With our new office based in the Forrestdale Business Park, the majority of our projects are built in the region between the Perth CBD and Mandurah. With a dedicated team of long term and qualified employees and contractors, we are equipped to take on a diverse range of commercial projects.

Arthur Kleyn started as a builder in 1980 and over time the business has developed through our people, systems and clientele, and adapted and grown into a reputable commercial construction company. People have come to trust the Alita Constructions’ name for completing projects on time, within budget and with a strong focus on quality and safety.

Alita Constructions prides itself on having an extensive list of proven and reliable contractors whom we have worked in partnership with for many years. We employ the services of over two hundred contractors and purchase goods from more than one hundred and fifty suppliers. This allows us to have good control over the quality of your project, and to ensure that it will be completed on time.

We see it too often in the construction industry where a client is passed from pillar to post after they enter into the contract. At Alita Constructions, we make a deliberate choice to put you first. Year of Completion: 2013Duration: 34 weeks

Comprising four units split over two levels, this project on Browning Rd, Armadale was built for a company that operates both as a cabinet maker and a manufacturer of stone bench tops. The process of cutting and polishing the stone uses substantial amounts of water, so a complex system of sloping floors, floor drains and a state of the art water filtration system was designed and built so that 90% of the water used is recycled water. Four gantry cranes aid in the movement of the stone between the various CNC machines. To gain the required water flow and pressure for the fire protection system, diesel powered pumps draw water from two storage tanks. The development is connected to two Fujiclean waste water recycling systems and the recycled waste is used to irrigate the surrounding gardens.

This 1230m2 factory constructed primarily out of precast concrete panels was built for a medium sized cabinet making business in the Forrestdale Business District. The double storey office features a balcony complete with barbeque area, and a small gymnasium is located on the first floor. The companies’ reliance on CNC machinery and compressed air meant upgrades to power and the placement of airlines and power supply throughout the factory. Two roller shutters allow for delivery of materials on the one side of the factory and easy access for the completed cabinets to be picked up by the installers on the other. This project was delivered to the client on time and within budget.

ChurchesFree Reformed Church of Darling Downs -Lot 8 cnr of Rowley and Masters Road, Darling DownsFloor Area: 810m2

Value: $1,430,000Year of Completion: 2013Duration: 50 weeks

This unique project involved building the first stage of a church building which is licensed to seat 350 people. The first stage of the build included a large meeting hall, kitchen, crèche facilities and a number of smaller meeting rooms. Future plans hope to see a large naïve added to the building. Throughout the design and construction of this project we worked closely with the building committee from the Free Reformed Church of Darling Downs. A combination of acrylic rendered precast concrete panels, feature brick walls and exposed structural columns give this church a modern look while still complimenting its rural setting.

The Free Reformed School Association received funding as part of the Building the Education Revolution Program. This funding was used to build multi-purpose sport halls at three of its schools in Byford, Kelmscott and Rockingham. Alita Constructions was awarded the contract for all three, which were built over a period of 12 months. The three halls comprising toilet facilities, kitchens and storage rooms were built using a combination of precast concrete tilt panels, structural steel wall and roof framing, and were lined internally with insulated wall panels. All three halls are serviced by Fujiclean waste water recycling systems and the recycled water is used to irrigate the surrounding gardens.

Despite budget and time constraints and a relatively complex build, the Serpentine Jarrahdale Community Resource Centre was completed in less than 6 months. Face brick, metal cladding and precast concrete tilt panels were the materials of choice for this build, with the main feature being a coloured polished concrete precast panel.

In 2008 Alita Constructions completed this specialised build for Seasons Funeral Parlour.

Much thought and effort was put into the design of the building to ensure it functions well and also sensitively accommodates the needs of the deceased’s family and friends.

The building features an undercover drop off and pick up area, a waiting room, a chapel, viewing rooms, meeting rooms, kitchens and a large triple garage for the hearse which is accessible from inside the building.

In October of 2011 Alita Constructions was awarded the contract to build a 5270m2 warehouse and over 1000m2 of office space for Tyremax. As the contents of the warehouse are rubber tyres, an adequate fire suppression system was critical to the project’s design. Three 300hp turbo diesel powered water pumps were needed to supply water to over 350 sprinklers throughout the warehouse and racking. Three large tanks, each holding 275kl of water were installed in order to provide adequate water in the event of a fire.

The building features a sophisticated façade with double glazed windows, Alucobond cladding and aluminium louvers. The office fit-out includes full height glass partition walls, a fully automated lift, three kitchens and top quality fixtures throughout.

“During the recent construction of the commercial warehouse and large office area at Lot 103/104 Baile Road, Canning Vale, Alita Constructions showed great pride in their work throughout the complete building process. The project was delivered on time and within budget. Cost savings were recommended to us by proposing to change the underground fire tunnel to an above ground fire tunnel in order to save money. Alita Constructions helped us finalise the drawings to reflect this change. I found the team at Alita Constructions to be very honest, reliable and always willing to help in whatever way they could. At Alita Constructions we are committed to meeting our obligations with regards to the health, safety and welfare of all persons at our workplace and worksites. We understand the importance of Occupational Health, Safety and Environmental policies and procedures and have therefore made them a critical part of our management activities. Through our safety management system, we have implemented measures to either control or eliminate hazards.

Safety:

• Has, together with a Registered Assessor with Worksafe WA, developed and implemented a HSE policy and procedure manual

• Employs a health and safety representative• Carries out site inductions with all persons who work on

its sites• Formulates and implements, in consultation with its

subcontractors, safe work method statements and job safety analysis documents

• Regularly reviews its HSE policies and procedures to ensure their appropriateness and effectiveness

• Ensures that where required, tasks are implemented in accordance with the Permit to Work (PTW) i.e. excavation, hot work, concrete cutting & drilling etc. and the requirements are referenced in the relevant JSA

• Conducts regular safety audits of its sites to ensure contractors adhere to its HSE policies and procedures

• Ensures the reporting and investigation of injuries, incidents and near misses is conducted in a consultative manner to prevent recurrence.

After leaving school and commencing his apprenticeship in carpentry and joinery, Alastair (Ali) went on to study for his Diploma of Builders Registration. He undertook this study in the evening so that he could work on perfecting his trade during the day.

Upon completing his apprenticeship, he worked as a tradesman, gaining experience in many aspects of building. Soon after, he began trading as Ali’s Concrete Contractors and mainly focussed on commercial tilt panel buildings. In 2006, Ali’s Concrete Contractors was incorporated into Alita Constructions.

Beginning his career on site has assisted Ali in recognising what it is that makes the construction process work smoothly and efficiently. He still regularly visits site and has implemented processes and checklists to ensure that work is consistently completed to a high standard.

The team at Alita Constructions consists of seventeen employees. Of these seventeen employees, six work in our office, while the remainder spend their days on site.

Peter Hearne [ C L I E N T L I A I S O N M A N A G E R ]Peter has worked in the architecture and building field for over fifty years. He has been a registered architect for forty four years, and this registration is still current. Nineteen years of Peter’s career have been spent in a design and construct environment, working directly with builders. This wealth of experience assists Peter as he meets with potential clients to discuss new projects. Peter liaises with our clients beginning with the initial enquiry through to signing of the contract.

Hank van Duyn [ E S T I M A T O R ]Hank has over nineteen years’ experience in the building industry. Of these nineteen years, Hank has spent approximately nine years supervising projects and over six years in the estimating department. This experience assists him in producing accurate cost estimates as well as achievable construction schedules.

Matt Kleyn [ P R O J E C T M A N A G E R ]Matt has worked in the building industry for over seven years, and has spent time both on-site and in the office. Matt manages the entire duration of our projects, ensuring that they are built on time, within budget and in accordance with the plans.

Stephanie van Dyk [ P R O J E C T M A N A G E R ]Stephanie has three years’ experience in the building industry and has recently obtained her Diploma of Project Management. Stephanie assists by organising sub-contract tender documents, raising orders and carrying out general administrative tasks.

Edwin Bruning [ S I T E S U P E R V I S O R ]Ed, a carpenter by trade and a registered builder, has worked in the building industry for over seventeen years. Ed is responsible for coordinating site activities from earthworks through to handover, all the while ensuring the projects are completed on time and within budget. His knowledge of HSE legislation, the Building Code of Australia and relevant Australian Standards plays a vital role in the successful delivery of over fifteen projects in the last three and a half years.

Maurice Bruning [ S A F E T Y O F F I C E R ]Prior to joining the team at Alita Constructions five and a half years ago, Maurice had a career in the lift industry spanning thirty six years. During the last sixteen of these thirty six years, Maurice gained experience in the roles of sales manager/project manager, licensed electrician and quality assurance auditor. Maurice ensures that Alita’s HSE policies and procedures as well as job safety analysis documents (JSA’s) are kept to industry standard.

Natalie Bruning [ A C C O U N T S M A N A G E R ]Natalie manages all the accounts, both receivable and payable in addition to managing all administration and secretarial work. Natalie has been employed in the building industry for three years.

Lump Sum Contract:When a Lump Sum Contract is chosen, Alita Constructions uses documentation provided by the client to make calculations and produce a quotation. The client is able to negotiate with Alita Constructions regarding the finer details of the contract and to ascertain our responsibilities.

Design and Construct Contract:When a Design and Construct Contract is chosen, Alita Constructions provides all the services, engages all the trades and includes all the design work to be carried out. All consultants and subcontractors are engaged, controlled and paid for by Alita Constructions. The client is involved during the design stage, and with the help of our consultants and helpful staff, will find the experience stress free.

Cost Plus Contract:When using a Cost Plus Contract, the client has to pay the actual cost incurred by Alita Constructions plus an agreed percentage of that cost which covers overheads and builders profit. The client can be actively involved in the building process by working together with Alita Constructions to choose subcontractors and suppliers.

Insurances:We currently have the following insurances in place:• Contract Works – Insured for the amount of the

building contract• Public Liability - $10 million• Products Liability - $5 million• Workers Compensation - $50 million

We offer different types of contracts depending on the type of project, the degree to which the client would like to be involved and the client’s budget.
