(/!-/ Within se3en da"s of receipt thereof to send to the Landlord all correspondence addressed to the Landlord orthe o%ner of the 7ropert" and an" notice order or proposal relatin$ to the 7ropert" (or an" #uildin$ of %hich the7ropert" forms part $i3en made or issued under or #" 3irtue of an" statute) re$ulation) order) direction or #"ela% #"an" competent authorit"

(/!-1 To pa" and compensate the Landlord in full for an" reasona#le costs e<pense loss or dama$e incurred orsuffered #" the Landlord as a conse>uence of an" #reach of the a$reements on the part of the Tenant in this A$reement and to indemnif" the Landlord from and a$ainst all actions claims and lia#ilities in that respect

(/!-2 That in order to compl" %ith the Gas Safet" Re$ulations it is necessar" that the 3entilators pro3ided for thispurpose in the 7ropert" should not #e #loc6ed) and that an" #ro%n or soot" #uild up on an" $as appliance should #ereported immediatel" to the Landlord or his A$ent

(/!- That the Tenant shall #e responsi#le for testin$ an" smo6e detectors fitted in the 7ropert" on a re$ular #asisand replacin$ the #atteries as necessar"

 (/!-' Within the last t%o months of the tenanc" to permit the Landlord or an" person authorised #" the Landlord orthe Landlord?s A$ent at reasona#le hours in the da"time to enter and 3ie% the 7ropert" %ith prospecti3e tenants orpurchasers

(/!/. That %here the propert" is left unoccupied %ithout prior notice in %ritin$ to the Landlord or A$ent for more than- da"s and the Rent for this period is unpaid then the Tenant is deemed to ha3e surrendered the Tenanc"! Thismeans that the Landlord ma" ta6e o3er the propert" and relet it

(/!/& To return the 6e"s of the 7ropert" to the Landlord or A$ent on the a$reed termination date or the end of thetenanc" %hiche3er is the sooner! The Tenant also a$rees to pa" for an" reasona#le char$es incurred in securin$ the7ropert" a$ainst reentr" %here 6e"s are not returned

1! The Landlord a$rees %ith the Tenant that,

B" o#tainin$ a court order) the Landlord ma" reenter the 7ropert" and immediatel" thereupon the tenanc" shalla#solutel" determine %ithout pre@udice to the other ri$hts and remedies of the Landlord if the Tenant has not complied%ith an" o#li$ation in this A$reement or should the Rent #e in arrears #" more than fourteen da"s %hether formall"demanded or not

CThe TenantC includes the successors in title! Whene3er there is more than one Tenant all co3enants and o#li$ationscan #e enforced a$ainst all of the Tenants @ointl" and a$ainst each indi3iduall"

(!- Before the Landlord can end this tenanc") he shall ser3e an" notice(s on the Tenant in accordance %ith thepro3isions of the Housin$ Acts! Such notice(s shall #e sufficientl" ser3ed if ser3ed in accordance %ith Section &'* ofthe La% of 7ropert" Act &'-9
