ABOUT THE PROJECT
Supertech Ecovillage is the new affordable housing project in Noida Extension,
Greater Noida. It aims to meet the requirements of all classes of people. In
Ecovillage, Supertech is providing 1 to 4BHK apartments in low rise as well as high
rise buildings. Supertech plans to give possession of the first phase of housing
within 10 months, and all possession in 30 months.
LOCATION
Supertech Ecovillage is situated in Sector 1, Noida Extension, which is 11km away
from Noida City Centre Metro Station. Indirapuram is around 6.5 kms away from
Supertech Ecovillage. Sec- 71 red light is 8 km far from the apartments. The
famous temple in Noida “Sai Mandir” is 8.5 km away from the apartments.
Crossing Republic is situated 4 km away from Supertech Ecovillage. We expect
Noida Extension to become the next budget housing hub in the near future.
FACILITIES
The facilities provided by Supertech Ecovillage include swimming pool, club
house, health club, beauty salon, indoor and outdoor games facilities, and good
parking space. It appears that residents would enjoy the amenities of Supertech
Ecovillage and have a healthy lifestyle. In addition to the above, Ecovillage also
has other features such as artificial beach, amphitheatre, fast food joints etc
which are normally not offered in other projects.
VALUE FOR MONEY
Supertech Ecovillage is offering its apartments at a selling price of Rs 2,075 per
square feet. The best part is that all other charges such as EDC, Firefighting
charges, IFMS, one open car parking, and one time lease rent are included in the
Basic Selling Price (BSP). PLC charges are as applicable. So, the total cost for an
apartment would range from Rs. 11.5 lacs to Rs. 50 lacs, depending upon the
choice of the apartment. We believe that these prices are fair and can be
afforded by even by the low income group and the middle income group.

We feel that affordable housing is the need of the hour and Ecovillage is just the
right project to cater to this segment. Noida extension is well connected by road
and is all set to become the next destination for affordable housing. The
proposed facilities are good and the price is reasonable as it includes the
additional charges. Therefore, one can expect reasonable price appreciation in
Ecovillage in future.
In our opinion, anyone with limited budget, thinking of buying an apartment in
Noida should definitely consider Supertech Ecovillage.

Supertech Ecovillage is situated in Sector 1, Noida Extension, Greater Noida.
� CONNECTIVITY
• It will be well connected by road and will have easy access to
Noida, Greater Noida and Ghaziabad.
• However the Noida City Centre Metro Station will be around 11
kms. But a closer metro station can be expected in future.
� PROXIMITY TO SCHOOLS , HOSPITALS, SHOPPING
MALLS ETC
• Noida Sector 18 market would be around 15 kms away from the
site but since there will be a commercial complex within the township,
therefore the daily needs can be met and shopping etc can also be
done within the complex. Moreover, we also expect that many other
commercial areas / shopping malls etc will come up in this area in
future.
� NEIGHBORHOOD
• A number of residential projects are coming up in this area and we
expect that Noida Extension will become the next budget housing hub
in the near future.
� KEY DISTANCES
• Supertech Ecovillage is situated 11 km away from Noida City

2. FACILITIES The facilities proposed to be provided by Supertech Ecovillage are at par or better
than the competitors. All these facilities would help a great deal in upgrading the
lifestyle of the residents. It appears that one would definitely enjoy the amenities
of Supertech Ecovillage and have a healthy lifestyle. Supertech Ecovillage plans to
provide the following facilities to its residents:

3. VALUE FOR MONEY
Supertech Ecovillage is offering its apartments at basic selling price of Rs 2,075
per square feet and the total cost would be between 11.5 to 50 lacs depending
on the apartment size.
� BASIC SALE PRICE
• We feel that basic sale price is in line with the prices offered by
the other developers.
• Moreover, since add-on charges are included in this price
therefore it becomes more attractive and can be afforded by
both the low income group and the middle income group.
� ADD ON CHARGES
• Most of the add-on charges such as such as EDC, fire-fighting
charges, IFMS, one open car parking, and one time lease rent
are included in the Basic Selling Price (BSP).
• However, Prime Location Charges (PLC) will be charged as per
the location of the flat.
• Electricity Installation charges for 1kw, 2kw and 3kw are
included in the Basic Selling price for 1 BHK, 2 &3 BHK and 3+S
& 4 BHK respectively.
• Car Parking can be upgraded from open parking to covered
parking by paying additional Rs. 1 lac.
� BUILT-UP AREA TO SUPER AREA RATIO
• Normally, developers claim this ratio to be around 80% but in
case of Supertech Ecovillage, it is around 70%. For example, in
550 sq. ft. apartment, the builtup area is only 383 sq. ft.
• In our opinion, it is on the lower side as compared to other
developers.
� OUR VIEW
• We feel that by including most of the add-on charges in basic
sales price, the company has avoided hidden charges and given
a simple and fair deal to the property buyers, which is a
positive sign. Therefore we give it 4 stars out of 5 for Value for
Money.

5. OVERALL
We feel that affordable housing is the need of the hour and Ecovillage is just the
right project to cater to this segment. Noida extension is well connected by road
and is all set to become the next destination for affordable housing. The
proposed facilities are good and would help in upgrading the lifestyle of the
residents.
We liked the fact that the price includes most of additional charges and thereby
saves buyers from the hassles of adding up the hidden charges. We feel that the
price is quite reasonable as compared to other similar projects. Moreover one
gets the comfort from the fact that Supertech is a reputed builder and has many
successful projects to its credit.
We expect that as this area starts developing, there will be reasonable price
appreciation in Ecovillage. In our opinion, anyone with limited budget, thinking
of buying an apartment in Noida should definitely take Supertech Ecovillage
into consideration.
