Sustainable Design
Tom Stearns as many landscape architects has been practicing sustainable design for the last 30 years and has advocated sustainable design for the owner and the design team. In the beginning of his career in the mid 1970’s he was pursuing a masters landscape architecture with a focus on alternative and renewable energy and architecture at Ball State University. His studies focused on wind, solar and underground applications for single family homes, but did not complete his studies.
His sustainable approach has typically included conducting a site analysis on a project site to identify and preserve environmentally sensitive portions of a site, and in detailed design solutions such as using low impact development techniques to using recyclable materials such as stone and concrete pavers to using native plant species.
Stearns Associates LLC recognizes our opportunity and responsibility to contribute to sustainable design awareness and implementation. We have worked toward integrating sustainability into our practice by providing sustainable design for our projects. We are conversant in the history and theory of sustainability. Stearns Associates continues our commitment to “Green Design” by educating our staff on the latest sustainable building practices, such as Green Roofs and low impact development and we will continue to research new Green Building technologies and educate our clients on the benefits of sustainable design.
Most recently Stearns Associates LLC has focused on best management practices for storm water runoff. We have been involved in designing constructed wetlands, rain gardens and bio retention for storm water detention facilities working in conjunction with civil engineers. We are currently working on some corporate and institutional projects that are pursuing LEED Certification, and has worked on integrated design teams to think and work across disciplines on sustainable solutions.
Many of Stearns Associates LLC recent projects have been on urban infill, Brownfield and redevelopment sites versus green field sites. Some have involved adaptive reuse of existing buildings.

Leadership in Energy and Environmental Design (LEED)
Stearns Associates LLC is corporate member of the United States Green Building Council (USGBC). We are also members of the New Jersey Chapter and the Delaware Valley Chapter (DVGBC) of the USGBC.
The U.S. Green Building Council's core purpose is to transform the way buildings and communities are designed, built and operated, enabling an environmentally and socially responsible, healthy, and prosperous environment that improves the quality of life.
LEED® Accredited Professional
Tom Stearns is a LEED® Accredited Professional (LEED® AP). based on LEED NC Version 2.2.
He has additioanlly taken two classes thru the DVGBC at University of Pennsylvania that review the New Construction version 2.2 of LEED.
This course provides a standard for professionals participating in the design and construction phases of high performance, healthful, durable, affordable and environmentally sound commercial, institutional and high-rise residential buildings.
LEED Accredited Professionals facilitate the LEED certification process and help building, project, and property owners achieve their performance goals. LEED Professional Accreditation establishes a critical link between LEED standards and professional practice.
Tom also served briefly on the DVGBC Educaton Committee in 2007.
Tom has recently attended seminars on LEED for Neightborhood Development (LEED ND) and is familiar with the LEED ND criteria.

What is LEED®
The Leadership in Energy and Environmental Design (LEED) Green Building Rating System™ is the nationally accepted benchmark for the design, construction, and operation of high performance green buildings. LEED gives building owners and operators the tools they need to have an immediate and measurable impact on their buildings’ performance. LEED promotes a whole- building approach to sustainability by recognizing performance in five key areas of human and environmental health: sustainable site development, water savings, energy efficiency, materials selection, and indoor environmental quality.
LEED is a voluntary, consensus-based national rating system for developing high-performance, sustainable buildings. USGBC's members, representing every sector of the building industry, developed and continue to refine LEED. LEED addresses all building types including new construction, commercial interiors, core & shell, operations & maintenance, homes, neighborhoods, and specific applications such as retail, multiple buildings/campuses, schools, healthcare, laboratories and lodging.

Tom Stearns is familiar with the The New Jersey Stormwater Best Management Practices Manual (BMP manual) and has recently designed the landscape for a constructed wetlands, bio-retention system and infiltration basin with Van Note-Harvey Associates PC.
Mr. Stearns is familiar with Chapter 7 Landscaping of the BMP, which provides information on vegetation and landscaping for stormwater management measures, as well as the particulars in Chapter 9 dealing with each particular management measure.
Mr. Stearns has also attended numerous seminars dealing with the new regulations by NJDEP and the Best Management Practices Manual.
Tom Stearns has a 20 year working relationship with Van Note-Harvey Associates. He has worked with them on a number of corporate office as well as other projects types in Mercer County and Central New Jersey.

Tom Stearns is a member of Green Roofs for Healthy Cities, the green roof industry association.
Tom has taken the two design courses for Green Roofs including: Green Roof Design 101, and Green Roof Infrastructure 201, which focuses on design and installation.
Stearns Associates has been working on an urban infill project with an intensive green roof as part of the connecting courtyard network of the project. Palmer Square is 100 units of luxury market-rate housing built as part of mixed use development over an existing parking structure.

Resume
Tom Stearns has over 30 years of experience as a land planner and landscape architect. He was a Studio Principal with Hillier in Princeton, NJ where he worked for 16 years and was Director of Hillier’s Land Planning Studio.
Stearns Associates LLC is corporate member of the United States Green Building Council (USGBC). We are also members of the New Jersey Chapter (USGBC-NJ) and the Delaware Valley Chapter (DVGBC).
Tom has served on the DVGBC Educational Committee, which sponsors educational talks on suistainablility in the greater Phildalphia Area.
Tom Stearns has taken the LEED for New Construction and Major Renovation Technical Review Workshop Version 2.2 course which is a detailed exploration of LEED for new construction projects.
He has additionally taken two classes at University of Pennsylvania that review the New Construction version 2.2 of LEED.
Tom Stearns passed the LEED exam June 2009) for New Construction version 2.2 and is a LEED® Accrediteded Professional (LEED® AP).
Tom presented at the 2008 NJASLA annual convention on an overview of the USGBC, LEED ratign system, becoming a LEED AP and the Sustainable Sites Initiative sponsored by the ASLA, Lady Bird Johnson WIldflower Center and the US Botanic Garden.

Located on the former Geraldine Dodge estate, the landscape took its cue for the existing climax forest groves and allees of trees. The landscape became a simple statement of a corporate villa with an expansive front lawn per a Township imperative. The fast-tracked project got designed, approved and built in 20 months.
The project featured a 3 acre green roof over the underground parking structure. Three feet of soil planted as a simple lawn.

A winning design competition scheme created a central green with a grid of specimen zelkova trees to act as a campus focal point and people place on an urban pharmaceutical campus. The green unites the surrounding high rise buildings with New Building 1 and helps promote interaction among employees. This project was a initiated as a sustainable and green building project and did utilize some advanced technology in day lighting the building.

A public green way was developed and incorporated a central courtyard with a fountain feature. Steps with a formal balustrade provided access from the green way to the main motor court level. Here a bosque of palms creates a more formal courtyard atmosphere and provide shade from the hot tropical sun.
Much of the project was developed on roof deck over the underground car park.

A small simple courtyard with seating was created as a resident amenity for conversion of a historic school to housing. Impervious surface was reduced on the over all site.
This project won a Smart Growth Award from New Jersey Future in 2007.

Stearns Associates LLC provided Landscape architecture services for the overall community. Part of the project focused on providing landscape design for a constructed wetlands per the NJDEP Best Management Practices for the storm water detention basin.
The design of the basin included a high marsh, a low marsh as well as a micro pond and a semi-wet zone of woody trees and shrubs. A perimeter row of woody shrubs was used as a goose barrier.
The landscape design also addressed the clubhouse and recreational amenities.

Stearns Associates has been consultant landscape architect to RMJM (Princeton office – formerly Hillier) for the landscape architectural design for the new 238 bed, 639,000 square foot hospital on 150 acres. The project has recently received site plan approvals and is under construction.
A number of healing gardens are proposed. The plan also included a 32 acre passive-use public park along the Millstone River.
Other projects as part of the hospital included a combined heat and power Co-Generation Plant and 130,000 square foot medical office building.
While formal LEED certification was not pursued, a number of sustainable concepts were implemented in the landscape. Native tree and shrub species were used in as well as native grasses and wildflowers. A significant portion of the 32 acre public park was reforested.

Burlington County Community College in Mt. Holly, NJ is renovating a historic building in downtown Mt. Holly into a culinary arts center. Stearns Associates is assisting Spiezle Architectural Group with landscape design of a new dining terrace and courtyard. The project will be LEED Certified.

Stearns Associates is assisting Spiezle Architectural Group and Van Note Harvey Associates with landscape design for a new student housing project for Rider University The project will seek USGBC certification for LEED Silver.
The project also involved the approval of a separate 280 car student parking lot adjacent existing campus sports facilities. Complete June 2009.

Landscape Architecture
The Lawrenceville School retained Stearns Associates to provide landscape design on their new health & wellness center. The new Health and Wellness Center that will combine the acute care of an infirmary with an array of programs that promote prevention and overall well-being.
The new 12,300 square foot Health & Wellness Center was designed by RMJM. The project features a rear courtyard with a shrub and perennial garden and a rain garden for treatment of roof water runoff. This project will seek US Green Building Council Certification as a LEED Silver project.
