This is the next sector of our economy that is about to

burst. There is more than one trillion in student debts

that are issued by our government and almost

exclusively by our government. Since these debts are

guaranteed by our government, large schools decide

that it is time to put in an auditorium or an enormous

football field while you are strapped with debts you

are not prepared to face coming out of college. That is

the purpose of this book, to give you a leg up using

your degree.

Student debts are the next asset sector after the

housing bubble where the government just rolls out

credit through low interest rates, and when the bubble

bursts it is incredibly deflationary and we have to

print or bailout the private sector, creating moral

hazard, so we keep copying the same mistakes over

and over again. I covered this in an economic sense in

my first book, “PANIC!” This guide is meant to serve as

a primer to passive income strategies which I will

cover more in depth on stumpagenius.com. It is

imperative that we, as a generation, learn how to

defeat the inevitable.

There are two ways to use this book:

1 - Identify what you are knowledgeable about, or

what your college degree is, and that is your niche.

Next, identify a problem within that niche, then solve it

for people using one of the many methods I list in this

book.

2 - If your niche is more artistic than problem

oriented, use that creativity to inspire other people to

think, read, be entertained, etc. If you can write the

next Harry Potter, and you can sell it, you’re golden.

After reading this book there should be absolutely no

excuses, you guys. You literally have at your disposal a

guy willing to joint venture on nearly any topic taught

in school as long as you have a: blog, email campaign,

membership site, book, eBook, podcast, webinar,

YouTube channel, twitter feed, udemy course,

facebook fan page, audio book, a demo you recorded,

website, brick and mortar business, web comic, or

even just if our interests overlap in some way, I will

Go to give, don't just go to get, and you'll see some

One thing about passive income is that if you give

without expectation, other people will want to try to

help out. That’s the law of expectation, and it will

cause a mastermind group. You will have colleagues

who seek to help, entertain, teach, etc., no matter how

small of a niche market it is. Even basket weaving has

fans.

If you want to get rich using passive income strategies,

seek to sell 1 billion people something for a dollar. If

you want to follow a passion that is a niche market you

can absolutely do that, too, but it requires more

marketing knowledge which is beyond the scope of

this book, solely because I can't guess what type of

platform you're using and to what ends. So see me in

have no idea if you're trying to become a life coach or a

rock star, or you have a degree in being a vocal coach

and don't know what is next. Everyone is different

Okay so those are a few of my favorite things to learn

about and I will never get bored learning more.

Especially passive income strategies, you can literally

never learn enough of them.

Here is a list of things I know almost nothing about,

and would like to meet people with degrees who can

shorten these learning curves for me:

The classics, well, I am embarrassingly

unknowledgeable on this topic. I read Jason and

Medea, Oedipus Rex and part of the Iliad. There is

work to be done.

Physics, though I have read about String theory.

Chaos theory and M theory, but I would really like to

meet someone who can really breakdown a sort of

"greatest hits" if you will. I am not looking to get into

advanced calculus, I just really want to be up to date

on the latest innovations in physics, astrophysics and

anything involving the cosmos. Most importantly I

would like to be able to speak intelligently on this

topic and honestly I can't yet. :(

Dead lifting. I still can't do it properly.

Nutrition. My diet consists mostly of bacon, beer and

bacon. I want to find someone who can help me find

out according to blood type, or some other way, what I

should, and shouldn’t, be eating.

Hypnosis. Always found this interesting.

Neuro linguistic programming. This is a very

interesting topic as well.

Persuasion skills in general fascinate me, like the book

Influence by Robert Cialdini, that kind of persuasion. I

am a libra-scorpio. I enjoy learning what makes people

tick and using pseudoscience to describe myself.

Martial arts. I went to Thailand for three months to

train muay Thai in the summer of 2006. It was the best

summer of my life. I have been a long time fight fan, I

love boxing, MMA, Brazilian Jiu Jitsu, etc. I took Jeet

Kune Do, and, in general, cold beers and a live fight are

a few of my favorite things. Anyone who can teach me

how to throw the most devastating punch, how to

harness chi or how to properly fight the "Philly Shell"

will be rewarded.

Vocal coaching for singing lessons, and to help with my

impressions. If you are a vocal coach then get at me,

let's make an info product together. My voice is not as

strong as I want it to be, it’s been throwing off my

Scooby Doo, Al Pacino and bill O'Reilly impressions for

quite some time now. My Scooby Doo is tight.

Altered states of consciousness, like lucid dreaming,

meditation, psychedelic drugs and the whole nine

yards.

Sex. There are several people on the internet who have

info products on everything from multiple orgasms,

awakening kundalini, hypnotizing women to have

orgasms, controlling male ejaculation, fingering

techniques to access women's G spots, the A spot, the

P spot and the deep spot. Honestly I don't even really

know where to begin, but I know I want to learn it all,

so please, if you contact me about this topic you don't

have to be professional about it, just be

knowledgeable. I don't want some stupid horn dog

lecturing me about his counterclockwise swivel

technique that the men in his family have passed down

for generations. You need to have some kind of a

platform and be a real sexpert for people to go to for

advice, not an arrogant frat boy Stifler from "American

Pie" carbon copy. I cater to real information on this

site in a fun way, not to people who talk out of ego.

Any woman who wants to give me insight into other

women in any way, not just sexually, would be

appreciated. I don't see women as sex objects, I love

women. Truly, I do, but I sincerely would like the same

level of insight into the other sex that I already have on

income inequality and passive income strategies.

That sets up the next topic of interest to me perfectly:

Women. Yes, I find some rather confusing. I have zero

interest in pickup courses or manipulation. I am

looking more for a mentor/teacher to work with, or

information product in the vein of the Authentic Man

Program, or authentic relating "circling" type stuff.

Acting. I have always wanted to become a type cast

actor. I sincerely am not looking to create an

enormous range, like Christian Bale, all I want is to be

Ben Stiller. He has two characters he plays: the intense

guy and the awkward guy. He just does it better than

anyone else. Someday, I want to play a wise guy in a

movie. That would be my intense guy, and I want to do

my own brand of awkward comedy. That's it, that's all

I'm asking. If you can help me bring out more of either

of those two sides, let's talk.

Art history. As I mentioned before, I would be thrilled

to have someone take me to a museum by my house in

New York and help me shorten my learning curve on a

topic. I know embarrassingly little about Art History.

Screenwriting. I have a couple of books and Udemy

info products on this, but someone who I can trust that

I can bounce my screen play off of would be nice only

after they have signed a non-disclosure agreement.

The last thing I need is someone stealing my brilliant

idea about a Clown sent to America from another

dimension to stop global income inequality. I think it's

such a boring trope that every time someone saves

earth it’s an American, or group of Americans. That's

where I got the clown idea from, so don't take it.

Things I have zero desire to learn:

Accounting

Computer programming

Music theory

Anything involving organic chemistry.

Other than the above four categories, there really isn't

anything that I don't want to shorten my learning

curve on, so in order to best serve you recent college

grads who are struggling to get out from behind a

Starbucks counter, let me just say that becoming a

bartender when you are super knowledgeable on a

topic, especially when there is bar trivia, isn't a bad

idea. For those of you who want to go from know it all

bartender to teacher, product creator, joint venture

partner, collaborator, colleague, author or YouTube

phenomenon, I have gone through the effort of

searching the top ten most useless degrees of 2015 by

unemployment rate and here is what I have found on

Forbes.com:

Number 1: A tie between anthropology and archeology

who, have a whopping 11% unemployment rate

Number 2: Film, video and photographic arts, with a

6.7% unemployment rate.

Number 3: Fine arts, with an unemployment rate of

7.3%

Number 4: Philosophy and religious studies, the latter

being incredibly surprising seeing as the Catholic

Church owns the most real estate in the world.

Philosophy I can work with, but a religious

membership site, or one based on religious studies,

would be a cinch. People love anything that is Da Vinci

code like, or mystic, or just presenting rarely known

and or frequently over looked things like how Jesus

would have had brown skin and spoken Aramaic.

People get so into this kind of stuff, so if this is your

major/area of interest I suggest a membership site

and drip feed interesting content with a forum so

people can talk to each other. I would love to pick

your brain on a few questions that I have, but be

forewarned, I am a recovering Catholic.

Number 5: Liberal arts has an unemployment rate of

6.2%, which is rough. Also, Liberal arts can mean

literally anything, so congratulations, you've especially

wasted your time and money. Also, you are literally

the only people on this list, besides the four categories

I don't want to learn, all for good reasons, that I cannot

work with until you get specific. Do not come to me

with a liberal arts eBook, I can't do anything with that

but turn it into a satire thereby mocking several years

of your existence.

Get specific and we'll talk about working together.

Number 6 is Music, and I do play the guitar, but I really

could use a couple of refresher lessons. If you can

teach me to play like Dimebag Darrell then we have

something. Honestly, there is a lot that you can do with

music, like teach other people besides me. Music

theory and the circle of fifths and all of that stuff that I

have seen music lovers learn, have forever ruined

music for them, which is why I refuse to learn music

theory. It can make you really pretentious and

ultimately say things like, "It sounds way better on

vinyl." I personally can't stand pretentious people.

I would say steer clear of teaching general guitar

lessons online, that is a super saturated market. I

would get more specific and teach people to play like

Jimi Hendrix, or work with opinions, or a blog, or write

a book on a really famous band, or do a rock n roll or

hip hop trivia site. There are some really cool

WordPress plugins that catch email addresses with

trivia questions on Facebook

You could do a facebook/buzzfeed style "which

composer are you" personality quiz to capture leads

for email marketing to sell them on your kindle book,

or a T-spring campaign of the public domain images of

old dead composers with hilarious catch phrases, and

I've got one that's perfect for Frederic Chopin, "He was

a fiery little guy. People used to rest drinks on his

head...pissed him off." The beauty to the idea is that,

when it comes to classical music and composers,

people are so pretentious they'll just go along with it

and act as if it’s true, for fear of looking stupid.

I'm actually kind of annoyed I gave that idea away

now. Imagine some asshole who reads the New Yorker

and pretends to get the humor seeing a shirt with

Beethoven on it that just says, "¿Ear Trumpet?" You

would have to be a complete asshole to think that is

funny or actually saying something, which is why I just

gave away a multimillion dollar idea. To whoever

makes these shirts, I want one.

You need to understand your target market, and what

those customers want, in order to create a product

that most satisfies their needs.

Number 7 is Fitness and Parks Recreation, which is

really surprising to me, given the people of

Walmart.com and that the exercise business is a multi-

billion dollar business, there really is no excuse for

this. Personal trainers are in high demand and the

fastest way to get yourself there is through a product

launch. Make an E-book or video course on how to do

something specific and go from there. There literally

is no end to what you can do with this niche as health

and wealth are always huge earners. Just do

something nobody else is doing, if you think that is too

hard- I don’t so come and talk to me, we’ll figure this

shit out together. Trust me, I’m your guy, I won’t let

you down. Again, going through every single possible

permutation of what your area of expertise could

hypothetically be inside of this Ebook is way beyond

the scope of this Ebook. When we talk I can get an

idea of your needs better than listing hypothetical

examples, but not being able to land a job with a

degree in the BIGGEST FUCKING NICHE EVER is not

acceptable. You are absolutely going about this

problem the wrong way, I would love to help.

Number 8 is Commercial Art and Graphic Design, you

guys I will ease up on as this is a tough field. Many

people use websites like Fiverr.com with multiple gigs

(so you make more than $5 a shot) on complicated

Youtube video intros and outros. They do video

editing etc. Two things about Fiverr.com is that I have

never spent less than $25 on anything involving a

video on that site so don’t let the five dollar thing get

to you and I have never seen anyone who will make

sick Youtube thumbnails which can make people a lot

of money if they’re interesting and lead to higher

clicks. If you become the “Jessie James” of Youtube

thumbnails, there is potentially an extremely lucrative

career in that if you can guarantee that they are

aesthetically pleasing and perhaps beta test which

color schemes/images work best and get the most

clicks then people will spend $50 a pop for the chance

that something as small and silly as a Youtube

thumbnail could potentially make them thousands of

dollars. They also take about twenty minutes of real

work, I am sure that someone in this field has a knack

for making small pretty pictures. It’s not the Mona

Lisa, but if it somehow made eye contact with you no

matter where you were in the room like the Mona Lisa

that would be sick and put a lot of money in your

pocket. Granted by definition that isn’t really passive

income, but you’re reading the book of a guy who used

to pick up garbage for 8 hours a day and then go do

concrete work and wheelbarrow 200 pounds of

mortar down Long Island driveways for 13

consecutive summers, so it kind of is passive income in

that respect. It is my belief that if you become known

as the “go to guy” or “guru” of something, any service

you are doing is quasi passive because great word of

mouth advertising frees up a ton of money and time

for you to do other things instead of putting ads in

your local church bulletin which have never been

effective for anyone in business. I can only speak for

Catholics, but we mourn our faith so hard- nobody I

know wants to go down to the “Cupcake Contessa”

after Sunday Mass. Again, if your major was Religious

studies there are just so many options for you to make

money, you could start a website that looks like the

back of a church bulletin carved in stone and sell other

people’s church products as an affiliate marketer.

Bibles, crucifixes and Rosaries have to come from

somewhere. Perhaps you were less of a seminary type

person and more theoretical: make a “Passion of the

Christ” board game and send one to Mel Gibson, most

likely he’ll blame the Jews again, so it’s bad for them

but good for you. What better word of mouth is there

than an angry Mel Gibson? You work once and make a

board game and never have to work again, look at

Robert Kiyosaki’s “Rat Race” board game where the

entire object of the game is to stop working for money

and have money start working for you by literally

using Passive Income strategies.

Okay so back to Commercial Art and Graphic Design

people, if you’re really good and reliable I definitely

need someone to edit all of my videos I hate doing it,

and it’s very time consuming. I am willing to pay the

right person very well if it gets done quickly. Also, if

you have a real knack for editing videos in order to

make them funnier by just perfectly capturing those

awkward moments and then doing a great cut scene to

highlight it, then definitely hit me up. I really need

someone who is capable of editing my satire videos to

be funnier than I can. Finally, I would say that making

your own product to compete with Camtasia that is

easier to use for noobs would be a great start, try to

freelance because as far as I know not many

companies in the corporate world are going to pay you

all that much to edit videos for them. I could be wrong,

but I would label this career path as an expensive

education with a small pay off unless you are an

entrepreneur. My honest opinion about this career

path which is quite similar to marketing in that, if you

have zero creativity to market or design graphics or

edit videos for then you will always be working for

other people forever which is neither passive or

rewarding. In order to make this a rewarding career

path take the skills you have built and use them

toward something of value that you’ve created as an

entrepreneur that is the key to success.

Number 9 is history: we have already covered this, I

love history and so does literally every single person

in the world. Find something interesting to you about

history and just put the words: “Secrets” “Mysteries”

or “Uncovered” on the cover of the book or video

course you make before the rest of the title and it is a

guaranteed winner. If you can’t find something of

interest to you that ever happened somewhere before

in History, then how did you even get this far into a

book? You have much bigger problems than student

debt if that is the case. Make a Facebook app for

people to compete in a history trivia game with their

friends and give it a Schnazzy title. If you want to reel

in hipsters, find the most hilariously obscure people of

all time who are famous for the stupidest or most

arcane reasons imaginable and get beyond specific, or

you can just straight up make things up too like the

Daily Show did, but in a format that looks like a

historian would have written it. Best advice: stay

away from Alexander the Great, George Washington,

Hitler, Ben Franklin and all of these other done to

death people throughout history.

Honestly, if you wanted to do something along the

lines of a “cards against humanity” kind of vibe with a

dark twist you could make a “get to know a dictator”

trivia game, app, book, Youtube series, T-spring

campaign, etc. Make it “dark” and kind of kitsch, that

kind of stuff is huge with the Etsy.com crowd. People

know shamefully little about the Francisco Franco’s

and the Pol Potts versus your Stalins and Maos, but I

bet they would love to buy a small pocket sized

dictator trivia mini book as a stocking stuffer for the

“man who already has everything” that is located right

next to the Barnes and Nobles register. You could

make a game like “Magic the Gathering” of historical

figures who are all famous for enormous bloodshed.

They can each have “Earth, Wind or Fire” powers, but

whatever you do-don’t try and bring back “Pogs”,

that’s a terrible idea.

Number 10 is English Language and Literature: my

response to this one is exactly the same as it was for

history-find the most obscure figures and give people

crazy facts about their lives here is one: Geoffrey

Chaucer was a rapist who was caught plagiarizing

Boccaccio who lived through the black plague so that’s

a winner right there. You can almost certainly use

their images because they have to be public domain by

now.

What is a sales funnel?

A sales funnel is the series of steps that a person must

take from when they first learn about your business to

the point when they become a paying client. When you

are marketing your business and getting the word out

about your business, you probably send people to your

website or a physical location. That initial point where

you tell people to go is the top of your sales funnel.

Once people get to the top of your sales funnel, you

need to have a very clear path for those people to

progress through in order to purchase something, or

perform some action that you want them to do

If you drive people to your website, you must use web

analytics software to measure and understand what

those website visitors are doing on your website. The

most common analytics software on the web is Google

Analytics and it is free. Make sure that you use it to

understand what your users are doing on your

website, if you are not already using it. If you are not

familiar with web analytics, you definitely need to be.

It will help your business quite a bit, and it is an

industry standard. Web analytics will help you

understand what people are doing when they come to

every page of your website. You need those website

visitors to go to the next step of your sales funnel from

whichever page they may be on. With analytics, you

will be able to see whether people are making it to the

next part of the sales funnel, and at what rate they are

doing that. Knowing what your website visitors are

already doing on your site will give you insight into

how to adjust the site, in order to get more of your

website visitors to make the right steps to progress

further in your sales funnel.

By now, you may be asking how you can increase the

rate at which people move forward through the sales

funnel. What you have to do is define a clear call to

action, usually a big button somewhere on the page,

letting people know that this is where they need to go.

Once you have added your call to action, try

experimenting with where on that page the call to

action should be, and what text should surround that

call to action to make it more enticing for the website

visitors to click it. You should also experiment with

different layouts of the page to see what kind of a

layout, color scheme, and usability might give you

better results. The best way to experiment is to use

something called AB testing. AB testing is a testing

technique in which you have two or more versions of a

web page. You then drive people to both versions of

that page, testing which of the web pages or designs

generates a higher percentage of people performing

the action that you want them to do. The version of the

page which works best to get users to do what you

want is the one you keep on your site.

One way to improve your sales funnel is to shorten it.

You can create a single page that is optimized for a

single action that you want people to take. That kind of

a page is called a landing page, because once you

create that page, you can drive people to land on it. It

typically produces satisfactory results because, prior

to driving people to it, you are able to extensively test

its effectiveness, and only utilize it once you are

satisfied with how effective it is. Landing pages are a

great tool to help you minimize the steps in your sales

funnel, and therefore increase conversion of website

visitors to buyers. Less steps means less people

veering off the desired path in your sales funnel.

If you are the type of person who is burdened by

enormous costs of student loans, I have some bad

news and some good news. The bad news is that you

are far from alone. The good news is that you are far

from alone. I would say that in general, the more

esoteric your course of study, the better off you are.

You have multiple options, so fear not it all depends on

your style of teaching.

If you read my first book, I talked about ‘infopreneurs.”

Well, that’s you. If you went to college, and even if you

didn’t, there is absolutely something that you can learn

well enough to teach, being that you only have to know

the topic better than the person coming to you to

learn.

Take the knowledge that you have accumulated from

years of going to college and create an online e-

learning course which is currently a booming industry.

According to Forbes.com article “Online learning

industry poised for $107 billion in 2015”, I am sure

that headline says it all. In 2014 E-learning brought in

about $55 billion and it is poised to explode so anyone

who says that going to college for 17th century

Russian literature is a good idea, should probably get

their head checked. As I have stated a number of times

before, I am not against higher education if you want

to be a doctor or an engineer that is great, going to get

a bachelor’s degree in U.S. history for $120,000 and

then going to work at Starbucks as a barista is not

going to add anything to your quality of life-like at all.

Don’t do it. Meet people and learn from them or buy a

should easily shift beyond $100 billion dollar a year

industry within the next couple of years. This means

that you can make a sizeable income by teaching what

you know and if you left four years of college unable to

teach anything at all, then that tells you right there

that four years of college isn’t really all it is cracked up

to be, unless it is cracked up to be Mayweather vs

Pacquiao, then it is exactly what it is cracked up to be.

I hate that you can’t sell your own book on Kindle for

more than $9.99, people put blood sweat and tears

into their books. There are editing costs, formatting

costs, pictures, covers, marketing and a whole slew of

other things that go into making a book, like your time.

Not to mention, Amazon gets 30% of your hard work

for doing absolutely nothing, but being a middle man.

I put 5 years of my life into writing and researching my

first book, “PANIC!” I put two years into learning

passive income strategies and internet marketing

before writing this book in order to bring you the best

possible ideas that I can in order to make you think

about what you can do differently. I will not do the

work for you, but I will happily guide you in the right

direction to the best of my ability, and I will not take

1/3 of your $9.99 in order to do it, like Amazon. Also, I

will never stop researching top quality information for

you guys to implement your ideas more easily. I am

always testing out new internet marketing products

be a mailing list. It is like a license to print money all it

requires is some outside of the box thinking.

Personally, I think that getting emails is far superior to

Facebook and Twitter (which can be used to capture

email addresses) the reason being is that the return on

investment is much higher, people still open emails

and buy more frequently than they do from social

media. Emails have been around for 20 years and who

knows what the future of social media could bring.

We have already covered gathering emails so I will not

go back over it, but you have the ability to collect

emails from people in person as they enter your store

and to sell them your physical products and services.

You can also incorporate affiliate marketing which has

also been covered elsewhere in this book. No matter

what niche you are in there is always something on

Rakuten.com of another product that you can promote

for commissions from someone else, if you aren’t

promoting your own.

You can always do a product launch, which is a great

way to show off your knowledge and expertise and

gain a very quick and profitable online presence.

If you have a service or product that you want to

create buzz for you can go to Fiverr.com and for only

$5 get a promotional video made to put on your

website or on social media. You can also and this is

one of my favorite ideas get a $5 Public Relations

report and have it submitted for an additional $5 to

multiple news outlets so if you are doing something

even remotely news worthy this is a great way to

generate some buzz and it just doesn’t get cheaper

than $5. Once you have your PR report submitted, you

can purchase a $5 gig for SEO Backlinking in order to

drive traffic and have Google pick up your PR report

on one of the main news outlets. For a total of $15, you

could see an enormous return.

In general, since I can’t speak directly to you about

platforms where you can make an account and get

2 - Write a press release to get authority through the

search engines.

3 - Submit the press release, and it costs like $5 to

send to authoritative press release websites

4 - Rank your press release so that it shows up in

google so that people can find it through your affiliate

link and you get credited with the sale. Building

backlinks to the press release. Backlinks are when one

Google’s eyes. Search engines count links and that’s

how they determine the rankings. There are multiple

back link services, they’re pretty cheap and you can

just hand off the work to someone else and they take

care of it for you to get your press release ranked.

How do you locate a profitable niche?

A niche is a group of people who have a specific

problem.

Let’s pick products that are going to make you money:

1 - Health is a proven money maker: weight loss,

eczema, diabetes, back pain, Paleo diet, etc. It’s a huge

market.

2 - Wealth. Making money, keeping your money,

gaining more freedom with money, passive income

strategies, manifesting wealth, law of attraction etc.

3 – Relationships. Dating, marriage, social circle, how

to make friends and networking, being a better leader

and business skills. How women can make men fall in

love with them, getting your ex-back, etc.

no college degree on Udemy has a lesson on this.

5 - Use optimizepress to make a membership site.

6 - Build a mailing list.

We are going to stick to digital products, not the type

you see on Amazon. Amazon blows, their affiliate

program blows, it’s a trap! Stay away from them. E-

book, videos and PDFs that can be delivered online

and downloaded, PowerPoints, checklists, newsletters.

There is no cost for shipping, there is only a cost for

advertising and getting people to buy. Affiliates like

you get paid a percentage of the total sale, and you

make the business more money when they resell them

more products in the future.

A $47 product X 75% =$35

100 sales a month = $3,500 a month

People are searching for these products literally every

day. Can’t get your kids under control? People buy

the book through google on how to discipline their

kids. The point is that you get in front of people when

they are ready to buy, via the search engines and that’s

the secret!

Products Now that you’re signed up as an affiliate, go to the

Marketplace on clickbank and do “Advanced Search”

find a category that interest you, and click on “gravity”

and go with between 30 and 100.

Then pick average $/sale, higher than $30.

Here is some vocabulary you need to know:

Gravity: The number of affiliates who have made a sale

of a specific product in the last 30 days. This metric

shows that a product is successful, if nobody could sell

it, it’s probably got a bad sales funnel. You want to

filter out those products that have a very high

competition level. Try and choose something with

gravity from 1-60.

Rebill: Someone purchased a product that has a

monthly recurring continuity program.

Nobody will accept your press release on a ridiculous

product. Stay away from overly sexual products like

penis enlargement and premature ejaculation. Besides,

none of that shit works anyway. If it did, I would be all

over it. Stick with how to increase your vertical leap,

cool stuff like that.

Select a gravity between 10 and 25 if you don’t want to

spend too much money on your first try. There’s less

Products competition, so you have to spend less money on

keywords. Search for that product in Google. If there

are more than a million pages competing for it, it’s

probably a tapped out market, and it’s time to move on

to another idea.

So again:

Go to Clickbank marketplace.

Click "Advanced Search".

Select 1 of the 3 niches (Health, Wealth, or

Relationships).

Set "Gravity" between 35 and 100.

Set Language to English.

Set Avg$/Sale to higher than $30.

Browse through the listings than come up.

Gather all the product names into a text document.

The way to do that is with the google keyword

planner:

Go to adwords.google.com.

Then, go to:

Google, the greatest search engine in history, couldn’t

even shorten that bad boy up.

Paste keywords in to that website and see the results

of monthly views. Anything around 2,000 and up is a

good idea to sell.

Now, Google Keyword Planner.

Select "Get search volumes for a list of keywords..."

Paste the keywords into the text box.

Select 4 main countries (US, CA, AUS, UK).

Click Keyword Ideas tab.

Sort by Avg. Monthly Searches.

Eliminate products with less than 2,000 searches per

month.

Use the product list with searches above 2,000 per

Select one product from the final list.

In order to get your affiliate link which is how you will

track your sales and get paid, go to clickbank and hit

“promote product” for the one you’ve chosen

Put in your account nickname and tracking ID.

Now you have your link. Click it, copy it and paste it

somewhere safe.

Go to: Namecheap.com.

Put in the name of the product you’ve chosen and put

it in for the cheapest possible domain name you can

get, then add to cart and checkout.

URL forwarding settings:

When people look at the domain name when there is

no hosting, it will automatically send people to

whatever link you put in when then they go to your

domain name. Choose URL redirect. This

automatically sends people through the affiliate link to

2. Giveaways

Udemy has the largest market share in the online

learning community. It’s an Amazon vs. Barnes and

Noble situation, where it makes sense to focus on the

market leader first, and then syndicate your content

on other sites, like Coursera. Udemy is not a great

avenue to sell courses to your already existing

audience, but it’s a great place to reach 5 million new

students in 190 countries.

When creating online courses, you don’t have to be a

traditionally qualified expert instead, you can spend

time wisely researching the best material out there on

your topic then record your research in a PowerPoint

presentation and record a voiceover narration using

Screenflow. Other options, like Screencast-o-matic,

which only costs around $15, are great, too. If you

have an interest in a topic, just learn more than your

students know about it and be on top of it, you don’t

have to have a PHD in order to be a qualified teacher.

Udemy course marketing has 2 primary components:

Ratings and Reviews, both of these metrics can be seen

on the Udemy platform.

Highly ranked courses with lots of students are

perceived to be “better” so they sell more than the

courses with no students and no reviews. Scott keeps

an “insider” list of friends and family who might be

interested in a particular project. You could call it a

“favor file,” a small database of people you know are

willing to help you out. He emailed those people when

the course went live with a coupon code to enroll in

the course for free, and encouraged them to leave a

positive review. The great thing about this is you can

do this no matter who you are, even if you don’t have a

big email list or audience to message. These are one-

on-one messages to your existing network. Aim to

reach double-digits in the number of reviews (10+

reviews) through this method. Another tactic Scott

recommends is to put a teaser out on Twitter or

Facebook, with the message, “Hey I’m releasing this

course in the next week or so. If you’re interested in

checking it out for free, let me know.” And then you’ll

have a self-selected segment of friends curious about

your material who can help seed your initial reviews

as well. Scott targets having 1000 students enrolled in

your course before easing up on your pre-marketing

efforts. One place to go to get enrollments is

BlackHatForum.com. There’s a section there for free

Udemy courses, and you can create a free coupon code

and share your course in there. Within 24 hours, you

can have your 1000 students

After you hit that number, be sure to cut off the

coupon code to prevent it from being picked up in the

search results by future would-be-paying customers.

Scott calls Udemy’s algorithm a velocity-based ranking

system, where the number of new students within a 7-

day period can propel a new course to the top of the

ranks. Because you have the initial base of reviews and

a ton of new student enrollments, you’ll be in good

shape for exposure and sales right out of the gate. The

10% Rule, according to Scott, states that only 10% of

people will ever complete your course (or ebook, or

whatever), so, if the only place you’re asking for

reviews is the very end, you’re missing out on the

most opportunities. Instead, Scott breaks up his

content into quarters, and asks for a review at the end

of each section. He explains that some students are so

excited to implement what they’ve learned so far that

they might never finish the course, but those reviews

are really important to help new students discover the

material. He includes a screencast video with exact

instructions on how to leave a review. If the content is

valuable, people will be happy to take a minute to drop

in a quick review.

During the free giveaway, you can increase the price of

your course to increase the perceived value. More

people are likely to enroll in a free $99 course than a

free $29 course, all else being equal. You can embed

your own Google Analytics tracking code in your

Udemy course, so you can determine the conversion

rate for different course titles or other factors. Test

different titles, check back in a couple weeks and see

what works. You can do the same thing with testing

different price points. One of Scott’s courses converts

at 19% Revenue Share! Udemy has up to a 50%

revenue share for students they source. If you bring in

the students (tracked with a unique URL built through

their back-end), you keep 97% of the course revenue.

Udemy also has an affiliate program through

LinkShare. One of the most effective tactics for me

when I launched my latest Udemy course was

recruiting some affiliate partners and offering a

special discount for their audience. Those kinds of

endorsements can go a long way toward enrolling new

students and reaching a broader market than you

could through your own efforts.

Note: If your content is freely available on YouTube,

you can’t charge for it on Udemy, but you can bundle it

together into a free course. The minimum course

length is 30 minutes. Next, you can move up the value

chain by creating a premium course and promoting it

to those students in your free course(s). You used to

be able to send a mass-message through the Udemy

platform to all your free students announcing the new

paid course, but that tactic has been disallowed.

Instead, Rob recommends directing students in your

free course to an email opt-in landing page on your

website, which is legal under Udemy’s terms. Then you

can email them directly letting them know about your

premium course offering. Subject Matter and Pricing

Rob's courses specialize in his areas of expertise,

including setting up WordPress blogs and websites,

Email Marketing, Graphic Design, Building a

Freelancing Business, etc. They are priced around $80-

90 for a 2-3 hour course, but the majority of Udemy's

sales come through discounts and promotional offers,

so most people end up spending $20-$30 per course. I

didn’t fully understand this price promotion strategy

of theirs with my first course, and I think I priced it at

$29 to start. Well, when they run promotions that

discount all courses to $19, which course do you think

looks more attractive to prospective students: the

course that’s normally $29 or the one that’s normally

$99 or $199?

As an instructor, you can opt-out of these pricing

promotions at any time if you’re worried about your

brand or content being cheapened by such deep

discounts. A Portfolio Strategy According to Rob,

Udemy is kind of a catalog business, with a key point

being to have multiple courses. Having several courses

adds to your credibility as an instructor and allows for

some to perform better than others. Why Udemy and

Not Your Own Platform? While Rob is in the process of

setting up his own site to sell his video courses, he

encourages new instructors to consider Udemy. It’s

similar to the Amazon model where you give up some

premium pricing capability and control, in exchange

for reaching a broad market. If you have an existing

platform or audience, you can earn more money by

publishing directly on your own website. But if you’re

a relative “no name” you’re better off tapping into the

broader reach of an existing marketplace. I’ve also

found that Udemy makes it quite simple to upload

your materials. You don’t have to worry about setting

up a sales page or processing payments. And as

mentioned earlier, they offer a 97% revenue share on

sales you refer, but still give you the opportunity to

reach many more students than you could on your

own. Other Online Education Platforms? On Skillfeed,

you are paid by the minute your material is viewed on

the site. It's not a huge revenue maker yet, but Rob

says it’s incremental income, simple to set up and

there's no student feedback. If your course is already

on Udemy, you might as well add it on Skillfeed as

well! Skillshare is another online learning platform,

but one Rob's just starting out with so he didn't have

much advice to offer us there. I just recently earned

my first royalty payment from Skillshare, and it was

entirely passive since I just syndicated my Udemy

videos and course material over there. Title Best

Practices Rob says the best Udemy titles combine your

targeted keywords with a concrete deliverable. What

will your students know by the end of the course? For

examples, check out Alun Hill and other bestsellers on

Udemy with course titles like “YouTube Secrets: How I

Make $2,000 A Month - And No Filming!” The title

offers a concrete result. It was due to Rob’s advice that

I updated the title of my course to: “Kindle Launch

Plan: $1400 in 30 Days & an Amazon Bestseller.” It has

my target keywords (kindle launch) and that concrete

result (an Amazon bestseller). The great thing about

instructional content is that it's reusable, so Rob can

turn a series of blog posts into a book or course. His

next project is a course on how to make courses. So

meta. When I asked Rob what he would do in just an

hour a day to get started on a new income stream, he

said he would write a post every day to have a Kindle

partnership. This second form of traffic from affiliates

and joint venture partners most frequently comes

from having built an email list, which I have spoken

about several times already.

The fastest way to make sure that you get what it is

that you want, which is passive income money from

your hard work that you can consistently get paid on,

is to build an email list. The old phrase, “The money is

in the list,” still holds true.

Before you even build a list, you will need a few things

first:

A domain name, like I have Stumpagenius.com, and

you can get that at godaddy.com or Justhost.com,

which is the one that I recommend and use. Also, you

will need a hosting account for that domain name in

order to have a place for your squeeze page and auto

responder.

Next, you will need an auto responder. I recommend

getresponse.com it’s definitely the best one

considering they make it easy for you to make squeeze

pages there actually it is the only auto responder as of

this writing that allows you to do so.

The purpose of a squeeze page is to give people an

ethical bribe in exchange for their email address. Most

people give them a free report that explains the basics

of a certain topic, or a free video or E-book, or in my

case, I like to do quizzes and surveys to test people or

see what they’re into or poll them on their interests.

These tend to convert really well and people enjoy

them. I don’t really like to sell right off the bat to

people, as nobody really appreciates that, I like to

entertain people and be fun and upbeat. In fact, the

worst part of this business, in my opinion, is people

who sell all day with little given in return; that is

boring and not fun, why should anyone come back to

you if you aren’t going to give them anything cool or

fun? If they can learn the same shit from everyone

else doing exactly what you’re doing, then why should

they keep coming back to you?

Building a list is pretty easy with a squeeze page,

which can be designed using dream weaver or get

response or on fiverr.com or optimizepress. Once you

have your squeeze page you need a sales page for your

actual offer of your product or service and then a

thank you page

Before all of these squeeze pages and sales pages, you

will need traffic to go to the squeeze page to capture

email addresses, and after they opt in to your offer you

send them to the sales page while they receive their

free PDF/video/quiz/Ebook or whatever ethical bribe

you gave them, which has been sent automatically to

them by way of your auto responder.

So how do you get traffic?

There are lots of ways to do that. Google Pay Per Click,

facebook, twitter, Bing, Chitika

How do I like to drive traffic? I like to build my list so

the best way is to go to other people’s lists or to get

affiliates and joint venture partners to do that for me.

This way it’s free and they get a commission on what

awesome offer I’ve created.

Solo ads: This is the fastest way to build an immediate

list by getting someone else who has a list to mail your

offer to their list. There are solo ad providers all over

Solo ads through google and you will find plenty

depending on your niche. These people who are in

your niche don’t even require much up front in order

to mail their list for you.

Solo ads are a very fast way to build a list and if you

have a high converting offer it can be rather profitable

for both parties. Solo ad sellers promote your offer to

their list in exchange for an upfront payment. This is

probably the fastest way to build a list with a high

converting offer.

Facebook has a bunch of great solo ad groups that you

can join. Also the warrior forum. Explosive

commissions.com is a great place to find solo ads for

How do you write a solo ad? Well there is no one

single answer to that question, but the best template

When you follow somebody, they get an alert on their

twitter account, and consequentially, they are now

aware that your profile exists.

The following funnel are the steps that a user takes

after being notified that you follow them.

User gets notified, begins the funnel:

1 - Auto follow, back-people who don’t look at your

page but instead automatically follow back all

accounts that follow them (3-10%). These auto follow

backs, the user does not look at your page and just

automatically clicks “followback”.

2 - Interest follow, these people are the best and

investigate your page and follow you back because

they are interested in your profile 5-50%.

3 - Retweet/interactions- people who see your follow,

look at your page and favorite, reply or retweet one of

your tweets to all of their followers (1-5%). The best

way to do that, is to make sure that your last tweet is

relevant to the followers and will increase interaction.

4 - No action.

People who don’t see their alert or don’t click on your

profile when they get the alert (10-90%).

want to see. We make a list to be our newsfeed of the

people we are actually interested in to show up for us,

Go to the gear and start a list and add people to it, the

people who you want updates from the people you

brought through the funnel. You can add anyone to

your list, even if you don’t’ follow them. Your list can

be private or public. If you click “member of” you can

know what lists you are a part of for other people.

List the name and description, public is probably the

best.

You can search mailing to find people on your list, or

go to the twitter discover page. To add people do these

lists, click the gear icon and check the button to the list

of which you want them to be a part of.

followers and build your following from there. Justin

Bieber has 51 million and 12 million are fake. They

don’t penalize you, there are no consequences.

The website, www.twitonomy.com, is an awesome

twitter statistic software that is going to help you grow

your reach. This is the best possible way to determine

someone’s analytics, join their social circle and see

who they follow, retweet and what they care about,

when they care about it and network with those

people and follow them and DM them and try and

grow your fan base and get noticed by them. Kind of

weird and creepy to jump into their social circle, but

could be highly useful for what I’m trying to do. A full

proof on how to connect with people.

The website, www.bufferapp.com, schedules tweets

and saves you time by setting them up in advance as

far as you want. You can set up 50 or 60 tweets to

send out if you feel that’s the best option. It also gives

you analytics.

The website, www.topsy.com, a social database

holding every single tweet since 2006. Gives most

current social trends and a great way to analyze

keywords against each other. Starts by most

What is a super affiliate?

A super affiliate is someone who will go to your JVZOO

product and sell the hell out of it for you. Affiliates

look at how many have sold already. Super affiliates

want you to have multiple products in your sales

funnel, as upsells, downsells, because a bigger funnel

can equal bigger sales. The funnel allows them to make

more money with your other products.

What attracts super affiliates?

The first thing that you need is a kick ass product that

solves a problem. The definitive guide to what a

problem is the first thing you need then afterwards go

through your product, tighten it up and make it that

much better, because it needs to be on par or better

than the other products and the affiliates don’t want to

sell crap to their list and lose business.

A sales funnel with three to five products is the best

option with a solid one time offer of other products

that are genuinely helpful to the people you are selling

to, if the upsell is a necessary component to the main

product which renders it useless without purchasing

the one time offer, you are in fact a dick for doing that.

Don’t be that guy.

Some things to consider:

These super affiliates don’t want to waste their time,

so your sales funnel needs to be set up right. Put a

video right at the top, directly in front of the

prospective buyer’s face. That should be the first thing

that they see. People like a sales video to explain why

they should even give you the time of day. Yellow

background with blue text converts well. Stick with

white and light blue, your buy buttons should be

yellow text with a blue background.

You need a great sales page.

You need a JV page also! Where the affiliates go. JVs

really like Swipes. Swipes are when you make an

email template for them for when they send shit out to

their lists. Make as little work for them as possible,

which means more money from you. They really like

Banners too.

1 - Amazing product.

The real way to attract these super affiliates is to make

their lives as easy as possible, nobody who wants to

get good at affiliate marketing is doing it to work really

hard. They want passive income, and it is clearly

doable after you put in the initial effort needed to

learn how. Now that they have accomplished it, they

want the largest possible payout that is preferably a

recurring commission from a great product that won’t

make them look bad for recommending it, for the least

amount of effort.

Last thing you need is to keep affiliates in your back

pocket, and the way you do that has to do with your JV

page, which should have an email sign up squeeze

page in order to contact them again.

JV Pages make it idiot proof, and I got mine on JVZOO

that are built in Optimizepress, which I highly

recommend you look into.

Bonus/contest on JV PAGE: set up your site so that if

an affiliate sells $10,000 worth of product, they win

What makes a product good? It’s not too short and it’s

not too long. You don’t want an 8 hour course on how

to sell a product on clickbank. If it’s too short they’ll

feel like they haven’t gotten their money’s worth.

have good quality content.

Your product must solve a problem and state that in

your sales page. You will need headlines and graphics

packs with buy buttons. These can be found all over

the place from Marketinginyourunderwear.com to

JVZOO.com, and there is basically a complete

abundance of these, just google search. You shouldn’t

have to pay for them.

PLR - Private label right, repackage and rebrand a

product and sell it as your own. Master-resell-

rights.com for PLR shit. Sometimes you want to

update the content inside of it to fix spelling errors.

Elance.com is also an okay option, it sounds much

more expensive and more Americanized than fiverr,

but worth a shot.

There are whiteboard creation videos on fiverr for $5.

These can illustrate everything you’re trying to say for

you. Also, you can do a voice over for your video.

Passive income idea: If you want to make some extra

money, make your own prelaunch site and drive traffic

to it. Make it really popular then you can charge like

5$ per listing to prelaunch and people would be more

than happy to list in order to find joint venture

partners and so would I.

Passive income strategies:

Anticipate Needs that may Happen Infrequently -

You may have some high level services or products

that will make a great impact on something your

customer does once or twice a year. This is where your

rapport with your client has come in handy. You know

about these opportunities because you are trusted.

As you become aware of these chances to get involved

with your high level offerings, make sure to

demonstrate the value that you bring to the table. It is

not just that you can save them more money, and most

likely in these cases a great deal of money. You also

can offer them at least as good and most likely better,

than they have made do with in times past.

Keep in mind that though these high ticket chances

may not come your way every month, the fact is that

people remember when you had a hand in making

them shine to their constituency at a critical moment.

Thus, if you offered consulting services that helped

your client organize a successful week long conference

Above All, Deliver What You Promise -

The result is that those that are backing you may or

may not be able to come up with a solution. If they

can’t you have torpedoed your reputation with your

elsewhere, and probably damaged the reputation of

your company right along with your personal

reputation.

Be honest about what you can provide and stay away

from promising that which you know you don’t have in

place right now.

things you must do in order to maintain and grow

your client base is provide something that makes

people feel like that monthly membership fee they pay

As an example, you may include a short weekly or

circulates around the Internet constantly.

Make the information relevant to your customers, to

your product line and most of all worth the time to

read about. Use it to talk about upcoming

enhancements to favorite products, do a spotlight on

online pages that capture the attention of your

customers. Perhaps you can arrange for them to

download a coupon they can use locally as part of a

instruct, and help people identify where they want to

go in life are raking in very nice fees.

Motivational instructors and mentors are making their

money with in person classes, but they are also doing

very well with audio and visual sessions as well.

Generally speaking, a class will be promoted and

Generally speaking, that fee will depend on the

number of sessions that will be included in the series.

Upon registration, the attendee will receive

How does this relate back to your product line?

Chances are you had to identify some specific

applications for your offerings before you ever got

who work in companies where dealing with customers

In short, you identify and anticipate needs within your

client base and then come up with the software that

will meet those needs.

Now, do you develop proprietary software or do you

partner with someone and act as an agent for that

partner? It all depends. If you can entering into an

agreement that allows you to make a decent profit

from the sale of the software and still offer it to your

clientele at a price that is better than what they can get

it for themselves, the answer is yes.

If you can barely get a better deal than standard retail,

forget it and try to develop your own software

products. If the profit is not there for you, and the

savings is not there for your clients, then the project is

of no value to either of you.

Keep in mind the software can cover just about any

subject you want. For development ideas, why not

query your current clients?

Ask them what type of software they would like to see,

and what types of bells and whistles would be

attractive to them. You may be surprised at how easily

you can fulfill those wishes.

Lucrative Service Such As Copywriting -

Support services are something that will always make

an impact with businesses. By offering to take over

such tasks as writing copy for new ad campaigns or

sales and marketing collateral, preparing brochures,

and editing other basic types of correspondence that

the company uses regularly, you can save them a

bundle and make a nice bit of profit for yourself.

Here are some reasons why outsourcing to you would

be advantageous, rather than keeping it all in house:

Monthly Dividend-yielding stocks

Shareholders of dividend-yielding stocks receive a

payment at regular intervals from the company's

profits or reserves. Since the income received from the

stocks isn't related to any activity other than the initial

financial investment, owning dividend-yielding stocks

can be one of the most passive forms of making

money.

The tricky part, of course, is choosing the right stocks.

There are ways to invest in dividend-yielding stocks

without spending too much of an initial time

investment. Exchange-traded funds, or ETFs, are

investment funds that hold assets such as stocks,

commodities and bonds, but trade like stocks.

ETFs are an ideal choice for novices because they are

easy to understand, highly liquid, inexpensive and

have far better potential returns because of far lower

costs than mutual funds

Similarly, real estate investment trusts, or REITS, are a

good choice for passive investors, although they're

pricey right now. With REITs, you can do the research

in a much shorter period of time. Your level of

understanding doesn't have to be high to make a

(sound) investment

Let’s start with a company called "Realty Income,"

which is called a REIT or Real Estate Investment Trust

that calls itself the “Monthly Dividend Company.” A

REIT is a security that sells like a stock on the major

exchanges and invests in real estate directly, either

through properties or mortgages. REITs receive

special tax considerations and typically offer investors

high yields, as well as a highly liquid method of

investing in real estate.

Realty Income who paid their first dividend in 1970,

before it was even publicly traded, and hasn’t slowed

down since. They have paid 532 consecutive monthly

dividends and raised their dividend 77 times.

In 1994, Realty Income started trading on the New

York stock exchange, the REIT’s annualized dividend

has risen from 90 cents per share to $2.197 per share.

Currently the dividend yield is 4.8%, which is

awesome for a monthly dividend stocks.

Realty Income is a rare stocks that as a conservative,

triple-net REIT, it is what I would call sick passive

income that can get you out of the hamster wheel of

life and help you trade your money for more money

not your time for money which is the whole idea to

this book.

Realty Income owns 4,200 properties spread across

49 states that are rented under long-term leases

typically to companies like: Walgreen or CVS. They're

not going anywhere. They utilize what are referred to

as triple-net leases, which means that it is the tenants’

responsibility to take care of the property, pay the

taxes and expenses. The landlord’s sole role is to

collect a rent check and share their dividend with you.

Next is LTC Properties, Inc. (LTC), another REIT that

invests in long-term health care properties like

assisted living properties and in first-lien mortgages

secured by long-term care properties.

About 80% of LTC’s portfolio is invested in properties

with the remainder in mortgages. And among

properties, skilled nursing is the biggest single

segment, at 55%. Assisted living comes in second at

37%.

LTC is a steal because of population macro trends

considering the Baby Boomers are aging, there will be

unprecedented demand for long-term health care

services and therefore demand for facilities therefore

they need property to put them on.

Despite Medicare cutbacks LTC is a landlord, not a

care provider, so Medicare cutbacks will have little to

no impact on revenues. And just like with Realty

Income, most of LTC’s properties are leased under

triple-net leases, so the tenant covers taxes, insurance

and maintenance.

LTC’s current monthly dividend works out to a yield of

4.8%, so hold this guy long term. The older the baby

boomers get, the richer you do.

3- DoubleLine Income Solutions (dsl) is a closed-end

bond fund run by Jeff Gundlach, whose nickname is the

“King of Bonds”. DSL invests primarily in U.S.

corporate bonds, though it also invests in Treasuries,

mortgage securities and international bonds.

Closed-end bond funds are unlike ETFs and mutual

funds as their market value can vary wildly from their

net asset value “NAV”. I suggest buying DSL as long as

it trades at a discount to NAV of 5% or more. As of

Morningstar’s latest estimates, it is trading at an

8.25% discount. Bond rates will probably stay

depressed for quite a while so DSL should be safe with

Gundlach.

Prospect Capital (PSEC):

PSEC is a high-yielding business development

company that invests primarily in first-lien and

second-lien senior loans, mezzanine debt and provides

financing for leveraged buyouts, acquisitions and

recapitalizations.

Warning: PSEC does invest in higher-risk, higher-

return equity tranches of collateralized loan

obligations. Personally, I find that shady-but I am not

you, so I'm putting this in any way because you make

your own decisions. given their portfolio is diversified

across a wide variety of industries so PSEC’s individual

investments would have to be considered risky, but

not super speculative Enron level Paul Krugman is

"our guy" level risky. Can't believe nobody gives him

PSEC cut its dividend down to 8.333 cents per month

from 11.1 cents, but even after the reduction, PSEC's

dividend yield is 12.3%. Recently, they indicated that

future additional dividends are a possibility.

I'm not gonna lie, American Realty Capital Properties

(ARCP) is kind of the red-headed stepchild of the

triple-net REIT passive income world. They’ve taken a

beating from an accounting scandal that the former

CFO tried to cover up.

Accounting scandals bring to mind memories of the

Enron collapse AND Paul Krugman, so lots of investors

dumped ARCP, creating what at the time of reading

this could be a fantastic bargain of course depending

on when you're reading this.

Currently the ARCP yield is about 10.9%. A yield that

high is a general indicator that the stock market is

factoring in a dividend cut, and ARCP might modestly

trim its dividend by the time you've read this. My

guess is the cut would be somewhere in the range of

5%-10%, at most.

ARCP is totally risky. I mentioned Enron and Paul

Krugman to demonstrate that, but at the current price,

I consider it worth mentioning.

The Basics of Bootstrapping -

Bootstrapping is basically the way to start a business

without much money. Many people start successful

businesses without any money at all. When the term

Bootstrapping is used in business, it refers to the

process of starting and growing a business without an

outside cash injection. Such business are typically

funded by the founder, or are able to quickly generate

revenue by getting paying customers that can sustain

the operations of the business long-term because it

promotes solid business fundamentals.

Most Entrepreneurs do not have the money they need,

and almost every entrepreneur has to face the

problem of not having enough money to help them

accomplish the things they need to accomplish in

order to grow their business. If you find yourself

feeling like you don’t have the money to start your

business, don’t worry, you are not alone. In fact, you

are a part of an overwhelming majority of

entrepreneurs. All that really matters is that you know

that it is possible. So don’t lose confidence. Just

Bootstrapping forces the entrepreneur to become

resourceful and create a can-do mindset which helps

enables them to continue to push their business

forward without depending on outside help.

kickstarter.com is the leader in that department.

Initially, they only allowed art projects to get funded,

but now they have extended it to include a broader

range of projects. In order to accommodate their

growth their rules do frequently change as well as the

laws around them so do check their site to see if you're

eligible.

Another Crowdfunding option is IndieGogo the second

biggest crowdfunding site which is essentially a

smaller version of kickstarter. GoFundMe.com isn’t

one of the leaders in this space, but it is one of the

most flexible crowdfunding sites because it has no

deadline for when your campaign needs to end like

GoFundMe, so it could be your best option.

There are many crowdfunding sites that specialize in

funding various niches. For example, appstori.com

specializes in crowdfunding for mobile apps. Science

projects can get funding via petridish.org. There are

other sites popping up, so if you are interested in

crowdfunding, search for the kind of crowdfunding

site that may work best for your type of project.

Some crowdfunding sites are more effective than

others at helping you raise money. You have to judge

which crowdfunding site is right for you based on your

project's funding needs. There are also microloan

companies, like Kiva and Lendio, that are worth a try.

If you do want to give crowdfunding a try, you need to

understand how crowdfunding really works: the

entrepreneur in charge of the project funding invites

friends to donate to the project and promote their

crowdfunding campaign. The crowdfunding sites can

help new people find your project, but most of the

time the entrepreneur who is fundraising has to put in

a big effort promoting their project to find people to

crowdfunding sites take 4% of the total money raised.

Another option for a loan is called Peer-to-peer

lending, which can also be a way of creating passive

aren’t as passive as you might want because P2P loans

are personal loans made between you and a borrower

through third-party companies like Prosper.com and

LendingClub.com. Lenders earn income from interest

payments made on these loans, but these loans are

unsecured, so you do potentially face the risk of them

defaulting.

To minimize risk, you need to do two things: Diversify

your lending portfolio by investing in multiple

different loans (Prosper.com recommends more than

100), and analyze the data on the borrowers so that

you can lend to the best possible person. Also, if you

are looking for money, it would be helpful if you had a

good credit score. If you have not done so yet you can

score so that these types of lenders will find you more

attractive as a borrower. The type of loans tend to

indicate the level of risk of the loan, for instance,

lending to people borrowing for home-improvement

projects usually has a lower default rate, as well as

people who haven’t sought other loans within a recent

time period. There is definitely money to be made

here, but it clearly isn’t completely passive because

you will be lending to multiple people at a time, and

you will have to go back and reinvest in other people

someone will default on you; however, this is clearly a

viable option to make money from doing very little

work and is also an option for those who are looking

Airbnb is a service that allows you to rent out a room

in your house to travelers and people on vacation or

your entire apartment if you can stay somewhere else.

Everyone I know who has traveled and used it loved it,

I can’t say I personally have and surely everyone is

different, but you can save a lot of money by not

staying in a traditional hotel and some people like the

experience of living more like the locals do. A

Cambodian Hilton hotel might not be exactly the

cultural experience some people are looking for.

Airbnb provides the medium of exchange and handles

the payment processing. If you are in a unique position

where you have extra space or maybe you’ll be gone

from your apartment for a while, this could be a better

fit than to sublet an apartment, if you have someone

who can take care of the room for you-both of you

could split the profits. This is a billion dollar business

so potentially renting a room every night could be an

extremely lucrative way to earn more money than

having a regular roommate. Of course, there are

downsides to this: your boyfriend could rent out a

room in his house every night to a different pretty girl

who wants to find out how the locals live so you need

to lock that shit down. But otherwise, people do make

a sizeable amount of money from room sharing.

It's free to get started on Airbnb and takes about a half

an hour to create a listing. Think about it this way, if

there is a hotel nearby, there is an Airbnb market

because people want to pay less for a place to stay.

And, most likely, there is a hotel somewhere near you.

Airbnb does send photographers to people’s houses to

make their listing stand out with quality photographs.

You’re competing with really clean, professionally-

photographed hotels, so you need to make your house

presentable. If you are looking to do this I would

suggest you browse Airbnb listings in your area and

research your competition. You are sharing your home

with someone so this means you can build

relationships with the guests, which is the easiest way

to get great reviews and boost your ratings so you can

actually earn a ton of money. If you’re a decent looking

girl barely making ends meet who opens her home to

other traveling people-male or female getting constant

reviews and being highly rated is a no brainer.

Everyone wants a cute friendly girl around to show

them the local area, especially another girl. That will

definitely help your ratings, and all online

marketplaces from amazon to Barnes and Nobles to

Uber always have algorithms that benefit people who

have lots of comments and reviews. Every single last

one of them ranks you higher if you have a ton of

reviews. If a guy stays with you and you introduce him

to one of your cute girlfriends, forget it. I mean, who

wouldn’t want to spend two nights in Rio De Janiero,

Milan or Tokyo while meeting cute girls and being

completely welcomed? There is enormous potential

here if you enjoy being hospitable for people. Also, it’s

a great opportunity to make friends with people from

all over the world while getting paid to do it.

complaining while learning something new and

expecting a shitty outcome will absolutely give you

that shitty outcome you expected.

Objects at rest tend to stay at rest, and objects in

motion tend to stay in motion. The only way to

overcome excuses and procrastination is to get into

motion and stay there. When a rocket ship leaves

Cape Canaveral, it takes something like 95% of its

rocket fuel to break out of the atmosphere. The

hardest part is getting the inertia going to get into

orbit. After that, it’s smooth sailing, so don't quit

before leaving the atmosphere because quitters are

pussies.

Most likely you're reading this book because you've

completed or nearly completed a degree that landed

you in student debt. Not only will I show you how to

use your degree to get you out of debt, but you can

also sell this book for profit, and I will give you a very

Combined with using one approach to passive income

at a time and some positive spirit, you 'can' easily

think abundantly, so a change in thinking is required.

Just imagine for a few seconds:

If you can change how you think around wealth, then

your dreams can actually become the reality you

dreamt of, no matter what mistakes and failures you

feel you've made in the past because they weren’t

really you, since the real you naturally thinks

abundantly.

The programmed, adult version of you has been

trained to think in terms of lack through "wanting" or

"waiting". Read the book, "Oh, the Places You'll Go," by

Dr. Seuss, and check out the part about the "waiting

place." That is where nearly all people with great ideas

find themselves out of fear, procrastination because

you're a human being and flawed yet perfect at the

same time, so ease up on yourself. Take a deep breath,

the secret is to have fun with it. The more you dread

the work, the harder it becomes. Don't turn this into

human drudgery, turn it into exploration, and don't

wait, just get to "play," not work.

Everyone in the world over 10 has this lack mentality

so it is clearly not your fault.

If you give into the people around you, the 10 year old

version of you will be disappointed, so make your

inner 10 year old proud and have fun making money

on your terms. Free up your time for more adventure.

The people around you will be attempting to convince

you that it's not possible, but it is, and you secretly

know it. So, I suggest you dare to dream.

What are you waiting for? Lack statements won't

bring you toward your goals.

Every thought brings us either towards or away from

our goal. Nothing stagnates.

Wanting keeps us in a perpetual state of lack. Don't

want, be. You don't want anything that you do have,

it’s the state of wanting that keeps us in lack. It’s a

cancer to goal setting.

When you get to the place of acceptance, you can then

achieve goals. If you really do want something, then

you have to give up wanting it to get it.

99% of people are waiters, 1% aren't.

Dare to see the possibility of changing your mindset so

that the programmed you can get out of the way and

allow the real you to create the wealth you've dreamt

of.

The law of attraction should really be called the law of

creation. In order attract anything, first you have to

create something, so you might as well get paid for it.

Having money isn't everything, but not having it is, so

don't trade your time for money because you can't

trade your money for more time. Think outside of the

box.

Your ego is the wall and your life is the prize. Who's

winning? Your life, or your ego? The way to heal the

world is to heal yourself first as you learn you share as

you share you are shared with and this gives your ego

a breather, and that changes your thinking

permanently

Your ego will defeat you in many ways, so stay present

and out of dwelling on the future, which causes

anxiety, and out of the past, which is responsible for

depression. All creation happens while you are

present. When you are present, there is no

procrastination or fear of judgment from others.

The only real way to get money is through giving

either your creativity, skills, time or labor. Many seek

money through taking it by force, the worst of these

people are called socialists and they are so bad with

money they've spent 22 trillion dollars on the poor

over the course of the last fifty years, only to multiply

their problem times eleven. How is that for

credibility? The number one most critical people of

success, or investing in yourself, also have absolutely

zero credibility. If they stopped doing what they're

doing the problem would massively improve, and that

is called a paradox. The harder they take from other

people to allegedly give to the poor, the worse the

problem gets. That is some serious unconsciousness.

And these people who support these policies will be

the ones most critical of your dreams, because they

hate other people’s success.

is one of the top ways that people are making money
