1. To purchase from CYPRESS GROVE ESTATES CORP. the property located atLot No.56, BlockNo.7, The Bellefonte, Camarin, Caloocan City with an area of 53 square meters, covered by and

more particularly described under Transfer Certificate of Title No C-407605 of the Registry of

Deeds of Caloocan (the Subject Property) ;

2. To sign, execute, deliver and acknowledge the Contract to Sell, Deed of Absolute Sale or otherinstruments or relevant documents in the purchase of the Subject Property;

3. To issue postdated checks and pay the monthly installments/amortizations and such otherfees and charges of Cypress Grove Estates Corp. in relation to the purchase of subject property;

4. To claim and receive all documents such as contracts, deeds, original owners copy of theTransfer Certificate of Title in the name ofMa. Lourdes D. Manabat_ , as well as the new tax

declaration, tax receipts, and other related documents covering the purchase of the above-

mentioned property;

5. To receive from CYPRESS GROVE ESTATES CORP. subject property upon completion, sign allturn-over documents and pay the accompanying fees/charges if any;

HEREBY GIVING AND GRANTING unto said Attorney-in-Fact a special power of attorney, with full power and

authority to do and perform any and every act or thing whatsoever requisite, proper and necessary to be

done in pursuance of the powers herein granted as I might or could do if personally present and acting in

person HEREBY RATIFYING AND CONFIRMING all that said Attorney-in-Fact shall lawfully do or cause to be

done under and by virtue of these presents.
