1. THE BASE SPECIFICATION FOR FOUNDATION WORKS SHALL BE BS8004 'BRITISH STANDARD CODE OF PRACTICE FOR FOUNDATIONS'.
2. A SITE INVESTIGATION REPORT HAS NOT BEEN PROVIDED. THE REPORT IS TO BE ISSUED TO ALL DESIGN PARTIES ONCE AVAILABLE, AND THE ENGINEER IMMEDIATELY NOTIFIED OF ANY VARIATIONS OF THE GROUND CONDITIONS FROM THE PRELIMINARY REPORTS.
3. FOUNDATIONS HAVE BEEN DESIGNED ASSUMING A NET ALLOWABLE BEARING PRESSURE OF 100 kN/m2 AND SHALL BEAR ONTO A FORMATION TO BE AGREED WITH THE LOCAL AUTHORITY BEFORE CONSTRUCTION COMMENCES.
4. THE ENGINEER IS TO BE INFORMED IMMEDIATELY IF FOUNDATION DEPTHS SUBSTANTIALLY EXCEED THE MINIMUM DEPTHS INDICATED UPON THE DRAWINGS.
5. ALL OBSTRUCTIONS, OLD FOUNDATIONS, DISUSED SEWERS, ETC. SHALL BE REMOVED FOR THE EXTENT OF THE FOUNDATION WORKS AND BACKFILLED TO THE APPROVAL OF THE ENGINEER.
6. ALL STRIP FOOTINGS ARE TO BE SET OUT SYMMETRICALLY ABOUT CENTRE LINES OF SUPPORTED WALLS UNLESS NOTED OTHERWISE. FOR SETTING OUT OF WALLS SEE ARCHITECT'S DRAWINGS.
7. ALL FOUNDATIONS AND SLABS TO BE RC35 MIX IN ACCORDANCE WITH BS8500 UNLESS SITE INVESTIGATION REPORT ADVISES OTHERWISE UPON RECEIPT.
8. UNLESS FOUNDATION FORMATIONS ARE CONCRETE IMMEDIATELY, 50 mm OF BLINDING CONCRETE SHALL BE PROVIDED.
9. ALL MESH REINFORCEMENT LAPS TO BE 400 mm ACHIEVED WITH FLYING ENDS MESH AND NOMINAL CONCRETE COVER TO BE 40 mm.
FOUNDATION NOTES
1. THE BASE SPECIFICATION FOR STRUCTURAL MASONRY SHALL BE BS5628 'CODE OF PRACTICE FOR USE OF MASONRY'. IN ADDITION, REFERENCE SHALL BE MADE TO THE ARCHITECT'S MASONRY SPECIFICATION AND ASSOCIATED DRAWINGS.
2. ALL WALL TIES, REGARDLESS OF POSITION, SHALL BE STAINLESS STEEL IN ACCORDANCE WITH BS1243 & DD140. FISH TAIL OR OTHER TIES WITH SHARP EDGES SHALL NOT BE USED.
3. ALL LINTELS MUST BEAR ONTO SUPPORTING MASONRY 150 mm MINIMUM AND INSTALLED TO MANUFACTURER'S ADVICE AND GUIDANCE.
4. THE SPACING, LOCATION, AND TYPE OF CAVITY WALL TIES SHALL BE IN ACCORDANCE WITH BS5628.
5. WALL MOVEMENT JOINTS WITH DEBONDED SLEEVES HAVE BEEN INDICATIVELY SHOWN ON PLAN. FINAL POSITIONS TO BE AGREED WITH ARCHITECT.
6. ALL MOVEMENT JOINTS SHALL BE REFLECTED IN THE APPLIED FINISHES (E.G. PLASTERWORK, RENDERING, AND CERAMIC TILING).
7. MORTAR CLASSIFICATIONS AS DEFINED IN TABLE 1 OF BS5628: PART 1 TO BE USED IN THE CONSTRUCTION ARE AS FOLLOWS:BELOW DPC - MORTAR DESIGNATION CLASS (i)ABOVE DPC - MORTAR DESIGNATION CLASS (iii)
8. UNLESS OTHERWISE SPECIFIED, THE MINIMUM EMBEDMENT OF WALL TIES SHALL BE 50 mm.
9. CAVITY WALL TIES TO BE GENERALLY LOCATED AT 750 mm HORIZONTAL AND 450 mm VERTICAL CENTRES. AROUND OPENINGS TIES TO BE LOCATED AT 225 mm HORIZONTAL AND 225 mm VERTICAL CENTRES AT OR AROUND OPENINGS NO GREATER THAN 225 mm FROM ANY OPENING.
MASONRY NOTES
1. THE BASE SPECIFICATION FOR STRUCTURAL TIMBER ROOFS SHALL BE BS5268 'STRUCTURAL USE OF TIMBER'.
2. ALL TIMBER SHALL BE FACTORY TREATED IN ACCORDANCE WITH BS5268. SUCH TREATMENT SHALL NOT BE DETRIMENTAL TO ANY FIXINGS IN CONTACT WITH TIMBER MEMBERS.
3. EASI-JOIST RAFTERS INCLUDING ALL NECESSARY PERMANENT & TEMPORARY BRACINGS, LOOSE TIMBERS, ETC. SHALL BE DESIGNED, MANUFACTURERD, AND ERECTED BY A SPECIALIST SUB-CONTRACTOR AND DESIGNER TO PROVIDE A COMPLETE ROOF STRUCTURE AS INDICATED UPON THE DRAWINGS. THE DESIGN SHALL ACCOMMODATE THE FOLLOWING ADVISED LOADINGS:-
• DEAD LOAD - 0.80 kN/m2
• LIVE LOAD - 0.60 kN/m2
• WIND LOAD - REFER TO BS6399• SNOW LOAD - REFER TO BS6399
ALL THE LOADS ABOVE ARE CHARACTERISTIC.
4. THE SPECIALIST SUB-CONTRACTOR SHALL INCORPORATE INTO HIS CONTRACT THE DESIGN OF ALL NECESSARY BRACING TO PROVIDE STABILITY TO THE EASI-JOIST ROOF. UNLESS OTHERWISE ADVISED BY THE ENGINEER, THE SPECIALIST SUB-CONTRACTOR SHALL ASSUME THAT THE ROOF CONSTRUCTION PROVIDES STABILITY TO THE SUPPORTING STRUCTURE. THE SPECIALIST SUB-CONTRACTOR IS THEREFORE RESPONSIBLE FOR DESIGNING AND PROVIDING ALL HORIZONTAL WIND GIRDERS AT EAVES LEVEL, SUFFICIENT TO TRANSMIT WIND LOADS THROUGH THE SUPPORTING STRUCTURE. ANY HORIZONTAL WIND GIRDERS AT EAVES LEVEL INDICATED UPON THE ENGINEER'S DRAWINGS ARE INDICATIVE ONLY.
5. ALL TIMBER FIXINGS SHALL BE IN ACCORDANCE WITH BS5268.
6. ALL TEMPORARY WORKS, BRACING, PROPPING, ETC. SHALL BE DESIGNED BY THE PRINCIPLE CONTRACTOR OR THEIR SPECIALIST SUB-CONTRACTOR AND SUBMITTED FOR APPROVAL.

1. THE LOCATION AND LEVEL OF EXISTING DRAINAGE
CONNECTIONS AND EXISTING SERVICES IS TO BE
CHECKED PRIOR TO COMMENCEMENT OF DRAINAGE
WORKS. ANY VARIANCE TO THE DETAILS ON THIS
DRAWING AND THE SCHEDULE IS TO BE BROUGHT TO THE
ATTENTION OF THE ENGINEER.
2. THE DESIGN IS BASED ON THE INFORMATION
AVAILABLE ON THE DATE OF ISSUE FROM OTHER PARTIES
(EG. ARCHITECT AND M & E ENGINEER). IT IS SUBJECT TO
CHANGE RESULTING FROM UPDATES TO THE AVAILABLE
INFORMATION FROM OTHERS.
3. THE DRAWINGS ARE TO BE READ IN CONJUNCTION
WITH THE NBS SPECIFICATIONS, ASSOCIATED MANHOLE
SCHEDULE AND STANDARD DRAINAGE DETAIL DRAWINGS.
4. THE POSITIONS OF FOUL AND SURFACE WATER
DRAINAGE POINTS ARE INDICATIVE ONLY, REFER TO THE
ARCHITECTS DRAWINGS FOR SETTING OUT DETAILS.
5. MANHOLES, SEWERS, LATERAL CONNECTIONS ETC
AND ANY OTHER PART OF THE WORKS INTENDED FOR
ADOPTION UNDER A SECTION 104 AGREEMENT OR
GULLIES ETC INTENDED FOR ADOPTION AS HIGHWAY
DRAINAGE ARE TO BE CONSTRUCTED IN ACCORDANCE
WITH SEWERS FOR ADOPTION 6TH EDITION (OR
LATEST) AND TO THE APPROVAL OF THE WATER AND
HIGHWAY AUTHORITIES.
6. UNADOPTED FW AND SW DRAINAGE IS TO BE
CONSTRUCTED IN ACCORDANCE WITH THE CURRENT
BUILDING REGULATIONS, BS EN752 AND BS EN12056.
7. DRAINS ARE TO BE CONSTRUCTED USING FLEXIBLY
JOINTED VITRIFIED CLAY PIPES TO BS EN 295-1 SUPER
STRENGTH SPECIFICATION (EG HEPWORTH SUPERSLEVE
OR SIMILAR APPROVED) OR UPVC BUILDING DRAINAGE
SYSTEM PIPEWORK TO BS 4660 AND BS EN1401-1, BEDDED
AND BACKFILLED IN ACCORDANCE WITH THE
MANUFACTURERS INSTRUCTIONS AND THE
SPECIFICATIONS UNLESS OTHERWISE SPECIFIED.
8. ALL SOIL CONNECTIONS UNDER BUILDINGS TO BE
100mm DIA LAID AT A MINIMUM GRADIENT OF 1/40 UNLESS
NOTED OTHERWISE AND SHOULD BE RODDABLE FROM
GROUND LEVEL.
9. ALL RWP CONNECTIONS TO BE 100mm DIAMETER
AND TO BE LAID AT A MINIMUM GRADIENT OF 1/80 UNLESS
NOTED OTHERWISE AND SHOULD BE RODDABLE FROM
ABOVE GROUND LEVEL.
10. RAINWATER DOWN PIPES TO CONNECT TO A DRAIN
VIA A REST BEND OR BE CONNECTED DIRECT TO A
TRAPPED GULLY ON A COMBINED SYSTEM.
11. CHANNEL DRAINS TO BE ACO M100D 0.0 WITH SUMP
UNIT OR SIMILAR APPROVED. GRATING TO BE IN
ACCORDANCE WITH ARCHITECT OR LANDSCAPE
ARCHITECT SPECIFICATION.
12. IN CASES OF IN SITU CONCRETE FLOORS DRAINS
ARE TO BE CAST INTEGRAL WITH THE SLAB WHERE PIPE
COVER TO THE CROWN IS LESS THAN 300mm.
13. IN CASES OF SUSPENDED FLOORS WHERE A VOID
OF 300mm OR MORE EXISTS BELOW FLOOR DRAINS ARE
TO BE SUSPENDED USING A PROPRIETARY HANGER
SYSTEM OR CAST INTEGRAL WITH THE FLOOR.
14. WHERE DRAINS PASS THROUGH FOUNDATIONS OR
OTHER RIGID STRUCTURES A LINTEL OR SLEEVE IS TO BE
USED AND PROVISION FOR FLEXIBILITY IS TO BE MADE
USING ROCKER PIPES.
15. BACKFILLING OF DRAIN TRENCHES ADJACENT TO
BUILDING OR OTHER STRUCTURES IS TO BE IN
ACCORDANCE WITH DIAGRAM 8 OF THE BUILDING
REGULATIONS.
16. DRAINS WITHIN AREAS OF MADE GROUND TO BE
CONSTRUCTED BY FIRST MAKING UP THE AREA TO
APPROX. FINISHED LEVEL AND THEN EXCAVATING
THROUGH THE FILL MATERIAL INTO UNDISTURBED
GROUND. THE DRAIN TRENCH IS THEN TO BE BACKFILLED
TO FORMATION LEVEL USING SUITABLE GRANULAR FILL
MATERIAL WELL COMPACTED IN LAYERS NOT EXCEEDING
225mm.
