When you become a top performer in the Real Estate industry, or in any sales career, many observers look at you and assume that you were always at the top of your game. And you now are at the top of your game and in the top 500 of the Southeast Valley, which is why you get this magazine in the first place. I bet there was a time when you were average. Let's talk about your journey from a place of mediocrity, to your place of yes...

Yes!

What does this word mean to us, a group of achievers and entrepreneurs?

For us, it means getting what we want, and knowing what we can have deep down. It doesn't mean always having a positive attitude. But it does mean making things happen no matter what obstacle lies ahead... Do you come from a place of no, or a place of yes?

In July of 2002, I showed up to my first sales meeting for Cutco Cutlery with zero order forms. I looked around the room, and all of the other go-getter college students in my training had a stack of order forms in their hand. Tears began to form, as I wondered if I had what it took to make it in my new business. That was the start of a year of struggle. Fast-forward to July of 2003, and somehow I managed to sell a modest amount of knives by that time, to cap off my first twelve months as being "The Sharpest Girl in Town." Now, in 2017, I often sell the same amount in one week, that I did that entire first year.

Similar to your last big sales month, I believe the results achieved in all sales comes from a decision that was made early on. A deci-sion to never quit and run the race of getting to the "yes" to the best of your ability. Isn't it cool that results come from decisions, and not just from skill? Because the universe usually finds a way

to make things happen for those who make unwavering decisions to reach the next level in their businesses and personal lives.

without alarming them. If the home needs a GFCI it is a $20 part. Not a reason to walk away from the home of their dreams.

What are a few things you wish Realtors®

knew about your industry?

There is lots of misinformation about home inspec-tors out there and, in my opinion, licensing was one of the worst things that happened to the inspection profession. Most schools teach how to pass the home inspector exam, not how to inspect homes. I have hired three “State Licensed inspectors” in the last three years that could not tell me the differ-ence between an air conditioner, a heat pump and a

forced air electric furnace. I takes three to six months of training to learn the basics. Until someone has been on over 200 inspections, they really might not know what they are doing.

Prices are another issue, I found a newspaper from 1984 in an attic of an inspection, there was an ad on it that said we will inspect any home in the Phoenix area for $300. That was 33 years ago and agents are still telling clients that inspections cost $300, then the clients are shocked when they get a quote

How did you get started in the home inspec-

tion business?

Almost 18 years ago I left my construction job at the suggestion of my (ex) wife. I was tired of arguing with the sub-contractors on the job about quality, schedule and costs. She suggested I use my attention to detail to become a home inspector. I started Ark Inspections in 2000 and sold it to Pre-mier Inspectors of America in late 2004. I worked as an inspector manager for Premier till 2006 when I was retained by National Buildmasters to be a Forensic Consultant and Expert witness for them on construction defect cases.

I know Forensic sounds cool but really it is just a fancy word for legal investigation.

At that same time, I was very involved with ASHI (The American Society of Home inspectors) and spent seven years holding various positions on the Board of Directors. I reached the level of Vice President and realized that it was a huge time commitment so after finishing my term as Vice president I got out of leadership at ASHI. To be an expert witness, I had to be a licensed contractor, so I started ACSI American Construction Specialists and Investigations LLC and was licensed as a residential and small commercial contractor. Since I had over 10 years in construction building and remodeling homes and had been involved with the construction of 27 convenience stores in AZ, getting the KB02 license was easy. In 2007 the market crashed and many builders closed their doors, this made pursuing liti-gation against them very difficult. In 2008, I decided to start doing home inspections again.

P a r t n e r S p o t l i g h t : S c o t t W a r g a

ACSIWhat makes you different from others in your same industry?

When I decided to go back into home inspections, I wanted to make sure we were the company that buyers wanted, I wanted to make sure we not only per-formed great inspections but provided more for our customers as well as the agents that refer them. In 2011 I hired a business coach. It was then I discov-ered how many things I needed to correct if I wanted to business to grow.

We now offer recall checks on appliances, a 200% guarantee, a concierge service for homeowners, a 90 day warranty, Coverage for the underground sewer and plumbing for 90 days, discounts for vets and first responders, we include pool and sprinkler inspections for free, we offer discounts on a second inspection if the first one falls through and a national warranty company just approved us so if we perform an inspection the buyer can get 18 months of coverage for the 12-month price. We also offer several classes for agents on everything from marketing to handling inspection issues.

What obstacles did you have to overcome to get where you are today?

Getting here wasn’t easy. I work an unbelievable amount of hours and it took a toll on my marriage. I was going by Dave Ramsey's philosophy of “Live like no one else so, You can live like no one else” Unfortunately, as a result, my wife left me two years ago. At the same time, my office manager moved to Washing-ton. Then last year I had an inspector get hit by a semi and two others get out of the business. The hardest part about this business is finding quality people that share your vision, dream and want to serve their community. What makes you passionate about your industry?

I have a unique perspective on the home inspection profession. As Inspectors we are not attached to the deal, that being said, we need to be educators and help our clients understand if the home has issues, what can and should be done about them. We are dealing with people's lives in several ways, not just the safety of the home but their financial safety as well. If they are buying a home at the top of their price point and the roof needs replacement, or soon will, I feel they need to know so they can budget appropriately. I saw too many families split up when I was do-ing the legal work full time. The financial stress was too much and it’s hard to get away from it when you are literally living in it. I like to think we educate our clients

from a reputable company. Are there inspectors that will do cheap inspec-tions, yes, just like there are agents that will negotiate 1.5% commission on deals. It’s the only way they can get the work. Home inspections are not just for buyers. Some of the top agents are having their client’s properties inspected so they can get repairs done before they list the home or set realistic asking prices. I

love working with these agents as they are taking a proactive approach to not only serve their clients but set themselves apart for other agents trying to get the listing. It’s easy to get a few bids for repairs and find the best value when you are not in a 10-day response window.

Tell us about your family

I have seven kids from three marriages, I was only involved in the conception of two of them and they are twins but I love all my kids. I am laughing as I write this as my youngest daughter graduated from U of A last December so I guess I can’t call them kids anymore. I grew up in AZ, my dad lives in Apache Junction and my mom currently lives in Texas but she is planning on moving back soon. My younger sister lives in east Mesa with her husband.

Tell us about what excites you right now in

your business

My business is in growth mode and if the good Lord is willing it will quadruple in the next 3 years. I just need to find the right inspectors, I am constantly looking for good people. I am also constantly working on improving. As I write this I am in a hotel in Dallas, I have spent the last two days with my business coach and 20 of the top inspection companies in the U.S. Last month I was in Vegas for training on how to be a profes-sional speaker so I can teach better classes and help agents grow their business. I have found, if I can help one person improve their life or busi-ness, that is one of the most satisfying feelings in the world. It is now my passion. I now strive to serve others by helping them to develop their God Given abilities so they can be successful in their life and business.

I heard that you wrote a book?

What's your story? How did you get started in Real Estate?I first got into real estate through investing in my personal homes in 2011. The more I invested in properties the more I found the market interesting and challenging. I started out part-time to get my feet wet and the more transactions I did, the deeper my passion became. I became licensed in 2014 and started focus-ing on my business heavily in the last two years. Last year I sold 33 homes. My sphere of influence has been the largest factor in achieving the level of success I have had.

If you could turn back time to 2014, is there anything that you would have done differently?Setting up the right systems from day one would have helped me a lot. Through a lot of trial and error, I have built systems that allow me to stay in touch with current and past clients. Perfect Storm is the best CRM I have found, and I love their drip cam-paigns and emails. The drip emails are already set up, yet they of-fer the ability to customize the emails as well. I also use Expresso Agent, which is where I get expired listings from. I recently discovered Mojo Dialer, and it's awesome. I've been able to make over 100 calls an hour, instead of 20 calls an hour.

Who are your mentors?Ann Adams has been a mentor of mine since the beginning; she has encouraged and educated me to be the success that I am today. Through a lot of investigation, I came across a success-ful real estate agent here in the valley, Joshua Smith. I took the plunge and joined his 90-day boot camp, and through his pro-gram, I have gained the knowledge to grow my business in ways I could not have imagined. I learned how to effectively create Facebook ads, and how to drive traffic to my open houses, and capture the visitors and information.

What inspires you, inside and outside of the business? My beautiful wife of nearly three years is my biggest inspiration

on the rise

outside the business. (Yes she made me write this, lol). All kidding aside, my wife has supported me in growing my business at what-ever cost. What inspires me inside my business are my clients. Without them, I would be nothing. I love being able to help people get a part of the American Dream. There is no better feeling than giving the keys to a family who just purchased a new home.

What's the most interesting experience that happened to you so far in real estate? Most surprising thing? I had finished showing a home and was on my way out when someone rear-ended me at a stop. The guy did not have a driver’s license or insurance. When I suggested calling the police he kindly lifted up his shirt to reveal an object, which immediately made me get into my car and leave. My client saw the whole situation occur and said, “Don’t worry, we still want this house”.

The most surprising experience that I have had in real estate was when a client called me and told me that she would not make the appointment because she was pulled over for drugs … “but it was all a misunderstanding.” How do you spend your free time?Outside of the business, I have a true passion for motorcycles and classic cars. I have been fortunate enough through real estate that I have been able to enjoy my passions.

What do you want to be remembered for?I would like to be remembered as being someone who will go to the ends of the earth to help my clients.

Is there anything else you’d like to let Real Producers know?Without the help of amazing title partners, lenders, and home warranty representatives making a great team, there is no way I would be as successful as I have been in closing transactions.

Mayan ruins, baby sea turtles, and pristine beaches have kept me coming back to Cancun over and over again. I’ve visited this area of Mexico several times while cruising and most recently on a week-long stay. My *must do* recommendation is a visit to the ruins at Chichen Itza, often considered one of the Wonders of the World. Chichen Itza is one of the largest ancient Mayan cities around, dating back to 600 AD. It’s a breathtaking site to behold and well worth the long, hot bus ride to get there.

The Great Maya Reef is the second largest reef system in the world, and my husband Matt and I love indulging in water activities, with snorkeling being our favorite. We took a snorkeling excursion out of Riviera Maya in the stunning turquoise waters and spent the afternoon at Isla Contoy (Contoy Island), a wildlife refuge and national park that protects 150 species of birds and several types of sea turtles. There were great frigate birds, iguanas, and crabs all over the place. The biggest fish on the planet - the whale shark - congregates in larger numbers here than anywhere else on Earth.

Although we've enjoyed our vacations to Hawaii and various Caribbean islands, going to Cancun involves a much shorter flight (four hours) than these other destinations. Being so active in real estate, it's much more realistic for us to get away for an extended weekend because of the ease of getting there.

Our favorite resorts are El Dorado Maroma, and Hyatt Zilara. Not only were the grounds superb, but the authentic Mexican food at the buffet was great! We stayed at the Moon Palace once, and were disappoint-ed, especially with the beachfront area. It wasn't as pristine as some of the other areas of Cancun.

For Matt and I, spending quality time together outside of the U.S. and far from our usual hectic schedules is wonderful!

THREE STEPS to Positioning Yourself as the News Media’s Go-To REAL ESTATE ExPERT

than ever, rapid-fire content from traditional news media outlets constantly shooting from 24-hour news cycles. These WMD’s are all aimed at capturing the attention of your potential customer and taking it away from you. So, how do you cut through all that noise and get through to the customers you want?

Take a page from a news journalist’s notebook and add it to your own marketing arsenal. Do this by establishing yourself as the news media’s go-to real estate expert. By doing so, you are able to standout and differentiate yourself and your business from the competition. Not a lot of Realtors® realize they can make this happen, and can do it even more now than ever before because media content is in such high demand right now. The new and traditional media machine is never satisfied and needs a constant flow of feedings. So, why not give them what they want by using the following three steps.

It’s a formula I call, P.E.N. because a pen is one of the most important tools a journalist uses. When you follow the steps in P.E.N. you will find you can turn yourself into an extension of the newsroom where you become the first person the reporters call to interview on industry trends. Or, if you have a story to pitch to a news outlet that you want covered, P.E.N. will make it easier for you to entice a reporter to call you back. P.E.N. helps you gain credibility and even more importantly get thousands of eyes to care about what you are selling.

The “P” in P.E.N. stands for Powerful news story angle. Learn what a reporter considers to be a Powerful story angle, a good story. We’re not talking about “good” in the sense of a story that has a positive spin on it. We are talking about narrowing down what elements within a story’s content that would entice a jour-nalist to cover it. Learn the key elements that would make a jour-nalist salivate or would make it impossible for them to ignore. Learning the “why” behind what stories journalists choose to cover is the first step to getting media attention. Once you learn all the elements of what journalists consider to be a good news

story, you can then fit those elements into the stories you want to pitch to the media about your business.

Here are just a few of those elements that make a news story idea interesting to a journalist:• HEARTS-A story idea that evokes some type of emotion. It can be

happiness, sadness, anger or even fear. As long as it is a story angle that has some emotional tie and causes someone to be compelled to want to hear more. What are some things about your business and what you do that is a HEART?

• OUTOFTHEORDINARY-A story idea that is considered some-thing new, different, people have not seen before, surprising. It is the whole reason why the news is called the news in the first place because it is NEW! This can even mean you can talk about new trends Think of some OUT OF THE ORDINARIES that are specific to what you do.

• POCKETS– This is a news story that has something to do with what is in people’s wallets. Money, right? People care about their bottom line. If you have advice about how your consumer can save money, make money, avoid being cheated out of money, then those are story ideas that you can pitch to a journalist and will make them want to interview you about it as a real estate expert.

Now that you have learned some story elements that really stick with journalists, here’s what the “E” in P.E.N. stands for, Everyday Pressures. You need to learn the everyday pressures that journalists go through in their business. It is like that classic phrase in sales, “find the pain.” Find the pain of the journalist and provide the cure. One of these pains is having hard deadlines. Journalists are in a very deadline sensitive business. They need everything done by yesterday. So, if they do want to cover your story idea that you pitch and they call and ask you to interview that same day, you cannot say no. Do not say no. They need to do the story so they will find some-one else if you cannot be available.

THE INSIDE SCOOP FROM A VETERAN NEWS JOURNALISTBy Charnel Wright president & founder of Wright Media, LLC and veteran Broadcastnews Journalist

Lastly, the “N” in P.E.N. stands for, Newsroom Rules. Learn about how the newsroom works. For example, know the best time to contact a journalist to pitch them a story idea. For television re-porters, calling at 12 noon may not be the best time because they are all wrapped up in putting on a 12pm newscast. Calling during that time would be a wasted call.

By understanding the importance of the P.E.N. you will be able to use the news as your own personal advertising agency. The jour-nalist will want you as that expert in their newscasts and articles to educate their viewers, readers and listeners on the latest in real estate. This opens you up to exposure among a vast amount of people without having to spend a dime. Now you will never look at news the same again and in doing so, you will become the Headline Machine, Attention Grabber, Automatic Noise Buster and go-to real estate expert the media counts on.

Loving what you do is a novelty for any person in their career. not everyone can say that they truly love what their profession entails . From an early age, Lacey Washburn fell in love with homes, and that love was a fire that has since been inextinguishable.

“As a child, my family and I would tour different model home communities for fun and for decoration ideas,” Lacey recalled. “I always loved looking at model homes and became fascinated with real estate. From the time I was 10 years old, I wanted to become an architect. The architect path didn’t end up work-ing out, but the opportunity surfaced to obtain my real estate license shortly after my first daughter was born, and the rest is history. Real estate has given me the opportunity to do something that I’ve loved since I was a child, and allows me the financial freedom to pursue some of my personal goals.”

Before Lacey became a top-producing agent, her background was in the banking and financing indus-try. She received her real estate license at age 22, reverting back to her true love of homes. Since then, she has acquired experience as a Professional Real-tor® and a New Home Sales Consultant, and proudly holds the SRS, SRES, MRP, and e-Pro designations.

Lacey is a diligent, tenacious worker that has near-ly 12 years of experience under her belt in the real estate industry. Additionally, she is very dedicated to providing top-of-the-line service for her clients through her organizational skills, determination, and her heartfelt character. “I absolutely love what I do, and most of the time, it doesn’t feel like work. As a result, I tend to work 75-80 hours a week and don’t always know when to turn it off. I have four kids and a fiancée, and work-life balance is some-thing that has always been a challenge for me."

Lacey and Drew made some recent changes in their routine to allow more time for their family. They

put away their computers from 6-8 pm which allows them to talk to the kids about their day, and with each other. They also imple-mented a "no client appointment" rule on Sundays.

Lacey Washburn alongside Drew Lehman, her business partner and fiancée, have together formed “Team Lehman AZ.” Since the inception of their team in 2012, Lacey and Drew have been known for their professionalism and strong work ethic. They have consistently been recognized as top producers while achiev-ing many honors, including but not limited to the SEVRAR Presi-dent's Top Producer's Team Award, Top 1% of all Metro Phoenix Agents, and a part of the Multi-Million Dollar Producer's Club.

Team Lehman AZ is truly a partnership, and Lacey recognizes that she would not be where she is today without the support and encouragement of Drew. "When the market crashed, I was laid off from my job in new home sales," Lacey recalls. "I went through an extremely rough patch for several years, even getting out of real estate briefly, and being forced to go on food stamps to help support my children. If it were not for Drew's support, encouragement, and motivation, I would have completely left the industry that I so much love. He believed in me when I didn't believe in myself, and for that, I am forever grateful."

Outside of real estate, Lacey enjoys traveling, cooking, hiking, and of course spending time with her family. She also donates regularly to the “Make-A-Wish” and “Serve the World” charities.

Lacey does not see herself as someone who is very different from other agents and producers. She is all about determination to achieve goals, love for the industry, and doing what is best for her clients. “I actually consider myself to be pretty average,” she said, “and I get shy and humbled when I receive awards and recogni-tion. I am just doing what I love, making sure our clients are well taken care of, and trying to have fun in the process.”

“For me, success is defined as having a career that I love and look forward to everyday…a business that allows me the opportunity to live a comfortable lifestyle while being able to be there for my children and family and providing opportunities for them that I didn’t have available to me as a child.”

“i absolutely love what i do, and most

of the time, it doesn’t feel like work.”

What has been the funniest thing that has happened to you in real estate? The funniest thing that has happened to me is when I was showing a house to a client in Verrado. I always get to the home early so I can open the door and walk the home so I can present it to the client. This

time it didn’t work out that well because the key was in my hand and the sliding door locked behind me as I walked into the backyard. There was no gate at all and I was locked in the backyard. I tried to climb the wall but that did not work out so well. I fell off the wall and ended up scraping my entire arm. The worst part, is I never leave my phone, but I placed it on the counter. Well my client eventually walked in after me trying to yell for them and no one heard me. There they found me with dirt on my arm and scratches throughout. It is ok though because they ended up loving the house! What is the single thing that you contribute most of your success to?The single thing that I contribute most of my success to is my true enjoyment for this industry. I love what I do, I love meeting people and helping them get into their dream home. When people buy a home this is a place they will create their memories in and I believe that in assisting them to find that perfect home I am just the start of what they have to come.

brianna foLey

What has been the funniest thing that has happened to you in real estate? The funniest thing that has hap-pened to me in real estate was the "50 Shades of Grey" move out I had to do. Let's just say, there were toys out in the open along with swings hanging

from the walls - and none of these toys looked like the ones my baby plays with.

What was the biggest obstacle you had to overcome? One of the biggest obstacles I have had to overcome is becoming a mother this year. Although there are plenty of new mommy Realtors® out there, I had one of the most difficult years of my life. After trying to conceive for a few years, I finally got preg-nant. However, just as hard as it was to get pregnant, I was also faced with a difficult pregnancy. Not only was I the sole financial provider for my family due to a business change my husband was going through, but I was placed on bed rest for 6 months- limiting my ability to not only do as much but to do anything extra as well. Having a child is one of life’s greatest miracles, but I have learned so much about myself on how to have a healthy balance of being a wife, a mother, and a successful businesswoman.

bryan adams

What was the most interesting client experience you have had in real estate, or memorable moment in real estate? One of the reasons I love real estate is because every client interaction is unique. One that sticks out was a 4-way simultaneous closing where not one

thing went wrong. All 4 transactions closed on time and within two days of each other.

How do you give back to the community?Giving back to the community never stops. I personally like to be involved in coaching youth sports (when I’m not too busy selling houses). This year I was the president of the PTO at my kids’ elementary school and we stay involved in our community events trying to bring everyone together.

What is your one year goal? In one year, I would like to be in the top 100 agents in the area. Who or what inspires you? Traveling inspires me. Whether it’s a local road trip or an international flight,

the change of scenery is good for the soul. stePhany buLLington

What has been the funniest thing that has happened to you in real estate?Last year while showing homes to some clients, the buyers and I noticed a lot of art work where the human body was the focus. We also noticed some interesting wardrobe options in a walk-

in closet. The client's offer was accepted and three weeks into escrow I received a late-night phone call from the buyer's upon discovering on google that the house itself was the backdrop for hundreds of photo shoots and its very own website dedicated to ahemm......beautiful, scantily clad women. The buyer's thought it was absolutely hilarious that their new home had plenty of stories to tell. Favorite BookRich Dad Poor Dad

What has been the funniest thing that has happened to you in real estate? Seeing a goat on the roof of a two story home in Mesa ...really funny.. (photo attached)

What was the most interesting client experience you have had in real estate, or memorable moment in real estate? Most memorable and interesting: Meet-ing my wife on the other side of a transaction cheryL riLey

What was the most interesting client experience you have had in real estate, or memorable moment in real estate? It's hard to nail down just one client or moment, but I would have to say the most memorable moment was when I was contacted by a previous client to

sell their house we had just purchased the year prior. I feel like a true sign of being successful is getting referrals or being the first

person previous clients call when they want to sell their home, or pick up another investment property, or when they call to tell me about what is going on in their lives. It's pretty awesome and reassuring that this change of career might just work out! There is something really special to me about helping first time home buyers, too. I've been honored to work with some really sweet people throughout the past couple years, purchase their first home. There is an excitement and of course, nervousness, throughout the process that motivates me even more to ensure everything goes smoothly and then, when they finally get their keys, it's such joy, it's contagious! What is the single thing that you contribute most of your success to?My tenacious work ethic. I have always prided myself on my work ethic; being reliable, smart, resourceful, honest, and willing to put the hours in to get the job done.

Who or what inspires you? After acting up in class my fifth grade teacher once scolded me in front of the whole class and told me “you are so stupid!” and went on to tell me that I was never going to amount to anything. That cut me so deep that I vowed to myself that I was going to prove her wrong one day.

What has been the funniest thing that has happened to you in real estate? Maybe not the funniest but the weirdest situation I’ve come across was once I entered what was supposed to be an empty property, strolled around the entire empty property taking listing photos, and then stumbled upon a women trespasser covered by a towel who had just gotten out of the shower in the last room I entered, the master bath. Awkward!!

aLondra churcher

What was the biggest obstacle you had to overcome?I am from Minnesota so my sphere of influence locally was pretty much none. So I would say that my biggest obstacle was building that in a short amount of time from scratch.

Who or what inspires you? My daughter inspires me. I want to give her the world and she is the reason for my strength. I want her to smile everyday knowing that her mom never gave up and show her that you can achieve anything you put your mind to.

How do you give back to the community?I have served for the last 4 1/2 years as a local leader of my church. The posi-tion, which I enjoyed deeply, was held with no financial or material compen-sation, but mainly with the purpose of serving people in our area. I have had

the opportunity to be involved with the organization and coor-dination of service projects, community events, humanitarian events and the youth organization. I have contributed and donat-ed financially to our local church, to support families in need and improve our communities. Along with this ecclesiastical position I also served as part of the local Boy Scout group, where I had the opportunity to dedicate my time and skills to the improvement and preparation of extraordinary young men. What has been the funniest thing that has happened to you in real estate? When walking into an "occupied" listing I usually ring the bell and yell “Realtor® is here.” This showing was not the exception, I followed these steps, but apparently the noise of a running shower can block the bell and a Realtor® yelling?? :) Yes, I walked into the owner finishing her shower in the master bathroom!!. Sadly the description in the MLS, "amazing views" was pure puffing.

Joshua asanovich

What was the biggest obstacle you had to overcome?I have grown and expanded so much over the last several years and it wasn't always pleasant. I did not come from a background of success and that was never modeled to me. I had to dig deep

to push past all of the negatives that I came from and made the choice to create something for myself and my family. Overcoming those obstacles was my greatest challenge. Favorite book?Extreme ownership. I have listened to that book at least 20 times. The application of their principles are applicable in life and business.

PhiL shaver

What has been the funniest thing that has happened to you in real estate? My first time showing homes, my car over-heated, so another Realtor® came to drive me to the house I was showing. Once we got to the house 30 minutes late… I finally opened the door and heard a beeping sound…. one

minute later the house alarm went off.

What is your one-year goal?To sign over 100 listings.

dani miLLer

What was the most interesting client experience you have had in real estate, or memorable moment in real estate? The client who claimed and had ID proof that he was from Lynyrd Skynyrd and bought a two-million dollar home from me and turned out to be a fraud

with like eight aliases. The guy was so convincing had proof of funds and everything, but never brought money to the table. I will spare all of the details. What is the single thing that you contribute most of your success to?Helping people. I put helping and serving others before making money and the money naturally follows. Happy money is money exchanged by choice and with appreciation.

Janine igLiane

What has been the funniest thing that has happened to you in real estate? I can't think of anything funny that has happened to me, however I do re-member a scary experience. I was out showing homes to a couple and we were at the last house of the night just as the

sun was starting to set. We went in the home and as soon as we walked in the vacant house, we each say "Is that a scorpion?" but we were all pointing in different directions. Long story short, as we stood at the entrance way of this home we counted 12 live scorpions just in our immediate view. They decided to check out the kitchen and went around the corner. I cautiously followed and once again, immediately saw so many scorpions that we couldn't even count them and we got out of that house so fast!

What was the biggest obstacle you had to overcome? Time management. Learning where and how to use my time to maximum efficiency. I'm still learning this every day.

shannon giLLette

What has been the funniest thing that has happened to you in real estate? I saw a home-for-sale sign with a sign rider: “free pizza with purchase of this house.” I still don’t know if they were serious or joking? Either way it was hilarious, everyone loves pizza!

What is the single thing that you contribute most of your success to? Being under 40, I was one of the first generations to grow up

with computers. I have a passion for internet and social media marketing. It is so cool that you can actually target a radius around your listings to promote your home for sale to thou-sands of people via the internet. I have a lot of amazing unique tools to help my homes sell fast and for top dollar. I can also use these tools to help my clients be the first to know that a new home has hit the market, ensuring they never miss out on an opportunity.

adam giLLick

What has been the funniest thing that has happened to you in real estate? The funniest thing that has happened to me in real estate would have to be my client who felt so comfortable with me that ‘the client’ would call me after going to a doctor’s appointment just to

give me the full 45 minute conversation about how it went. I’ll let you decide what doctor ‘the client’ visited. What is the single thing that you contribute most of your success to?I contribute to having a great support system and amazing clients to my success.

adrianne Lynch

What was the most interesting client experience you have had in real estate, or memorable moment in real estate?A moment I will never forget is when a child around age 12 said “I am so excited for us to have our own home. We have never had our own home.” It meant so

much to this child not just to have the home but he understood what it meant to his parents and to see him grinning from ear to ear still makes me smile every time I recall this memory. How do you give back to the community?I serve on the Gilbert Leadership Board and the Gilbert Chamber Foundation. Both are active in our community developing busi-ness leaders and our next generation. In addition to the boards I serve on, two of my favorite things our family does every year is the Adopt-A-Family program at Christmas and delivering Easter baskets to local foster children. This year we helped 3 families (8 children) at Christmas and delivered over 42 baskets at Easter to Foster families. To make all of this happen I engage my clients, family, friends and the local business community and all of them love being a part of helping local families.

scott cook

What was the biggest obstacle you had to overcome?I don’t work Sundays. I work lights out Monday - Saturday so I can take time to re-charge, be with my family, and worship. At times I think about all the things I could get accomplished

if I wasn’t so dedicated to not working Sundays. I am quickly reminded though that without taking time out for things more important than myself there is no way I could accomplish what I do the other six days of the week. What is the single thing that you contribute most of your success to?I show up. I’m not the typical Realtor®. I’m at my office daily. When a client is in need, it’s me that shows up not my assistant. People know that they can count on me and if I say I am going to do something I will do it.

ben graham

What was the biggest obstacle you had to overcome? My mind. Knowing what to do and actu-ally doing it, day in and day out. Favorite book? 4 Hour Work Week by Tim Ferris robin fuLLer

How do you give back to the community?Giving back is a huge passion of mine. Right now, I serve in my churches café serving coffee every Sunday, Wednesday, and any event that they have. I also am part of the missions team there, so this year we have helped with repairs at Hope

Women's Center in Coolidge and packed food at Feed My Starving Children which I try to serve there at least once a month with some group. I also was part of the 2016 SEVRAR Leadership class that re-modeled a home for House of Refuge so I still try to give back there as much as I can. I also am the baby coordinator for Gilbert Young Lives so I am there the first Thursday of every month. Favorite Quote:If you can dream it, you can do it. Walt Disney

What was the most interesting client experience you have had in real estate, or memorable moment in real estate? The most memorable moment was when I was hired to sell a house that had been previously listed by two other Realtors®. I spent three days helping

the owners de-clutter and stage the property using their own decorations. The property had a major transformation and the professional photos turned out incredible. We kept it at the same price and ended up selling it the first weekend on the market for full list price. The seller was sick so the best part was the cash buyer closed in two weeks so the seller could move to California to be closer to her doctor and family.

What is the single thing that you contribute most of your success to?My business is based on referrals so I would contribute my suc-cess to K.I.T. or Keeping In Touch. When I work with buyers and sellers, I like to make sure this is a relationship that goes on forever. One of the things that helps me keep in touch is every Christmas, a special ornament gets dropped off at their house. I've been doing this for 14 years so it is so fun to see long time cli-ents have all of our ornaments on their tree. Another way I get to keep in touch is my annual client appreciation picnic. This picnic is a way to see how everyone is doing and to thank them for their business and referrals. Many of my clients have turned into some of my greatest friends.

LeiLa Woodard

What was the most interesting client experience you have had in real estate, or memorable moment in real estate?Ran out of gas on the I-17 with my cli-ent in the car. New car, long story. We ended up riding in the back of a police car to get gas. She has since closed

three transactions with me. What is your 1 year goal?In one year I would like to be teaching and mentoring more agents. Make a better name for Millennials. Make a bigger dif-ference in my clients and agents lives. Create a community of professionals who bring each other up.

What has been the funniest thing that has happened to you in real estate? The funniest thing was when we had a tenant try and claim a miniature pony as a service animal and move “Mr Ed” into the town home. The neighboring tenants complained about the horse noises com-

ing from next door and the horse grazing in the common areas of the complex. It was comical to work with the courts to figure out if she had the right to do this. She was relocated to a home out of town that did allow this animal. What is the single thing that you contribute most of your success to? Our staff. We have an amazing team that really is family and works together for the better good of our clients.

Staying Afloat – Bud and Kristin Gragg

“It was called the total collapse of the real estate market. It came out of nowhere!” In 2007, the largest economic downturn in over 70 years happened, and millions of people were devastated, especially real estate investors. Bud and Kristin Gragg experi-enced this devastation but its magnitude was larger than most can imagine.

At that time, the Graggs had 15 “underwater” properties, includ-ing 12 rental homes, a beach house in Carlsbad CA, a Golf Course Townhome in Hilton Head SC and a 96 unit apartment complex in Phoenix valued at 16M – Total Holdings of approximately 20 Million! “Being underwater on your mortgage means you owe more than what your house is worth,” they describe in their book that chronicles their struggle, as well as provides tips to get out of such struggles: The Underwater Mortgage. Imagine the over-whelming weight of being “underwater” on 20 Million in Real Estate! That was what Bud and Kristin were going through.

Before becoming a real estate investor, Bud started out as a flight attendant. He quickly got bored with the job and started reading up on real estate. “The real reason I got into real es-tate was to invest,” he said of his discovery of his true passion. Bud, enthralled by his buying and selling of properties, quickly built his success larger and larger to the tune of being in the top 1% of Realtors® nationwide. For Kristin, prior to establish-ing herself in real estate, she had an avid love for anything that had to do with car racing. As she moved to Arizona to attend college, she got involved with home building, which spurred her love for real estate. She got her license for real estate, and after a few years, her business took off.

Once Bud and Kristin got married in 2006, they moved to their dream home overlooking the beach. The minute the ink dried on

REAL STORY: Bud And Kristin gragg

Jacob Cabezudo

that purchase contract, the real estate market took a sharp turn for the worse and within the next year, they were pregnant with their first son, Bryant. Hang on tight we’re speeding towards an emotional rollercoaster ride! In the book, they described the crisis as a metaphorical “tsunami.” The values of their properties plummeted along with their income. “How can I describe it? It was as if we were at the top of Niagara Falls trying to keep from going over. Fighting it and fighting it … until our epiphany hit and we realized that we would never, ever manage to swim away,” Bud states.

It was then that Bud made an “absolute 180.” “I realized that we were going to lose everything, and in that moment, a surreal calmness came over me - I was suddenly 100% at peace knowing that all our material possessions would be stripped away. There was also an amazing feeling of liberation and freedom… I knew I needed to start thinking about our family and not the rules of the banks. Obviously, as big of a predicament they were in, they still needed to act in some way to get back on their feet and make up for the debt they were getting crushed by. This is why their book is subtitled How to Survive Your Sinking Ship While Keeping Your Sense of Humor.

While they were sometimes not similar in style (Bud having more of a high-risk/high-reward strategy and Kristin being more con-servative in her approach), in their book, they instruct how they got out of their incredible debacle inserting a bit of fun amongst all the chaos.

In their meaningful, moving experience, they advocate for preparing for the worst, forgetting about the past, and investing intelligently. Some of their philosophies are edgy and include bending the rules in order to move on, and some are wholesome, family-first lessons. But they all interlock to create the Gragg’s perfect solution to reacting to and rebuilding from tragedy.

The Gragg’s story shows that all is not lost, even in the biggest of catastrophes. With a strong mindset of “family first”, an undying will to move forward and succeed, a bit of craftiness and keeping your sense of humor anyone can survive and thrive. “Against any odds, you can achieve anything you want if you set your mind to it and have relentless will. Don’t ever lose hope. Don’t hide anything. Don’t stick your head in the sand. Chances are, the person you’re talking to is or has been in the same situation.”

Now, 10 years later the tsunami has settled and the future is calm and as clear as it gets for Bud and Kristin! The same relentless will and pursuit of stability, family first and smart investing are now

pointed towards their new correctly named Real Estate brokerage; “Maver-icks Real Estate!" Mavericks Real Estate is on the leading edge of the industry and will do everything they can to help people achieve their real estate goals whether it’s someone buying for the first time, someone trading up or trading down or someone investing the right way for their families future.

If you ask Bud where he gets the drive, tenacity and courage to succeed, he might answer with "Rock and Roll." Many people release stress by golfing or going to the gym, but Bud does so by performing in his high energy cover band, "Group Therapy." He will stop at nothing to make sure that everyone watching has a great time (as long as it's legal of course). Concert-goers have told Bud, "I really had a great time, all of this fun and energy has been contagious." He has also been told from concert-goers that they found it therapeutic! For Bud, it's the best recharge he can imagine and he is fired up to tackle the next big goal on the agenda!
