6.4.11. The railway opened up a new trade for Kirkstead; catering for anglers from the industrial towns and cities of Yorkshire who had travelled to participate in the fishing matches along the river. Sheffield folk in particular enjoyed the break from the grimy industrial city. Some lodged with local families or in public houses when the big matches were on. In the 1950’s as many as six trains could be stood in the Woodhall Junction sidings waiting to take them home after their day out. Their children and grandchildren still come here to fish and enjoy the local facilities. The Sheffield accent is still regularly heard in the area! Visitors still come to Kirkstead along the old railway line, but they arrive by cycle nowadays, since the recent opening of a new cycle path from Kirkstead Bridge to Lincoln.

6.5. Kirkstead today 6.5.1. Kirkstead and Kirkstead Wharf were overshadowed by the development of the Spa in the 19th century. Even so, the area still has landscapes and buildings worthy of note and perhaps the focus of a Conservation Area in the future. The built area is bounded to the west by the River Witham, to the north by Green Lane, to the east by the length of Abbey Lane, as far as Abbey Lodge Inn, and the south by a line drawn from the Inn, southwest and back to the river. Ribbon development along Witham Road (B1191) over the past one hundred years has linked Kirkstead with Woodhall village centre. 

6.5.2. Witham Road. On the north side of Witham Road, west of Abbey Lane, the first houses of note are two blocks of semis (No 116, 118, 120 & 122). They are all of brick and slate construction except for 118 which has a modern concrete tile roof. The next building of note is an old red brick chapel with a relatively recent tile roof that has been converted to a dwelling. This is followed by four blocks of semi-detached villas (No 132-146). These houses are again constructed from red brick with tiled roofs and stone lintels and sills. The next three are 1930s properties (No 150, 154 & 156) of red brick and slate (Img 6.9) although 150 has replacement windows not in keeping with age. 6.5.3. The entire length of Witham road is lined on both sides by common Lime trees. Beyond the trees, ditch and hedgerow on the south side of the road, are open fields with the ruins of Kirkstead Abbey half a mile distant. However, at the

western end of the road there are two substantial detached houses (No 169 & 171). Both have concrete roof tiles, but No 169 is notable for its ground floor wooden veranda (Img 6.10). 6.5.4. Returning to the north side of the road, leading up to the Mill Lane junction, are four cottages numbered 182, 184 and 186, which appears to be two cottages, joined to make one dwelling. These are cottages (in the true sense of the word), of the two up two down variety, albeit greatly extended to the rear. All have been modified at some stage with pantiles and modern windows, and No 182 and 186 have been rendered and painted. All four are very close to the road and along with No 2 Mill Lane form the corner between Witham Road and Mill Lane. 6.5.5. Building on Abbey Drive began in the early 1970s and the development now consists of 26 bungalows. Roeze Close, a small cul de sac development comprised of detached houses built around a small sub- post office, runs off the south side of Witham road almost opposite Mill Lane (map 1- village plan) 5.5.6. Old Witham Road. Witham Road used to run straight from the centre of Woodhall Spa to a ferry crossing over the River Witham. In the 1850s the road was intersected by the new railway line on the east bank of the river between Boston and Lincoln. Although the line has long since closed, the station built at the intersection of road, rail and river still stands and is now a Grade 2 listed building in private ownership. Witham Road now veers slightly to the right to cross the Witham via Kirkstead Bridge. The original section of road leading to the river is approximately 200 metres long and links a discrete homogenous group of early buildings, which appear to have altered little since they were built. 6.5.7. On joining ‘old Witham Road’ the first building of note is on the left; a small brick and slate barn now used for the storage and retail of second-hand furniture. Adjacent to the barn is a depot constructed of red brick and pantiles14. This and the previous building appear to be part of the original railway conurbation. The next building on the left is the Railway Inn; a brick and slate construction still retaining its sash windows. The last building on the left is the old railway station (Img 6.11), which appears to have been built using the same type of brick as the Inn and the depot. On the north side of the road there are two slate-roofed dwellings (No 210 and Gibsonville) built using a much smoother type of red brick than those used on the south side of the road.

6.5.8. Mill Lane. At one time Mill Lane was home to a Post Office, general store, Presbyterian Church, Primitive Methodist Chapel, a windmill and a bakery. On the east side of the lane, at the Witham Road end, there is now a row of small, old cottages. The first (No 2) is a rendered brick property in need of considerable renovation work, nevertheless, it appears to be the only dwelling in the area which has retained its original windows and tiles. It is adjoined by No 4 and followed by another group of four cottages (No 6, 8, 10 & 12). No 8 and 12 have rendered walls and No12 is now roofed with modern pantiles. No 14 appears to be two cottages combined and is the address of the original Post Office and general store. The windows have been replaced and the roof has modern pantiles. Continuing along the right hand side the next significant buildings are 56 and 58. These appear to have been one building now divided into two small dwellings with two new extensions to the sides. Next in line is the Primitive Methodist Chapel (1854) which, together with No 56 and 58, forms a contemporary group of buildings. 6.5.9. The last buildings on the right of the road are a mixture of small cottages of differing styles and probably different periods of construction (Nos 62, 64, 66, 68, 70, 74 & 76). 64 and 66 are roofed with pantiles, 68 and 70 with slate tiles and 74 and 76 with concrete tiles. Across the road, at the point where Mill Lane turns into Green Lane, is the stump of the demolished windmill and the site of the bakery. To their immediate right is the Mill House (Img 6.23); a building of brick and tile construction. 6.5.10. Returning along Mill Lane on the west side of the road the next significant building encountered is the brick and slate constructed old rectory, followed by Kirkstead Presbyterian Chapel which was built in 1821 (Img 6.15). It is now the home of a nursery although Unitarian services are held on fifth Sundays in the month. Returning to the right hand side of the road there are two cottages (No 22 & 24) fitted with modern replacement windows, but with old pantiles. 6.5.11. Green Lane. Long before the development of Woodhall Spa in the 19th century, Green Lane was the ‘main road’ linking Kirkstead with Horncastle via Old Woodhall and Poolham. With the exception of Syke House and one other property, the dozen or so properties at the western end of Green Lane have been built in the last decade. Half way along the lane is the Sewerage Works15 and the depot of Witham Third Internal Drainage Board. 6.5.12. Clinton Way. Is a small cul-de-sac development predominantly comprised of bungalows built in the 1990s. 6.5.13. Abbey Lane. Abbey Lane links Witham Road with Tattershall Road and retains an open rural aspect, however a number of listed16 buildings lie along or very close to it. These include Monks Elder Cottage, Abbey Farm, Kirkstead Abbey ruins, St Leonard’s Chapel (Img 6.18), Kirkstead Old Hall (Img 6.25) and the Abbey Lodge Inn (Img 6.26); all of which formed the original settlement, which developed around the Abbey. Abbey Lodge Inn is thought to be of medieval origin and the site of Kirkstead Abbey gatehouse. The vaulted cellars still exist but have been filled in. In addition to the buildings there are several sites of archaeological interest around Kirkstead including the Abbey fishpond earthworks, crop marks, ridge and furrow marks, Kirkstead coal shaft and the former RAF Woodhall Spa airfield.
