    Standard General Notes for Construction Plans

    1. All street, sanitary sewer, storm sewer and waterline constructionshall conform to the Town of Windsor Standards and Specificationscurrent at the date of execution of the Development Agreementpertaining to this development. Any construction occurring threeyears or more after the execution of the Development Agreementshall require re-examination of the plans by the Town Engineer,who may require that they be made to conform to standards andspecifications current at that time.

    2. All waterline construction shall conform to the Fort Collins-Loveland WaterDistrict Standards and Specifications current at the date of construction.

    3. All sanitary sewer construction shall conform to the South Fort CollinsSanitation District Standards and Specifications current at the date ofconstruction.

    4. Sanitary sewer service shall be provided to each lot via individual sewagedisposal systems.

    5. Street paving shall not begin until subgrade compaction tests are takenand the Town Engineer approves the results.

    6. The contractor shall comply with all requirements of the soils reportprepared for this project and approved by the Town Engineer.

    7. Prior to commencement of any construction, the contractor shall providethe Town Engineer 24 hours advanced notice. Phone (970) 686-7476.

    8. Temporary erosion control measures shall be provided by the contractorduring construction as identified on the Erosion Control Plan.Maintenance of onsite drainage and erosion control facilities duringconstruction shall be the responsibility of the Contractor.

    9. Prior to commencement of any construction, the contractor shall contactall utilities to coordinate schedules.

    10. Prior to commencement of any construction that will affect traffic signs ofany type, the contractor shall contact the Town Engineer. Phone (970)686-7476.

    redlined prints to the Owners engineer for preparation of a set ofreproducible Record Drawings which shall be submitted to the Townwithin 30 days of construction acceptance of the project by the Town.

    20. The Owner/Developer shall be responsible for providing all required lotstaking and construction staking. The Contractor shall coordinate throughthe Owners designated representative to assure that the surveyor is givenadequate notice and instruction in order to complete the surveyrequirements for the various phases of the work. The Contractor shall beresponsible for the cost of re-surveying required due to the Contractors orsubcontractors activities. The Contractor shall be responsible for thecosts associated with rescheduling the surveyor to accommodate theContractors requests for unscheduled staking.

    21. The Contractor shall provide and implement a Traffic Control Plan

    related to all construction activities for this project.

    22. The Contractor shall perform all work according to all Town, County, Stateand Federal safety and health regulations. In particular, the trenching andopen excavation operations shall comply with all current O.S.H.A.regulatory requirements.

    23. All construction activities must comply with the State of Coloradopermitting process for Stormwater Discharges Associated withConstruction Activity. For information contact the Colorado Departmentof Health, Water Quality Control Division, WQCD-PE-B2, 4300 Cherry

    24. If dewatering is to be used to install utilities, a State ConstructionDewatering Discharge Permit is required if discharge is into a stormsewer, channel, irrigation ditch, or any waters of the United States.

    25. The engineer who has prepared these plans, by execution and/or sealhereon, does hereby affirm responsibility to the Town of Windsor, as abeneficiary of said engineers work, for any errors and omissionscontained in these plans, and approval of these plans shall not relieve theengineer who has prepared these plans of any such responsibility.

    26. The contractor shall have a registered land surveyor tie out and reset anyproperty corners or section corners planned to be disturbed byconstruction of this project and shall have a registered land surveyorreestablish any property corners or section corners inadvertently disturbedduring construction of this project

    Show benchmark information separate from general notes. Use and call outNAVD 1988 datum.

    Utility Plan Notes

    1. All waterlines shall be C900, DR 18 PVC pipe with a minimum 12gage insulated tracer wire.

    2. All waterlines shall be buried a minimum of 5 feet below finishedgrade.

    3. Maintain 10 feet of horizontal separation and 18 inches of verticalseparation between all sewer and water lines.
