Ifyoudon'thaveinternetaccess,usetheprovided repairrequestformshanded toyouattenancystart.Youcanlodgeyour repairrequestsby faxorpost.
EmergencyRepairs
Emergencyitemsaregenerallythosethatcouldcauseinjury tothetenantordamagetotheproperty,andmayinclude:
·Waterpipeshavebrokenorburst· Blockedorbrokentoilet(ifasecondtoiletisnotavailable)· Seriousroof leakorgasleak· Dangerouselectricalfault,dangerouspowerpoint,looselivewireetc;· Flooding, rainwaterinundation insidetheproperty,orseriousflooddamage· Seriousstorm,fireorimpactdamage(i.e.impactbyamotorvehicle)· Failureorbreakdownofthegas,electricityorwatersupply tothepremises· Failureorbreakdownofanessentialserviceorapplianceon thepremisesforwaterorcooking· Hotwaterservicefailureonaweekend,or longweekend(thiswouldnotbeconsideredanafterhoursemergencyifthisoccursonaweeknight)· Faultordamagethatmakespremisesunsafeorinsecure· Faultlikelytoinjureaperson,causedamageorextremeinconvenience

YourrentpaymentsZeroTolerancePolicyforLateRentPaymentsWeprideourselvesinourcarefultenantqualificationandscreeningprocesses.ApplicationsareapprovedONLYon thegroundsthatweareconfidentthattherentwillbepaidon time,everytime.Howeveraminorityoftenantsstillgetbehind intheirrent,despiteallofour tenantscreeningprocedures.Aswedonotknowwhothiswillbewhenwesigntenancyagreements,weneedtoadviseeachtenantourZeroTolerancepolicyforlaterentpayments.
Follow-upinvolvesSMS,phonecallsandpersistentpersonalcontact.Thishascausedsomepeopleupset,embarrassmentandalsoresentment.Howeverwecannotapologiseforsuchactionaswebelievethattherentmustbepaidon time…allthetime!Wemakeitclearthatourclientswhoowntherentalpropertyhavetakenoutamortgage.ThispersonhasapprovedyourapplicationONLYonthegroundsyour rentwillbepaidontime…everytime!

TheNational InternetTenancyDatabase- RentDefaultInextremecases,detailsofthetenancyarelodgedonaNationalInternetTenancyDataBase.Thiswillaffectfurthertenancyarrangementswithother realestateagentsnotonly inyour localarea,butacrossAustraliaandNewZealand.Thiswillcauseyousevereinconvenience andhardship foryourfutureaccommodationprospects.Itisimportanttonotethatallrealestateagentscheckthistenancydatabasewhentheyreceiveanapplicationfortenancy. Ifyourdetailscomeup,youfindtheywillautomaticallyrejectyourapplication.
Thereforeweencourageeveryone toensuretheirrentispaidon time,sothatourbusinessrelationshipremainsbeneficialforbothparties.PleasecallusshouldyouhaveanyqueriesregardingourZeroToleranceLateRentPolicy.
Dishonoured ChequesShouldyoupayapersonalorcompanychequedirectintoouragencytrustaccountandthecheque isdishonoured,wewillaskyoutopayanybankdishonour feestouswithin7days.Furthermore,should thisoccur,wewillalsorequestthatyoudonotpayyour rentbychequeagainsothissituationisnot repeated.
PayingYour RentintotheOfficeWeaskthatyouonlypayyour rentasagreedonyour tenancyagreement,andasdiscussedinyourtenancyinduction.Unlessspecificallyrequested,weareunabletoacceptrentpaymentsintoouroffice,cashorotherwise.
Understanding ‘RentinAdvance’
Pleaseensureyour rentisalwayspaidinadvance.Sometenantsfindthisconcepthardtounder-stand,andsomemistakenlybelievethatthefirst2weeksrentpaidisheldintrustforuseattheendoftenancy,likeabond. Itisimportanttonotethefirst2weeksrentpaidforyour first2weeksoftenancy.
Rentinadvanceconcept issimpletounderstand.Ifyougointoashopandyouselectacanofdrinkfromthefridge.Ifyouopen thecan,drink thecontentsandthenwalktothecountertopayyouwouldagreeyoumightfindthestoreownernotpleasedwithyouractions!Therightthingistopayforthecanofdrink first,thenconsumethecontentsafterpaying!

Ifyouwouldliketogetintotheproperty sooner,orhavemisplacedyourkeysafterhours,youmaycallalocksmithtoassistyoubackintotheproperty.Thisisatthetenantcost.IMPORTANT!Mostmodernwindowflyscreenscanonlyberemovedfromtheinsideoftheproperty.
Attemptingtoremovethemfromtheoutsidewillresultindamagetotheflyscreenframework,andwillresultintheflyscreenhavingtoberepairedorreplacedatyourcost.Thismaycostmorethanwhatitwouldcosttohavealocksmithattendtheproperty toallowyouaccessback in.
PropertyDamageIfpropertydamagehasoccurredyouareobligatedtoletusknowimmediately,oron thenextbusinessdayifoccurringonaweekendorpublicholiday.
Noise/DisruptionItisimportanttonotethattheutmostcaremustbetakentoensurethatyoudonot infringeondisruptingyourneighbourswithnoise.Loudmusic,partiesorotherwisecandisruptaneighbour’srighttopeaceandthequietenjoymentoftheirresidence.
Inthecaseofunitsandapartments,particularcaremustbetakenwithrespecttonoiseduetothecloseproximityofotherproperties,usuallylocatedontheothersideofthewall.Thisalsoincludesyourobligationtoensurethatyourvisitorsarenotdisruptingneighbourswhenwalkingfromyourpremisestotheirparkedvehicles.
AirconditionersPlease,regularlycleananyfiltersandintakeventstoensurethereisnobuildupofdirtanddust,andthattheunitisabletodrawinaireffectively,nothinderingperformance,orintheworsecasescenario,causingtheunittobreakdownresultingincostlyrepairsand/orreplacement.Pleasealsonotethatifanairconditionerbreaksdownduetofiltersandventsnotbeingkeptclean,coststorectifythedamageorevenreplacetheunitmightbechargedtotenants.
HeatersPleaseensureanycombustionheatersarekeptcleanofashbuildup,andalsoensureaprotectivematisplacedinfrontoftheheatertoprotectagainstcoalsandashfallingoutandsingeing/damagingcarpetsorfloors.Forotherheaters,pleaseensurethatnocombustibleorflammablematerialisplacedonornearheaterstoavoidafirerisk.
FireplacesIfthepropertyyouarerentinghasafireplace,thiscannotbeusedunlessyouhavebeengivenpermissionfromusinwriting.Sometimestheseareornamental,ortheflue/chimneyhasbeenblockedup.Usingthemcouldcauseafiretooccur.Ifthisisthecase,pleaseensureasparkcatcherisusedatalltimesinfrontofthefiretoprotectcarpetsandflooringfromcoalburnsandashdamage.

PotPlantsPleasekeeppotplantsoutsidethepropertyatalltimes.Potplantsplacedinsideonhardsurfaces,tilesandfloorslikelinoleum,mayleaveacircularindent,stainsanddamage.Potplantsplacedoncarpetareasruntheriskofcarpetrotunderneath,shouldmoistureoverfloworescapeevenwithplatesandcontainersplacedunderneath toattempttopreventthis.
AquariumsLikepotplants,aquariumstandscanleaverustmarkstofloorsandcancausecarpetrotifplacedoncarpets.Furthermore,ifplacedoncarpetstheweightoftheaquariumfilledwithwatermaycausepermanentindentationsanddamageinthebaseofthecarpetpile.

TenantPaintingItiscompanypolicy thattenantsdonotpaintanypartoftheproperty themselves.Wehavefoundinthepastthatsometenantshavenotpaintedtheproperty toaprofessionalstandard,resultinginaprofessionalpainterbeingcalledintorectifywork.Itisapolicythatanypaintingcanonlybecarriedoutbyexperienced,professionalpainterswithourwrittenpermission.
FixturesandFittingsIfyouwishtoinstallorremoveanyfixturesorfittings,youmustrequestthisbeforehandinwriting.
SmokeAlarmsShouldyoubelieveforanyreasonthesmokealarm(s)installedarenotworkingorthebatteriesarenotfunctioning,pleaseletusknowimmediately.Protectyour safetybybeingvigilantandreport tousanyissues,toensureyour safetyinthecaseofafire.
PictureHooksIfyouwishtoinstallanynewpicturehooks,pleaseletusknowinwritingwhattypeofhooksyouwishtouse.Pleaseassessthetypeofwallsthatareintheproperty,andthetypeofpicturehooks thataresuitable.Wewillletyouknowbeforeyouarepermittedtoinstallappropriatepicturehooks.
WashingCurtainsMostcurtainsandnettingaremachinewashablebutitisvitallyimportantthatthisbeestablishedbeforeanywashingoccurs.Drapesmayonlybesuitablefordrycleaning,sopleasecheckalllabelsfirst.Sundamaged,brittlecurtainsornettingmaydisintegrateshouldtheybemachinewashed,soitisbesttocheckthestrengthoffabricbygentlytuggingonthematerialwithyour fingers.Ifthematerialeasilypullsapartinyour fingers,thematerialisunsuitableforwashing.

Termiteswillquicklyeatthroughapropertyandcancauseextensivedamage.Signslikewoodbecomingbrittle(doorways,skirtingboards,woodroofbeamsetc).Soundinghollowwhentappedorknocked and/orwiththepresenceofmuddepositsarethetell-talesignsoftermites,otherthanobvioussignsofseeingtermitesthemselves.Anotherwarningsigninsidecanbeblistering/liftingpainttoinsidewalls,astheyareknowntoeatawaythepaperbackingtogyprock walls,allowingtheplastertocrumbleawayallowingthetermitestocometothewallsurface,stayingjustunderthepaintlining.
Woodlyingaroundoutsideandevenwooden furnitureoutsidecanattractandencouragethem.Drippingoutdoor tapsnexttothehousecanalsocausedampandfavourableconditionsfortermitestobeattracted.
Ifyouseeanysignsoftermites,ortermitedamagepleasebringthistoourattentionimmediately.
GeneralCleaningItisexpectedthatthepropertybekeptreasonablyclean,andthisisalsoatenancyagreementrequirement.
Payparticularattention to:·Walls,switches,powerpoints, skirtings,doorsanddoorways- pleasekeepthesefreefrommarksanddirty fingermarks.· Cobwebs/dusting - pleaseremovecobwebstowindows,wallsandceilings.Keepventsdusted.Lightfittingsandceilingfans- keepthemdustedregularly.· Curtains/blinds - keepthesecleaned,dustedandalso(ifsuitable)machineordrycleancurtainsandnettingonanannualbasis.·Windows/sills/windowtracksandflyscreens- keepregularlycleanedanddusted.Pleasenotemostmodernwindowsareeasilyremovedfromtheirtracksbyliftingtheslidingwindowupatthebottom,andpullingthisoutforeasycleaning.· Floors- pleasekeep regularlysweptandmopped.Floorsinthekitchenandwetareasmayneedtobescrubbed tokeepsurfaces,tilesandgroutinglookingclean.· Ventilation - pleaseensurethatallroomsarekeptadequatelyventilatedtoavoidproblemsassociatedwithcondensation,causingmouldandpossiblehealthproblems.·WetAreas,bathroom, toiletandlaundry grouting/tiles - pleaseensurealltilesarekeptfreefromgrime,soapscumandmould.
CarpetCleaningAllcarpetsneedtobecleanedonasixtotwelvemonthbasis,simplybecauseofgeneralliving.Thebesttimeisafterwinterorattheendofawetperiod.
Werecommendprofessionalsteamcleaningandwedonot recommendtheuseof‘do-it-yourself ’hiremachines.Thesemachineslacktheabilitytoadequatelywithdrawsoapywaterthemachinemayhavesquirtedin.Sometimesitistemptingtonothavethecarpetscleanedonvacatingbe-causetheyhavebeenusedonlyminimally,andsomeroomshardlyusedatall.
Welikenthistypeofsituationtoborrowingashirt.Evenifwemayhavewornthisforonlyanhourandnotafullday,itisexpected thatitbereturnedclean.Itisthesameforcarpetsasthenext tenantstakingpossessionalsoneedtohavecleancarpetssothisexpectationcanbetransferredtothem.
Onvacatingpleasepresentareceipttoshowthecarpetshavebeenprofessionallycleaned.
