Royalties

• Pending sales should be reported to the Home Office immediately upon signing a contract.

• Royalties must be submitted to the Home Office within 5 days of closing.

How to Report Pending Sales• Log into Real-Time

and locate the listing (or auction) that the contract has been received on.

• From the main listing detail screen, click Setup Pending Sale in the floating toolbar.

Associate field is for the Agent who sold the listing.

• Additional Sale Associate is NOT for a co-op agent. Use this field if two agents in your office shared the listing.

• Continue Advertising?

• Enter the buyer’s information.

sale?

• Anticipated Closing Date.

• Sales Price on the contract.

• Commission Rate – Total gross commission before splits or co-op sales.

• Click Apply the Pending Sale Setup IF no Co-op/Referrals are involved.

How to Report Pending Sales• If the calculations are

correct on the Verify Pending Sale Calculations for Listing screen, choose Accept Calculations.

• Once the calculations have been accepted, only the Home Office will be able to change them or reinstate the listings.

How to Report Pending Sales• If the calculations

are not correct on the Verify Pending Sale Calculations for Listing screen, choose Modify Sales Information to return to the Pending Sale set up screen.

How to Report Pending Sales• At the Pending

Sale Setup screen, make any changes needed to the buyer information, sales price, or commission amounts.

• Click Apply the Pending Sale Setup to view the Verify Pending Sale Calculations for Listing screen with the updated royalty calculations.

correct on the Verify Pending Sale Calculations for Listing screen, choose Accept Calculations.

• Once the calculations have been accepted, only the Home Office will be able to change them or reinstate the listings.

Finalized Pending Sale Setup form for your office records.

• Send the remittance advice slip, a copy of the HUD/closing statement, and royalty check to the Home Office within 5 days of closing. Royalty envelopes should be in your start up package; you may order more off the intranet site.

Submitting Royalty Check

• Use the Business Reply envelope to mail your royalty check, HUD statement, and Remittance Advice Slip.

• The Remittance Advice Slip can be found on the United Country Intranet and printed 3 per page.

• If the sale is a co-op sale, click the View

Co-op/Ref Info button after the other required fields have been

entered.

• Click on Click Here to Add Co-op or Referral Information.

Referral Information for Listing Screen, use the drop down menu to select the office that did the co-op sale.

Type: Was this a Co-op or Referral sale?

• Amount Paid: Total gross commission that will be paid the cooperating broker or the total amount you owe as a referral.

• Click Submit.

• If the office is not in the drop down menu, choose Add a New Associate. Add the office, not an individual agent.

• Associate Type is Non-United Broker/Agent.

• Enter the co-op agent’s office information in the First and Last Name Fields.

• E-mail Address is N/A.

• Login Name is the user First Name, any symbol, Last Name.

• Login Password can be anything. It will not be needed in future.

• Associate Power Member is No.

• Click Submit.

• This screen indicates that the new co-op associate record was added. Close this screen to return to the Setup Pending Sale Screen.

• At the Setup Pending Sales screen, click View Co-op/Ref Info to return to the Co-op and Referral Information Screen.

• If there are multiple outside agents involved in the commissions, click on Click Here To Add Co-Op And Referral Information to add more.

• The List of Co-op and Referral Information summary screen is its own browser window. Close this window to return to the pending sale setup screen.

• After closing the List of Co-op and Referral Information summary screen, click Apply the Pending Sale Setup on the pending sale setup screen.
