Chapter 1 - Intro: Student Loan Bubble
This is the next sector of our economy that is about to
burst. There is more than one trillion in student debts
that are issued by our government and almost
exclusively by our government. Since these debts are
guaranteed by our government, large schools decide
that it is time to put in an auditorium or an enormous
football field while you are strapped with debts you
are not prepared to face coming out of college. That is
the purpose of this book, to give you a leg up using
your degree.
Student debts are the next asset sector after the
housing bubble where the government just rolls out
credit through low interest rates, and when the bubble
bursts it is incredibly deflationary and we have to
print or bailout the private sector, creating moral
hazard, so we keep copying the same mistakes over
and over again. I covered this in an economic sense in
my first book, “PANIC!” This guide is meant to serve as
a primer to passive income strategies which I will
cover more in depth on stumpagenius.com. It is
imperative that we, as a generation, learn how to
defeat the inevitable.

There are two ways to use this book:
1 - Identify what you are knowledgeable about, or
what your college degree is, and that is your niche.
Next, identify a problem within that niche, then solve it
for people using one of the many methods I list in this
book.
2 - If your niche is more artistic than problem
oriented, use that creativity to inspire other people to
think, read, be entertained, etc. If you can write the
next Harry Potter, and you can sell it, you’re golden.
After reading this book there should be absolutely no
excuses, you guys. You literally have at your disposal a
guy willing to joint venture on nearly any topic taught
in school as long as you have a: blog, email campaign,
membership site, book, eBook, podcast, webinar,
YouTube channel, twitter feed, udemy course,
facebook fan page, audio book, a demo you recorded,
website, brick and mortar business, web comic, or
even just if our interests overlap in some way, I will
feature you on my site, or will be happy to appear on
any one of your above platforms, especially for the
following topics. If you still can’t find something worth

teaching me, you can still make money by selling this
book and all of my other books as well as being an
affiliate for my membership site. So if you choose to

Go to give, don't just go to get, and you'll see some
magic start to happen.
One thing about passive income is that if you give
without expectation, other people will want to try to
help out. That’s the law of expectation, and it will
cause a mastermind group. You will have colleagues
who seek to help, entertain, teach, etc., no matter how
small of a niche market it is. Even basket weaving has
fans.
If you want to get rich using passive income strategies,
seek to sell 1 billion people something for a dollar. If
you want to follow a passion that is a niche market you
can absolutely do that, too, but it requires more
marketing knowledge which is beyond the scope of
this book, solely because I can't guess what type of
platform you're using and to what ends. So see me in
my membership site and we'll talk. I want to help but I
have no idea if you're trying to become a life coach or a
rock star, or you have a degree in being a vocal coach
and don't know what is next. Everyone is different
and everyone needs a different strategy, so come find
me and we'll come up with one.

Okay so those are a few of my favorite things to learn
about and I will never get bored learning more.
Especially passive income strategies, you can literally
never learn enough of them.
Here is a list of things I know almost nothing about,
and would like to meet people with degrees who can
shorten these learning curves for me:
The classics, well, I am embarrassingly
unknowledgeable on this topic. I read Jason and
Medea, Oedipus Rex and part of the Iliad. There is
work to be done.
Physics, though I have read about String theory.
Chaos theory and M theory, but I would really like to
meet someone who can really breakdown a sort of
"greatest hits" if you will. I am not looking to get into
advanced calculus, I just really want to be up to date
on the latest innovations in physics, astrophysics and
anything involving the cosmos. Most importantly I
would like to be able to speak intelligently on this
topic and honestly I can't yet. :(
Dead lifting. I still can't do it properly.
Nutrition. My diet consists mostly of bacon, beer and
bacon. I want to find someone who can help me find

out according to blood type, or some other way, what I
should, and shouldn’t, be eating.
Hypnosis. Always found this interesting.
Neuro linguistic programming. This is a very
interesting topic as well.
Persuasion skills in general fascinate me, like the book
Influence by Robert Cialdini, that kind of persuasion. I
am a libra-scorpio. I enjoy learning what makes people
tick and using pseudoscience to describe myself.
Martial arts. I went to Thailand for three months to
train muay Thai in the summer of 2006. It was the best
summer of my life. I have been a long time fight fan, I
love boxing, MMA, Brazilian Jiu Jitsu, etc. I took Jeet
Kune Do, and, in general, cold beers and a live fight are
a few of my favorite things. Anyone who can teach me
how to throw the most devastating punch, how to
harness chi or how to properly fight the "Philly Shell"
will be rewarded.
Vocal coaching for singing lessons, and to help with my
impressions. If you are a vocal coach then get at me,
let's make an info product together. My voice is not as
strong as I want it to be, it’s been throwing off my
Scooby Doo, Al Pacino and bill O'Reilly impressions for
quite some time now. My Scooby Doo is tight.

Altered states of consciousness, like lucid dreaming,
meditation, psychedelic drugs and the whole nine
yards.
Sex. There are several people on the internet who have
info products on everything from multiple orgasms,
awakening kundalini, hypnotizing women to have
orgasms, controlling male ejaculation, fingering
techniques to access women's G spots, the A spot, the
P spot and the deep spot. Honestly I don't even really
know where to begin, but I know I want to learn it all,
so please, if you contact me about this topic you don't
have to be professional about it, just be
knowledgeable. I don't want some stupid horn dog
lecturing me about his counterclockwise swivel
technique that the men in his family have passed down
for generations. You need to have some kind of a
platform and be a real sexpert for people to go to for
advice, not an arrogant frat boy Stifler from "American
Pie" carbon copy. I cater to real information on this
site in a fun way, not to people who talk out of ego.
Any woman who wants to give me insight into other
women in any way, not just sexually, would be
appreciated. I don't see women as sex objects, I love
women. Truly, I do, but I sincerely would like the same

level of insight into the other sex that I already have on
income inequality and passive income strategies.
That sets up the next topic of interest to me perfectly:
Women. Yes, I find some rather confusing. I have zero
interest in pickup courses or manipulation. I am
looking more for a mentor/teacher to work with, or
information product in the vein of the Authentic Man
Program, or authentic relating "circling" type stuff.
Acting. I have always wanted to become a type cast
actor. I sincerely am not looking to create an
enormous range, like Christian Bale, all I want is to be
Ben Stiller. He has two characters he plays: the intense
guy and the awkward guy. He just does it better than
anyone else. Someday, I want to play a wise guy in a
movie. That would be my intense guy, and I want to do
my own brand of awkward comedy. That's it, that's all
I'm asking. If you can help me bring out more of either
of those two sides, let's talk.
Art history. As I mentioned before, I would be thrilled
to have someone take me to a museum by my house in
New York and help me shorten my learning curve on a
topic. I know embarrassingly little about Art History.
Screenwriting. I have a couple of books and Udemy
info products on this, but someone who I can trust that

I can bounce my screen play off of would be nice only
after they have signed a non-disclosure agreement.
The last thing I need is someone stealing my brilliant
idea about a Clown sent to America from another
dimension to stop global income inequality. I think it's
such a boring trope that every time someone saves
earth it’s an American, or group of Americans. That's
where I got the clown idea from, so don't take it.
Things I have zero desire to learn:
Accounting
Computer programming
Music theory
Anything involving organic chemistry.
Other than the above four categories, there really isn't
anything that I don't want to shorten my learning
curve on, so in order to best serve you recent college
grads who are struggling to get out from behind a
Starbucks counter, let me just say that becoming a
bartender when you are super knowledgeable on a
topic, especially when there is bar trivia, isn't a bad
idea. For those of you who want to go from know it all
bartender to teacher, product creator, joint venture
partner, collaborator, colleague, author or YouTube

phenomenon, I have gone through the effort of
searching the top ten most useless degrees of 2015 by
unemployment rate and here is what I have found on
Forbes.com:
Number 1: A tie between anthropology and archeology
who, have a whopping 11% unemployment rate
Number 2: Film, video and photographic arts, with a
6.7% unemployment rate.
Number 3: Fine arts, with an unemployment rate of
7.3%
Number 4: Philosophy and religious studies, the latter
being incredibly surprising seeing as the Catholic
Church owns the most real estate in the world.
Philosophy I can work with, but a religious
membership site, or one based on religious studies,
would be a cinch. People love anything that is Da Vinci
code like, or mystic, or just presenting rarely known
and or frequently over looked things like how Jesus
would have had brown skin and spoken Aramaic.
People get so into this kind of stuff, so if this is your
major/area of interest I suggest a membership site
and drip feed interesting content with a forum so
people can talk to each other. I would love to pick

your brain on a few questions that I have, but be
forewarned, I am a recovering Catholic.
Number 5: Liberal arts has an unemployment rate of
6.2%, which is rough. Also, Liberal arts can mean
literally anything, so congratulations, you've especially
wasted your time and money. Also, you are literally
the only people on this list, besides the four categories
I don't want to learn, all for good reasons, that I cannot
work with until you get specific. Do not come to me
with a liberal arts eBook, I can't do anything with that
but turn it into a satire thereby mocking several years
of your existence.
Get specific and we'll talk about working together.
Number 6 is Music, and I do play the guitar, but I really
could use a couple of refresher lessons. If you can
teach me to play like Dimebag Darrell then we have
something. Honestly, there is a lot that you can do with
music, like teach other people besides me. Music
theory and the circle of fifths and all of that stuff that I
have seen music lovers learn, have forever ruined
music for them, which is why I refuse to learn music
theory. It can make you really pretentious and
ultimately say things like, "It sounds way better on
vinyl." I personally can't stand pretentious people.

I would say steer clear of teaching general guitar
lessons online, that is a super saturated market. I
would get more specific and teach people to play like
Jimi Hendrix, or work with opinions, or a blog, or write
a book on a really famous band, or do a rock n roll or
hip hop trivia site. There are some really cool
WordPress plugins that catch email addresses with
trivia questions on Facebook
You could do a facebook/buzzfeed style "which
composer are you" personality quiz to capture leads
for email marketing to sell them on your kindle book,
or a T-spring campaign of the public domain images of
old dead composers with hilarious catch phrases, and
I've got one that's perfect for Frederic Chopin, "He was
a fiery little guy. People used to rest drinks on his
head...pissed him off." The beauty to the idea is that,
when it comes to classical music and composers,
people are so pretentious they'll just go along with it
and act as if it’s true, for fear of looking stupid.
I'm actually kind of annoyed I gave that idea away
now. Imagine some asshole who reads the New Yorker
and pretends to get the humor seeing a shirt with
Beethoven on it that just says, "¿Ear Trumpet?" You
would have to be a complete asshole to think that is
funny or actually saying something, which is why I just

gave away a multimillion dollar idea. To whoever
makes these shirts, I want one.
You need to understand your target market, and what
those customers want, in order to create a product
that most satisfies their needs.
Number 7 is Fitness and Parks Recreation, which is
really surprising to me, given the people of
Walmart.com and that the exercise business is a multi-
billion dollar business, there really is no excuse for
this. Personal trainers are in high demand and the
fastest way to get yourself there is through a product
launch. Make an E-book or video course on how to do
something specific and go from there. There literally
is no end to what you can do with this niche as health
and wealth are always huge earners. Just do
something nobody else is doing, if you think that is too
hard- I don’t so come and talk to me, we’ll figure this
shit out together. Trust me, I’m your guy, I won’t let
you down. Again, going through every single possible
permutation of what your area of expertise could
hypothetically be inside of this Ebook is way beyond
the scope of this Ebook. When we talk I can get an
idea of your needs better than listing hypothetical
examples, but not being able to land a job with a
degree in the BIGGEST FUCKING NICHE EVER is not

acceptable. You are absolutely going about this
problem the wrong way, I would love to help.
Number 8 is Commercial Art and Graphic Design, you
guys I will ease up on as this is a tough field. Many
people use websites like Fiverr.com with multiple gigs
(so you make more than $5 a shot) on complicated
Youtube video intros and outros. They do video
editing etc. Two things about Fiverr.com is that I have
never spent less than $25 on anything involving a
video on that site so don’t let the five dollar thing get
to you and I have never seen anyone who will make
sick Youtube thumbnails which can make people a lot
of money if they’re interesting and lead to higher
clicks. If you become the “Jessie James” of Youtube
thumbnails, there is potentially an extremely lucrative
career in that if you can guarantee that they are
aesthetically pleasing and perhaps beta test which
color schemes/images work best and get the most
clicks then people will spend $50 a pop for the chance
that something as small and silly as a Youtube
thumbnail could potentially make them thousands of
dollars. They also take about twenty minutes of real
work, I am sure that someone in this field has a knack
for making small pretty pictures. It’s not the Mona
Lisa, but if it somehow made eye contact with you no

matter where you were in the room like the Mona Lisa
that would be sick and put a lot of money in your
pocket. Granted by definition that isn’t really passive
income, but you’re reading the book of a guy who used
to pick up garbage for 8 hours a day and then go do
concrete work and wheelbarrow 200 pounds of
mortar down Long Island driveways for 13
consecutive summers, so it kind of is passive income in
that respect. It is my belief that if you become known
as the “go to guy” or “guru” of something, any service
you are doing is quasi passive because great word of
mouth advertising frees up a ton of money and time
for you to do other things instead of putting ads in
your local church bulletin which have never been
effective for anyone in business. I can only speak for
Catholics, but we mourn our faith so hard- nobody I
know wants to go down to the “Cupcake Contessa”
after Sunday Mass. Again, if your major was Religious
studies there are just so many options for you to make
money, you could start a website that looks like the
back of a church bulletin carved in stone and sell other
people’s church products as an affiliate marketer.
Bibles, crucifixes and Rosaries have to come from
somewhere. Perhaps you were less of a seminary type
person and more theoretical: make a “Passion of the

Christ” board game and send one to Mel Gibson, most
likely he’ll blame the Jews again, so it’s bad for them
but good for you. What better word of mouth is there
than an angry Mel Gibson? You work once and make a
board game and never have to work again, look at
Robert Kiyosaki’s “Rat Race” board game where the
entire object of the game is to stop working for money
and have money start working for you by literally
using Passive Income strategies.
Okay so back to Commercial Art and Graphic Design
people, if you’re really good and reliable I definitely
need someone to edit all of my videos I hate doing it,
and it’s very time consuming. I am willing to pay the
right person very well if it gets done quickly. Also, if
you have a real knack for editing videos in order to
make them funnier by just perfectly capturing those
awkward moments and then doing a great cut scene to
highlight it, then definitely hit me up. I really need
someone who is capable of editing my satire videos to
be funnier than I can. Finally, I would say that making
your own product to compete with Camtasia that is
easier to use for noobs would be a great start, try to
freelance because as far as I know not many
companies in the corporate world are going to pay you
all that much to edit videos for them. I could be wrong,

but I would label this career path as an expensive
education with a small pay off unless you are an
entrepreneur. My honest opinion about this career
path which is quite similar to marketing in that, if you
have zero creativity to market or design graphics or
edit videos for then you will always be working for
other people forever which is neither passive or
rewarding. In order to make this a rewarding career
path take the skills you have built and use them
toward something of value that you’ve created as an
entrepreneur that is the key to success.
Number 9 is history: we have already covered this, I
love history and so does literally every single person
in the world. Find something interesting to you about
history and just put the words: “Secrets” “Mysteries”
or “Uncovered” on the cover of the book or video
course you make before the rest of the title and it is a
guaranteed winner. If you can’t find something of
interest to you that ever happened somewhere before
in History, then how did you even get this far into a
book? You have much bigger problems than student
debt if that is the case. Make a Facebook app for
people to compete in a history trivia game with their
friends and give it a Schnazzy title. If you want to reel
in hipsters, find the most hilariously obscure people of

all time who are famous for the stupidest or most
arcane reasons imaginable and get beyond specific, or
you can just straight up make things up too like the
Daily Show did, but in a format that looks like a
historian would have written it. Best advice: stay
away from Alexander the Great, George Washington,
Hitler, Ben Franklin and all of these other done to
death people throughout history.
Honestly, if you wanted to do something along the
lines of a “cards against humanity” kind of vibe with a
dark twist you could make a “get to know a dictator”
trivia game, app, book, Youtube series, T-spring
campaign, etc. Make it “dark” and kind of kitsch, that
kind of stuff is huge with the Etsy.com crowd. People
know shamefully little about the Francisco Franco’s
and the Pol Potts versus your Stalins and Maos, but I
bet they would love to buy a small pocket sized
dictator trivia mini book as a stocking stuffer for the
“man who already has everything” that is located right
next to the Barnes and Nobles register. You could
make a game like “Magic the Gathering” of historical
figures who are all famous for enormous bloodshed.
They can each have “Earth, Wind or Fire” powers, but
whatever you do-don’t try and bring back “Pogs”,
that’s a terrible idea.

Number 10 is English Language and Literature: my
response to this one is exactly the same as it was for
history-find the most obscure figures and give people
crazy facts about their lives here is one: Geoffrey
Chaucer was a rapist who was caught plagiarizing
Boccaccio who lived through the black plague so that’s
a winner right there. You can almost certainly use
their images because they have to be public domain by
now.

What is a sales funnel?
A sales funnel is the series of steps that a person must
take from when they first learn about your business to
the point when they become a paying client. When you
are marketing your business and getting the word out
about your business, you probably send people to your
website or a physical location. That initial point where
you tell people to go is the top of your sales funnel.
Once people get to the top of your sales funnel, you
need to have a very clear path for those people to
progress through in order to purchase something, or
perform some action that you want them to do
If you drive people to your website, you must use web
analytics software to measure and understand what
those website visitors are doing on your website. The
most common analytics software on the web is Google
Analytics and it is free. Make sure that you use it to
understand what your users are doing on your
website, if you are not already using it. If you are not
familiar with web analytics, you definitely need to be.
It will help your business quite a bit, and it is an
industry standard. Web analytics will help you

understand what people are doing when they come to
every page of your website. You need those website
visitors to go to the next step of your sales funnel from
whichever page they may be on. With analytics, you
will be able to see whether people are making it to the
next part of the sales funnel, and at what rate they are
doing that. Knowing what your website visitors are
already doing on your site will give you insight into
how to adjust the site, in order to get more of your
website visitors to make the right steps to progress
further in your sales funnel.
By now, you may be asking how you can increase the
rate at which people move forward through the sales
funnel. What you have to do is define a clear call to
action, usually a big button somewhere on the page,
letting people know that this is where they need to go.
Once you have added your call to action, try
experimenting with where on that page the call to
action should be, and what text should surround that
call to action to make it more enticing for the website
visitors to click it. You should also experiment with
different layouts of the page to see what kind of a
layout, color scheme, and usability might give you
better results. The best way to experiment is to use
something called AB testing. AB testing is a testing

technique in which you have two or more versions of a
web page. You then drive people to both versions of
that page, testing which of the web pages or designs
generates a higher percentage of people performing
the action that you want them to do. The version of the
page which works best to get users to do what you
want is the one you keep on your site.
One way to improve your sales funnel is to shorten it.
You can create a single page that is optimized for a

a page is called a landing page, because once you
create that page, you can drive people to land on it. It
typically produces satisfactory results because, prior
to driving people to it, you are able to extensively test
its effectiveness, and only utilize it once you are
satisfied with how effective it is. Landing pages are a
great tool to help you minimize the steps in your sales
funnel, and therefore increase conversion of website
visitors to buyers. Less steps means less people
veering off the desired path in your sales funnel.

drive traffic and have Google pick up your PR report

Here is some vocabulary you need to know:
Gravity: The number of affiliates who have made a sale
of a specific product in the last 30 days. This metric
shows that a product is successful, if nobody could sell
it, it’s probably got a bad sales funnel. You want to
filter out those products that have a very high
competition level. Try and choose something with
gravity from 1-60.
Rebill: Someone purchased a product that has a
monthly recurring continuity program.
Nobody will accept your press release on a ridiculous
product. Stay away from overly sexual products like
penis enlargement and premature ejaculation. Besides,
none of that shit works anyway. If it did, I would be all
over it. Stick with how to increase your vertical leap,

audience, but it’s a great place to reach 5 million new
students in 190 countries.
When creating online courses, you don’t have to be a
traditionally qualified expert instead, you can spend
time wisely researching the best material out there on
your topic then record your research in a PowerPoint
presentation and record a voiceover narration using
Screenflow. Other options, like Screencast-o-matic,
which only costs around $15, are great, too. If you
have an interest in a topic, just learn more than your
students know about it and be on top of it, you don’t
have to have a PHD in order to be a qualified teacher.
Udemy course marketing has 2 primary components:
Ratings and Reviews, both of these metrics can be seen
on the Udemy platform.

perceived to be “better” so they sell more than the
courses with no students and no reviews. Scott keeps
an “insider” list of friends and family who might be
interested in a particular project. You could call it a
“favor file,” a small database of people you know are
willing to help you out. He emailed those people when
the course went live with a coupon code to enroll in
the course for free, and encouraged them to leave a
positive review. The great thing about this is you can
do this no matter who you are, even if you don’t have a
big email list or audience to message. These are one-
on-one messages to your existing network. Aim to
reach double-digits in the number of reviews (10+
reviews) through this method. Another tactic Scott
recommends is to put a teaser out on Twitter or
Facebook, with the message, “Hey I’m releasing this

have a self-selected segment of friends curious about
your material who can help seed your initial reviews
as well. Scott targets having 1000 students enrolled in
your course before easing up on your pre-marketing

being to have multiple courses. Having several courses
adds to your credibility as an instructor and allows for
some to perform better than others. Why Udemy and
Not Your Own Platform? While Rob is in the process of
setting up his own site to sell his video courses, he
encourages new instructors to consider Udemy. It’s
similar to the Amazon model where you give up some
premium pricing capability and control, in exchange
for reaching a broad market. If you have an existing
platform or audience, you can earn more money by
publishing directly on your own website. But if you’re
a relative “no name” you’re better off tapping into the
broader reach of an existing marketplace. I’ve also
found that Udemy makes it quite simple to upload
your materials. You don’t have to worry about setting
up a sales page or processing payments. And as
mentioned earlier, they offer a 97% revenue share on

on Udemy, you might as well add it on Skillfeed as
well! Skillshare is another online learning platform,
but one Rob's just starting out with so he didn't have
much advice to offer us there. I just recently earned
my first royalty payment from Skillshare, and it was
entirely passive since I just syndicated my Udemy
videos and course material over there. Title Best
Practices Rob says the best Udemy titles combine your
targeted keywords with a concrete deliverable. What
will your students know by the end of the course? For
examples, check out Alun Hill and other bestsellers on
Udemy with course titles like “YouTube Secrets: How I
Make $2,000 A Month - And No Filming!” The title
offers a concrete result. It was due to Rob’s advice that
I updated the title of my course to: “Kindle Launch
Plan: $1400 in 30 Days & an Amazon Bestseller.” It has

Shareholders of dividend-yielding stocks receive a
payment at regular intervals from the company's

Let’s start with a company called "Realty Income,"
which is called a REIT or Real Estate Investment Trust
that calls itself the “Monthly Dividend Company.” A
REIT is a security that sells like a stock on the major
exchanges and invests in real estate directly, either
through properties or mortgages. REITs receive
special tax considerations and typically offer investors
high yields, as well as a highly liquid method of
investing in real estate.
Realty Income who paid their first dividend in 1970,
before it was even publicly traded, and hasn’t slowed
down since. They have paid 532 consecutive monthly
dividends and raised their dividend 77 times.
In 1994, Realty Income started trading on the New
York stock exchange, the REIT’s annualized dividend
has risen from 90 cents per share to $2.197 per share.
Currently the dividend yield is 4.8%, which is
awesome for a monthly dividend stocks.
Realty Income is a rare stocks that as a conservative,
triple-net REIT, it is what I would call sick passive
income that can get you out of the hamster wheel of

life and help you trade your money for more money
not your time for money which is the whole idea to
this book.
Realty Income owns 4,200 properties spread across
49 states that are rented under long-term leases
typically to companies like: Walgreen or CVS. They're
not going anywhere. They utilize what are referred to
as triple-net leases, which means that it is the tenants’
responsibility to take care of the property, pay the
taxes and expenses. The landlord’s sole role is to
collect a rent check and share their dividend with you.
Next is LTC Properties, Inc. (LTC), another REIT that
invests in long-term health care properties like
assisted living properties and in first-lien mortgages
secured by long-term care properties.
About 80% of LTC’s portfolio is invested in properties
with the remainder in mortgages. And among
properties, skilled nursing is the biggest single
segment, at 55%. Assisted living comes in second at
37%.
LTC is a steal because of population macro trends
considering the Baby Boomers are aging, there will be
unprecedented demand for long-term health care

services and therefore demand for facilities therefore
they need property to put them on.
Despite Medicare cutbacks LTC is a landlord, not a
care provider, so Medicare cutbacks will have little to
no impact on revenues. And just like with Realty
Income, most of LTC’s properties are leased under
triple-net leases, so the tenant covers taxes, insurance
and maintenance.
LTC’s current monthly dividend works out to a yield of
4.8%, so hold this guy long term. The older the baby
boomers get, the richer you do.
3- DoubleLine Income Solutions (dsl) is a closed-end
bond fund run by Jeff Gundlach, whose nickname is the
“King of Bonds”. DSL invests primarily in U.S.
corporate bonds, though it also invests in Treasuries,
mortgage securities and international bonds.
Closed-end bond funds are unlike ETFs and mutual
funds as their market value can vary wildly from their
net asset value “NAV”. I suggest buying DSL as long as
it trades at a discount to NAV of 5% or more. As of
Morningstar’s latest estimates, it is trading at an
8.25% discount. Bond rates will probably stay
depressed for quite a while so DSL should be safe with
Gundlach.

Prospect Capital (PSEC):
PSEC is a high-yielding business development
company that invests primarily in first-lien and
second-lien senior loans, mezzanine debt and provides
financing for leveraged buyouts, acquisitions and
recapitalizations.
Warning: PSEC does invest in higher-risk, higher-
return equity tranches of collateralized loan
obligations. Personally, I find that shady-but I am not
you, so I'm putting this in any way because you make
your own decisions. given their portfolio is diversified
across a wide variety of industries so PSEC’s individual
investments would have to be considered risky, but
not super speculative Enron level Paul Krugman is
"our guy" level risky. Can't believe nobody gives him
shit about that.
PSEC cut its dividend down to 8.333 cents per month
from 11.1 cents, but even after the reduction, PSEC's
dividend yield is 12.3%. Recently, they indicated that
future additional dividends are a possibility.
I'm not gonna lie, American Realty Capital Properties
(ARCP) is kind of the red-headed stepchild of the
triple-net REIT passive income world. They’ve taken a

beating from an accounting scandal that the former
CFO tried to cover up.
Accounting scandals bring to mind memories of the
Enron collapse AND Paul Krugman, so lots of investors
dumped ARCP, creating what at the time of reading
this could be a fantastic bargain of course depending
on when you're reading this.
Currently the ARCP yield is about 10.9%. A yield that
high is a general indicator that the stock market is
factoring in a dividend cut, and ARCP might modestly
trim its dividend by the time you've read this. My
guess is the cut would be somewhere in the range of
5%-10%, at most.
ARCP is totally risky. I mentioned Enron and Paul
Krugman to demonstrate that, but at the current price,
I consider it worth mentioning.

unsecured, so you do potentially face the risk of them
defaulting.
To minimize risk, you need to do two things: Diversify
your lending portfolio by investing in multiple
different loans (Prosper.com recommends more than
100), and analyze the data on the borrowers so that
you can lend to the best possible person. Also, if you
are looking for money, it would be helpful if you had a
good credit score. If you have not done so yet you can

wouldn’t want to spend two nights in Rio De Janiero,
Milan or Tokyo while meeting cute girls and being
completely welcomed? There is enormous potential
here if you enjoy being hospitable for people. Also, it’s
a great opportunity to make friends with people from
all over the world while getting paid to do it.

complaining while learning something new and
expecting a shitty outcome will absolutely give you
that shitty outcome you expected.
Objects at rest tend to stay at rest, and objects in
motion tend to stay in motion. The only way to
overcome excuses and procrastination is to get into
motion and stay there. When a rocket ship leaves
Cape Canaveral, it takes something like 95% of its
rocket fuel to break out of the atmosphere. The
hardest part is getting the inertia going to get into
orbit. After that, it’s smooth sailing, so don't quit
before leaving the atmosphere because quitters are
pussies.
Most likely you're reading this book because you've
completed or nearly completed a degree that landed
you in student debt. Not only will I show you how to

The law of attraction should really be called the law of
creation. In order attract anything, first you have to
create something, so you might as well get paid for it.
Having money isn't everything, but not having it is, so
don't trade your time for money because you can't
trade your money for more time. Think outside of the
box.
Your ego is the wall and your life is the prize. Who's
winning? Your life, or your ego? The way to heal the
world is to heal yourself first as you learn you share as
you share you are shared with and this gives your ego
a breather, and that changes your thinking
permanently
Your ego will defeat you in many ways, so stay present
and out of dwelling on the future, which causes
anxiety, and out of the past, which is responsible for
depression. All creation happens while you are
present. When you are present, there is no
procrastination or fear of judgment from others.
The only real way to get money is through giving
either your creativity, skills, time or labor. Many seek
money through taking it by force, the worst of these
people are called socialists and they are so bad with
money they've spent 22 trillion dollars on the poor

their problem times eleven. How is that for

is called a paradox. The harder they take from other
people to allegedly give to the poor, the worse the
problem gets. That is some serious unconsciousness.
