NOTES FROM THE BOARD

Hope everyone has enjoyed the spectacular fall colours. The weather is turning cold quickly and the snowbirds are getting ready to head down south. If you are going to be away for an extended period of time, please notify the Property Management office and leave an emergency number and an email address in case you need to be contacted.

Budget Planning: The Board’s objective is to effectively cost manage the operations of the Nautica. Budget meetings are being held to ensure that the current and future needs of our residence are being addressed.

Performance Audits: Thank you for your response to the Morrison Herschfield questionnaire. The second year audit will be conducted in November and sent to Tarion before year end.

Garage Floor: Garage floor deficiencies for 37 Ellen Street have now been repaired to the Board’s satisfaction. Thank you to everyone for your co-operation and understanding while these necessary repairs to our building were being done.

Drain Back Up: In order to resolve a current drain back-up issue experienced in a number of suites, arrangements have been made to cut and investigate drain lines and install required clean outs affecting the 3rd, 4th and 5th floors. This problem has been identified as a deficiency and is being handled by the builder.

Shared Facility Meeting: The Shared Facility board meets quarterly to review the ongoing operation of the shared properties. Some of the items that are being addressed include:

Fitness Equipment: To protect our investment in the fitness equipment, a preventive maintenance program will be implemented in the new year. Outside Bike Racks: Outside bike racks are planned for next spring. If you are not currently using your bike rack in the garage, please release it as there are residents who wish to have access to storage facilities for their bicycles.

Nautica property. Dog feces and urine in the elevators and corridors is not acceptable and a growing concern. At the request of the Board, a letter has been be sent to all residents to ask for their help in resolving this BIG issue. Our investment in Nautica is eroding with this type of behaviour. People will not want to buy or live here if this continues.

As a dog owner, you are requested to carry your dog until you are outside the building. Please come in through the garage doors and use the cleaning station in the garage by the south entrance to the building. This is particularly important in bad weather. If your dog has an accident, PLEASE CLEAN IT UP. If you see anyone not being a responsible dog owner, report him or her to the Management Office where it will be monitored. The respective individual will be charged for the clean up

FOCUS ON OUR ADVERTISERS

RIDGE WEST GALLERY

Come and see our fall show .........showcasing

Dale Duncan: New work from her trip to Vermont to study with a water colour master. Bright colours,

bold shapes, and interpretation of light and shadow are her passions. She is constantly evolving in her

techniques and goals. Her happiest moments are when other souls connect with her work. If, through her

paintings, the viewer has a sense of what she sees and an appreciation of the same, then she is truly

gratified.

Michael Kilburn: Michael was born in Belfast, Ireland and now lives in Barrie. He draws inspiration for his

plein air paintings from their Kawgama Lake Cottage and their second home in Long Cove Newfoundland.

He will be showing recent paintings from the east coast.

Lois Green: Lois sees the human form as a vehicle to evoke positive meaning. She embraces ideas which

challenge or are difficult, responding in terms of an inner perception that chooses compassion. For her,

the nude embodies what we can be at our most vulnerable -- exposed, defenseless, humble and innocent.

Her new artwork on Mylar is to be enjoyed in 3D

Miriam Slan: Miriam is captivated by the vibrancy of colour, the immediacy of expression and the sense

of depth that layering of pastels allows her to achieve. Her main focus is landscape painting which is

inspired by the rural countryside north of Toronto -- the seasonal colour variations, the textural varieties

of fields, trees and rock, old barn boards, the reflections on lakes and rivers and the changing moods of

the sky. She works both en plein air and in her studio.

FOR OUR DOG FRIENDS AND ANY ONE ELSE NEEDING A SMILE!

An older, tired-looking dog wandered into my yard. I could tell from his collar and well-fed belly that he

had a home and was well taken care of. He calmly came over to me, I gave him a few pats on his head; he

then followed me into my house, slowly walked down the hall, curled up in the corner and fell asleep.

An hour later, he went to the door, and I let him out.

The next day he was back, greeted me in my yard, walked inside and resumed his spot in the hall and

again slept for about an hour. This continued off and on for several weeks.

Curious, I pinned a note to his collar: 'I would like to find out who the owner of this wonderful sweet dog

is and ask if you are aware that almost every afternoon your dog comes to my house for a nap.'

The next day he arrived for his nap, with a different note pinned to his collar: 'He lives in a home with 6

children, 2 under the age of 3, he's trying to catch up on his sleep. Can I come with him tomorrow?'
