SITUATIONLower Trewrong is situated on the edge of the ruralhamlet of and former farm of Trewrong between Parand Fowey. It stands in a pleasant position and is wellsituated to access St Austell Bay as well as Fowey andits renowned river estuary. St Austell is about fourmiles to the west. There is a railway station on theLondon Paddington line at Par about a mile to thewest.

DESCRIPTIONThe approach to Lower Trewrong is over a privateright of way which leads to car parking areas to thewest and east of the farm building. Prior approval was granted by Cornwall Council on 9thAugust 2016 under Class Q Part 3 of Schedule 2 ofthe Town and Country Planning (General PermittedDevelopment) (England) Order 2015 reference numberPA16/05379 for the conversion of the upper floor areaand part of the lower floor area to create threeresidential dwellings. The development must becompleted within a period of three years from thedate of prior approval being 9th August 2016. Allrelevant planning documentation is available onlinewww.cornwallcouncil.gov.uk/onlineplanningregister -or copy of the relevant documentation and associated

drawings are available on request from Stags Trurooffice. The proposed accommodation is shown on theattached floor plan and each of the three dwellingsare allocated outside car parking areas on the north-western and south-eastern sides of the modern farmbuildings. Unit 1 extends to about 1,234 sq ft; Unit 2 to about1,173 sq ft; and Unit 3 to about 1,679 sq ft. About 2,200 sq ft of the lower ground floor area is toremain in agricultural use.

DIRECTIONSFrom the A30 at Bodmin take the A38 towardsPlymouth. Pass over the A30 and after a short distanceto the roundabout, turn right towards Lanhydrock.Drive for about 1.5 miles and at the next roundaboutturn left onto the B3269 towards Lostwithiel. Stay onthe B3269 until reaching the T-junction with theA390. Turn right and drive for about ½ mile and turnleft back onto the B3269 towards Fowey. Drive forabout 5 miles and at the next roundabout turn right.Drive for about a mile downhill and the entrance toTrewrong will be seen on the right-hand side justbefore the sweeping left-hand bend at the bottom ofthe hill. Drive down the entrance driveway and LowerTrewrong is the first building on the left hand side. From St. Austell take the A390 eastwards towardsLiskeard. Drive through the traffic lights out of St.Austell and at the roundabout turn right towards ParDocks. Drive to Par, through the traffic lights and takethe next right onto the A3082 towards Fowey. Followthe one-way system around continuing towardsFowey. Drive to Polmear, go under the bridge, followthe road around to the left, past the relaxed speedlimit sign and the entrance to Trewrong will be seenon the left-hand side after about a further 100 yards.Drive down the entrance driveway and LowerTrewrong is the first building on the left hand side.
