WOLTERS KLUWER When Wolters Kluwer, one of the leading publishers of information products and services, expanded from print media to an online platform, the company needed to realign its real estate portfolio. New management at Wolters Kluwer hoped to reduce occupancy costs and improve efficiency after a series of media acquisitions resulted in a network of offices aligned by publishing specialty.

> Our Approach Wolters Kluwer hired the Private Equity Group to analyze its real estate portfolio. Within five months, Colliers collected all North American lease documentation and migrated the database into a web-based system. Wolters Kluwer’s board approved our initiative and contracted us to develop a global strategic plan for its 4.5 million square foot international portfolio.

> What was the result for the client? The Private Equity Group helped Wolters Kluwer reduce the number of its locations by 33%, from 122 to 81, which resulted in an improvement of space utilization to 53 square feet per employee. Annual occupancy costs were cut from $46 million to $35 million at a savings of 24%, with continued savings and revenue growth projected for the foreseeable future.

AUTOMATIC DATA PROCESSINg (ADP) ADP is a Colliers International strategic alliance partner. The Private Equity Group is responsible for developing strategic plans to identify opportunities, add value, and reduce overhead. Colliers manages more than 40 transactions annually, including acquisitions and dispositions.

> Our Approach We represented ADP in the purchase of a two-story facility within a corporate campus in Florham Park, New Jersey. ADP consolidated two offices into this facility. In addition, we secured the option for ADP to expand approximately another 90,000 square feet in the future. In Chicago, ADP retained Colliers to evaluate alternatives to a mortgage renegotiation and lease renewal of its suburban office building. Options included renewal, relocation, and build-to-suit opportunities. Colliers negotiated a ten-year lease renewal and 50 percent interest purchase while an ADP-controlled entity provided a new first mortgage.

> What was the result for the client? The consolidation of multiple offices into the single facility in New Jersey improved efficiency and eliminated redundancies. Colliers’ Chicago transaction saved ADP more than $3.5 million over the landlord’s original proposal and secured future stability, quality, and continuity of building ownership.
