Measure of US home prices rises most in six years

WASHINGTON — A measure of U.S. home prices jumped 5 percent in September compared with a year ago, the largest year-over-year increase since July 2006. The gain reported by Core-Logic offered more evidence of a sustainable housing recovery.

The real estate data provider also said Tuesday that prices de-clined 0.3 percent in September from August, the first drop after six straight increases. The monthly figures are not seasonally ad-justed. CoreLogic says the monthly decline reflects the end of the summer home-buying season and not a softening in the housing recovery.

Steady price increases should give the housing market more momentum when home sales pick up in the spring. Rising pric-es encourage more homeowners to sell their homes and entice would-be buyers to purchase homes before prices rise further.

Other measures have also shown healthy gains in home prices over the past year. The Standard & Poor’s/Case Shiller 20-city index rose 2 percent in August compared with a year ago, a faster pace than the previous month.

The price gains in the past year reported by CoreLogic were widespread. Prices have risen in all but seven states. And they declined in only 18 out of 100 large cities that are tracked by the index.

Some of the biggest increases were in states that suffered the worst from the housing bust. Home prices in Arizona jumped 18.7 percent in the past year, the most of any state. Home prices in Idaho rose 13.1 percent, the second largest. Nevada’s home values rose 11 percent.

Home prices jumped 22.1 percent in Phoenix, the metro area with the biggest gain. Prices in Houston rose 6.6 percent, the second-highest increase.

The states with the biggest drops were Rhode Island (3.5 per-cent) and Illinois (2.3 percent).

CoreLogic’s price index is based on repeat sales of the same homes and tracks their price changes over time.

Several reports last month showed that the housing market is improving, though from depressed levels.

Home builders started construction on new homes and apart-ments at the fastest pace in more than four years in September. They also requested the most building permits in four years, a sign that many are confident that home sales gains will continue.

New home sales jumped last month to the highest annual pace in the past two and a half years. Sales of previously occupied homes dipped in September but have risen steadily in the past year.

Sales of both new and previously occupied homes are still be-low levels that are consistent with a healthy housing market. That’s partly because the supply of available homes for sale re-mains low. And many prospective home buyers are struggling to qualify for a mortgage or scrape together the bigger down pay-ments that many banks are requiring.

Can true solitude be found in a wired world?Martha IrvineAP National Writer

CHICAGO — When was the last time you were alone, and unwired? Really, truly by yourself. Just you and your thoughts — no cellphone, no tablet, no laptop.

Many of us crave that kind of solitude, though in an in-creasingly wired world, it’s a rare commodity.

We check texts and emails, and update our online status, at any hour — when we’re lying in bed or sitting at stop lights or on trains. Sometimes, we even do so when we’re on the toilet.

We feel obligated, yes. But we’re also fascinated with this connectedness, constantly tinkering and checking in — an obsession that’s starting to get pushback from a small but growing legion of tech users who are feeling the need to unplug and get away.

“What might have felt like an obligation at first has be-come an addiction. It’s almost as if we don’t know how to be alone, or we are afraid of what we’ll find when we are alone with ourselves,” says Camille Preston, a tech and communication consultant based in Cambridge, Mass.

“It’s easier to keep doing, than it is to be in stillness.”One could argue that, in this economy, it’s wise to be

constantly wired — to stay on top of things, to please the boss. Preston knows people who get up in the middle of the night to see if their boss has sent them an email.

But she and others also see more hints of limit-setting

going on, this movement of solitude-seekers with roots in the technology industry, ironically enough.

“When I think about truly disconnecting, I look to my truly techy friends,” says Cathy Davidson, a Duke Univer-sity professor who co-directs the school’s PhD Lab in Digi-tal Knowledge.

Those friends, she says, take long, unwired vacations and set “away messages” telling people to write back after they return. “And they stick to it,” Davidson says, wishing she could do the same.

“They’ve come up with a socially acceptable convention for their own absence from the world of technology and everybody recognizes it.”

One organization called Reboot has started the Sabbath Manifesto, a call to unplug one day a week to find solitude — or to simply take a day of rest with family and friends.

Bigger corporations, some outside the tech industry, are starting to catch on to this type of limit-setting.

To encourage work-life balance, Volkswagen shuts off mobile email in Germany 30 minutes after employees’ shifts end and turns it back on 30 minutes before their next shift starts.

Google, Nike and the Huffington Post, among others, provide space for employees to take naps, or to meditate. The idea is that employees who take time to themselves to reenergize will be more productive.

John Cacioppo, a University of Chicago psychologist, thinks there might just be something to that.

He has spent much of his career tackling the topic of loneliness and isolation, which researchers have proven can affect humans adversely, all the way down to gene ex-pression.

“Feeling ignored sparks feelings of loneliness,” says Ca-cioppo, director of the University of Chicago’s Center for Cognitive and Social Neuroscience.

But getting away, he says — “that’s the opposite of being lonely.”

It’s time that you take by choice, Cacioppo says. So while the cognitive effects are still being studied, he says it’s very likely that that type of solitude is good for the brain.

Dan Rollman had little doubt of that when he and a few others from Reboot, a group of Jewish “thought leaders,” gathered in 2009. That’s when they created the Sabbath Manifesto, inspired by the traditional Jewish sabbath, but aimed at people from any background who are encouraged to unplug one day — any day — of the week.

The idea came to Rollman when he found himself crav-ing a simpler time, when stores closed on Sundays and life slowed down.

“I knew I wanted a day of rest,” says Rollman, who is CEO of the company RecordSetter.com.

The Manifesto — described as “a creative project de-signed to slow down lives in an increasingly hectic world” — has 10 principles. They are suggestions ranging from “avoid technology” and “connect with loved ones” to “get outside,” ”drink wine” and “find silence.”

At dusk on a farm near the confluence of the Chickahominy and James rivers, about 26 miles west of Williamsburg, Va., home-schooling pioneer Susan Wise Bauer is out raking manure.

She cleans her sheep pens, douses her four horses and her donkey, Athena, with bug spray, and fills water troughs for her goats. It had been 103 degrees that after-noon, but the setting sun has brought in a breeze to cool the tomato fields and peach and apple groves on Peace Hill, a property that has been in her family for several gen-erations.

“I love livestock,” says Bauer, 44. “There’s something about animals: You just feed and water and clean them, and then they are content.”

The farm offers Bauer a respite from battles she has fought with her detractors in America’s increasingly diverse home-schooling community.

The English professor, historian, author

of 18 books and holder of a doctorate in American studies from the nearby College of William & Mary is one of the forces be-hind America’s burgeoning home-schooling movement, which is growing about 7 per-cent each year. The National Home Educa-tion Research Institute estimates that there were 2.04 million home-schooled children in the United States as of 2010, about 4 percent of the nation’s school-age popula-tion. That’s almost double the 1.2 million home-schooled children in 2000. A June ar-ticle in U.S. News & World Report said that home-schooled children graduate from col-lege at higher rates than their peers, earn higher GPAs and are better socialized than most high school students.

Bauer is best known among home-schoolers for “The Well-Trained Mind: A Guide to Classical Education at Home” — written with her mother, Jessie Wise, a for-mer teacher — which has sold more than half a million copies since its first publica-tion in 1999. Classical education focuses on the great books of Western civilization, Latin, and lessons about morality and vir-

tue, and is based on the medieval European curriculum that divided learning into the “trivium”: grammar, logic and rhetoric. The concept of fusing classical education into modern teaching was popularized by a 1947 essay by British author Dorothy Say-ers called “The Lost Tools of Learning.” But it was Bauer and her mother who pro-vided parents with a template.

“Susan is very well known and popular,” says Anne Miller, president of the Home Educators Association of Virginia. “When she wrote ‘The Well-Trained Mind,’ no one had put feet to Dorothy Sayers’s ideas.”

“Well-Trained Mind” was followed by “The Complete Writer: Writing With Ease,” a series of textbooks that covers writing skills for first- through fourth-graders and has sold 100,000 copies. “The Story of the World,” a children’s world his-tory series published in four volumes, has sold more than 900,000 copies — not only to home-schooling parents but also to pri-vate schools, public charter schools and parents of public-school children who wish to supplement their kids’ education.

Bauer also teaches English at William & Mary and runs her own tiny publishing house, Peace Hill Press, which distributes her books and lectures as well as those of a few other authors. She has just com-pleted the third book of a multi-volume world history that encompasses 235,000 words, 808 pages, with a 45-page bibliog-raphy, an effort aimed more at adults than at home-schooled students. In 11 years, she has covered the ancient world through the Renaissance. She gestures toward a sculp-ture of a sinking Titanic on her desk. “That is a picture of my working life,” she jokes. “My ability to get this world history project done made me feel as though I was always sinking.”

Her career is definitely still afloat, though the seas have been so rough lately that she’s considering changing course.

The Bauers’ living room in Peace Hill’s 90-year-old red farmhouse has a comfy lived-in-ness: antiques, books and various computers for Christopher, 21; Ben, 19; Dan, 15; and Emily, 11, all of whom were home-schooled.
