Designer Luxury

Lighting

Lighting helps create the mood of the spaces within your home but not only does it need to be atmospheric it needs to be efficient. Energy

efficient externally ballasted compact fluorescent lights (CFL’s) are featured throughout. An additional two (2) external light points are included.

As per sustainable housing legislation, a minimum of 80% of lighting will be fluorescent, see electrical drawings for details. Note: Exhaust fans will only

be provided as standard where ventilation is required.

Power Points

Double power points are conveniently located throughout. Your home also features the “Home Network Lite Package” including an enclosure, 1Gb Ethernet switch, one (1) phone, one (1) TV and three (3) data points for

convenient connectivity.

Safety Features

Safety is always paramount with smoke detectors hard wired with battery backup as per council requirements. Earth leakage safety switch and circuit

breakers are also fitted.

Plumbing

Ensuring water usage can be managed efficiently, minimum 3 Star WELS rated water efficient showerheads and tapware are fitted throughout

your home.

Energy Efficiency

To ensure your home is an efficient home the following inclusions will ensure optimal performance all year round:

• Ceiling insulation rating R3.0 to ceiling area is featured as required

• Sisalation “Wall-wrap” and R1.5 to external stud walls

• Energy efficient aluminium windows and sliding door units

• Weather stripping to hinged entry and laundry external doors

• 500 KPA Water Pressure Limiting Device

• Rheem 20L continuous flow gas hot water unit pre-set to 50 degrees

Pre-Construction

Your Designer by Metricon contract is a HIA fixed price contract.

All plans – specifications will be supplied.

An engineers soil report and slab design will be undertaken.

Council building application fees (standard applications in Queensland based on Brisbane City Council, standard

applications in NSW based on Tweed Shire Council, excluding town planning, relaxations etc).

Site Works, Foundations and Connections

Site scrape and/or balanced cut and fill excavation for up to 500mm site fall over the building platform.

‘S’ class waffle pod concrete slab (two pod system) to suit slightly reactive typical soil description.

Bulk concrete bored piering (if required) to suit balanced cut and fill excavation for up to 500mm site fall over the

building platform.

Termite treatment to slab penetrations and physical perimeter barrier.

Sewer and Stormwater connections to existing serviceable connection points for sites up to 800m2 in size (battle axe

blocks may incur extra service costs).

Eight (8) metres plan length of electrical mains.

Water connection from pre-tapped water main up to and including six (6) metre setback to house.

House constructed for N2 wind rating conditions (W33).
