Her home is also featured in the design book Chicago Spaces: Inspiring Interiors.

“Leslie was great throughout the process. Home was listed and

sold on the same day. Leslie was very attentive to all the little

details and tasks required after the offer was accepted

to finalize the sale.” J.W.

DON’T FORGET TO.. . DRESS UP YOUR WALLS!

Try creating a focal point with wallpaper to

add interest to a sparsely furnished room.

Patterns increase visual interest in a simple

space, even if it is just one one wall.

In a smaller space wallpaper can be too visually

overwhelming, wall decals are a great alternative!

Top 10 Reasons To Stage A Home

GRAB THEM FROM THE CURB.You’ve seen them. Buyers hunkered low in their cars in front of your house, doing drive-bys before deciding whether to request a showing or attend an open house. Make these potential buyers fall in love with your home from the street by adding potted plants and flowers, power-washing patios and walkways, weeding the garden and mowing the lawn. It’s your first chance to make a good impression, so you’ve got to make it count.

MAKE IT SPARKLE.Pretend that your mother or mother-in-law is coming for a visit. Think hotel clean. Mop, dust, vacuum, wash windows, baseboards — even the cat. Remember that people will look in your cupboards, under your sinks and in your closets. Also, pay particular attention to odors. You might even consider consulting a neutral nose by having a friend come by for a smell test.

PAY ATTENTION TO COLOR AND LIGHT.You may love hot pink in the living room, but too-bright colors turn buyers off. Neutralize strong colors for the broadest appeal. A neutral home appears larger and has less chance of offending someone. Also, open up blinds and draperies to make sure there’s sufficient natural light throughout the home. Remember, lighting is the most effective way to set a mood.

DEPERSONALIZE.Not only can an area rug hide shabby flooring, but it can also bring in added color and depth to a space. Few things de-ter buyers more than a cluttered home. They need to see your home, not your stuff. Excessive personal items like pho-tos, collections, personal awards, electronics and collectibles will make it difficult for buyers to see past your personal style and may deter a sale. Taking yourself out of the picture makes it easier for buyers to imagine themselves, and their stuff, in your space.

CONSIDER REPLACING FURNISHINGS.Think about removing or replacing worn or outdated furnishings and get rid of extra pieces. The time has come to move beyond matching furniture, so break up your sets; dated can easily become eclectic with editing and rearranging. Con-sider consulting with a professional staging company for design direction and advice on rental furnishings to create an inviting home with broad appeal to a wide range of buyers.

INVEST IN NEW ARTWORK.Displaying new artwork is a great way to breathe new life into a room. Photography can be used to contemporize a room and add a splash of color as well.

MAKE REPAIRS.Make your home a high-maintenance zone. Repair squeaky doors, chipped or smudged paint as well as broken fixtures and fittings that you’ve neglected.

APPLY A FRESH COAT OF PAINT.It’s the best bang for your buck that will quickly refresh a dull, dated room. Slap a fresh, neutral color on the space. Choose a beige or taupe for living spaces and a neutral green or blue for bathrooms.

DON’T FORGET THE FLOORS.Get rid of worn carpets, and consider refinishing shabby hardwood floors. An inexpensive new area rug is a quick fix and can disguise the look of old floors.

SPRING FOR NEW LIGHT FIXTURES.Renew the look of the room by replacing old or dated light fixtures, door hardware, light switches and outlets. If it’s tacky and older than you, get it out of there.

Benefits of Virtual Staging

VisualizationOne of the major advantages of utilizing virtual staging is that it allows potential buyers to fully visualize what each room of the home looks like with furniture and décor.

Cost Efficient Virtual staging can save you hundreds of dollars since traditional staging with furniture and accessories can cost thou-sands of dollars through the life of the listing. Virtual staing is typically a one-time fee versus being on a two or three month rental deadline.

Target your Ideal BuyerAnother benefit to virtual staging is that you can customize each home to the style and preference of your target mar-ket. This technology allows you to create the property to look modern, contemporary or traditional. This will make the listing more appealing to the specific buyers.

DeclutterBeing able to virtually redecorate a room allows you to take out some of the existing furnishings and redesign it in a way that will attract more of your target market.

Sell QuickerAnother benefit to virtual staging is that buyers can better envision how the home can be used and how to incorporate their own styles, this help sell homes faster.

6 Low Cost Ways to Improve Your Home

MOVE ITSimply rearranging the furniture can reenergize a room. Add and remove furniture, lamps, rugs, and accessories

from other parts of the home to create a whole new look.

PLANT ITHouseplants (alive or silk) are a generally undervalued design component that can add texture, warmth, and

color to any room. Simply drop plants in their store containers into decorative planters. Small plants can be

easily moved and regrouped to change a room’s look, while larger ones make a statement on their own. Group

plants of differing heights, fullness, and color for the most dramatic effect. I especially like sedum, orchids and

airplants for their low-maintenance. Another quick fix for a balcony, front door area or patio is dropping a hang-

ing basket into a planter and removing the hanging wires.

PAINT ITPaint is one of the easiest and most cost-effective ways to make a substantial change. Sometimes it’s just a

matter of changing the trim color, painting kitchen and bathroom cabinets or adding a bold accent wall.

ORGANIZE IT Replace it- Cabinet handles, switch plates, and other small pieces of housing hardware can update a home for

just a few dollars apiece. Inexpensive quick connect faucets can make upgrading the look of your bathroom

a snap. And don’t forget the toilet seat, fresh towels and a new toilet seat go a long way towards making a

bathroom feel clean and new.

LIGHT IT Lighting can have a major impact on a home’s look and feel. Whether a room seems dark or too bright and

harsh, try “layering” the lighting by adding accent pendants and lamps. Lighting sets a mood, you can create

a cozy feel by just turning down the lights. Add dimmers in the dining room, bathrooms, kitchen, and even

hallways for less than $5 each. Also, make sure the lightbulbs in each fixture are the same.

CLEAN IT

Turn a critical eye to the flooring to make sure it’s up to snuff. Scrub grout and seal natural stone. Rub out

scratches and nicks on wood floors with scratch cover.
