Question & Answer
• Understand the differences between the renewal and reactivation periods.
• Understand how to use the Renew-Reactivate page on the Registry Resource Center.
• Complete the renewal process for both the institution and all MLOs through NMLS.
• Use the Renewal/Reactivation Activity Report to manage the renewal process for all MLO registrations.
Renewal Period
• Institutions and mortgage loan originators (MLOs) must renew their registration for the following calendar year.
• NMLS Processing fee:
• $100 for institution renewal
• $30 for MLO

Reactivation Period
• Registration status will become Inactive-Failed to Renew for those registrants who fail to renew prior to 12/31.
• Those registrants become eligible for reactivation during this period.
• Annual processing fees are applicable.

Eligibility
• A registration is considered eligible for renewal if the registration status is Active.
Exempt
• MLOs who become initially registered on or after July 1, 2014 are exempt from renewal.
– For Example:
• A new MLO becomes Active for the first time on September 5, 2014.

• The institution must be renewed first.
• If institution has 100 or fewer MLOs, those MLO registrations will be available for renewal along with institution.
• If institution has more than 100 MLOs, only institution will display.

• There are two options to submit MLO renewals: Upload & Manual
• The upload option is available regardless of the number of eligible MLOs.
NOTE: Once the number of eligible MLOs drops to or below 100, institutions will have the option to use Manual.

Attestation is Required
• After an institution pays for an individual’s renewal, the individual will receive the following email:

Body ABC Bank (1234) has submitted your Federal MLO Registration for renewal and/or reactivation. You must attest to your record to complete the renewal/reactivation process. Use the Log in to NMLS button in the upper right corner of the NMLS Resource Center to login and complete your attestation under the Renewals tab. View the Renewal/Reactivation Quick Guide for tips on attestation. Please contact your employer if you need additional information
Pending Renewal Attestation
• If an individual has a renewal attestation that has been pending for 5, 10, or 15 days, they will receive the following email:

Body The renewal of your federal MLO registration has been in a Pending Attestation status for the past 15 days. See below for further details. Please log in to NMLS and attest to complete the renewal process.
Renewal Complete
• Once an individual has completed the renewal attestation, they will receive the following email:

• When MLO’s renewal status changes to ‘Renewed’ or ‘Reactivated’ institutions will receive one of the following emails:
More than 500 MLOs

Body The renewal status for a significant number of federal MLO registrations was updated to Renewed or Reactivated. Please log in to NMLS and generate the Renewal/Reactivation Activity Report under the Renew/Reactivate tab for further details.
Less than 500 MLOs

• Renewing your $55 VIP Credential is not the same as the $100 institution renewal
