on every dollar invested! This is not only legal, but has been right in front of us the whole time. So, why isn’t this investment better advertised? Read on.

Banks are businesses which operate largely on the interest earned from our debt. The interest we pay banks on home loans is typically 1 to 4 times the originally loaned amount. A mortgage of $250,000 could possibly earn a bank up to 1 million dollars in interest over the life of the loan…yes, 1 MILLION that we would never see again and actually had been in our hands over the life of the loan! So, why doesn’t our $250,000 mortgage contract read 1.25 MILLION dollars if that’s what we’re paying over the life of the loan? If our contract read 1.25 MILLION dollars, we might focus more on the interest and may learn how easy it is to avoid paying so much! This is not an insidious process, this is the banking business. However, we can limit how much we contribute to the banking business and reduce the possibility of getting ourselves into revolving debt.

Ok, enough of the lead in, how do we make this unbelievable investment? Simply by paying extra PRINCIPLE [a.k.a CAPITAL]…but NOT by making “extra loan payments”! Mortgage payments are usually broken down into the separate parts of Principle and Interest. However, many mortgage payments also include Mortgage Insurance and Escrow (for Property Taxes, etc.). For the purpose of the following examples and instruction, the mortgage payment will be assumed to only include Principle and Interest.

Many of us are familiar with the advice from finance advisors and lenders who tell us that by making at least one extra loan payment per year, we will shorten the life of our loan. Yes, this is true. However, what is rarely explained and usually not understood is that these are FULL payments. These FULL payments include both Principle and Interest, therefore ensuring that the bank still gets most of its Interest. The loan then only decreases in length by the exact number of extra FULL payments made. Most people find it quite difficult to accumulate the extra money required to make an extra FULL payment and quickly become disillusioned with any idea of paying off their mortgage or car loan early. What if you learned that you could significantly shorten the length of your loan and legally skip several payments at one time, by simply making considerably smaller payments to only the PRINCIPLE of the loan? You can, and it’s much simpler then you may have ever believed!

At the start of most home and some auto loans, over 80% of each FULL payment is Interest and usually less than 20% of that payment is Principle. This means that over 80% of our payments go directly to the bank as INCOME. This portion of the payment does NOT apply to the ownership [equity] in the loaned property. This is typical of an Amortized loan. Amortized loans are proportioned heavier with interest in usually the first 2/3rds of the loan. This is why it seems to take forever to see any real reduction in the Principle amount of the loan. The simple instruction you’ll receive in the 2nd half of this article, in next month’s Gazette, will change that!

Lastly, please be careful of who you take your financial advice from. Before accepting debt reduction or investment advice, ask your advisor if they are completely debt free! Many of us believe we own our home and auto, but in reality, the bank owns these assets if a loan still exists. If your finance advisor is not truly debt free and still has a mortgage or auto loan, you should be very cautious of taking debt reduction or elimination advice from them since these are the most lucrative of investments anyone can be making today. TBAY Swim Team at Arbor Greene

Arbor Greene has been home to The TBAY (Tampa Bay Aquatics) Swim Team for a number of years. TBAY has 58 AG resident children in the program, most in the 5-12 year old Developmental Group, who will compete in swim meets throughout the summer. Swimmers practice 5 to 6 days a week throughout the year and compete in various meets and events

throughout the state.

Under Head Coach Julia Lamb, the team has had many winning seasons and has prepared a number of it’s swimmers for the challenge of National and Collegiate competition.

Recently, Julia invited resident and Triathlete, Doug Kugley, to give an informative talk about Triathalons and the preparation needed to compete.

Come out and support our swimmers at their next TBAY swim meet on Tuesday, July 17th at 6pm. Perhaps we have a few future Olympians or Triathletes in our midst?

ARE WE INVITING CRIME INTO ARBOR GREENE?

Hello Arbor Greene (AG) Neighbors. Last month’s article provided definition and background to the Neighborhood Watch Association and it’s coordinators in our community. This month we want to highlight a few criminal trends that are gaining momentum in North Tampa and the efforts we need to make to prevent these trends from taking hold in Arbor Greene. Crime of Convenience and Bump-Key burglaries are on the rise; however, through the use of some basic security measures, we can deter these crimes and prevent the appearance of inviting crime into our community.

Many of us moved to Arbor Greene because of the added security that our gates provide. Unfortunately, our gates don’t stop all crime and we’re still subject to many of the crimes that the neighboring communities experience. Criminals are more frequently taking advantage of communities with residents who leave vehicles unlocked, garage doors open, windows and doors unlocked, lights off at night, and alarms not in use. Crime resulting from this level of complacency is known as crime of convenience since criminals are given easy access to valuable merchandise with little or no effort. When these criminals are successful, they tend to share the locations of their success with other criminals. Unfortunately, the lack of basic security practices is seen as an open invitation for criminals to operate in a community.

Another disturbing North Tampa criminal trend is known as Bump-Key burglary. Unbelievably, Bump-Keys are universal keys that are available for less than $50 from many local do-it-yourself stores. These keys require some practice to use effectively; however, criminals are learning the tricks and have been using them to burglarize homes throughout Tampa. The Bump-Key normally leaves no sign of forced entry but can take a few minutes to use. For this reason, criminals without expert skill are looking for homes with open garage doors, shrub covered doorways, no lights on at night, and signs of no alarms in use. These burglaries can usually be prevented or deterred by ensuring the use of upgraded or multiple deadbolts, trimming shrubs and trees to fully expose entranceways to neighbors and roadways, turning on lights over entrances at night, and setting the home alarm. An open garage during the day, or night, provides cover for any burglar that wants to enter what’s usually our homes’ least secure doorway. Using all of these basic security practices will significantly reduce the probability of burglary along with reducing the chance of Arbor Greene being viewed as the new lucrative and unsecure hot-spot for criminals to operate.

Coming This Fall - A New Tennis Program for Kids 10 and Under

The USTA 10 and Under Tennis Program takes a new approach to introducing young children to the game. Balls are lower in compression; they bounce lower and don't move as fast, making them easier to hit. This allows kids time to get to the ball and helps them develop optimal swing patterns. Racquets are sized for small hands, and the courts are smaller and easier to cover. All that equals more fun and less frustration; less standing in lines, more time playing.

Arbor Greene resident and tennis coach, Dennis Kirchoff, will introduce the 10 and under program to Arbor Greene in September. More information about the program will appear in the August and September newsletters. There will also be a link with complete program information on the Arbor Greene website.

Ladies AG 3.5 Team heads to Daytona

The Arbor Greene LOVAs, our Ladies 3.5 USTA team, is heading to Daytona for sectional playoffs July 20th-22nd! Capping a winning Spring season, the LOVAs proceeded to win both play-off rounds, first against HCC, the daytime division winners, followed by a hard fought victory over the Tampa Palms Wild 1’s, winners of the USTA Fall season. The LOVAs will be training with Coach Kathy Williams in preparation for even tougher competition in Daytona.

WATER CONSERVATION TIPS

Tips to conserve inside the home include:

Turn off the water when brushing teeth or shaving — save 4 gallons per minute. Only wash full loads of laundry — save 43 gallons per load. Fix leaks in toilets, faucets and showerheads — save 5 to 200 gallons per day. Install aerators on faucets — save up to 30 gallons per day.

For outside the home:

Use a broom instead of a hose to clean off driveways or sidewalks — save 9 gallons per minute. Put a shutoff nozzle on your garden hose — save 6.5 gallons per minute. Install a rain sensor for your sprinkler system — save up to 700 gallons per week. Only water your lawn when it needs it — save up to 2,100 gallons per every week that is skipped.
