Company Overview
Grand Opening Doors is a privately-owned Australian manufacturing company located in Thomastown,
Victoria. As the only known company in Australia dedicated solely to the design and manufacture of
external timber bi-folds, we are uniquely positioned to provide a product and a service that is superior to
any other bi-fold manufacturer in the country. Founding Director, Lou Kotevski, has been producing doors
and windows for the domestic and commercial markets since 1988.
Production facilities encompass timber dressing in a state-of-the-art factory - with assembly, quality
control and storage in a separate area, where it is overseen by management.
With the last five years devoted to the perfection of external bi-fold systems, integrated screens and
production methods, they are now installed by a large number of builders as well as our own team of
installers right across Victoria. The results are simple and demonstrable:

Bi-Fold Specifications Continued All of our bi-fold systems are produced to the following material specifications:
The Best Timber
We use Victorian Ash Hardwood on all our bi-fold systems because it’s stronger, more stable, and longer-
lasting than imported timbers and certainly superior to softwoods like Pine, Cedar or Meranti. Vic Ash
Hardwood is far less susceptible to expansion or shrinkage caused by climatic extremes.
The Best Glazing
Our systems are designed to accommodate a range of glazing options, including:
• 6.38mm A-grade Laminated Glass – safer, stronger and with better sound reduction capability than
the 4mm toughened glass used by many others.
• Low-E Laminated or Toughened
• Double-glazed in a range of U-values – with any make-up, including various combinations of:
o Optional argon gas-filled
o Toughened, Low-E and Laminated Glass
o Up to 25mm overall thickness
o Spacer bars in a range of thicknesses

We build all of our systems using accessories and tracking systems from the Centor Eclipse range. These
are the highest quality components from an internationally respected supplier, offering a 10-year
guarantee.

E2 is a bifold door hardware system for door panels up to a
maximum of 40 kilograms. Available in an extensive range of
finishes, E2 is the smart choice for matching hardware to a
range of residential and light commercial applications which do
not require the extra panel weight capacity of E3 or the
substantial heavy door capacity of the E4 system. E2 offers all
the space-creating benefits of the larger systems in a refined yet
economical package.
wEaThErproof Impressive water performance ratings are achievable from both
outward and inward opening doors with the system achieving its
superior rain and wind resistance in part from the way it allows
door panels to close snugly against rubber weather seals.
Resistance to air infiltration up to 50 times better than a sliding
door and impressive acoustic sealing qualities are a resulting
bonus, particularly when E2 is used indoors. A floating wall pivot
is used to control door stile deflection and bowing on tall doors
caused by wind loads or climatic conditions.
provEn pErformancEProduced in the highest grade stainless steel, solid brass,
aluminium and engineering grade plastics, individual E2
components have undergone extensive laboratory testing
including cyclic testing to 50,000 cycles as well as corrosion
testing, structural testing and finite element analysis. Stainless
steel bearings are custom machined to fine tolerances and
machined wheels are individually precision ground to an
ultra-fine hone. Unparalleled performance is the result from this
top-hung design, with smoothness of function that has to be
felt to be believed.
Easy assEmbly, insTallaTion and adjusTmEnTWith a choice of quick-fix surface-mounted fittings or mortice
hinged components for more traditional joinery styles, assembly
and installation couldn’t be easier. Centor’s innovative hinge
system allows for equal-sized door panels regardless of the
configuration. Comprehensive instructions are included and drill
jigs are available to ensure precise placement of fittings. The
patented Surelock™ carrier pin locking system ensures that once
heights are set they stay set. Vertical and lateral adjustments can
be made by the end-user, simply using a screwdriver.

E2-based doors are closed. Locking screw technology ensures

dropbolts, door furniture and locksets complete the package.
unobTrusivE guidE channElOffset floor guides and floor pivots are a component option,
allowing the floor guide channel to be concealed beneath closed
doors. A range of ready-made door sills compatible with E2
simplify the installation of bifold doors in exposed applications and
ensure a stylish, seamless result.

accessible and to create a combined interior-exterior space which
as a result of the project’s location has created an broader
connection with the exterior urban environment.
The big opening brings light and outdoors inside. Were the
bi-fold doors crucial in this?
The Bi-fold doors were crucial for this project as they provide the
ability to open the entire living, dining and kitchen spaces to the
exterior. We were able to achieve this as the dwelling is located at
a first floor level and the open street is within meters from the
open living spaces.
What do you think the Centor Architectural systems added
to this project?
The Centor system added excellent lightweight door handling and
smooth glide operations. Weather tight seals for internal thermal
comfort was important to this project and Centor Architectural
systems were selected on their ability to satisfy this requirement.
Do you regularly specify Centor systems?
The products we chose are regularly reviewed against what is
available on the market, and we regularly specify Centor for our
projects based on quality, performance and best value.
Has there been any feedback from the client regarding
functionality of the hardware and the ease of operation?
Yes, the Client has been very satisfied with the project outcome
and the benefits of the Centor bi-fold door system.
Tell us about yourself and your practice.
K20 Architecture is a medium sized practice delivering sustainable
and innovative design outcomes. The creative idea of K20
Architecture rests with our vision to collaboratively and
respectfully work within our environment and with our clients. We
focus on undertaking projects with a social emphasis that
includes housing, community centres, hospitals and education
centres within both urban and rural areas throughout Australia.
The practice has a proven track record for project delivery, and
has developed a series of key service delivery systems and
policies. These include client project access, project review
systems, innovation and environmental policies, with the practice
operating carbon neutral.
What do you like best about being an architect?
As an Architect I really enjoy the thought process for design -
within which the expressions of our constructed thought can
positively contribute to our environment and well being within a
social and cultural framework.
What was your brief for the job?
The Brief required a design outcome which respected the cultural
and historical significance of Ward street by creating a space
linked to the immediate urban fabric in proportion and rhythm.
Why did you decide to use bi-fold doors?
Sliding doors were considered for this project, however bi-fold
doors were chosen because of their ability to open the façades
end to end. The design required that the total space be

As much as Centor has a reputation for innovative design and
flawlessly performing hardware, we can only take it so far. When
we hand over control of a new system to the industry we are
often pleasantly surprised by the enthusiasm and creativity with
which architects, designers and specifiers take up the challenge
of harnessing its potential to create something truly unique.
Take the extensive use of Centor-equipped bifolds indoors in
this warehouse conversion, used by Brisbane sculptor Stephen
Hart as his studio and day-residence. Centor bifold technology
allows inspiringly outfitted study and kitchen spaces to be

door siZE calculaTion
To calculate the dimensions of the doors or openings
we strongly recommend using Centor’s “Doorcalc”
program, which is a Microsoft® Excel spreadsheet.
To manually calculate door sizing for an opening, follow
the following steps:
1 Prepare a basic sketch of your door opening (see worked
example), to visualize clearances and check sizes.
2 The calculation is based on all panels being equal width,
using half-offset hinges (Patent Pending). Note that the
allowance between each panel is 4mm although hinge
thickness is less – this allowance has been determined by
consultation with fabricators as the best approximation
for calculation. Clearance between hinges and hinge
pins, coupled with the pressure from compression seals
accounts for the allowance being larger than the nominal
hinge flap thickness.
3 Recommended clearances are as follows:
• Jamb to panel (door closed) 7 mm
• Panel to panel (door closed) 4 mm
• Top of panel to head 5 mm
• Bottom of panel to sill 5 mm for straight guides

surE-lock adjusTmEnT™
Surelock™ is Centor’s patented carrier pin locking system which ensures that
once door heights are set at the top pivots, intermediate and end carriers,
they stay set!
Using Surelock™ is simple
1 Components come supplied with a plastic shipping clip installed.
2 Insert a flat-bladed screwdriver into the slot and rotate the pin.
3 When correct adjustment is reached remove the shipping clip.
4 Surelock™ will snap into place when the blade and slot are aligned.
5 To readjust pull the blade down to disengage it from the slot, replace the
shipping clip and rotate the pin.
Remove shipping clip after final installation adjustment.

Load Balancing Technology™ (LBT™) (patent pending) allows for the sort of effortless fingertip control synonymous with Centor products. There’s no crude spring-loading to fight against, no cumbersome latches or locks just a simple magnetic catch. One hand anywhere on the handsome, ergonomically-designed lead-stile set’s the screen in motion. Let it go and the screen glides smoothly to a stop, remaining firmly in the chosen position until further pressure is applied.
Load-balancing also means far greater mesh tension across the screen, eliminating any tendency for sag, while Tight Technology™ manufacturing techniques ensure control of the horizontal edges of the screen so they remain straight and tight across the widest spans. The systems have also stood up to impact testing with a 17kg punching bag 100 times, wind testing to 20kph and considerable pushing, poking and prodding to simulate real life usage. Centor’s usual ten year warranty against manufacturing defects applies to all Door Screen components. PetScreen Lite, the tough PVC-coated polyester mesh chosen for the screen systems, is hardwearing and resistant to damage from pets. The mesh is easy to clean and can be replaced.
AUSTRALIAN STANDARDSCurrently there is no Australian Standard specifically for external bi-fold doors, however Australian Standard AS 2047-1999 Windows in Buildings – Selection and Installation specifies materials and performance requirements for external windows and doors. The wind load, weather and operational performance specified for other types of external windows and doors could reasonably be expected to apply to an external folding door system used in the same application. Centor recommends that all users obtain a copy of AS 2047 and AS 4420 from Standards Australia.
Centor has tested an ES2 Door Screen folding door system to the applicable requirements of AS 2047-1999 in a NATA certified testing facility (Test No. AZT0100) and obtained the results shown in the table above.
This performance data is an indication of the ratings that can be achieved with appropriate door design and manufacture. Centor does not manufacture complete door systems but supplies both the folding hardware and outer frame incorporating ES2 to door manufacturers for assembly and construction. The Centor technical department can assist manufacturers in the design and testing process for doors incorporating Centor Door Screen systems to ensure the required performance criteria for a complete assembled folding door system meets similar standards.
WARRANTY Centor’s usual ten year warranty against manufacturing defects applies to all Door Screen components.
In developing the Door Screen systems, Centor’s designers have catered for anything that modern life might throw at
these sturdy products. Manufactured entirely in stainless steel, brass and reinforced engineering polymers the systems
have undergone cyclic testing to 50,000 operations in a laboratory and been extensively exposed to dust, mud, sand
and corrosive atmosphere.

The screen and blind allows homeowners to have control of
their living environment like never before. The S1E Eco-Screen™
is entirely built into the window or door frame, retracting
horizontally into the frame when not in use.
The combined screen and blind provide a two in one solution
for openings up to 3.7 metres wide. The screen prevents
insects entering the home while allowing breezes to pass
through. The blind seals the opening in the frame, controlling
heat gain and loss.
The double screen or blind provides extra large opening up to
7.4 metres wide the opportunity to be screened from insects
without obstructing views or covered with a blind for thermal
control and privacy.

Blind
In summer, the thermal control blind can be used during the day
to prevent solar heat gain, similar to double glazing, but with the
added benefit of shading. When not required, the blind retracts
into the door frame. Centor’s patent pending Load Balancing
Technology (LBT™) allows the blind can be operated effortlessly
with fingertip operation and requires no locks or latches.
During winter, the thermal control blind can be used in the
evening to significantly reduce heat loss through the glazing.
Thermal loss is greatly diminished as the fabric is contained
inside the frame box.
The thermal contol properties of the blind provide cost effective
and eco-frienly solutions by reducing reliance on heating and
cooling systems.

Load Balancing Technology™
Load Balancing Technology (LBT™) (patent pending) allows
for the sort of effortless fingertip control synonymous with
Centor products. With no crude spring-loading to fight against,
the screen’s lead-stile remains firmly in any chosen position until

greater tension across the screen or blind, eliminating any

In developing the S1E Eco-Screen™, Centor’s designers
have catered for anything that modern life might throw at this
sturdy product.
Materials
S1E is manufactured in stainless steel and reinforced
engineering polymers. PetScreen Lite, the tough PVC-coated
polyester mesh used in the insect screen, is hard wearing and
resistant to damage from pets and children. The mesh is easy to
clean and can be replaced (service call required). The blind is
available in blackout, privacy and shade fabrics.
Screen Maintenance
Screen fabric should be cleaned with a soft brush or a damp,
soft cloth.
Tracking should be regularly cleaned to prevent the build-up of
dirt and debris. A vacuum cleaner fitted with a nozzle is effective.
Operating mechanisms are fully self contained and do not
require maintenance other then keeping clear of dirt and debris.

Leading architect James Russell’s private home won major awards and was featured in leading Australian and international magazines, but it wasn’t quite finished until he made the final adjustments three years after the home was completed.
The inner-Brisbane home, created between two heritage-listed buildings on what was once an old car park, is full of unique touches including a central open air grassed courtyard surrounded by rooms and living space.
But the beautiful home was attracting some unwelcome visitors – mosquitoes.
“When I designed the house there was nothing available that screened the opening to the courtyard without being invasive. It was important that nothing obstructed the relationship between the house and the open outdoor space.” James said.
The availability of the S1 screening system from Centor Architectural three years later excited James so much he reemployed the builders to make some adjustments.
An architecturally designed retractable insect screen for large doors and windows, the S1 system includes single span screens up to 3 metres high and 7.4 metres wide which retract invisibly into the door frame.
As they can be fitted to any existing door or window, James was able to design them into his existing home with minimal adjustments made to the foundations.
“Builders removed small sections of timber and flooring to install the tracks and storage space for the screens.
“As there are no panels or mullions in the screens there is nothing to impair the view or break up the scene.”
James feels the screens are almost unnoticeable. “After you’ve looked into the courtyard there is no memory of the screens you have just looked through. Even inside, we feel we are living in a veranda space,” James said.
James’ screens are 4.35 metres wide and 2.4 metres high and are located at both ends of his courtyard, protecting the kitchen area at one end and the living space at the other.
“Because we didn’t need the screens for security, only comfort, we hope to leave them open for nine months of the year.”
With the Queensland summer months being a favourite for mosquitoes after dark, James finds the screen invaluable in protecting his family when needed.
The system is also easy for James’ young family to use. “It slides effortlessly with one finger allowing you to control the house and still enjoy the breezes, fresh air and outside noises.”
“There is a trend to use big doors and this creates a need for security and the weather to be managed in another way, so that the doors aren’t always being opened and closed.
“Wonderful screening is more important than wonderful doors. Prior to the arrival of the S1, I couldn’t find nice clean screening that also kept the house open.”
James’ home won the Robin Dods Award for Residential Architecture at the Queensland Architecture Awards in 2006 and went on to place second nationally. His seven year old business is renowned for designing unique residential homes which blend with Australia’s tropical lifestyle.

Architect George Hazell has transformed this Queenslander located at Woolongabba, which overlooks Brisbane’s river district and CBD. The existing walls and windows hid the views and intercepted the flow of refreshing breezes through the home.
The brief for the renovation project was to open up the space and replace the tiny existing windows with one large opening, capturing the full extent of the stunning surrounds.
An opening 2.7m high and 7.4m wide was created using concealed steel beams, completely changing the look and feel of the home. Centor’s A14 sliding hardware was used with a set of four aluminium door panels, opening the kitchen and dining room onto a large deck off the back of the house.
The question was, “How do we screen the opening to maximize the Queensland lifestyle?”
“On past projects a series of bifold shutters have been used with an integral flyscreen. These however obstruct views and require a whole second series of tracks and frames.”
It was when George heard about Centor’s S1 screen he knew his problem was solved.
“I was excited to hear that Centor had developed a stand alone screening system which could be used with any given opening and door system.”
“The S1 screen pushed the boundaries of current screening technology. It was purpose made for the opening with the aluminium frame fully recessed into the floor, ceiling and jambs, making it the largest screen of its type in the world.”
The S1 screen is perfect for the Australian way of life, connecting inside and outside. It lets summer breezes and sounds through while keeping pests out.
“The system also has added flexibility, acting as a filter for the harsh sun on glary days and as a wind buffer when breezes are stronger.”
