PROJECT DESCRIPTION
The preliminary and final plats for the proposed Maplewood Lane (Phase 1) Subdivision was originally approved on January 3, 2018. The applicant has made some minor changes to the outer boundary for the proposed subdivision, as well as a couple of changes in lot sizes for a couple of proposed parcels. On the original plat, the changes are affecting lots 119 and 120. On the new plat, these are shown as lot 119 (previously 120), and Parcel B (previously lot 119). The developer (Symphony Homes) has decided to provide a neighborhood pool and recreation facility on the proposed Parcel B. Changes in lot sizes have occurred in order to accommodate this change.
SITE & VICINITY DESCRIPTION (see attached map)
The immediate vicinity surrounding the proposed subdivision is predominantly single family residential to the west and north. Stansbury High School is located east of the subject property and consist of parcels zoned primarily RR-5 (Rural Residential, 5 Acre Minimum).

ISSUES OF CONCERN/PROPOSED MITIGATION
Planning Staff has not identified any issues of concern with the proposed changes to the original approval on January 3, 2018.
NEIGHBORHOOD RESPONSE
Planning Staff has not received any comments from the surrounding neighbors or general public as of the completion of this report regarding the proposed changes to the previously approved subdivision. Any comments that are received will be presented to the Tooele County Commission on February 6, 2019.

When this subdivision was originally presented to the Tooele County Planning Commission on January 3, 2018 they approved the preliminary and final plat, subject to the following conditions:
1. The civil bonding must be in place prior to the recordation of the Final Plat. 2. Building Permits cannot be applied for until the Final Plat has been recorded.
REVIEWING AGENCIES RESPONSE
AGENCY: County Surveying DATE: January 17, 2019 RECOMMENDATION: Approval. All redlines have been corrected. AGENCY: Ensign Engineering DATE: January 17, 2019 RECOMMENDATION: Original approval remains. No further comments at this time. AGENCY: North Tooele Fire District DATE: January 17, 2019 RECOMMENDATION: Original approval remains. No further comments at this time. Compliance with current building, construction, engineering, fire, health, landscape and safety standards will be verified prior to final approval.
PLANNING STAFF ANALYSIS
Minimum lot sizes in the R-1-10 zone are required to be a minimum of 10,000 Square Feet. • Planning Staff has verified that all lots in the proposed subdivision meet the minimum lot size.
16-1-3. Purposed of Residential District R-1-10: The purposes of Residential District R-1-10 are to provide areas for medium to low density single-family residential neighborhoods and to minimize costs of infrastructure, development and maintenance.
PLANNING STAFF RECOMMENDATION
Staff recommends that the Tooele County Planning Commission makes a motion to grant re-approval to the Preliminary and Final Plats for the proposed 23-Lot Maplewood Lane (Phase 1) Subdivision with the minor changes reflected in this report, subject to the following conditions:
1. The civil bonding must be in place prior to the recordation of the Final Plat. 2. Building Permits cannot be applied for until the Final Plat has been recorded.
