Service Organization The basic resort product is the selling of experiences. Although this may involve many tangible products, the final output is an intangible & highly personal guest experience. This means regular business management and procedures to develop quality and reliable products must be augmented by service management principles and procedures to draw the best out of a resorts physical assets. Selling a resort experience involves staff combining quality products & service with a guest’s expectations and mood, so the guest becomes a significant player & partner in the experiential resort product. Simply managing workers does not result in great service, they need to be trained, prepared and trusted to perform.

The TERRA Factor

Terra’s proven success lies in creating the optimal product for the customer. This is achieved through thoroughly researching not only the end consumer but all guests (internal & external) involved in the process of producing the perfect product. Once Terra has identified what each guest needs the individual components: service, philosophy, branding, design, lifestyle concept and customer target are customized to establish the optimal product. With this optimal product Terra is then able to secure its financial success and generate a high GOP and EBITDA. This step is generally underestimated, as most management will just accept that the generally found guidelines in hospitality are what the guest wants. Terra’s financial success is secured through 5 main processes: 1. The TERRA Factor – through creating the optimal product one

establishes content, satisfied & relaxed customers these customers in return for their satisfaction will spend more with the resort and will also become brand ambassadors inviting others to test the service this in return generates revenue for the establishment.

2. Cost management – through years of experience Terra has become an expert at cost management. Terra micro-manages hotel costs with a holistic approach & identifies areas where the cost structure can be minimized without compromising service levels. In our latest Cinderella story Terra managed to cut costs by 70% turning a hotel in deficit into one with a positive EBITDA under a year!

3. Terra’s TABERNUS software – Terra has created software that allows for real time viewing of the hotel’s financial situation. With this system Terra has a constant view of the bottom line, and not only at the end of the month or even at the end of the year, this allows us to react if necessary before it is too late. This system is not only real time but is also available online, from any computer and any location.

4. Employee participation – through Terra’s unique software system all employees’ can see in real time how each cost effects the bottom line. Terra gives employees a percentage bonus, through the bonus and the transparency of all costs and profit employees are motivated as they see how each action affects the bonus they will receive. Through this system a unique team atmosphere is created where every employee is truly part of the success and acts upon it. Where other companies provide large handbooks for guidelines, we train our staff to analyse the situation and act accordingly, this system allows for flexibility in every situation with amazing service.

5. Quality control – we do not only give out guest questionnaires and take issues guests had or their satisfaction at face value, Terra takes the time to converse with guests and to find out the underlying entities of their satisfaction or dis-satisfaction.
