^ The floor space of HA’s factory estate was excluded in the 2008 survey. Area Assessment : The majority of the floor area (74.8%) is used for industrial and industrial-related operations, including warehouse/storage (60.6%), manufacturing/workshop (8.0%) and ancillary office (6.2%). Another 11.9% of the floor space is used for office. Current vacancy rate is about 7.2%, which is significantly higher than that of the Area Assessments 2005. This is partly due to the complete vacancy of two of the buildings at the time of the survey. The industrial buildings were largely built in the mid 1970s to 1980s and are generally in fair condition. The industrial area is surrounded by various specified uses including container-related use and established uses in the area. Given the prevalent active and established uses in the area, it should be largely retained for industrial use. In view of the increasing demand for columbarium in the territory, a site at the northwestern corner of the area (about 5.4 ha) (see Plan A9c) may have potential for columbarium use. That site is adjacent to the Tsuen Wan Chinese Permanent Cemetery and is separated from a residential development (i.e. Rivera Gardens) to its northwest by Tsing Tsuen Road.

Recommendation : A site (about 5.4 ha) adjacent to the Tsuen Wan Chinese Permanent Cemetery may have potential for columbarium uses (see Plan A9c). The site is being considered by the Food and Health Bureau and if found feasible, the relevant District Council will be consulted before the proposal is submitted to the Board for consideration.
