TENANT GUIDE

2

Welcome to Patriot Place,

Patriot Place is one of the most unique, exciting, and most visited retail developments in

New England and across the country. Adjacent to Gillette Stadium, home of the 6 time world

champion New England Patriots, the New England Revolution, and conveniently located between

Boston and Providence. Patriot Place provides 1.2 million square feet of retail, dining and

entertainment venues, and more.

Patriot Place was designed to be a gathering place for friends, family and New England fans

of all ages, created as an extension of and a daily compliment to Gillette Stadium. Planned as a

mixed-use, pedestrian friendly environment, Patriot Place is comprised of buildings designed around

a series of plazas and open spaces. The buildings and open spaces provide distinct activity centers

and experiences for our guests visiting to enjoy our shops, restaurants and entertainment venues,

those coming to a stadium event as well as the people who work here year round.

There are two retail components to the center. The South Marketplace includes the regional

draws of larger format retailers and the North Marketplace adds the convenience of a wide variety of

smaller format retail, entertainment venues, and the region’s finest restaurants in a New England

style streetscape environment.

Our objective at Patriot Place is to offer all tenants and visitors the most safe, enjoyable and

accessible environment possible. This tenant guide should be used as resource for any questions you

may have about your tenancy at Patriot Place. The tenant guide will be updated periodically with

additions and/or revised information to keep you up to date with the most current information.

Please keep in mind that the information in this tenant guide is general for all Patriot Place tenants

and in some cases may differ from your lease. Whenever there is a difference the information in

your specific lease takes precedence over this manual.

If you have any comments, ideas, or questions please feel free to contact the Patriot Place

Management Office.

Our management team is excited to have you as a tenant of Patriot Place and we look

forward to working with you to help make your business as successful as you planned it to be and

more!

Sincerely, Brian J. Earley General Manager Patriot Place

Waste Removal *These regulations are subject to change at any time based on guidelines for the state of Massachusetts. Waste Management is the current waste removal contractor for the North Marketplace at Patriot Place. Each tenant pays a separate fee for waste removal based upon the size of your leased space. South Marketplace tenants have their own separate waste removal agreements and are thus subject to the regulations of their own individual waste hauler. Delivery & Waste Removal Procedures *PLEASE remind your employees of the regulations below: Food & Beverage Related Regulations All food and trash must be bagged with a heavy gauge garbage bag to prevent ruptures. Your tenant trash bins must be emptied and cleaned at the end of each day. If trash is left in the corridors or bins are found dirty, they will be removed from the common corridors and cleaned at the expense of the tenant. In order to prevent the breeding of fruit flies and to mitigate any rodent situation, your adherence to this procedure is critical.

13

When disposing of trash, enter your compactor code, open the doors of your designated compactor and throw the trash into the unit, making sure that the unit is not overloaded. Trash/garbage contaminates the entire load in the container and Patriot Place is charged to remove each load that is contaminated.
