Location: Located within three miles of the intersection of
Maryland Routes 2 and 4 in Sunderland, Calvert County, Maryland, Claggett’s Woods provides an ideal location for country living at its finest. This north county location provides easy commuter access to the cities of Baltimore and Annapolis, Maryland, as well as the District of Columbia.
Claggett Road is a short county maintained road that
serves a small residential neighborhood before ending at the entrance to this property. In this dynamic neighborhood new homes are interspersed throughout an older established community of traditional homes.
In the nearby vicinity of Claggett’s Woods, there are
numerous other large tracts of land, exceeding one hundred acres each, that have been preserved through the Agricultural Land Preservation Program of Calvert County. This program ensures the protection of these properties from future intense development, creating significant areas of open land, interspersed with small low density residential communities.
Acreage: Totaling 113.55 acres, Claggett’s Woods is an old farm
that has reverted to woodland and is now entirely forested. Aerial photographs taken by the U.S. Soil Conservation Service in 1938 show that a significant portion of this property was open pasture land, crop fields, and meadows used for grazing and tobacco farming.

Improvements: The early homes and farm buildings that can be seen on
the 1938 aerial photograph of Claggett’s Woods no longer exist. The only improvements located on the property at the present time consist of a house trailer that has little, if any, value.
General Description: Claggett’s Woods is a vacant property waiting for a new
owner. The old farm fields have reverted to woodland, but could be cleared and reseeded, once again providing a significant amount of useable pasture. In addition to a replacement for the existing house trailer, four additional homes may be built on the property. Percolation tests have been performed and approved by the Calvert County Health Department at ten locations within the property. From among those ten successful perc test locations, the new owner may select five lovely home-‐sites.
Ag. Preservation: Claggett’s Woods is enrolled in the Calvert County
Agricultural Land Preservation Program and contains two separate Agricultural Land Preservation Districts.

The first ag preservation district contains fifty-‐eight (58) acres and is restricted to the creation of two building lots in addition to a replacement home for the existing trailer. The second district contains fifty-‐five and one half (55.55) acres, and is restricted to the creation of two building lots. According to the protections afforded to the property by the Rules and Regulations of The Agricultural Preservation Program, no other additional lots may be created on this property.
Forest Management: The property is subject to a voluntary Forest
Management Plan that is revocable and that may be changed or modified at any time to reflect the management goals of the new owner. The property is not subject to a Maryland Forest Conservation Management Agreement.

Taxes: Claggett’s Woods receives the “Agricultural Use Assessment” from the Calvert County Assessors Office. This assessment category reduces the property taxes on the entire property. Since Claggett’s Woods is an Agricultural Land Preservation District, a Property Tax Credit is also applied to the property tax bill. The combined results of these two programs significantly reduce the property taxes on Claggett’s Woods. The only significant property taxes are generated by the non-‐agricultural improvements located on the property and a one-‐acre homesite. In 2011 the property tax bill for Claggett’s Woods was $747.52.
Schools: The Calvert County Board of Education operates a five-‐
star school system. According to statistics published by the National Center for Education Statistics, U.S. Dept of Education, and the Maryland State Department of Education, the Calvert County Public Schools are the highest rated public school system in the State of Maryland. Claggett’s Woods is served by Sunderland Elementary School, Windy Hill Middle School, and Huntingtown High School.

for whitetail deer and eastern wild turkey, both of which may be found on the property. In addition, many other species of forest-‐dwelling birds and mammals inhabit the property.
The headwaters of Fishing Creek flow through the
eastern end of Claggett’s Woods, forming non-‐tidal

marshes and wetlands. Significant beaver ponds have created freestanding areas of open water within these wetland areas, all making up a significant wetlands complex that provides important waterfowl habitat. At the present time, Canada geese, mallards and wood ducks can all be found in the wetlands.
The entire property forms an ideal nature preserve for
the active hunter, wildlife photographer or nature enthusiast.
The above picture was taken during a recent visit to the
property in late February, 2012. I walked the full length of the wetland and flushed three flocks of Canada geese, containing 6 to 8 birds each. In addition to the geese, several larger flocks of mallards rose from the marsh at my approach.
Additional Comments: Claggett’s Woods is a hidden gem waiting for new
owners to implement their vision and once again make

this unique property a source of family pride. Ample acres are available to create new pastures providing grazing for horses, cattle, sheep, goats, swine or llamas. Fertile soils will yield rich vegetable plots and provide sites for poultry houses, intensive greenhouse production or high tunnels. Well-‐managed woodlands will continue to provide significant wildlife habitat
while yielding merchantable timber for sale or for use on the farm, as well as a sustainable supply of valuable firewood for home heating, if desired. The nontidal wetland areas and their waterfowl inhabitants add a special dimension to this property that is not often found in this part of Calvert County. Numerous sites, suitable for alternative energy production, either through solar or wind power, exist on the property. With five future building sites, the owner can readily provide homes for children and grandchildren, or possibly bring in other partners or purchasers to share the overall acquisition costs of Claggett’s Woods.
