Standard Residential Deck Plan Information

A Building Permit is required for most deck projects. Prior to beginning any work, you are encouraged to contact the Building Division of the Development Services Department at the Township Administration Centre to clarify if a permit is required for your project. DECK PLAN REVIEW AND GUIDELINESPlans for the proposed deck were reviewed under Div. B Part 9 of the 2012 OntarioBuilding Code.All construction to meet or exceed the requirements of the 2012 Ontario BuildingCode and Supplemental Standards.All work whether detailed on plans or not is subject to the field approval of theBuilding Inspector, and shall meet the standards of the Ontario Building Code.

Framing and Ledger Board:• Decks attached to the house are not permitted to be supported on brick veneer, they shall

be attached to the house framing structure.• Deck Ledgers shall be a minimum 2" x 8"pressure-preservative-treated No. 2 grade

lumber or other approved materials as determined by good engineering practices.• When deck ledgers are attached to engineered wood products (structural composite

lumber rim board orlaminated veneer lumber), the ledger board attachment shall bedesigned in accordance with the manufacturers recommendations or good engineeringracy tires•

• Provide lateral support (diagonal bracing) to deck posts when posts are more than600mm (23 518") in length.

• Beam splices are recommended to occur over post or support only.• Provide mid-span blocking where joists span over 6' 11",

GuardslRailings;• Deck needs to be protected by a guard where there is a difference in elevation of more

than 600mm (23 518") behveen the deck surface and the adjacent grade.• Minimum height of the guard between 24"above grade and up to 5' 11"above grade,

must be minimum of 36"high with no climbable attachments and no openings greaterthan 4". Minimum height of guard for decks more than 5' 11" above grade, the guardmust conform to the above, except that the minimum height is 42". On all guards, NOmember or attachment between 5112" and 36"shall facilitate climbing.

• Pickets shall be fastened with screws at top &bottom. Turned pickets must meet OBC,• Supporting posts are required every 3' 11"for Cedar, and 5' 11"for pressure treated in

typical post and rail guard system.• Provide solid blocking between joists at guard rail posts, where the guard is arap Ilel to

joist direction.Min. 20 Guage framing anchor to be used at post to rail connections, plastic clips are NOTpermitted.Guards shall meet requirements set out in Div. B Subsection 9.8.8. and 1 or SB-7 of theSupplemental Standards of the 2012 OBC.

Stairs:• Wood stair stringers shall be of a minimum size of 2"x10" and the space between stringers

shall be not more than 2' 11" (35"). Stringers shall be supported and secured at top andbottoms.Stairs with more than 3 risers must have a handrail.

General Information:• All lumber shall be decay resistant, with all cut ends of preservative treated lumber treated to

prevent decay.• Ail framing connections shall be nailed in accordance with OBC 923.3.4. Only deck boards

may be secured with either nails or screws. Guards must be fastened in accordance withSB-7. Nailing, screws, lag bolts, and machine bolts shall not cause splitting of woodelements. Fasteners shall be resistant to corrosion. All nails shall be ardox spiral.

• You shall respect the lot grading of your lot and those that surround it.• If the property is located within the regulated area of a Conservation Authority (Lake

Simcoe Regional Conservation Authority or Notawassaga Valley ConservationAuthority), the applicant must obtain approval or an exempt letter from the authorityprior to submitting for a building permit.

PERMIT APPLICATION REQUIREMENTS

The Ontario Builtlinq Code Act requires a permit to be issued prior to starting deck construction if• Deck is attached to the house (or other existing structure).• Deck is occupying an area greater than 10 misq (107 ff/sq),• Deck isadjacent to anentrance /exit.

To apply for a Building Permit for a Deck, submit the following:• Completed Application Form.• Completed deck specifications, (if applicable, the use of this page would be accepted).• Two copies of Site Plan 1 Survey showing all existing structures, location of septic system ,

proposed deck location, and all setbacks and dimensions.PLAN VIEW SHOWING:

Deck dimensions, Post sizes and locations, Beams sizes with span and locations, Joistssize with spacing and direction, Stair location and dimensions (including Rise and Run,Stringer size), all Foundation information and locations.CROSS SECTION AND ELEVATION SHOWING:

Deck height, connection details to structure, post to beam, beam to joists, post to piers,ledger to house and joists. Footing 1 Foundation size and depth. All Guard 1 Railing typeand dimensions including anchorage and blocking to deckjoistframe.
