BUILDING HOURS

Continental Office Plaza and Regency Office Plaza are open to the public from 6:00 a.m. to 6:00 p.m. weekdays. Tenants and Health Club members have access to the building at any time by using their building electronic key and suite key. Those employees who may be working after hours may leave the building at any time their electronic key, and sign out at the security table stationed in the lobby of the building. The Office of the Building hours are 8:30 a.m. to 5:00 p.m., Monday through Friday. The Office is located at:

Security hours are 5:00 p.m. to 10:00 p.m. Monday - Friday. Should you have any issues during these hours, please see the security guard stationed in the lobby of your building.

HVAC HOURS

Hours for the HVAC equipment are as follows:

Monday – Friday 7:00 a.m. – 6:00 p.m. Saturday 8:00 a.m. – 1:00 p.m.

Please keep in mind any additional air conditioning/ventilation hours can be scheduled. This service is available for a charge of $55.00* per hour, per half of the building. If extended hours are needed, please contact the Office of the Building. For "After Hours" access to the building, please see Section on Entry to the Building.

BUILDING SECURITY

For maximum security, please remember to follow these procedures before leaving your office.

� Be certain all valuables are removed from common areas. � Lock all desks and cabinets. � Do not leave any important papers on the floor or near wastebaskets,

which could be mistaken for trash. � Turn off all lights. � Turn off and secure coffee equipment. � Please double lock all suite doors.

All suites should be locked at 6:00 p.m. After 6:00 p.m., anyone wishing to gain access into the suites after this time must have a suite key. Security Officers will do periodic checks throughout the night to be certain all suite doors have been locked. If a security officer finds a suite door open during a check, he will enter the suite to see if anyone is present. If someone is there, the officer will ask the tenant to secure the door when leaving for the night. If no one is present, the security officer will lock the door and fill out an Open Door Report that is submitted to the tenant the following morning. A sample copy is included for your reference. The Office of the Building maintains a list of tenant contacts and home phone numbers should an emergency situation occur after hours. This list is updated twice a year and must be kept current with the Management and Leasing Office of the Building, therefore if any changes occur please contact the Office of the Building

AFTER HOURS ACCESS TO THE BUILDING

Access to the building may only be gained by persons in possession of a building electronic key and suite key. If it is necessary for your company to allow temporary access to enter the building after hours (i.e., one evening, one week), please call the Office of the Building with each person(s) name and the date(s) for admittance or submit a list. These individuals should have identification and a suite key or fob, and will be required to sign in with Security.

AFTER HOURS REMOVAL OF EQUIPMENT

Once the buildings have been secured, removal of equipment is only permitted when the following requirements are met. All persons who wish to remove equipment must have a Property Removal Pass containing the following information:

• The date - the pass is good for one day only • Your Company Name • The name of person removing equipment • The description of the equipment (i.e., laptop, computer, etc.) including the

model and serial number. • Printed and written authorized signature.

A list of people and signatures from your office who are authorized to sign out for equipment should be submitted to the Office of the Building.

Something similar or a note containing the proper information on your company's letterhead and signed by an authorized person is also acceptable.

AFTER HOURS DELIVERIES

If you are expecting a delivery after the building is secured, you must have someone available to accept it. Our security staff cannot assume the responsibility for packages delivered after hours by signing for them; nor can we allow them to be left in the hallways, as they may be discarded as trash.

PARKING RULES AND REGULATIONS

Continental Offices Ltd. has an agreement with the City of Des Plaines to patrol the parking lots. Any car illegally parked (fire lanes, loading docks, garage ramps, entryways, unauthorized parking areas [signs are posted] etc.) will be ticketed and/or towed at the owner's expense. This is necessary to ensure safe conditions all year round in case of an emergency. Each car should be parked so only one parking space is used. Please use common sense and courtesy when parking and follow these simple rules:

1. Parking in white striped areas only.

2. NO parking in dock or receiving areas.

3. NO parking in fire lanes.

4. NO overnight parking unless approved by Office of the Building. When approval is given you will be advised of a specific location to park and copy of permission slip must be displayed on the dashboard of your car, for security reasons, or it will be towed.

During the snow season, the following rules are in effect:

1. All illegal parking areas are marked. These areas are important for both snow removal and emergency vehicle use. Please do not park in these areas.

2. Absolutely NO overnight parking will be allowed in the winter months. If your car will not start and/or cannot be moved, please call the Office of the Building with location and description of the car.

3. Avoid parallel parking except in authorized areas.

4. Again, please park so only one space is used.

Please make sure that all employees in your company are aware of the Parking Rules and Regulations.

FIRE PROTECTION PROCEDURES

Building management looks upon fire prevention as a year-round program, emphasizing the need to be continually on the alert to prevent fires. Please help protect lives, your property and ours, by observing the following:

1. Dispose of trash promptly. Do not place trash in the corridors. If you have a sizable amount, call the Office of the Building to have it removed or carry it to the freight elevator vestibule. The cleaning crew will dispose of trash left in this vestibule at the end of the day.

2. Refrain from throwing tobacco products in wastebaskets - the hazardous results of this action are obvious.

3. At the end of the day, please unplug coffee makers and other heating devices. Also, office machines should be turned off. If you have computer equipment which is running 24 hours a day, be certain it is not in a congested area and free from surrounding clutter, especially that of a flammable nature.

4. Smoking or the carrying of lighted tobacco products is strictly prohibited in all common areas by an ordinance of the City of Des Plaines. See Clean Indoor-Air Ordinance Section on page 11.

5. Candles are strictly prohibited per an ordinance by the City of Des Plaines.

Emergency exits in the building are found on all floors. Please note the emergency exits on the floor on which you are located. In case of fire only use the stairways. All elevators must be available to the fire department. In the event of a fire, DO NOT USE THE ELEVATORS. Tenants are advised to WALK DOWN THE STAIRS AND EXIT ON THE FIRST FLOOR AND OUT OF THE BUILDING TO THE PARKING AREA, KEEPING ALL DRIVEWAYS AND ENTRANCES TO THE BUILDING CLEAR. The Fire Department has informed us that keeping all driveways and entrances to the building clear is extremely important for everyone's safety. DO NOT remain in the entryway once you have exited the building. Should a fire occur in your suite, immediately call the Des Plaines Fire Department at 911, and then call the Office of the Building at 847.376.2000. Please refer to your Fire and Life Safety Manual for further details. Smoke/heat detectors are located in the lobby on the first floor, the penthouse, underground parking garage, and storage areas. Once activated, these detectors set off an alarm at the Des Plaines Fire Department. Any questions or concerns regarding fire safety procedures should be directed to the Office of the Building.

SMOKE FREE ILLINOIS ACT / SMOKING POLICIES

The Smoke Free Illinois Act (410 ILCS 82; Public Act 095-0017) is a comprehensive anti-smoking law that took effect in Illinois on January 1, 2008 (2008-01-01), and bans smoking in most buildings and vehicles used by the general public and buildings used as a place of employment. The City of Des Plaines has adopted this new Act. Smoking is prohibited in the following areas:

1. Lobbies on floors including the first floor

2. Tenant’s leased premises

3. All building stairwells, hallways and restrooms

4. All passenger and freight elevators

5. The entire lunchroom/cafeteria area

6. The lower level and 1st floor conference rooms

7. All building entrances within 15 feet of the entrance

8. The indoor parking garage

The City of Des Plaines has the authority to file a citation and fine anyone who is found smoking in prohibited areas.

BOMB THREAT PROCEDURES

A Bomb Threat call sheet should be accessible at the reception desk at all times. Once a call has been received, the following steps should be taken:

REMAIN CALM ***** LISTEN

1. Keep the caller on the line as long as possible. Ask the caller to repeat the message. Record every word spoken by the person making the call.

2. If the caller does not indicate the location of the bomb or the time of possible detonation, the person receiving the call should ask the caller to provide this information.

3. Pay particular attention for any strange or peculiar background noises. Motors running, background music and the type of music or other noises might give a remote clue to the location of the caller. Listen closely to the voice (male-female), voice quality, accents and speech impediments.

4. Notify Des Plaines Police Department - 911 or 847.391.5400.

5. Notify Continental Offices Management Staff - 847.376.2000.

6. Complete Bomb Threat Call Sheet.

7. Continental Offices Ltd. will notify all tenants by calling and speaking to the head officers of each company.

8. Tenants will be asked to search their immediate areas prior to evacuation since they are aware of what is familiar and should or should not be in their suites.

SOLICITING

Soliciting is not allowed in the building nor is it allowed to place handouts on cars in the parking lot.

If solicitors do enter your suite or should you notice one in the parking lot, please contact the Office of the Building and advise us of their location, so they may be escorted out.

DELIVERIES TO THE BUILDINGS

All deliveries, including mail and overnight couriers, are to be received or delivered to the delivery dock or dock areas. The use of carts, 2-wheelers and flat trucks through the front lobby entrance doors is not allowed.

Transportation between floors with mail carts, 2-wheel dollies, and demonstration carts must be limited to the freight elevator only. The use of passenger elevators to transport these carts creates possible injury to passengers and/or damage to the surfaces in the elevators. Please only use the freight elevator.

Also, remember that the freight elevator is for freight. Use of the freight elevator by passengers slows deliveries, messenger services and construction workers. Please use the passenger elevators instead of the freight elevator for regular use.

MOVING/DELIVERY REQUIREMENTS

Prior to unloading any of your firm's furniture or equipment to your demised premises, we ask the following requirements be adhered to by any company furnishing outside services to you or by your moving company delivering furniture and/or equipment. Please be sure that a copy of these requirements is given to any prospective company from whom you will be receiving estimates for services for your move. • Landlord approval of the company you wish to hire must be obtained from the

Office of the Building. • All companies will be required to furnish a Certificate of Insurance, (see included

sample), stating the name of the company they are moving or providing a service for. This certificate must have sufficient coverage for workmen's compensation and property damage, along with General Liability on a primary basis for all additional insured. Please direct this certificate to:

In the case of moving companies or furniture and equipment deliveries listed are additional requirements to be met:

1. All interior floor surfaces of the building must be protected by Masonite, Mylar, or Plywood.

2. All exterior door butts and interior door butts, plus door butts of freight elevators must be protected by Masonite, Mylar, or plywood.

3. All carpeted surfaces in lobby entrances near freight elevators must be protected by Masonite, Mylar, or plywood.

4. Non-marking tape must be used to hold protective devices to doors, elevator butts, and vertical surfaces.

5. The "Mover" is required to remove all containers, equipment, and debris by the evening of the following workday.

6. All debris resulting from the move be removed by the mover.

To avoid delays, please advise your mover, new furniture dealer, or any other company or outside service to contact the Office of the Building for Continental Offices Ltd. in writing or by telephone, 847.376.2000 to schedule date(s) and time(s) needed to perform their services. All moves should take place prior to 8:00 a.m. and after 5:00 p.m. and all moves, including weekend moves must be made in advance with the Office of the Building.

HOLIDAY DECORATIONS

Per the City of Des Plaines, the following rules and regulations should be followed when using Holiday decorations.

• Artificial trees are acceptable. No real trees or greenery of any kind is allowed. • Electrical light strings are allowed only if the manufacturers directions are

followed, there is not overloading of extensions, and they are UL (Underwriter’s Laboratory) approved.

• Please do not use any paper products near light strings. • All decorations must be flame retardant. • Candles are strictly prohibited per an ordinance by City of Des Plaines. • Artificial trees should be placed in areas where they will not interfere with

employees exiting from individual areas or the office.

TENANT WORK ORDERS FOR EXTRA WORK

Extra maintenance services are available to all of our tenants. If you need any extra work (as described below) an authorized person from your company should call the Office of the Building at 847.376.2000 Once original construction of your suite is completed, all requests for additional work should be processed through the Office of the Building. Personnel authorized to order work should be designated to the Office of the Building in writing. This authorization designation must be signed by an officer of your company. Listed below are some of the services that are available to all tenants on a work order basis upon request.

• Moving furniture, boxes, files, etc.

• Hanging pictures, bulletin boards, etc. • Transporting equipment/boxes from docks to suites

• Adjusting temperature controls

• Replacing lights, ceiling tiles

• Additional keys, directory strips, suite markers • Special cleaning • Special trash removal

• Pest control

• Carpet cleaning • Electricians

• Painters • Metal Refinishing

• Carpenters • Plumbers

For your security, your suite keys are cut from blanks that are not commonly available. Therefore all requests for suite keys must come through the Office of the Building. In addition to standard key and hardware requests, we are able to offer you additional services such as re-keying of file cabinets and furnishing keys for desks and file cabinets. All locksmith work including re-keys is charged on a time and material basis. The cost for new suite keys are $5.00 each. Work can be quoted to you in advance or done on a time and material basis. All completed work orders will be billed to you once a month and summarized on a Tenant Extra invoice.

OFFICE CLEANING

Janitorial services in all tenant suites is performed nightly, (Mondays through Fridays) except on legal holidays. The nightly services include vacuuming, waste disposal, dusting, and general cleaning. Boxes and/or large items should have the orange, multi-language "Discard" sticker on them and may be left in the hallways outside your suite door or near the freight elevator after 4:30 p.m. The cleaning crew will dispose of these items during their evening shift. If you need additional "Discard" stickers, please call the Office of the Building at 847.376.2000.

RECYCLING PROGRAM

Cardboard recycling containers are available through the Office of the Building. If you utilize your own container, please use one that has the recycling logo on it or we can provide you with a recycling sticker for your container.

POSTAL SERVICE

The post office delivers mail to the building each morning. Outgoing mail is picked up at 12:30 p.m. and 4:00 p.m. Monday through Friday. Mail slots are located in the Lower Level of each building. In addition to the street address, mail delivered to you should include your company name and suite number. This information will help to insure proper delivery.

TENANT RULES AND REGULATIONS

• Any sign, lettering, picture, notice or advertisement shall not be placed on any outside window or in a position to be visible from outside the Premises without the written consent of Landlord. If such consent is granted, Landlord shall install such signage at Tenant's cost and in such manner, character and style as Landlord approves in writing.

• Tenant shall not advertise the business, profession or activities of Tenant conducted in the Building in any manner which violates the letter or spirit of any code of ethics adopted by any recognized association or organization pertaining to such business, profession or activities, and shall not use the name of the Building for any purpose other than that of business address of Tenant, and shall never use any picture or likeness of the Building in any circulars, notices, advertisements or correspondence without Landlord's express consent in writing. Tenant may not engage in any activity that might injure the reputation of the building.

• No article, which is explosive or inherently dangerous, is allowed in the Building.

• Tenant shall not obstruct, or use for storage, or for any purpose other than ingress and egress the sidewalks, entrances, passages, courts, corridors, lobbies, vestibules, halls and stairways of the Building.

• No bicycle or other vehicle, no animals shall be brought or permitted to be in the Building or any part thereof at any time.

• Tenant shall not make or permit any noise or odor that is objectionable to other tenant or occupants of the Building to emanate from the Premises, and shall not create or maintain a nuisance thereon.

• Tenant shall not disturb, solicit or canvass any occupant of the Building.

• Tenant shall not install any musical instrument or equipment in the Building, or any antennas, aerial wires or other equipment inside or outside the Building, without, in each and every instance, prior approval in writing by Landlord. The use thereof, if permitted, shall be subject to control by Landlord to the end that others shall not be disturbed or annoyed and shall require Tenant to indemnify Landlord for any damage to the Building caused by the installation of such antennas, aerial wires or other equipment.

• Tenant shall not waste water by tying, wedging or otherwise fastening open any faucet.

• No additional locks or similar devices shall be attached to any door. No keys for any door other than those provided by Landlord shall be made. If more than two keys for one lock are desired by Tenant, Landlord may provide the same upon payment by Tenant. Upon termination of this Lease or of Tenant's possession, Tenant shall surrender all keys to the Premises and shall make known to Landlord the explanation of all combination locks on safes, cabinets and vaults.

• Tenant assumes all responsibility for the locking of doors in and to the Premises and for protecting the Premises from theft, robbery and pilferage. Tenant shall pay for any losses resulting from neglect of this clause.

• Any and all shades, draperies or other forms of inside window covering must be of such shape, color and material as approved and installed by Landlord.

• Tenant shall not overload any floor. Safes, furniture and all large articles shall be brought through the Building and into the Premises at such times and in such manner as Landlord shall direct and at Tenant's sole risk and responsibility. Tenant shall list all furniture, equipment and similar articles to be removed from the Building, and Landlord or its agent must approve the list before Tenant will be permitted to remove any such article.

• Unless Landlord gives advance written consent in each and every instance, Tenant shall not install or operate any steam or internal combustion engine, boiler, machinery, refrigerating or heating device or air-conditioning apparatus in or about the Premises, or carry on any mechanical business therein, or use the Premises for housing accommodations or lodging or sleeping purposes, or do any cooking therein or install or permit the installation of any vending machines, or use any illumination other than electric light, or use or permit to be brought into the Building any inflammable oils or fluids such as gasoline, kerosene, naphtha and benzene, or any explosive or other articles hazardous to persons or property including firearms or other weapons.

• Tenant shall not place or allow anything to be against or near the glass or partitions, doors or windows of the Premises which may diminish the light in, or be unsightly from the exterior of the Building, public halls or corridors.

• Tenants shall not install on the premises any equipment which that does not comply with the NFPA (National Fire Protection Association) e.g. deep fryers, grills, etc.

• Tenant shall not install in the Premises any equipment, which uses an unusual amount of electricity without the advance written consent of Landlord. "Unusual amount of electricity" shall mean any one or all of the following:

− Use of a lighting system which requires more electricity than the standard lighting fixtures provided in the Building by Landlord;

− The connected electrical load of the incidental use equipment does not exceed an average of one watt per square foot of the premises;

− Electricity which is not at a nominal 120 volts;

− Electrical circuits with a capacity exceeding 20 amperes;

− Electricity used for equipment and/or accessories not normal for ordinary office use. If Landlord consents to such use of an unusual amount of electricity, Tenant shall ascertain from the Landlord the maximum amount of electrical current which can safely be used in the Premises, taking into account the capacity of the electric wiring in the Building and the Premises and the needs of the other tenants in the Building and shall not use more than such safe capacity. Landlord's consent to the installation of electric equipment shall not relieve Tenant from the obligation not to use more electricity than such safe capacity.

• No floor covering shall be affixed to any floor in the Premises by means of glue or other adhesive without Landlord’s prior written consent.

• Tenant shall only use the freight elevator for mail carts, dollies and other similar devices for delivering material between floors that Tenant may occupy.

• The Clean Indoor Air Ordinance is in effect in the City of Des Plaines. This ordinance is designed to provide a smoke-free environment in all "common" areas. No smoking is permitted in the common areas of the Building. Smoking is restricted to designated areas.

• No overnight parking unless approved by Office of the Building. When approval is given you will be advised of a specific location to park and copy of permission slip must be displayed on the dashboard of your car, for security reasons, or it will be towed.

CONFERENCE ROOM

There is a Small and Large Conference Room located in each building, which are available to all Tenants by reservation only. Please call the Office of the Building to reserve the room. Each Small Conference Room has a table that will seat eight. Each Large Conference Room has 6 tables that are 6'x3' and 25 chairs. These are typically arranged classroom style but can be moved into other arrangements to suit your needs. If you have any questions on rearranging the Large Conference Room, please call the Office of the Building at 847.376.2000. There will be a charge of $15.00 (subject to change) should either Conference Room be cancelled less than 24 hours prior to a reservation.

DELI

There is an Elliott's Deli located in the Lower Level of the Regency Office Plaza. Elliott’s is open from 6:30 a.m. to 3:00 p.m. Both buildings also vending machines available to all tenants.

REGENCY HEALTH CLUB

Health Club Facilities are located in the Regency Office Plaza. The Regency Health Club is a private club offering members an extensive range of sport and athletic activities, including golf training, weight training, aerobics, racket ball, basketball, swimming, sauna, and whirlpool. For further information, please call 847.297.9753.

CITY CODES REGARDING ELECTRICAL AND CABLE WORK

Any coax, signal and/or phone cable run in the tenant suites and/or throughout the buildings must be hung independently and attached to the building All abandoned cable in the plenum (the space between the ceiling and the floor above) must be removed at the time a space is vacated remodeled, etc. Tenants shall be billed for removal of said cable at the time they vacate or remodel the premises. This refers to cable for your telephone system, computers, etc. It is important that you contact the Office of the Building regarding any electrical and cable work as mentioned above so we are able to comply with city code.
