who doesn’t love a good deal? But you know that old saying “You get what you pay for”? Keep it in mind as you look for an apartment.

Some areas are more expensive than others – and there is a reason for premium rent. If you’re unfamiliar with the city you should become aware of these reasons before basing your rental decision on price. Premium rent comes with rental demand. The hottest neighbourhoods command the highest prices. Proximity to the urban centre and landmark locations also cost more. Areas with crime issues can seem like quite a deal in contrast, as can more remote locations. Consider what safety, convenience, or a fashionable address are worth. Familiarize yourself with the prices of same-size apartments in a particular area to get a feel for what the real value of the community is, and be prepared to budget in that range.

There are a few red flags when rent is far too low. The most worrisome is fraud. Fraud is most frequently successful when you rent without visiting the property. Fraudsters will offer an lots of pictures and a great description. It’s often too good, and comes with a story about why you can’t see the property. With the glowing representation you don’t want to lose out on a steal. Unfortunately, the only steal will be your rent deposit in the fraudster’s hands. Don’t ever send money orders, ever. Don’t hand over a cheque sight unseen, and never give cash without a receipt that has the landlord’s verified contact info. If you are renting from abroad and need something in place when you arrive, go the safe route and have an acquaintance check the place out for you in person.

WE ALL, WHO LIVE IN A MULTI-RESIDENTIAL UNIT, NEED A GOOD NIGHT’S SLEEP. In order to do so, we should not have to worry about the safety and security of our homes. This is a combined responsibility of both the landlord and the residents. When you consider renting a residential unit, you should first of all familiarize yourself with the area. Drive around the property during the day and night time. You should look around for any signs that would alarm you, such as graffiti, broken fences, broken windows and back yards

that are in disrepair. You can enquire with the closest police station, or do some investigating on the Internet to find any information about criminal activities in the area. You should also look to see if there are new building developments in the area, which may indicate a revival of the area.

The residential building’s safety and security requires the implementation of a number of steps. While the physical aspect of the implementation is the responsibility of the landlord/property management company, following up on it and ensuring compliance is the responsibility of the residents as well. It really is everyone’s responsibility to ensure the security and the safety of the residents. Working together will help create a better and safe community.

Many times, you have been buzzed by an unknown person from the main entry door, claiming that they are looking for your neighbour who is not answering and would you allow them entry. It’s not uncommon, when entering your building to find someone that you are not familiar with, follow in behind you. In both instances, unless you know the person well, you should not allow them entry. While

your sensibilities may feel you’re being rude by saying no, or you may not want to confront someone, it’s your obligation not to allow strangers access. This can be a particularly serious security risk.

If you cannot prevent them from entering, you should take the time to advise management or building personnel about it. Residents should ensure at all times that the entrance door to the building is always closed and that the locking mechanism is working - if not, let management know.

A few other good ways to protect yourself involve looking out for your personal safety. On the building directory, ensure that only the initial of your first name together with your last name is listed, to prevent the use of your name by someone else. When entering the elevator or stairwell, be aware of people who are with you. If you are uncomfortable, leave the elevator and wait. When you move to your new place, make sure that a new lock, preferably a deadbolt lock is installed to avoid potential former residents, for example, to enter your home.

If your building has an underground parking garage, your landlord must ensure that there is enough light. If you notice a burnt out light fixture, advise management. When you drive into the underground parking garage or going into your car, look around before you park or enter

the car to see if there is anything suspicious with your surroundings. The routine is an obstacle to your safety. Keep your awareness at all times.

If your unit is located on the lower floor, or even on a higher floor where, for example, entry can be given by passing from one balcony to the next, ensure that your windows and doors are always locked. A piece of lumber, which can be purchased at any hardware store, should be used to secure the door. Just place it in the sliding track so that no one can slide it open from the outside.

If you are planning a vacation, have someone close to you, family or friend, visit your place on a regular basis. Make arrangements for your mail to be picked up and don’t forget to cancel your newspaper delivery. If your building

has security staff, you should let them know that you will be away. If you expect any visitors, make the staff aware of this as well.

The other safety issue that residents should be concerned about is fire safety, which can be as a result of carelessness – smoking, cooking, candle lighting, to name a few. It is therefore very important that a smoke detector is installed on every level of your home and that it is in working order. It is recommended that it should be tested at least once a month. As well, no materials should be placed near any element that produces heat, such as a light bulb, baseboard heating or candles. If you have young children, make sure that you child proof your unit.

We must remember that our security is not only the responsibility of management. The contribution of any information by residents, which will help to enhance safety and security, is always welcome.

ARE YOU THINKING ABOUT WHETHER YOU SHOULD USE A MOVING company to let professionals handle your move or attempt to do it yourself?If cost is your most important consideration, moving yourself might be the better option. However, if you cannot afford to take the time or expend the energy to look after the numerous details involved with moving your best bet is to hire a professional mover.

How much stuff you need to move and the distance you are moving are two important factors in your decision. If you are a single person or student moving into your first apartment you might not have that much furniture and household items to move in and you might not feel it’s worth hiring a move, especially if you have a friend to help you. However, if you are a family with children moving from one city to another and have more things to transport you might want to hire a mover so you can travel, take care of your children, pick up groceries, etc.

ADVANTAGES OF USING A MOVERUsing a professional mover is simple and hassle-free: professionals can take care of all the details of organizing, planning, packing, loading up your furniture and other “stuff,” and delivering it to your new location. They can even unpack for you! You won’t have to try to cajole friends into giving up at least a day to undertake a physically demanding task.

Professionals have all of the supplies to pack up your dishes and other breakables, as well as the know-how to pack a moving truck properly and efficiently. You won’t have to run out to rent or collect cartons and newsprint in which to pack and wrap things. In addition, professionals carry insurance so that if anything is damaged during the move you are covered. If you attempt to move yourself and you break or damage something, you might have to foot the bill yourself (unless you, yourself, have a renter’s policy that would cover such damages).

One disadvantage of using a mover is that some people feel out of control when they don’t orchestrate their own moving day, and have a hard time stepping back and letting someone else handle all of their possessions. If you choose to use a mover, you’ll have to relinquish some control.

ADVANTAGES OF MOVING YOURSELFThe most compelling reason to move yourself is to save money. But even so, you still might have to incur the cost of renting a truck or a van, even if you are planning to do the packing, loading and unloading yourself. Moving is very strenuous work! You also might think that it’s easy to move your things gradually, in several trips over several days. However, having watched my son recently do this when he moved into his first apartment, I would warn you that it’s much more work than you might realize.

There’s a third option of connecting with people and companies who can provide some of the services as you require on an individual basis, such as driving, packing, loading, unloading, unpacking, etc. This provides some flexibility and makes the task a little more affordable. You pick and choose the help and labour you need.

If you decide to use a mover, make sure the company is licensed, reputable and insured to handle the job, and can provide you with some references. You want to make sure they will do a professional job before you retain them. Ensure that all the details about what is expected are clear beforehand, to prevent confusion during the move.

WHEN YOU GO APARTMENT HUNTING, there are many important considerations for a renter to keep in mind. Location is critical, especially when a work commute is in order. If you rely on public transportation, you want a building on a bus or subway route, and even if you own a vehicle, living close to major highways is a help. Rent, of course, is a major factor, and you definitely want the most for your money. You need to look at square footage, the number of rooms including bedrooms, the overall appearance of the building, how well it’s kept up, safety features, and so on.

When looking for your apartment home, it is smart to make a must have/nice-to-have list for purposes of comparison. After all, the apartment you choose will be your home, and you want it to feel like “home” as much as possible. That concept, however, is different for different people. Renting an apartment that includes major appliances is a must have for most renters. If you have a pet and select a pet-friendly building, you may consider it a must to have a park nearby for walks. Families with young children might place “playground facilities” on their must-have list, but place something like a fitness room in the nice-to-have column.

All of these things are important, but your top priority should be to choose a building that is well cared for by a professional staff who care about the

That’s where the Federation of Rental-Housing Providers of Ontario (FRPO) comes in. We understand what a big decision it is to choose an apartment building, and we believe people should be able to expect certain standards of quality and service when they rent. To help consumers know when they find an apartment building that meets those standards, we created the Certified Rental Building Program (CRBP).

This program establishes accountability for owners and rental property managers to actively practice more than 36 established building management and customer service “quality-standards” in order to qualify their buildings for the Certified Rental Building designation.

When you see the CRBP logo posted in a multi-residential apartment building in Ontario, you can be assured that the owner/property manager cares enough about “quality and service” to go the extra step in applying for and satisfying the requirements for the program. These include a training and education component for building staff that includes learning on several topics such as knowledge of the Human Rights Code, fire and building code compliance, employee training policies, adherence to Occupational Health & Safety Act procedures,. Information/privacy law compliance, customer response guidelines to tenant maintenance and general inquiry standards, etc. All apartment buildings submitted into the program must go through rigorous audit process carried out by J.D. Power and Associates.

Renters should never have to sacrifice “quality of the product” or “quality of service” in their search for the ideal apartment home. The CRBP now makes that search much easier for Ontario renters and many apartment hunters place the CRBP certification on the top of their “must-have” list when finding a new place to live.
